Advised that homeowner keep the filter in bypass mode for at least 2 days to allow for the carbon to soak into system. Restored water flow to home and water is getting hot.

today we were called out because the third floor toilet would continually run. During today’s evaluation we found the toilet to be original to the home. Customer elected to replace the toilet with a new Kohler Highline Arc complete with a new wax seal, closet bolts, and new supply tube. We also replaced the kitchen garbage disposal with a new 1/2 HP unit. The previous disposal would continue running without the blades spinning internally. We attempted to manually free the blades but were unsuccessful. After installation all fixtures and connections were thoroughly tested for proper operation and leaks. Everything is working properly at this time.

SERVICE CALL: Upon arrival homeowner stated the only HVAC system is not working properly on cooling mode. After complete troubleshooting I found the hvac system is 1995 model 4 ton capacity R 22 refrigerant type which is already phased out by EPA is in poor maintenance conditions the indoor blower motor is out of balance and makes loud noise plus blower wheel is highly impacted the inducer motor Housing is cracked that’s potential CARBON MONOXIDE LEAK NO TE FLOOD PROTECTION to prevent Water Damage. Test outdoor condenser unit RUUD 4 Ton capacity 31 years old r 22 type I found the compressor failed has internal mechanical failure and is overheating and open the internal overload switch plus is over amping And start up at 121 amps and compressor max amperage are 131 L R A Complete system already past life expectancy from manufacture which are 10 to 14 years. Arrived on site for no AC call. Checked in with customer and also checked the thermostat for a power and functionality. Set to cool turn temperature down 4°. Nothing happened. Came outside to unit, turn disconnect off and check capacitor. It’s a 45+5 mf capacitor reading 43.2+4.3. After disconnecting and reconnecting the capacitor, system turned on. Outside coils are extremely dirty recommend a cleaning. after the system‘s been running for about 10 minutes stepped outside to check the pressures and system is now off. Got system to turn on and found pressures to be OK. System turned back off 24 V present at control board, but not at condensing unit. While in the attic, I happen to look down at the drip pan and found a piece of insulation and wire on the older style wet switch, which was causing it not to turn on. Recommend a coil cleaning for outdoor unit.

Found C wire for main floor unit loose at thermostat. Tightened connections. Also inspected upstairs unit and system low on charge. Inspected coil and found coil rusted and corroded leaking. Customer moved forward with repairs. Replaced upstairs coil. Evacuated and charged to specs. System is cooling at this time.

DE ICED SYSTEM AND PERFORMED COURTESY LEAK SEARCH I FOUND THE INDOOR EVAPORATOR COIL IS LEAKING REFRIGERANT TEST PRESSURES ARE LOW 90/245 psi 50 degrees superheat 0 degrees sub cooling. System WILL ICE UP AGAIN AND CAN CREATE WATER DAMAGE. Tenant is aware of the conditions of the system I spoke with homeowner over the phone and he will decide the different Options. Fix leak on water main by the meter

Customer has some drain issues with the upstairs master sink after inspecting. I saw that it was hair clogging it up so after moving the hair, the drain is now flowing properly. Also, they had an issue with the bathtub upstairs draining slow so I removed the hair from the drain there and after testing the drain works perfectly also, they had a leak underneath the kitchen sink so I replied the sink to stop the leak and after testing the drain flows perfect with no leaks or back ups , I also checked the pressure to the house and the pressure was too high I let the customer know the Preassure regulator needs to be replaced and the expansion tank need to be strapped , the water heater is 7 years old and is almost due to be swapped out , the customer is happy and satisfied
