Replaced condenser PCB board, cleaned blower compartment and evaporator coil and tested system in cooling mode. Due to two of the thermostats still being conventional and not the communicating Daikin touch thermostats, the system will not operate as efficiently as it’s designed to. It will only run in one stage operation as it was bypassed to function in manual mode at the zone board. Once the Daikin touch thermostats are reinstalled, and the system has had time to remove all the heat built up from being off so long during renovations, if the system isn’t cooling adequately contact us to return and test the system parameters again to get a more accurate reading.

Customer wanted quote to replace plenum, and all duct board trunk lines. Beyond scope of work for service technician so a project manager was scheduled for tomorrow between 12-3. Performed visual inspection on equipment finding system lacked a wet switch and the flue pipe which tied together with water heater was broken leaking exhaust fumes into basement. Quoted replacing flue pipe for water heater and furnace to the broken pipe section. Customer agreed to have flue pipe replaced. Performed repair. Customer declined further inspection of hvac equipment and is getting a quote for replacing duct board trunk lines tomorrow. Also spoke about possibly getting a mini split for basement and possible equipment quote as well.

Based on our findings today, it might be time to think about getting a brand new system. Main floor and basement system is a 2003. Noticed bad condenser fan motor. Could also be low on r22 refrigerant which is phased out. Weak capacitors, dirty condenser coil and blower wheel. No flood protection or unit pan. If we replaced motor a different part could fail anytime. Heat exchanger is rusting and has weak spots. Didn’t see any cracks.

For this job, I Removed and properly disposed of the existing Sycom brand surge protection devices, which have been discontinued due to documented fire safety concerns. I Installed (2) new Eaton surge protection devices to provide updated whole-home surge protection and improve the safety and reliability of the electrical system. I Inspected and tested the installation to verify proper operation. I previously Diagnosed the existing landscape lighting transformer at the beginning of this month and determined it was inoperable; most likely due to the connected lighting load exceeding its 150-watt capacity, OR the 120v GFCI outlet that was wired improperly and in an unsafe manner. Regardless of the culprit, Output voltage on the original transformer was not present despite overriding the time clock and photocell sensor. I Removed the failed transformer and installed a new 300-watt VOLT brand landscape lighting transformer to provide adequate capacity for the existing lighting system.

For this job we replaced the stop valves for the master bathroom sink where the stop on the cold side was leaking. We replaced the hot side as a courtesy. We also replaced the supply line where it tied into the stop valve to have a leak proof seal. The hot side was also done as a courtesy. Tested all work and left work area clean.

System install by TE 2024 Came in today because costumer thermostat was blank. When inspecting system found that there was condensation creating in the bottom of the evaporator coil on a horizontal system, located in a crawlspace. Crawlspace is really bad shape and has very high humidity, causing system to condensate and drip water on drain pan where wet switch was located and shutdown system. Let costumer know about the issues and presented options. Also recommended to incapsulate crawlspace if possible to avoid this to keep happening. Left estimates attached to email. Replace internal parts on main floor toilet Customer called us out for a toilet that was not flushing properly. Upon arrival customer stated the toilet on the main floor was not flushing properly and would take time to fill the tank back up. We first started by testing the bathroom to ensure we weren’t experiencing a mainline blockage and after running water for a long period of time, we didn’t see any signs. We took a look at the toilet and flushed and it went down fine but we noticed the internal part in the toilet were worn out. We recommended to replace the internal parts and the customer agreed. We removed the old parts and installed the new ones and we tested it by flushing and it went down great. We noticed the supply line was worn out as well and we turned the water off to the toilet but we noticed it was still filling up the tank. Water shed department turned on irrigation valve and then did something with the box to where the valve does not close all of the way causing issues at multiple sprinkler heads that had preexisting issues. I dug around meter and irrigation box and I was able to turn the isolation valve all of the way off to fully shut down water feeding the irrigation lines. Isolation valve has worn out threads causing the handle to be very loose but customer has the option to just bury everything back since the valve is currently off and not pushing water through the irrigation feed. Irrigation is fully off and meter is no longer spinning. Recommend calling the water company to see about having their bill credited due to a large amount of water being wasted from irrigation line being turned on a few days ago

Troubleshoot high power bill. Checked all 240 appliances and amp clamp tested them and everything was acting normally. Appliances were not leaking power and functioning correctly. We turned condo unit off entirely , checked meter and it was still climbing. Bill is $500-$600 a month and all other neighbors bills are much lower and have no difference in appliances or layout. Recommended calling ga power to get meter changed out and if that doesn’t resolve issue we will install load monitoring system in panel to check if anything appliances are leaking power intermittently. Ga power already confirmed this meter goes to the correct unit.

