Upon my arrival homeowner states since the storm the hvac for the main floor hasn’t worked. I noticed black char marks inside the disconnect. I removed disconnect handle and flipped breaker to the on position. Breaker did not trip. I plugged in disconnect and condenser for main floor started. I asked the homeowner to join me outside. We spoke about the system being low on refrigerant, top of compressor has noticeable scorching. I pulled the disconnect and a big spark along with smoke came from the disconnect. I believe wires are touching within the wall, I had 240 between the two legs before putting disconnect in. Inquired about service history, he is unsure exact time of last service. System may have a small refrigerant leak, either way the compressor is on its way out/compromised windings. Homeowner had concerns about airflow for the upstairs, made small adjustment to the damper for the hot room/office. I asked homeowner to follow me into the attic to show him how to adjust dampers.

Pulled up toilet in upstairs hall bathroom, discovered the toilet flange was broken. Installed new toilet flange and reset toilet on new flange. Also, rebuilt the toilet by replacing the fill valve, flapper, and installed a new stainless steel braided supply line. Tested and ensured everything is working properly at this time.

Customer reported a weird smell coming from the bathroom vanity, I checked everything in the bathroom in the smell was right there at one of the sinks, that sink had AAV (studor vent) that was loose in there and with not enough teflon tape, which was allowing sewer gases escape. I also flushed the water heater that was installed by us last year. All work is complete no issues.

The technician found a water leak in the hot side of the water heater. The water pressure was also 120psi. The technician fixed the water leak and replaced the PRV. Water pressure is back to normal, water is on and everything tested ok. The water heaters did have rust due to a previous leak that came from the ceiling.

Test outdoor condenser unit 2 ton capacity 15 years old I found the Dual run capacitor failed is out of spec from manufacture plus test refrigerant charge pressures are low Due to failed evaporator coil. System is 15 years old already past life expectancy from manufacture. Due to aged and conditions vs costs of Repairs I Recommend to Upgrade Complete system. Overall, the work performed was good, on time, etc. Only complaint is prices on 2 of 3 projects were REALLY high. To put on a simple TV wall mount$350…..to simply move 2 fans to another room….$600. We have another company that will do them both wall mount and moving 2 fans for $400, which is less than half of what TEC quoted
