Very experienced and knowledgeable.
Arrived on site and customer stated that they had a running toilet on the main floor restroom. Upon further diagnostics, I found that the pressure to the house was 140 psi which indicated a failing pressure regulator valve and was the main cause of the running toilet. I also found that the expansion tank on the water heater had failed and was now filled with water Originally I provided the customer the options for replacement and then provdied option to replace the water heater since it was 13 years old . originally customer decided to do the initial repairs only , then decided he would like the heater replaced after all. During the visit today I went ahead and replaced the PRV set it to 65 psi and replaced the toilet fill valve. I will return tomorrow and replace the heater.
Install new light in the laundry room
I came out to fix an issue with your AC disconnect. After diagnosing the problem, I found that there was damage inside the actual box so that the busbar had some melting damage on it. Also damage the breaker, but primarily meant that you could no longer put a breaker in that slot, so the disconnect had to be replaced. I replaced the disconnect with a new disconnect and new breakers as well as re-strapping the flexible conduit. You are now getting full power to your air-conditioning units. Also, as we discussed, your only issue with your panels is that they do not have surge protection. I’m including a price for either having your main panel protected or getting surge protection on all of your panels and disconnects. For optimal protection on your electronics, having a surge protection on each disconnect is recommended. Thank you for using TE certified electrical! Veaya
Replacing ac disconnect
Customer wanted a Tesla Wall Mounted Car Charger installed, they had already had one ready for installation. We performed a load calculation and a inspection on the panel & sub-panel. Load calculation was within grange and Tesla charger could be added. We installed new 60A circuit which included running wire through the ceiling & strapping wire. Ran the circuit from the sub-panel in basement to the back wall of the garage. Installed 60A Square D QO breaker for car charger circuit. Installed/ mounted new Tesla car charger and checked for adequate voltage. Commissioned Tesla Car Charger with the app. Tested the Tesla charger by connecting to the Tesla car to ensure proper charging. Performed a through walkthrough with the customer and collected payment.
Performed 1 system cooling diagnostics after the homeowners “representative” approved the 82$ discounted diagnostics fee. I inspected the furnace and duct work. I checked the blower motor and wheel. I checked the components on the AC system. I found that the system was low on refrigerant due to a leak. I gave the homeowner 3 different options. Homeowner declined all options. The homeowner was advised not to run the unit in its current condition. The system also needs updated flood protection.
New fan motor and Switchleg
For this job, the customer stated two main issues, one was a pin hole leak on the hot water line near the water heater, the other issue was rust coming from the tap, and the water was hotter than usual. The last issue he stated was the master bathroom shower will stay hot for 5 minutes, and then go cold. To fix the two main issues, the customer opted to repair the leak, and replace the water heater as well. We gave options on an alpha pump to help with the pinn hole leaks. The customer had another plumber install a new pump 6 months ago, and did not want to replace it. We are setting the current pump on a timer, and installed a check valve on the return line to hopefully fix the hot water issue in the master bathroom.I made the customer aware that when the timer is off they will have to wait longer for the hot water to reach the fixture.If the issue continues after the heater heats up, and the return line is hot. The customer will set up another appointment for us to do more diagnosis
Troubleshoot the tripping GFCI outlet. It is likely that the battery backups are causing the issue
Water in pan upstairs. Found drain line clear of impingements. Found system to appear slightly low on r410a. Upon further inspection found txv restriction. Causing distribution tubes in coil to freeze and then thaw and when they thaw the water runs down the insulation of evap coil finding small area to drip into pan. Performed leak inspection on equipment, not locating any leaks. System was shut down for over 20 minutes and refrigerant pressures never equalized(another indication of a restriction). Found system lacks drain line switch, has dirty ac, high in rush amp draw and an extremely rusty/compromised heat exchanger. Due to the mulitiude of repairs, cost or repairs and age of equipment I suggested replacing the equipment. Customer asked me to follow up with him later this week/beginning of next week to discuss replacement option he would like to think it over some.
For this job in replaced a customer supplied faucet in the hall bath. I also replaced both stop valves under the same sink. I tested for leaks
Customer wanted to replace a toilet due to weak flush, installed a customer supplied kohler elmbrook toilet, flange was good no need to be replaced, also replaced toilet supply line and a 1/4” turn pex shut off valve, tested everything no leaks. We Replaced multiple light fixtures in the dining room and kitchen, and we replaced a motion censored switch for the light above the sink. We are waiting for the right size downrod to ship in order to replace the fan in the living room.
For this job I replaced failed expansion tank and secured it to structure using mounting bracket. I also added 2 check valves serving the recirculating. Check valves were not installed and required for installation of recirculating pump. Tested and left work area clean.
Upon arrival spoke with customer about a faucet with a steady stream while in the off position. Took apart faucet and was able to get it to just a slow drip. Adjusted pop up assembly. Contacted Moen and they will be sending cartridges for the fixture. Customer will reach out to schedule another appointment once the cartridges arrive.
Performed one system maintenance. Pressures and delta T were within range. Electrical components met manufacture specs. Customer bought filter. Cleared drain lines and system is working at departure.

Troubleshoot and repair kitchen outlets.
Costumer had a leaking toilet from the tank to bowl screws, also another toilet that they wanted replaced because of the round seat toilet. Today I replaced three existing attic gable fans with new attic gable fans with thermostats that I provided. I sent the thermostat to temperatures that the customer and I agreed to and everything is on and working.
For this job, I re-located a bath fan, installed a customer supplied dimmer, installed a new can light under the stairs, and completed a troubleshoot for a tripping GFCI.
Installed new switch legs to existing switch, located in master bedroom hallway, to sconces & Wafer lights in master bathroom with limited access. Ran new wires to correct the bonding issue and improper use of the neutral wire from light fixtures to light fixture. Rewiring switches, located both sides of the master hallway, to correct standards. Replaced standard breaker with dual function safety breaker and tested the circuit. Checked all lights to ensure that everything is working properly. Check for adequate voltage at connections. Additional: Checked the LV lights in the living room, found that the clamp connector was loose. Performed a through walkthrough with the customer.