For this job, the customer called us out due to there being no power to the garage outlets. I completed a troubleshoot and found a GFCI device in the garage storage area behind some tables that was tripped. Once I reset the GFCI, it restored power to the garage. I discovered an outdoor GFCI device that was tripped and would not reset. I believe that the GFCI failed so I replaced it and put silicone around the cover. Today I came out to a system that was not cooling. The system was tripping on high head pressure, causing the defrost board to display a high-pressure lockout error code. I inspected the entire system to determine why my refrigerant readings were showing high superheat and low subcooling. After thoroughly evaluating the system, I found the indoor evaporator coil/TXV is restricted. A restricted evaporator coil TXV can significantly reduce refrigerant flow through the system, causing the evaporator to become underfed. This results in high superheat, poor cooling performance, increased compressor operating temperatures, and improper refrigerant distribution. The restriction also causes liquid refrigerant to back up into the condenser, increasing condensing pressure and head pressure until the high-pressure safety switch opens to protect the compressor. Today we came out for upstairs hvac not working 2021 Lennox 2 ton ac with matching furnace located in attic and left side of house. Inspected complete system found impacted condenser coil and failed duel capacitor. Gave client repair options and client would like to move forward with repairs. Cleaned condenser coil and installed new duel capacitor. Started system up checked refrigerant levels and left all equipment operational. I will note client has minimal flood protection.

For this job we did a full home plumbing inspection. Home was build in 2018. Did not find any leaks in the home. Tested all toilets, looked at water main, tmp and everything was in working condition. Recommend replacing toilets in the near future as well as installing a water monitoring system. During our visit we did find a tub spout that was not working. No cool whole home. Found 2016 Lennox 3 ton ac and 2021 Rheem furnace. Upon visual inspection found outdoor fan running but compressor did not appear to be. Further diagnostic found that the capacitor in the outdoor unit had failed and was not allowing the compressor to kick on. Placed capacitor in unit for testing purposes. Inspected unit to find the unit has a high in rush amp draw, contactor starting to pit and burn, ac is getting dirty. Quoted options to customer. Customer went with better band aid option of superboost and dual capacitor. Replaced capacitor, added superboost and tested equipment. System functioning at the time of leaving.

Today we came out for the second level system not keeping up 2015 trane 2 ton with matching furnace. Checked whole system out found system running in a restriction from failed txv at evaporator causing system to freeze up. With valve failing compressor has been compromised. Performed safety inspection on furnace inspected heat exchanger with digital camera found cracks. Tagged furnace unsafe to operate in heating mode due to potential carbon monoxide fumes. Scheduled install supervisor to give options on updating.

Arrived on site to troubleshoot moisture and water in the basement near the furnace. It soaked the rug that sits near the unit and clients told me this has happened a few times, but did note that it’s usually during a spell of heavy rain. What is curious is the only water source in the basement is the furnace or water heater, which both have completely bone dry secondary drain pans. They also have flood protection in each pan and no signs of drainage concerns. But to test the theory I cycled the system and let it run for awhile. I cleared the drain with gallons of water and confirmed both systems raw draining properly today. While looking around I did find a large foundation cracks on the wall behind the HVAC system, it was stained brown with what appears to be water that leaks in from the foundation during extremely heavy rains. I documented this and showed clients what I saw and they agreed to monitor the situation as rain comes and goes but thanked me for coming by to check out the

Bryan was on time and very polite. He is listed as a drain specialist but when I asked if he could fix a drain PVC issue, his response was that he’d need to call a supervisor. Why would a supervisor be needed if Bryan is a qualified drain specialist. I declined that, assuming an upcharge would follow. So for unclogging 2 drains but not fixing anything else I was billed $444 Needless to say, I won’t be calling TE again.
