Previous technician was out here on Friday and tried to find a leak underground, he dug a large deep hole and was unable to find it. I returned this morning with a underground crew and excavator, we dug down about a foot and a half, we found the line on the driveway side away from the house, it took a nose dive toward the house and got deeper, we turned water off and exposed the piping fully, we cut it back toward the driveway side and then went inside and cut the distribution line so we could pull the line out of the foundation, we then stubbed a new piece of 3/4 soft copper through the foundation, we wrapped the copper pipe in burial tape before doing so, we then connected it to the distribution system and then pushed the rest of the slack outside so we could connect it there, we used a 1x3/4 pex reducer and about 3 feet of 3/4 pex pipe outside and we then used a 3/4 press pex adapter to connect it to the new piece of soft copper and the rest of the distribution system. You will receive one year labor warranty from TE Certified starting today August 24, 2026 and the part warranty continues from the date of manufacturing of the original evaporator coil from May 2023 leaving the part with two more years of warranty expiring in May 2028.
Water Leak- 2019 Rheem System Arrived and homeowner described the situation. System would run for a while, then shut off. Water was also filling the drain pan underneath the furnace. I found the drain line clogged and water in the inducer motor. I removed excess water, cut drain loose and vacuum the drain line and reattached. Drain was then tested with 3 gallons of water and treated with enzymes. Vacuumed as much water out of pan as possible. There is still some residual water that will have to evaporate. Checked outdoor electrical and refrigerant pressures.
I came out to investigate an issue with an outlet that had been sparking and you removed. This outlet was what we call backstabbed. This means the wires were plugged into the back of the outlet which we have found can cause some issues since eventually those clips to hold the wire and will loosen up with time, and the wires will spark and melt the outlet. The proper way to do this is to wrap the wires around the screws so that you do not have this heat overtime issue. In the case of the issue with this room, it is actually just the one outlet that is damaged. I went ahead and installed a new outlet which completed the circuit so your other outlet is working again. There was no damage to the wires, fortunately. It would not be a bad idea to redo the outlets in this room or in the whole house depending on how you would like to move forward, so I’m going to give you prices for that. For this job, the customer stated they had a couple of issues they were the hall bathroom toilet tanking a long time to fill, and the drain for the tub and sink in the same bathroom had been giving her issues for a while. We also noticed a builder grade PRV on this visit. To fix the issues the customer opted to go with option one to replace both drains, toilet and PRV. Once complete we cleaned up and tested our work. When homeowner was showing us around, she explained how her moen Flo smart shutoff wouldn’t work properly as down the basement, it could not connect because there was no WiFi connection. While we were adding in the new PRV, we noticed the moen Flo was leaking so we removed it. We explained to homeowner we could add in a stream labs but mentioned because there is no WiFi down in the basement it wouldn’t work correctly so she was okay with not having one put back in. Today we replaced the thermal expansion tank, added a new shutoff valve to the water heater, added a drain valve on the relief line and replaced the water heaters single wall venting with double wall venting. After refilling the water heaters single we set the temperature at roughly 120 degrees

Mysterious water leak around the water heater and along the foundation wall. Cut open the drywall to access. Traced water line going into the foundation, moisture is present. Will have mitigation come out to scan the area for moisture.
Homeowner had leaking garbage disposal. Technician replaced with new badger half horsepower garbage disposal. Install new basket strainer. Checked and tested for leaks and functionality
Came back on 08/24/26 and properly replaced the condenser fan motor. Tested system, system is back cooling back cooling properly.

Came in today because system was not cooling. When inspecting system found electrical component has failed and compressor had failed for out door unit. Let costumer know about this issues and presented options including system upgrade considering the years of the unit. Costumer mentioned that he still has warranty with prior company that installed system. Costumer will check back with them and let us now is decided to proceed with repairs. Received call regarding leak found underneath kitchen sink in crawl space. Homeowner also inquired about replacing two hose bibs and several older stops, ball & gate valves throughout the home. In evaluative phase, discovered that the source of the leak by kitchen sink was not cast iron remnants, as homeowner had originally suspected, but rather the copper drain running to the sink had a large hairline fracture. Noted as well that the dishwasher stop valve had failed, but that the remaining two for the kitchen faucet were of the same age and make. Noted missing hammer arrestor and older style copper supply line feeding dishwasher. Regarding valves, found an old gate valve feeding the hot side of the kitchen faucet in crawl space below, and noted several older ball valves that were plumbed in handle side down. Homeowner had a gas leak at the fire place and gas was off at the main. The yellow gas whip for the fireplace had failed potentially due to a lightning strike and the whip touching the metal frame. Replaced the gas whip and installed a gas ball valve before the whip. Turned gas back on and tested. Left gas valve off to the fireplace place.

Homeowner had noticed a leak coming from the ceiling the dining room. Master bathroom shower was above. Set plastic down and cut open section of drywall to locate the leak. Ran the shower and the floorboard were affected by water and was leaking from there. Contacted property medics to assess the water damage.
At arrival on 08/22/26 the main floor system was cooling ok with concerns: bad condensate drain pump. No wet safety switch, no ss2 safety switch, leak in 1 supply. Dirty air ducts. Disconnect box missing a cover. Homeowner approved to fix the leak in the supply run, add a wet and ss2 safety switches, replace the pump, install an Apco-X UV light. Properly performed job and tested system. System is back cooling properly.
Upstairs toilet is filling slow and the flapper failed. Gave options to repair or replace. Homeowner decided to repair the toilet. Shut water off and removed tank from bowl. Removed the parts and cleaned tank installed new fill valve and flush valve and reset. New supply line and toilet handle. Turned water on and tested.
Pull a permit with Roswell. Replace the homes existing electrical service with a modern day 200a service. This includes the addition of the required outside safety disconnect, new electrical panel, grounding system, surge protection, and arc fault/ground fault protection. With this project we will install hardwired smoke detectors in the code required locations, replace all the outlets and switches inside and out the home with proper code approved devices including tamper resistant outlets. Replace all the lighting fixtures inside and outside the home with customer provided light fixtures, and replace the bathroom vent fans with new customer provided vent fans. This will bring the home 100% up to code and give it the peace of mind for anyone who decides to purchase the home.

I roughed in the basement bathroom plumbing for venting and water. I tested my work thoroughly to ensure everything is working properly
Main floor system, lower motor inside sporadically turning on and off until it eventually turns off completely. It is possible that the motor is failing, but the immediate concern is the control board on the furnace. The compressor windings are also failing, and the compressor will give way at any moment. A project manager has been scheduled to discuss replacement options for the main floor system. The outdoor capacitor was replaced on the basement system to get it back up to cooling.
