Homeowner called us out due to water pooling a few feet away from the water meter. I dug and exposed the area to find the old irrigation control valve with a small constant leak. I cut and removed the valve, then capped the existing lines. The homeowner has never used the irrigation and won’t in the future, all work was tested and checked for leaks.

Client stated the ML system was not cooling to set temperature the other day as it was set to 64 and reading 77. 68 degrees is the lowest the industry recommends setting your thermostat to otherwise the system can freeze and cause inefficiencies and failures. This system is zoned with 2 zones. ML and LL. Client does not run the LL zone as it stay very cool. Filter was just replaced, drain line is clear and with both zones calling for cooling the systems temperature/pressure correlation appears to be slightly low in refrigerant. This home is 4 years old and the system may not have been fully charged with refrigerant at initial installation. Adding refrigerant will allow the system to operate at peak performance. Since this system is only a single stage system, it will not be as efficient as it is designed due to only one zone being utilized the majority of the time. Upstairs System - Not cooling yesterday 15 year old Goodman coil and condenser paired with a 2020 Lennox furnace located in the attic. Homeowner let me know that yesterday the system had stopped cooling but last night the system kicked back on and seem to be cooling fine. After doing a thorough evaluation of the system I determine that it is low on refrigerant and had previously frozen up due to a refrigerant leak in the system. I also observed that the compressor is pulling more than the LRA rating when starting up and almost double the run load rating. This compressor is at the end of its life and complete failure is inevitable and possible at any time. There was rust in the drain line coming off the evaporator coil, this is due to the evaporator coil rusting at the face plate and high-pressure loops. Due to the age, over all condition, refrigerant type, and cost of temporary repairs, I recommend updating the coil and condenser and addressing the air flow issues. We have scheduled

Checking the pressure to the home I read 50 psi and informed the customer that it was low but will be fine for the faucet install. Arrived at the property and met with the homeowner regarding a leak originating from the existing garbage disposal located under the kitchen sink. The homeowner stated that she has resided in the home since 2021 and, to her knowledge, the garbage disposal had not been replaced during her ownership. Upon further inspection, we located and verified the disposal's serial number, confirming the unit was manufactured in 2018. Based on the manufacture date, the disposal had provided approximately eight years of service, which is considered a normal lifespan for this type of appliance. After evaluating the source of the leak and confirming replacement was the most appropriate solution, we isolated electrical power to the disposal at the home's electrical panel to ensure safe removal and installation procedures. On today’s visit I met with the homeowner. The wanted a customer supplied toilet put in. I wrote up estimates to remove existing toilet and install new customer supplied. I presented the estimate and received approval to start work. I removed the old toilet and put new supply line, wax ring, and clear caulk around the base. I tested for leaks and did a super clean out upon completion of install. The customer is now happy and satisfied. Shut off water supply, remove all liquid from tank and bowl, pull fixture, verify if flange set is usable-if not, then flange replacement is necessary, remove old wax ring, install new wax ring with new bolts, build new toilet - which includes: setting toilet base, connecting tank to bowl with gasket and bolts, level toilet, add new braided stainless steel supply line, finish with hygienic seal around base, test and adjust if needed, clean up work area and take away old toilet.

Tech was out today for four systems, not cooling properly. Unit 1 . Thermostat has a password on it. Nobody knows the password tech had to jump her out system to check. Upon checking system tech noticed the following TXV is not metering properly evaporator coil is rusted . No safety switches or flood protection on system. Outdoor units needing a chemical cleaning. Capacitor is failing this is needing to be replaced. Due to the systems age on the evaporator coal and the rest that is on there if we do just change out the TXV when we go to pressurize it, we could cause a leak in the evaporator coal wherever there’s any weak spots. Recommend replacing evaporator cool with new txv . Unit 2. No safety switches or flood protection on equipment. Outdoor unit is needing a chemical cleaning. Our customer states that there is a whistling sound coming from near the water heater when water is ran. We cannot recreate it while onsite. From the description of the issues, the whistling is likely from a failing PRV. This estimate includes replacing the pressure reducing valve and the main shutoff. We installed a high quality brass 25AUB PRV for the cost of a plastic Wilkins PRV. Performed work as per estimate.

Perform sewer scope through outside clean out Discovered that there is a separation in the sewer pipe where the PVC and ABS connect. This is located 8’ away from the clean out in flower bed and is 7’ deep. The rest of the sewer line is I great shape. I will be providing a quote to have this section of sewer line repaired.

Cycled system on in cooling and the blower motor starts up but shuts down shortly after even though the outdoor condenser continues to run. This blower motor has an internal failure and would require replacement. This system is 13 years old and reaching the end of its life expectancy. Client wants a replacement estimate before repairs.

On today’s visit I met with the homeowner. The homeowner expressed that they’d like the bathtub drain snaked and cleaned. I wrote up options to perform work and received approval. I removed hair from the drain during the cleaning. I put everything back together to test the drains flow. The tub drain is now draining perfectly. The homeowner is now satisfied. Perform draining clearing on tub or shower drain trap. Drain clear only. Does not include repairs or main line clearing. No warranty on drain clearing.

No Cool Visit Failed dual capacitor was the result of the no cool today. The condenser coil is heavily impacted and needs to be cleaned. Replace the capacitor and attempted to start the system three separate times, but the outdoor fan did not engage. On the fourth attempt the outdoor fan kicked on and the system ran with decent pressures and temperature split. Customer stated that she feels comfortable cleaning the condenser herself. Homeowner inquired about low pressure to outside hose bib. After further diagnosis, technician determined that pressure was not an issue, and the only issue was screen on automatic irrigation System was blocking flow. Technician removed the screen and reinstalled and water working as intended. Homeowner also had issue with another outside hose bib, that it wouldn’t turn on. Technician located main shut off for hose bib and restored water. Homeowner also inquired about toilet squealing. After further diagnosis, technician determined squealing is coming from fill valve. Technician replaced fill valve and tested for functionality.

At arrival on 07/08/26 Issue: no cool System: upstairs Finding: extremely dirty condenser coil, dirty air filter, potentially clogged up drain line, no Ss1 and wet safety switch. The drain line is sitting flat in he attic floor with no slope. Recommendations: address the above findings Supply 990 CFM 1x10” 1x8” 3x7” 2x6” Return: 1,220 1x16” 1x8” System is designed for 1,000 CFM House is about 1,350 sqft Evaporator coil is a piston, so I charged the system using superheat. Added 2lbs of R-410A to bring superheat down to about 9 degrees F. Cleaned the condenser coil Replaced both air filters.

Concerns of system struggling to cool during the day. Noticed filter was extremely dirty, last replaced more than two years ago. Filter replaced. Advised homeowner that the unit is 22 years old and will still struggle to cool and will likely still run all day. Clear drain line and hosed off outdoor coil.
