Upon arrival & approval, prepped work area with flooring protection. Unboxed client-supplied RO Water filtration system and inspected for quality and sizing. Inspected work area below the sink and found that additional power would need to ran to accommodate the added appliances. Advised homeowner and scheduled an in-house electrician to consult while on site. Removed old garbage disposal and installed new Badger 5XP 3/4 hp garbage disposal. Tested for leaks and proper function, no further issues with garbage disposal at this time. Drilled 2 holes in granite countertop to furnish an air switch for the garbage disposal and the faucet for the RO filtration system. Installed the client-supplied RO Water filtration system. We also rebuilt the main level half bathroom toilet with new gaskets, nuts, bolts, fill valve, flush valve, flapper, and a braided stainless steel supply line. Customer had a master bathroom sink that was slow draining upon arrival. I saw that the drain was slow draining. Customer said he removed the pipe underneath and couldn’t clear it when I was diagnosed him. The stopper was already on a text and when I pulled up the stopper the hair came out with it, and when I ran the water, it was flowing normally. Customers charged a diagnostic fee. Also, customer has a small pinhole leak on the corrugated drain line. For this job, we completed the installation and upgrade of the electrical grounding system. The work included establishing and improving the bonding and grounding connections throughout the system to provide a properly integrated grounding path. The PRV (pressure relief valve) was bonded as part of the grounding system, along with bonding the hot and cold water lines at the water heater. Two 8-foot ground rods were installed to achieve a total of 28 feet of grounding electrode depth, with the ground rods installed a minimum of 6 feet apart from one another in accordance with applicable grounding requirements. Replaced shower valve in upstairs bathroom, needed to open tile and use a cover plate due to valve being on exterior wall. Provided new shower valve to use with new customer supplied trim kit for the Moen posi temp. We discussed that the new drain does not sit well enough for me to be very confident about but given that we would have to cut the exterior wall to replace the tub shoe they opted to let it take its course and if they ever have an issue then opening up the side of the wall will be necessary. We tested everything and it does seem to be working just fine.

Today I came out due to system not cooling. System is a 2012 Trane with a 2018 Goodman AC. Furnace is located in washing room in garage and controls whole home. Upon arrival system was off at thermostat. The outdoor capacitor was bad. It’s rated 40/5 MFD +/-5% and actual reading was .00/4.05 MFD. With approval of customer, I replaced capacitor. The condenser coil is impacted with debris and the contactor is pitted. The blower wheel and evaporator coil are impacted with dust and debris. The heat exchanger is on the verge of cracking in several places. The indoor blower capacitor was also failing as it’s rated 5MFD +/-6% and its actual reading was 1.917MFD. There is a float switch on the drain line, but not inline with it and water is building up inside which can cause the float switch to activate and kill power to system to prevent flooding. Met with the owner. The upstairs kids toilet had clogged again but they were able to confirm the issue was excessive paper usage. We discussed options but ultimately they will need to use less paper to avoid clogging the toilet as it is functioning properly. We also took a look at the macerating toilet downstairs. The alarm has come on in the past. In the event, the pump needs to be replaced I have provided an option to do so.

Today we came out for upstairs system not cooling properly 2009 carrier 2 ton ac with matching furnace. Cycled equipment from thermostat and checked all operations found system low on refrigerant R22. This refrigerant is obsolete and has been mandated by the federal government. In addition system has a restriction in refrigerant circuit. Due to age of equipment and obsolete refrigerant scheduled install supervisor to give options on updating. Checked refrigerant levels on main level hvac system and it was within manufacture specs.

The disposal was not jammed and appears to be in good condition. There may have been an electrical issue that is now functioning. Based on our findings today, it might be time to think about getting a brand new system. Came out to troubleshoot the garbage disposal and found a loose neutral connection in the electrical panel. Tightened and secured the neutral, restoring proper operation. At the customer’s request, installed an additional outlet under the cabinet/bar area. Replaced the existing breaker with a two-function breaker. Tested the electrical system and all installed components; everything is working properly.

Diagnostic analysis of UL system revealed a clogged drain line for the UL system. Client approved clearing but it was unsuccessful. Cut pipe open to reveal it is impacted. Recommend replacing drain. Upon client approval, as I cut the drain open only about 8’ was clogged so I removed it, flushed with water hose and reinstalled it with approximately 5’ of new pipe and fittings. Increased the height of the drain along with the ML drain, due to it also being low, strapped them up to have proper fall and flushed both drains testing for no leaks and they are both draining today. The UL drain pan appears to be leaking from the right front corner. This would only occur if water gets into the pan. The wet switch should mitigate this concern as much as possible. The wet switch was wired wrong so I rewired per manufacturer specifications. Evacuated water from pan to put wet switch back in the pan and UL system to be low in refrigerant suggesting a refrigerant leak. Leak test confirmed a leak at

Arrived on site after leak detection located the leak on the main line. When we finally dug up the area we found the water feeding the house was grey poly. We spoke with the customer about grey poly issues and that a spot repair on Grey poly holds no warranty, and even discussed a new replacement. Customer was ok with continuing with the repair for now , then decided to go ahead and book the bore to replace the whole water line. We put a spot repair on the leak, and scheduled to do a whole mainline repair for Thursday 8/13. Payment was taken of 1684 today and will be credited towards the bore cost of $9684. Basement System - 2021 Trane Heatpump - Blank Thermostat System has a blank thermostat for 2 reasons. The thermostat is bad and has caused the transformer to fail. No power to thermostat from system. I changed the transformer and found that when the thermostat is disconnected the system can be jumped out and operates properly. Received call regarding toilet leak. Found that toilet was slightly rocky, and that homeowners (new to home, moved in approx. 1.5 months ago) had attempted to pull and reset the toilet themselves roughly 3-4 weeks prior in hopes of securing it. Upon arrival, noted that the toilet would shift if given light force, and that a corresponding ceiling stain of some significance had appeared in the floor below. Homeowners approved a pull and reset with the assumption that the flange likely was the root cause. After pulling toilet, found flange height to be significantly lower than grade, and advised homeowners that this was the reason for the issues. Employed flange extension kit to adjust height of unit, installed new nylon bolts, china caps, wax ring, and shims. Confirmed that toilet was sufficiently tightened down and secured, then applied a hygienic seal to base. Advised homeowners not to use unit for minimum 4-6 hours. Tested thoroughly for leaks and found no issues at this time

Provide and replace a flapper on the guest master bathroom on 2nd floor Customer called us out for a toilet that kept running. Upon arrival the customer stated they had the same issue in their master toilet. Te Certified adjusted the chain on the flapper in the master toilet. We went ahead tested the bathroom group to ensure there was not a blockage present. We took a look at the toilet and the water level in the tank would slowly go down. We recommended to replace the flapper and they agreed. We removed the old flapper and installed a new one. We tested multiple times and waited for about 10 minutes and we were successful. The installation included creating new wiring routes from the existing living room circuit to the locations of the new wall sconces. Unit is a 14 year old system upstairs evaporator coil was completely dry when calling for cool and had a restriction, no refrigerant inside the system at all, no te flood protection. got to the outside contactor was in bad condition terminals were cracked and loose.
