Service visit on Generac 18kw standby generator

Today we came out to a doctors office to inspect the water heater. The water heater was installed by a different contractor in 2024 and is located in the ceiling above the employee break room. After our inspection, we provided the customer with the option to have the unit flushed per the manufacturers recommended maintenance instructions. Customer approved having the water heater flushed. Once the flush was completed, we purged the faucets throughout the office to remove any remaining air or debris from the lines. All systems were tested and are working properly at this time. Water pressure was measured at 65 psi.

Performed 2 system homecares. Changed air filters. I flushed the drain lines. I checked both AC systems and their components. Findings: 1) I found that both blower wheels are dirty and need to be cleaning. Having dirty blower wheels prevents the heating and AC system from running efficiently and puts stress on the blower motor and leads to premature system break downs. 2) both systems have very cheap and unreliable flood protection systems. Updating the current flood protection system to a more reliable one will help prevent flooding of the home if the hvac system were to malfunction. 3) The capacitor for the mainfloor condenser has failed and needs to be replaced. The compressor can’t run without a new capacitor. The AC system should not be ran until the capacitor gets replaced or it will damage the compressor for the mainfloor AC system. I left the thermostat on the off position. I left inspection forms with written findings at the home. Homeowner not available. I also email

Came out today to complete quoted repair. Upon arrival installed two 45–5 capacitors, two single pole contactors, two 10 MFD blower capacitors, and cleaned three blower wheels. Also put 1 pound of refrigerant into the nanny side home unit. Upon completing all repairs tested all systems to ensure proper function. At this time, all systems were set back to temperature at which they were found, and all systems are working properly.
