Home inspection

Called out to address issues with thermostats on an electric water heater that is five years old. After running diagnostics with help from the manufacturer tech-support found that we needed to replace both the thermostats in the elements. Unfortunately, no local supply houses have the parts so they will need to be ordered. Parts have been ordered under warrant and they will be shipped to the homeowners residence. Replaced fan with fandelier light, outlet and light switches

I replaced a GFCI device and troubleshot a fountain not working.

Troubleshoot tripped arc fault breaker for kitchen lighting. Removed broken bulb from kitChen table light. Replaced CS smoke detector in lower level and replaced CS bulbs in every under cabinet light in the kitchen.

Came on 04/02/26 for no cool on main floor system After checking found that the condenser was not getting power (240v). Came to the breaker panel and found the main floor system outside unit’s breaker was off. I am not sure if it was left off or if it has tripped. So I tested the system for 45mn to see if breaker will trip. The breaker did not trip at this time, system was still cooling with 20 degrees delta T. Contactor is good, compressor not over amping. Called Gabe and he mentioned homeowner had a previous power issue. Additionally she is doing a renovation and workers in place may have also messed around breaker panel. The condenser coil was extremely dirty. Cleaned the Conde coil.

For this job, we completed a troubleshoot for fluctuating power in the home.

Replaced two standard breakers for dual functions, and redeviced kitchen counters

We installed 2 dedicated circuits for a fridge and a freezer in the garage. We installed them on alarm gfcis so the customer will know if they trip. We did not quote to separate neutrals in panel due to the fact that we are returning soon to replace it.

Upon arrival spoke with the customer about a leak that was coming from the shower and leaking into the unfinished basement. The shower contained a 3 handle shower valve which was leaking from the diverter stem and making its way behind the unseal tub spout. I removed the handles and the plastic nipple on the diverter packing was loose. Tightened and the stem was no longer leaking. Sealed around all 3 handles as well as the tub spout. Advised customer not to use fixture for 24 hours to allow silicone to cure.

Saw cut and remove section of concrete in basement to access piping. Install new pvc piping towards front, under foundation, and connect close to exterior clean out. Test and Pour concrete back to grade Installation: We had a subcontractor come and saw cut the concrete out in the basement. We exposed the old ABS piping and attach back to a spot that had optimal pitch. We ran the new PVC line through the penetration and about 50 foot out in the yard we were able to reattach to the sewer, ensuring the entire run had proper grade. Tested everything thoroughly ensuring proper flow and no leaks. We then backfilled and cleaned up work area.

Met with customer and spoke with him regarding their issue. Customer is experiencing a kitchen sink clog only affecting the left side of the sink where the disposal is. Customer attempted to plunge the drain and it drained a little but is still clogged. When customer plunged this also caused a small amount of water to leak onto the basement ceiling from the sink cabinet above. Disposal is leaking from the bottom into the cabinet. We presented the customer with options to clear the line and replace the disposal. Customer agreed and after getting signature approval we began work. Shut off power to disposal and removed the old unit. Installed new 1/2hp Insinkerator disposal and installed new p-trap and tubular extension. Once the install was completed we filled the sink roughly halfway and allowed it to drain. Sink is now draining properly. No leaks. Disposal is functioning properly at this time. Cleaned work area. Customer is satisfied.

Rewired the GFCI in the living room and re-secure the device to the wall.

1 System Inspection Checked indoor and outdoor. Outdoor unit needs contactor and a coil cleaning. Customer original issue was high humidity. It was also mentioned that the middle floor was always hot during the winter. I found air leaks around filter, refrigerant leak at indoor coil and a bad damper motor that controls air to the living area. The damper motor has been forced open all the time allowing air to constantly blow into the space. This will also make the floor too cold in the summer. I also found a fresh air vent that has no damper motor on it. The system is constantly pulling in outside air and humidity. This problem will get worse during the summer when outdoor humidity is high. I recommend installing a new controller and damper motor that will have humidity control. Also recommend installing an expansion valve on coil to fix leak and gain some efficiency. Damper motor for living room will need replaced as well to properly control temperature in that area. Arrived at home to troubleshoot the nook light a previous tech installed and to install two light fixtures. Upon troubleshooting there was nothing wrong with our connection in the switch or the fixture. There was a slight ringing noise in the LED driver of the fixture. I let the customer know the fixture could have a faulty driver or the dimmer switch connected to it is not compatible to the fixture. I installed two fixtures for the customer. One in the dining room and one in the flex room.

Repaired leak on kitchen sink drain. Installed 2 frost free hose bibs. Added 2 access panels one for each cut into the drywall

Customer supplied three way switch replacements and two photocell controlled sconce lights.

Arrived on site to completed quoted repairs for deep cleaning. We removed both blower wheels and chemically cleaned them and scrubbed the fan blades. We also did a full take down and deep cleaning of the outdoor condenser coils. We cleaned all debris out from the condensers, and washed the coils inside/out. We carefully put all paneling back on units after everything was cleaned and restored power to each cleaning. When returning blower wheels back upstairs, I’m tightens set screw, balanced the blower wheel and ensured all motor fan speeds were seated properly at the board and all components were secured safety. I tested system operation in cooling for each unit upon completion and collected payment via credit card. Call complete.

Two pipes on the outdoor shower froze over the winter. I replaced the section of copper feeding the hose spigot and the cold pex line feeding the shower. I insulated the pex lines to protect them from the sun and freezing. I discussed the winterizing process with the customer to prevent the pipes from freezing again. Replaced leaking disposal with new 1/2 hp badger 5. Tested for leaks and function. No issues.

Properly Performed spring/fall maintenance on a whole home system. Replaced the air filter. checked blower wheels for built up dirt/dust, cleaned flame sensors, cleared inducer ports, tested hot surface igniters, took delta Ts, cleared drain lines, tested safety switches, tested all electrical components, tightened all electrical connections, took running volts/amps, monitored systems operations.

For this job the customer stated that one of the faucets that her daughter uses frequently seems to have a leak showing up in the bottom of the cabinet. Running water for ten minutes showed no signs of a leak, however, when I placed water around the pop up assembly I noticed a few small drops of water going in to the cabinet. Homeowner said that her young daughter usually plays in the sink which indicated water leaking down while she was playing. Customer also stated that the upstairs guest bathroom was slow to drain. Removing the stopper showed a soft clog caused by trapped hair. I removed as much debris from the drain as possible which caused the drain to flow properly. Thank you for choosing TE Certified.

Installed a new outdoor wet rated ceiling fan for the back patio area.

Upon arrival spoke with customer about a broken exterior pipe going to a hose bib that snapped when he tried to unthread the bib. The line to the hose bib is in stone and the customer didn’t want to bust the stone to access the pipe at this time. The hose bib and outdoor sink were being fed by the irrigation with a poor install by a landscaper. I advised the customer I could not hook the sink back up to the irrigation feed if he chooses to move forward with proper repairs. Customer just wanted to cap off the line at this time. I advised him I wasn’t confident I would have enough pipe sticking out of the stone to achieve proper insertion depth but I would make an attempt to cap the line off with no warranty attached. In the event that the cap doesn’t hold I will credit the $159 towards either a yard hydrant install or busting the stone and repairing the line with a new hose bib installation. Advised customer to wait until 5 pm to slowly turn irrigation back on to allow the glue as much
