Initial observations of ML system revealed a clogged filter and the blower door was not installed properly. The bottom was not secured and may have been causing the blower door switch to intermittently disengage. Secured doors and removed filter. Temperature/pressure correlation of R22 refrigerant revealed there are non condensibles in the system. This is causing superheat to drop below zero and flood compressor with liquid refrigerant flushing oil out of the compressor. Due to age and condition of this system replacement is required to operate safely and effectively as it has expired it’s life expectancy.

Client stated the main area zone is not cooling but the master bedroom is. The main are zone was not cooling due to the damper being stuck closed. Once I removed the cover the motor opened. It may have been getting hung up on the clip that holds the cover on. Tested the damper multiple times and it is opening and closing as it should now and the zone is cooling again. There is no guarantee the damper won’t get stuck closed again due to its age and replacement of damper would be required. During other zone testing the basement level damper is also not functioning properly. I had to force it open. I recommend replacing zone 1 and 3 dampers to reduce the risk of this occurring again. Zone 2 appears to be operating properly at this time. Temperature /pressure correlation of refrigerant revealed. Dry low refrigerant suggesting a leak. Today I worked on doing the grounding system, I ran the copper across the basement and outside the right side of the home, down the wall, and out to the two ground rock that got drove into the ground. I also set up the Tesla car charger, registration is done, connection is made, and everything is working.

Arrived to home to evaluate kitchen line. Sent camera down and was only able to make only about 15’ before hitting a spot I couldn’t pass. Located it to be in dining room area. Recommended to start floor breakup in dining room and reevaluate condition of piping.

Today we call now because the homeowner bought a new dryer and the previous company that replaced the panel disconnected the dryer. Today we installed a GFCI breaker for the dryer.

Install a gfci on the porch and gfci breakers for laundry area. Install a new dryer outlet and cord.

Replaced toilet in upstairs guest bathroom with customer supplied toilet

I installed a client supplied kitchen faucet and sink strainer. Both were tested with no issues. Prepared and emailed estimate to install a new sewer ejector lid and rework condensate drain penetration.

Rewired a three way switch and swapped the location in the box with a separate switch

Attempt to clear tub blockage Customer called us out today for a toilet blockage. Upon arrival I met with the homeowner and they explained to me that their basement toilet was not flushing. They also stated they had whole septic tank replaced along with the components. We first started by looking an ejector pump due the basement being below ground level. We found the basin and noticed some water coming out, we took a look inside the basin and it was full. We noticed that the outlet had tripped and we disconnected the pump and reset the outlet . We plugged the pump back in and we heard the ejector pump kick on. We ran some water in the bathroom group for a long period of time to ensure the pump was functioning properly and that the outlet would not trip again. We did not see any issues anymore during our testing and the customer was present. The customer also expressed to me how the tub in the basement bathroom was slow to drain. We presented our customer the options and they decided

Today we came out to evaluate a damaged exterior hose spigot. The customer explained that he recently had his driveway completed, and while the contractors were power washing the driveway, the hose spigot was accidentally broken. The contractors attempted to repair the damaged connection using a galvanized slip coupling. The existing water line comes out of the ground in galvanized piping. Unfortunately, their repair did not hold, and the fitting popped off after the contractors left. During todays evaluation, we were able to make a temporary repair to restore the connection. However, due to the condition and configuration of the existing galvanized piping, this should only be considered a temporary repair, and a long-term solution is still required. The proper permanent repair will require digging down around the existing galvanized water line to expose the next solid fitting. From there, we can properly transition from the existing galvanized piping to copper, install the hose spigot

Installed charge point charger in garage.

Found failed blower motor for basement system. System not under warranty. Rheem/Ruud doesnt have the motor and they dont know when any motor will be available; factory will have to make them (could be weeks or months/ no eta on the motor). The motor is a specialty motor and can not be substituted with a different one. The outdoor unit is also impacted with dirt and needs to be deep cleaned. Emailed estimate to property manager. Property manager wants an estimate for system replacement. ****System may have additional issues. Full System diagnostics cant be perfomed with put a blower motor. Additional repairs maybe needed after the blower motor has been replaced. **** Cool and heating will not function Tech left power off at the furnace.

Leak at water meter causing high water bill. Dig and find leaking sch80 nipple at meter box connection Cut out and replace with copper and pvc adapter fitting No more leak at customer side Noticed leak inside meter box on the check valve side where gasket would be. Contact water department for repair

Purchased kohler high line and replaced toilet in guest bath. Installed new shutoff valve for toilet because old one was not shutting off completely. Found shower was dripping in same bathroom and replaced cartridge

We replaced the fan in the master bedroom. We also installed whole home surge protector.

This option is to change the breaker that ETN sent as a replacement for the fridge breaker that is now bad.
