System flooding - Upstairs System had a clogged drain line, drain line was clogged with rust coming from the evaporator coil. The evaporator coil is rusted and leaking refrigerant. The system is at freezing refrigerant levels and also has a restriction at the metering device. Cleared drain line, removed water from pan, added clean out T to drain, and flushed drain with vinegar. Drain goes down to basement and into the main level condensation condensate pump. This drain should be on its own pump or go out of the home directly. Homeowner requested we send out an install supervisor to go over updating the equipment. Flu pipe is not up to code, furnace is over sized for the upstairs, drain pan does not sit under all of the coil due to furnace platform, drain line is not 3/4, and heat exchanger is rusted. For this visit I added three new smoke detectors in the first bedroom, hallway and upstairs loft area. I re-located the smoke in the master bedroom due to it being too close to the fan and vent, and replaced 4 existing hardwired smokes. Because of the length of wire, we are required to but a 15amp arc fault breaker. I changed the breaker that was there because it was the wrong branded breaker which may have potentially caused issues. Proper breaker installed and smokes and carbons are all working properly.

Received call regarding leak in basement ceiling. Homeowners were already aware that the toilet in the floor above was the cause of their issue. Homeowners had already removed Sheetrock in ceiling below and purchased replacement toilet. After some minor discussion, explained the possibility of flange complications, and prepared separate option to replace stop valve for new toilet. Work was approved, proceeded to shut water off to the home and drain down system. Set about removing old toilet, and discovered floor flange far below grade of surrounding tile. Spent time clearing out multiple old wax rings and debris from flange, as well as cleaning surrounding floor area with sanitizing wipes. In ceiling below, added band iron strapping to drain line and was able to raise flange by this method. Used flange extension spacers to fill void area to best of ability and secured unit in place. At arrival on 07/21/26 found main floor not cooling Empty system. No refrigerant in the system. After performing a Nitrogen leak search found a leak in the line set in the brick wall. The line set is kinked. Need to replace or cut in the wall to fix line set. *Homeowner hired an HVAC guy who cut in the sheet rock, took out the outside rain cover, broke the drain line in order to look for the leak before I got here. Set a lead for a line set replacement quote for main floor system. Please credit back $557 towards line set replacement quote due to leak search charge.

Today we came out for second level not maintaining set point. Equipment is an original from build out 2012 carrier 3 ton single stage ac with matching 90k furnace builder grade. While in attic I will not this equipment does not have proper flood protection. Cycled equipment from thermostat checked all operations found head pressure reaching almost 700 psi due to restriction in evaporator coil.This is an entry level unit and there is no high pressure switch and this has damaged compressor. In addition condenser fan motor is leaking oil and has lost most of its lubrication. With manufacture warranty being expired scheduled install supervisor to give options on updating will also leave band aid repair options.

Basement System - Not cooling Basement Heatpump not cooling due to multiple issues that lead back to age. The outdoor unit has failed starting components and sometimes when the contactor is energized the system back feeds and makes the thermostat reboot. The compressor is over amping and pulling LRA (Locked Rotor Amp), when a compressor is drawling this much power it is at the end of its life and no repair can guarantee any amount of operational life left for the component. The condenser fan motor is over amping, running hot, and has leaked out most of its oil. The blower motor on the indoor unit has also lost oil and is over amping, the filter is clogged causing the blower motor to work harder and driving up the pressure and temperature at the compressor. Due to the age, condition, refrigerant type, and cost of repairs, I recommended updating this equipment. At this time the homeowner decided to hold off on repairs and we scheduled for an install supervisor to come out this Thursday

On today’s visit, I came out on reports of an outlet not working. Outlet was for the sprinkler system. Upon arrival I found the breaker in the tripped position. Resetting the breaker restored power to the outlet. I performed a troubleshoot to determine if there were any issues that caused the breaker to trip. Connections at the breaker and at the outlet were tight and secure. I used my meter and found that I was getting proper voltage at the outlet and breaker. Utilizing my heat gun, I put a load on the circuit in an attempt to trip it, but was unable to. Speaking with the homeowner he mentioned the area having lightning storms, with a lightning strike possibly happening near the home. I checked the surge protectors at each panel and found that they were all working properly. At this time, I believe the trip was a nuisance trip.

