Home inspection
Customer called us out for a clogged toilet. On arrival I tested the sink to see if there was a branch line blockage or just a clogged toilet. The sink did not cause a reaction in the toilet. The customers toilet did rock a bit but I did not see any leaks. I let the customer know. I recommended clearing the toilet with a closet auger. Customer agreed. I ran the auger down successfully clearing the blockage pulling back wipes. I cleaned the area throughly. Tested toilet multiple times and it did not back up again.
As we arrived today, Mark explained to us that the kitchen light was not working anymore. He also had another light in the hallway that was giving him problems. We removed the existing kitchen light and replaced it with a new 8 foot LED kitchen light because the original one was defective and not working properly. We removed the screwing part in an old fixture in the hallway so that a new bulb could be installed. While we were here, we also did a panel inspection and found three incorrect breakers in the electrical panel. We removed the Cutler hammer BR breakers and replaced them with Cutler hammer CL breakers, which is the proper breaker for a Crouse and Hines electrical panel. I’m also attaching an estimate to the email today for a total panel replacement. The panel was installed originally with the house in 1984. There were no signs of burned or melted wires and the panel was in good shape other than just having a lot of age on it. Most of the breakers are original. It was great
Came out to a no cool and found that the system had a bad flame sensor. The sensor can no longer prove flame and needs to be replaced in order to further diagnose the system. Repla d the flame sensor then ran the system for 30 minutes the system is now working according to specifications.
Whole House Electrical Check-up. Includes checking of all major electrical components and spot checking existing outlets and switches. FINDINGS: today we did a whole house electrical check up/home inspection after homeowner had a flood downstairs from the water heater we came across all devices are backstabbed. Many switches and outlets are cracked and have signs of overheating. Highly recommend updating all the outlets and switches in the home along with the panel that is original to when the house was built. Noticed some discoloration on the busbar in the panel. All smoke detectors are over 10 years old. They’re all from 2007. The house does not have a whole house surge protector, so the house is not up to code electrically.
Excellent Service
Home Care - Single system Spring/ Fall Maintenance. Completed the HVAC heating and cooling inspection checklist. I ran the system in heat and cooling for 30 minutes and the system is operating according to specifications. I flushed the drain line with two gallons of water. I added drain cleaning tablets and endure to the system to assure it’s draining properly. Please refer to my Inspection checklist for more details. The customer decided to sign up for a maintenance plan.
Homeowner stated that electric bill was $800 in this vacant home. The furnace is the only thing pulling power in home. Roughly 20-22 amps. Same load is on main line in panel and in meter. Cannot test power company side in meter. Recommend reaching out to power company.
Replace light fixture in kitchen.
Troubleshoot for tripping gfci, led to the discovery of a ground being used as a neutral pathway. We ended up adding a new leg for the outlet, and we were able to dedicate a neutral for the existing circuit. Tested all switches and outlets.
We installed a new furnace for the house
