Courtesy check on new main floor system. The condensation pump should be taking apart and cleaned. The main floor system does not have an emergency drain pan so in case of pump failure or clogged drain the system would continuously run and make water. I’m recommending having a wet switch installed at the base of the furnace that would detect water and shut the system off if needed. I’m also recommending a single bulb UV light above the coil to prevent any biological growth. The upstairs system has a 2023 Lennox furnace with a 2002 R22 AC. The upstairs system is not sealed in air is leaking into the attic. There is biological growth on the upstairs coil and the system is low on R 22. There are other issues with flu venting and do not recommend any repairs on the system that is this old replacement of AC and coil with all other upgrades that are needed is advised. . I recommend when your ready to schedule a TE certified install supervisor to go over equipment options for upstairs.

Due to the improper height of the existing flange we had to put cement around the new drain to allow the new flange to sit at the proper height. For this call, we returned with the navien parts to replace the pump and PCB board to the tankless unit. We were here the previous week to diagnose the issue of it taking longer to get hot water throughout home. Talked with navien tech support throughout the process to ensure that the issue was what we suspected. Navien sent the parts and once received, we scheduled to come in today to replace those parts. After taking off the face plate of the tankless and removing the old pump and board, we reinstalled the new board and new pump with new gaskets we also received from navien. Added in the drain down, ball valve, and a check valve for the recirculating line included wither the existing price. Ran water throughout home to bleed lines of any air before running the pump and afterwards tested again to make sure the pump was properly working by checking the readings screen in the tankless. Everything is leak free and properly working at this time. Thank you for trusting TE Certified with

Found upstairs hvac frozen thermostat due to bad water safeties switches. Replaced the water safety switches. And flushed the drain line. The drain line was reduced down to a small plastic tube outside. I removed the reduced section of pvc line so the drain line. I will email estimate to run 3/4" drain line away from the foundation of the home; so water won't drain near the house. I also found that other lighting in the house were tied into the furnace high voltage circuit. An electrician needs to be hired to redue the wiring so that the furnace is on its own circuit. The furnace high voltage circuit is also labeled improperly in the breaker panel (labeled as refrigerator). Their are fire ants near the outside units that need to be exterminated before they damage to circuitry on the outside units. I tested the new flood safety switched and verify that they were operating and the upstairs hvac system was operating at the end of service call. Homeowner signed up for the homecare plan.

Today I responded to a leaking AC system. Upon inspection, I found the condensate drain line was clogged, causing water to back up into the system. Further evaluation revealed the clogging issue is being contributed to by a corroded P-trap coming off the air handler, which can restrict proper drainage and allow debris to accumulate over time. As a courtesy, I removed all standing water from the auxiliary drain pan and connected a Mighty Pump at the exterior drain termination to clear the blockage. A significant amount of water, sludge, and debris was extracted from the drain line. Afterward, I returned to the attic and thoroughly flushed the drain system with approximately 2 gallons of water, confirming proper drainage and flow to the exterior. At this time, I recommend replacing the corroded condensate P-trap to restore proper drainage and help prevent future drain line blockages and water leaks. I also recommend installing a drain pan safety switch (wet switch). A wet switch will a

Leaking AC - Gym System Drain lays flat on the floor and has poor pitch. Clean the drain and installed condensate pump. Up on completion notice water draining out the back of the furnace. Possible the water is residual from the clogged drain or the furnace could be unleveled. Vacuum as much water as possible and tested pump. System is working at this time. Recommend follow up visit to verify if the furnace is unleveled or if something else is responsible for water dripping out the back of the furnace. Install a condensate pump and clear tubing to existing drain line.

Today we came out to correct issues pointed out on the home inspection. For the undersized wire, we replaced the breaker with a 15 amp breaker, which is properly sized for the 14 AWG wire. For the improper three way switch, we replaced the existing dimmer that was only capable of a single pole application with a three way dimmer. For the outlet on the front porch, at the time of my visit it was receiving 120 volts and was properly wired. There was no correction to be made there.

Dylan tackled 4 plumbing issues. The most pressing was an outdoor spigot which was spewing and required me to cut off the irrigation water at the street. That taken care of he adjusted a faucet bathroom sink handle and replaced a leaking faucet in the laundry room. His last repair was a small leak at the irrigation system near the street, but it required digging out the container box and replacing pipes...what a chore! Thanks Dylan for your expertise in correcting my plumbing problems.
