Customer had a liberty 404 pump underneath the sink that was completely burnt out and not turning on. I tested the outlet to make sure they have power. The outlet was working properly. So we ended up replacing the pump with the liberty 404 and after testing and hooking up all the drains, the pump is working properly with no leaks and no backups present.

Upon arrival, met with customer and spoke with him regarding their issue. Customer showed me inside and to the master bathroom which is back to back with the hallway guest bathroom. Customer states they were using the shower earlier today when it stopped draining and sewage began to backup. Customer also tried flushing the toilet which also backed up into the shower. Customer has used flushable wipes which is the cause of this issue. We flushed both toilet while running a sink while I plunged one of the toilets and cleared the blockage with head pressure. All fixtures are now draining properly. The toilet in the master bathroom is an old American Standard and fills very slowly. It also has an older style flush valve which does not properly flush the toilet every time. All three toilets in the home are different but are all showing signs of aging. Customer is also getting a new washer and dryer soon and would like to know if the valves will need to be replaced for them to be put in. The

Hand excavate where sewer piping exits left side of home and where piping enters lift station down to expose piping. Cut 3” pvc in unfinished basement and replace pvc exiting through foundation to exterior with new clean out and connect back to existing piping. Remove approx 3-5’ of pvc piping entering lift station and extend new pvc with new connections. Test and cover back to grade. Remove existing sewage ejection pump, clean pit, inspect impeller, reset pump, test for proper operation and clean-up. Does not include new pump, piping or ball/check valve. Customer is aware that “catching grade” and having proper slope to gravity feed might be a challenge and if the piping between our repairs is back pitched, we will need to move forward with a full replacement.

Upon arrival spoke with customer about a loose handle on a wide spread faucet. Customer purchased a new faucet in case it wasn’t able to be repaired. Gave options. Tightened bell on handle and rectified issue. Customer brought me to a toilet that was dripping from the tank to bowl bolts. Bolts are extremely rusted and corroded. Advised customer replace toilet and gave options. Will return Wednesday to replace toilet as customer is ordering one.

This price is for replacing your panel with a new up-to-date panel and all new breakers. This would require a permit and bringing the house up to code so there are some additional items involved. Primarily we would need to update your grounding so that you have a second ground rod, and install smoke detectors in all of your bedrooms. Code requires that you have wired interconnected smoke detectors in each bedroom as well as arc fault breakers on the panel. Your current panel is very old and as such may not last much longer, it is also very full and you cannot add any more circuits to that panel. Replacing the panel or adding a sub panel would be required in order to add a circuit for a car charger. I recommend replacing the panel rather than adding a subpanel since it is going to need to be replaced since it is so old. After discussing your options with your old backstabbed outlets, causing issues, we replaced all of the devices on the top two floors, as well as the devices in the

Upon arrival spoke with the agent representing the home owner about a few things that came up on the inspection report. Shower head in the basement was leaking from the threads when in use. Removed shower head and installed new thread tape. Reinstalled shower head. No further leaking was observed. The cord cap on the sewer ejection lid was popped out and allowing sewer gas to exit the basin. Reinstalled cord cap and sealed around the cap with silicone. Also sealed around the discharge line and vent.

For this job we replaced the master bath toilet with a new Kohler Kingston a toilet, the flange was broken and not secured to the floor. We installed a new flange and bolted it to the floor so that toilet will be mounted and secured properly. New wax ring, bolts and water supply line were installed. We also replaced the toilet stop valve. Outside we replaced the bad shut of valve to the home as well as the prv that was in bad condition. Looked original to the home. Psi is set to 65 psi on the pressure regulator. Tested all work and left work area clean.

Came out today to complete the second visit of the bathroom remodel. Removed existing Moen shower valve. Installed new delta multi choice shower valve. Added blocking and capped off drop ear/tub spout. Rebuild faucet in the master bathroom with new seats/springs and new cartridges. All work was tested for leaks and functionality. Will return in a few weeks for the final visit of the job.

Perfomed 1 system cooling diagnostics on the upstairs AC system. I found that the unit is approx 15+ years old and is in poor condition. The unit has failing capacitors (blower motor capacitor and outdoor capacitor). The system has a large refrigerant leak. The outdoor unit is impacted with dirt. The unit also needs better flood protection. Tye condenser fan motor, blower motor and compressor are old and in poor condition. A refrigerant leak search is needed for a semi long term repair option to be provided. I also provided a temporary option as well. The homeowner wants an estimate for replacing the upstairs system.

No Cool- 2021 Trane System Found system out of refrigerant. Found leak at the indoor coil. System was installed by another contractor 5 years ago. According to the homeowner there was a disagreement between that contractor and a builder that renovated the home for the previous homeowner. The coil installed now is an Allstyle coil. The invoice from the original hvac installer states a Trane coil was installed. I suggested the current homeowner check with the contractor and see what exactly was installed to see if the coil can be warrantied. I presented the customer with the option to replace the coil as a non-warranty part and the customer agreed to that and a 2 system HomeCare maintenance plan. Supply house is closed today. It will be Monday before I can check on the availability of a replacement coil.

Customer had a 1/3 garbage disposal that was rusted out. I gave them the option to replace it with a half horsepower or three-quarter horsepower disposal. The customer ended up deciding to go with the three-quarter horsepower after replacing the disposal. I tested the connections and make sure the disposal work the disposal is working properly with no leaks and backups present. Replace the 3/4”x3/8” line set from condenser to evaporator coil in the attic. Line set will be ran through the outer soffit and covered with a line set cover and secured to the home sealing the penetrations made in the soffit and around the cover. We also ran a new drain line outside and connected to existing drain in the attic. Ran a new low voltage wire from condensing unit to furnace. Evacuated refrigerant circuit and recharged system with all new refrigerant testing for proper operation at this time. Drain line was flushed with two gallons of water and cleared a clog confirming it is clear at this time. We still recommend adding flood protection devices to the system to reduce water damage to the ceiling if the drain backs up and overflows.

No cool on the upstairs system. System is low on Freon and leaking in the evaporator coil. Also, compressor is compromised with high amperage and so the condenser fan. System is 14 years old and not cooling the house. Gave option to replace coil, but, at this age and conditions, the best option would be to upgrade the system and bring comfort and efficiency back to the house. Set a lead to quote upgrading the upstairs system for tomorrow morning.
