System Diagnosis Summary & Recommendations Came out to a no cool. Upon diagnosis, I found that the primary cause of the system failure was a clogged condensate drain line. The blockage caused the inline float safety switch to trip, which shut power off to the system to help prevent potential water damage. I explained to the homeowner that additional issues could be present, but the drain issue needed to be corrected first before further evaluation could be completed. The homeowner approved the repair, and the drain line was cleared and tested for proper drainage. After restoring operation, I continued inspecting the system and found several additional concerns. The system currently does not have TE Certified Flood Protection installed in the attic, which could help prevent future water overflow and ceiling damage. I also found that the system does not have any indoor air quality products installed. Indoor air quality products can help reduce biological growth, improve indoor air qual

Upon arrival, the homeowner directed me to the basement mechanical room to evaluate a leaking water heater. Inspection revealed active leakage occurring from two separate areas on the existing water heater: the temperature and pressure relief (T&P) valve connection where it penetrates the tank, and additional leaking present at the base of the unit. The existing system is an A. O. Smith atmospheric vent-style water heater. Leakage from the bottom of the tank indicates probable internal tank failure, making repair impractical and replacement necessary. Further evaluation of the venting system determined that the home’s furnace had recently been upgraded to a high-efficiency furnace. Due to this upgrade, the original shared vent/chimney configuration is now oversized for the remaining atmospheric water heater. The existing venting no longer meets proper venting requirements because the vent diameter exceeds more than twice the allowable size for the water heater alone. This condition can
