Leaking AC - Gym System Drain lays flat on the floor and has poor pitch. Clean the drain and installed condensate pump. Up on completion notice water draining out the back of the furnace. Possible the water is residual from the clogged drain or the furnace could be unleveled. Vacuum as much water as possible and tested pump. System is working at this time. Recommend follow up visit to verify if the furnace is unleveled or if something else is responsible for water dripping out the back of the furnace. Install a condensate pump and clear tubing to existing drain line.
Reset timer, apply silicone to box and reattach conduit

Dirty filters , insufficient flood protection ** system under 5 years old 2023 / EWC dampers on Honeywell zone board ** checked refrigerant ** provided options after diagnosis **
Today we came out to correct issues pointed out on the home inspection. For the undersized wire, we replaced the breaker with a 15 amp breaker, which is properly sized for the 14 AWG wire. For the improper three way switch, we replaced the existing dimmer that was only capable of a single pole application with a three way dimmer. For the outlet on the front porch, at the time of my visit it was receiving 120 volts and was properly wired. There was no correction to be made there.
Homeowners master bathroom toilet was constantly running due to a failed fill valve. Shut water off to the fixture and removed the failed fill valve and supply line. Installed new Toto valve and supply line and tested. Set water level to proper height. Water pressure is 55 psi. Everything is working properly at this time.
Replace supply line due to leak and replace prv due to high pressure.
Replaced water heater in garage, upsized to a 50 gallon, reworked hot and cold lines, replaced isolation valve, expansion tank, reworked venting, and gas line. Added an anode rod warranty extension kit bringing the tank warranty to 10 years. Reworked main line to delete shark bite fittings/ball valve/pressure reducing valve and set pressure of the home to 65psi.
Upon arrival, we met with our onsite contact. Recently multiple drains in the home have been backing up. We inspected the crawlspace and found all the lines were holding water. There is a foundation and tap cleanout in the front yard. Both were holding sewage. From the tap cleanout closest to the road, we ran a cable and were able to clear the blockage within a few feet. We ran water from inside the home and confirmed everything is draining. We did pull back a small amount of roots. We have also scheduled a supervisor to perform a camera inspection this following Monday. Use large drain machine to clear line from the exterior accessible cleanout, and locate source of drain issue with sewer camera. Includes drain machine and inspection camera (no additional fee). Does not include digging, replacing lines, or repairs. Cleared lines may clog again without a permanent repair.

Performed a full HVAC inspection on all — systems. Inspected thermostat operation, electrical components, safeties, current controllers, contactors, blower assemblies, evaporator coils, condenser coils, refrigerant levels, drain lines, temperature splits, air filters, ductwork, and overall system performance/operation. Verified proper heating and cooling operation at each system and inspected systems for any signs of airflow restriction, electrical concerns, drainage issues, or abnormal operation. Homeowner reviewed available repair options and elected to proceed with the recommended solution. Performed condenser coil cleaning today. Thermostat not connecting to the app. Daikin One cloud not connected to WiFi. Two zones (main level and basement). Basement tstat not connecting to the app. Rebooted tstat, but didn’t help. Customer deleted and installed app again, and didn’t help. Called daikin tech support and they said that it’s an issue between the router and the thermostat and it should be checked with the internet company. Thermostat is working, but not the app. Customer will contact WiFi company. Signed up customer for home care maintenance program. Customer will call for home care maintenance.

Foyer fixture replacement
Customers toilet was scratched up so they wanted it to be replaced. They had a toilet ready for us when we got there so we pulled the old toilet and replaced it with a new wax ring, closet bolts, and supply line. The flange was in good condition and didn’t need to be replaced.
Original panel maintenance
Needed a water heater replaced. One call to request service. Technicians arrived about an hour later and completed the job in a couple of hours. Technicians provided excellent service.
Replaced 13 year old gas water heater in the garage that was not operating properly with a new 50 gallon gas 10 year warranty tank. Installed new heater in a drip pan and modified all water, gas and vent lines to accomodate the new tank. Converted venting to double wall due to heater being in an unconditioned space per code requirement as well as secured new thermal expansion tank to the structure via a proper bracket. Set expansion tank pressure to 70 psi and water heater temp to 120°F per manufacturer recommendation. Insulated all water lines and labeled valves.
Ran new gas line to stove top. Installed new gas valve. After install I bleed the air, and tested the stove top for proper function. Thank you for choosing TE Certified
Installed underground sweep for service company, dig out underground, Mount Tesla charger
Today we came out for main level ac barking like a dog 2013 Lennox 3 ton single stage manufactured in Mexico. Cycled equipment from thermostat and checked all operations. Inspected all electrical components and connections. Took amp draws on all motors and compressor. Compressor pulling lock rotor amps on start up 244 amps 3 times the max on the data plate. In addition condenser is going out on thermal over load and is over heating. Media aa413 is dirty and needs to be replaced. With manufacture warranty expiring and age of equipment scheduled project manager to give options on updating. Will also leave band aid repair options left thermostat in the off position
Doug really dug in to identify my electrical problem and got it resolved.
This option is to troubleshoot the landscape lights and figure out why they don’t stay on and trip the transformer.
We were called out to replace both hose bibs on the exterior of the home as they had a constant drip. We replaced both hose bibs and the shutoff valve for the right side hose bib as it was broken/leaking. We gave an option to replace the shutoff for the other hose bib as well. while onsite we noticed that subfloor above the crawlspace is wet. We brought this to the customer’s attention, but she declined to have us enter the interior of the home to have us search for and/or repair the leak at this time.
Home inspection on a single system with 3 zones. Replaced filters, cleared drain lines. All zones and dampers are working properly. Single capacitor is weak (reading 4.3 on a 7.5 microfarad). Replaced single capacitor, as customer requested. System is working properly in heating and cooling mode, with no issues. Recommend to install a blue tube uv light, to give better air quality to the house, and to prevent system from building biological growth inside. No other issue at this moment.

I called Friday to schedule a plumber for a slow-draining toilet that had been out of service for several days. TE scheduled me for Monday, then called Saturday with an opening. That was great. Kyle evaluated the problem and proposed three solutions. We accepted his recommendation and the toilet now functions properly. Dylan tackled 4 plumbing issues. The most pressing was an outdoor spigot which was spewing and required me to cut off the irrigation water at the street. That taken care of he adjusted a faucet bathroom sink handle and replaced a leaking faucet in the laundry room. His last repair was a small leak at the irrigation system near the street, but it required digging out the container box and replacing pipes...what a chore! Thanks Dylan for your expertise in correcting my plumbing problems.