Client directed us to water stains in the kitchen ceiling above the island as well as the master bath above. Performed inspection of all water related fixtures in the vicinity including laundry room and checked attic for potential roof leaks. No visible signs of any water intrusion, roof leaks, or leaks from any fixtures or visible drains. Removed the can light in the kitchen ceiling and there is no plumbing related piping in the area. Further conversation with the client revealed that water had escaped from the curb less shower recently and gotten on the tile flooring in the rest of the bathroom. This water subsequently soaked thru the tile and into the ceiling below. No plumbing issues at this time. Advised client to aim the shower heads away from the edge of the shower to help prevent this issue in the future.

Upon arrival, I diagnosed a no-cooling issue affecting the main floor HVAC system, which serves both the main floor and basement through a zoned duct system. During inspection, the outdoor condenser was producing a loud humming noise. Further diagnosis revealed the contactor was heavily infested with ants around the 24V coil, preventing the contactor from fully engaging and causing intermittent system operation. I also found both outdoor condenser coils to be heavily impacted with dirt and debris, a dirty 16x25x4 media filter restricting airflow, and an indoor blower capacitor testing below manufacturer specifications. I informed the homeowner that the system could not be accurately evaluated until the failed contactor was replaced. After installing a new contactor, I allowed the system to operate for approximately 20 minutes to complete further diagnostics. At that time, the system was still producing a low temperature split (Delta T), indicating the equipment is no longer performing

No Cool- 2006 Coleman System Found water in drain pan. Drain was clear. Opened air handler and found evaporator coil heavily deteriorated with rust from age. Used leak detection and found multiple leaks on the coil. Replacement part is available. Presented the customer with multiple options to repair or replace. Customer has chosen to get a quote before making a decision. Project manager will be scheduled for Friday 8-10 time frame. Electrical will be there 11-2 timeframe and the customer would rather have them there at separate times.

Attempt to clear kitchen sink blockage Bottle of endure for preventive maintenance Customer called us out for a kitchen sink that was experiencing a blockage and a disposal that was not working. Upon arrival customer stated this is the first time they’re experiencing a slow drain in the kitchen sink. The customer also stated they attempted to attempt to restore proper flow but was unsuccessful. We did our diagnosis and noticed a leak coming from the pTrap locking nuts, and then we noticed the water starting to back up. I recommended to the customer to attempt to restore proper flow, and they agreed. We first started by removing the pTrap and we ran our cable machine in the kitchen drain multiple times. We discovered there was grease buildup in the line, and after multiple attempts we were successful in restoring proper flow. No cool upstairs. Found 2012 carrier 3.5 ton system. Found system to have tripped breaker on condensing unit. Upon inspection found high in rush amp draw on compressor possibly causing system to trip breaker. Blower is dirty, filter is dirty, amp draw on fan and compressor both higher then expected and drain line has not been cleaned in over a year. Quoted repairs, customer choose to go with band aid option of adding superboost and replacing filter. I made sure they understood this is similar to putting the system on hospice and due to age and system conditions recommend replacing equipment. Customer understood. Upon arrival client let me know he had already diagnosed the problem and the duel capacitor had failed because it was bubbled out. Confirmed capacitor had failed and checked system out. Performed a comprehensive diagnostic of the outdoor condensing unit and indoor evaporator coil. Compressor insulation resistance was tested using a megohmmeter. Test results indicate the compressor has failed the megohmmeter test, consistent with internal winding insulation breakdown. Based on these findings, the compressor is considered bad. During the inspection, it was also found that the indoor evaporator coil and outdoor condensing unit are mismatched in capacity. The installed AllStyle evaporator coil is a 4-ton coil, while the outdoor condensing unit utilizes a 2.5-ton compressor. This equipment mismatch can adversely affect system performance, efficiency, refrigerant metering, and long-term reliability. A properly matched AHRI-rated indoor and outdoor system is recommended. The condensate drain line was also found to have inadequate pitch, preventing proper gravity drainage. Upstairs has a refrigerant leak. Unit is almost 20 years old. System is in poor condition and has failed. Customer chose to have me to add refrigerant to the system to provide very temporarily cooling. Customer was advised that the refrigerant will leak back out again (like adding air to a car tire with a hole in it). There are no refunds or warranty on the work done here today. The system has poor flood protection and is leaking conditioned air into the attic. The furnace is in very poor condition and will fail in the near future. The capacitor, compressor and condenser fan motor may/will fail in the near future. Customer declined the leak search option and declined to get an option to replace the system.

Bryan was on time and very polite. He is listed as a drain specialist but when I asked if he could fix a drain PVC issue, his response was that he’d need to call a supervisor. Why would a supervisor be needed if Bryan is a qualified drain specialist. I declined that, assuming an upcharge would follow. So for unclogging 2 drains but not fixing anything else I was billed $444 Needless to say, I won’t be calling TE again.
