For this job, we worked on installing a customer provided Tesla Charger and a whole house surge protector at the main electrical panel.

Upon arrival customer stated that system was not cooling properly for downstairs. Did full inspection for system and found that system is 21 years old and condensation pump failed. Unit does have a lot of other issues, by passed pump to test system. Blower wheel is very dirty, blower motor capacitor is bad, blower motor is failing pulling high amps and leaking oil. Furnace has a lot of rusting and flue pipe is very corroded on the inside. Evaporator coil is rusting, rust is falling into drain line and will clog line. Checked outdoor system, contactor is very pitted, customer recently changed capacitor. System is low on r22 Freon which is no longer manufactured. System is below freezing point and advised customer long run times system will freeze. Gave customer estimate for repairs, recommended updating system, customer declined recommendations at this time stated he will call in when ready to move forward with estimates. For this job, I came to look at a system, which was not cooling. Once I arrived, I Proceeded to check the unit in cool and go up to the indoor unit to ensure that it was properly working. When I went to the attic, I noticed that the blower fan was working and the system was calling for cool, but the outdoor unit was not coming on. I Proceeded to go outside and thoroughly inspect the outdoor unit and immediately noticed that the system was tripped on high head pressure. When I carefully pushed in the contactor, I noticed that the condenser fan was working, but the head pressure began to skyrocket. I checked and saw that this 18 year old system has been worked on before and they have added a suction line filter drier to help filter contaminants. I noticed that the contaminants in the system has affected and clogged the TXV as well. I began to present all my findings to the customer as well as providing estimates and showing pictures. Minor toilet repair, master bathroom. Replaced 3” flapper and fillvalve. Advised home owner of no expansion tank on heater nor anywhere in house. Explained purpose of the thermal expansion. Turned off toilet supply, drained tank, removed flapper and fillvalve. Installed new jones Stephen’s flapper and fluidmaster fillvalve. Turned in supply, filled tank, Adjusted to height needed. Tested fixture, no leaks.

All work performed is warrantied and if problem persists that is related to components replaced, there will be no charge to warranty parts included in this repair. Compressor, fan motor and breaker to condenser are not warrantied nor Freon charge. If breaker trips again, we must diagnose to see why and provide estimate on repairs at that time. System is over 20 years old and is still in need of refrigerant charge. This system is at end of life and a new system should be considered as repairs in future may not be viable and replacement would be required. Before repairs: amp startup was 62amps Pressures were 66/307 on r22 Running Amps of compressor were 13.4 After repairs Startup amps were 13 ***Pressures were 54/200 needs charge still***** Running amps of compressor went down to 11 Changed air filters and treated upstairs drain.

On this visit, I diagnosed issue with oven tripping. I performed a troubleshoot and gave the customer multiple options for repair.

Customer has 1 y/o WetherKing system that operates for upper level. System was experiencing moisture buildup on particular vent due to lack of airflow. Filter had not been replaced since system installment. Replaced 12x24x1 filter. Pressure levels were normal. Advised customer to signup for HomeCare maintenance program.

This job I conducted lead detection services for homeowner. During the investigation, I introduced compressed air onto a hose bib on the back side of the home and regulated it up to 50 psi. Shortly after the ground started to bubble at the end of the driveway about a foot from the gate in the backyard we used our sonar device and probed around until we discovered the exact location of the lake area has been marked with a blue flag.

Cleaned condenser coil. Tested the system in heating and cooling. Cleared the drain line and collected payment.
