Technician performed a cooling inspection only. Technician checked cooling operations, tested condensation pump, checked refrigerant charge, and observed system performances. Technician noted that the system is low on R 22 refrigerant charge and has phase out by the EPA. The system will struggle to cool during the summer due to a low charge. The outside coil is heavily impacted by dirt and debris which causes stress towards the system. The outside fan motor is starting to decline in operation due to the bearings weakening the rotation of the motor located inside the motor casing. The technician noted that the gas line is not to local code located inside the furnace. There’s a flexible gas line located inside the furnace. This can cause a ruptured gas line because the furnace vibrates year round. The flue pipe has areas of deterioration cause rust and age. Based on our findings today, it might be time to think about getting a brand new system.

For this job I replaced a failed dual temperature control cartridge in the master bath shower. I took apart shower trim, removed old cartridge, cleaned out valve, built new cartridge and installed trim back. I also replaced the master bath toilet seat as a courtesy. I tested all work and left work area clean.

For this job, I worked on performing the electrical panel maintenance, I put four cover plates over junction boxes with exposed wiring, I ran bath fan venting up to the attic roof instead of insulation, I ran a new electrical wire to tie existing bath fan to an existing light. The panel maintenance included replacing all breakers with correct manufacturer, main breaker, labeling, and redoing of neutrals and grounds.

No cool on the main level system due to a bad blower wheel. Also, single capacitor is weak, blower wheel dirty and drain line clogged. Gave price for repairs (not recommend). At this age 11 years old and conditions, other issues may happen after replace blower motor. System has being working with no blower motor working and could have shortened the life of the compressor, or developed leaks in the evaporator coil. Will know only after replace motor and have the system working. Set a lead to quote upgrading for the main level system for today.

We were called out due to a leak never the kitchen sink. Upon closer inspection we found that the side sprayer for the kitchen faucet was leaking into the cabinet below when the faucet was turned on. It appears someone had removed the sprayer, and reinstalled it using pipe thread sealant. It appears it was overtightened which cracked the body of the sprayer. While onsite we also found that the pressure reducing valve had failed. Work performed: Replaced PRV, and installed a customer supplied faucet. We installed new hot and cold shutoffs for the kitchen faucet as a courtesy.

Arrived to complete work as per estimate. Turned water off to the home and pulled failed hot side stem from shower assembly. Brought part to specialty store and retrieved a complete service kit (trim and internal components). Returned and consulted with homeowner, who agreed to proceed with replacing both stems as originally intended. Previously, I was unable to remove the cold side trim/finish. Now that I had a replacement, this was no longer an issue and we were able to proceed as originally planned. Replacement kit also included a diverter stem, which would normally incur a separate charge. Elected to include this as a courtesy at no additional cost to the homeowner. Removed all three stems on three handle faucet for tub/shower combo. Cleaned interior of valve body to best of ability. Returned to add 410a refrigerant to upstairs system. Checked refrigerant levels before to confirm numbers from a previous visit and added refrigerant to match data plate requirements. System took 2lbs of refrigerant. Cleared drain and recorded air temperatures. Added insulation under refrigerant line inside unit to stop the noise that the line was creating from rubbing on the base of the unit.

Homeowner had T.E. install a new kitchen faucet on 5/11/26. The kitchen faucet was being replaced due to the old faucet leaking from the sprayer head, as well as the sprayer head falling off. The sprayer head’s retention washer had broken. The faucet also has very poor flow on the cold side. After replacing the faucet, the homeowner stated that it is taking a long time to get hot. I found that this is partially because of where the kitchen is in relation to the water heaters, I.e. on the opposite ends of the house, however the stop valves for the kitchen faucet are also the older style multi turn valves. After replacing the valves, I noticed an immediate improvement on flow, particularly on the cold side. Informed homeowner that without an recirculation, especially with how this houses plumbing system is setup, it is normal to experience a longer wait for hot water in the kitchen, as it is a considerable run of hot water piping. For this job, I worked on repairing the main waterline in front of the meter. When I got to the job site saw that there was an open hole full of continue water pouring out. After pumping the water out and clearing the area. I found where the pipe was cracked. Customer advised me that someone had drove over the water line because of tracks on the ground which was not him. Went ahead and created options due to the age of water system. Customer went ahead with the repair only. After waiting for the glue to set for an hour tested water line and checked for leaks. Went ahead and backfilled hole after I went around and bled out the water lines inside the home.

The scope of work included replacing fixture supply lines for 7 different fixtures, removing original poly lines and installing raided stainless steel supply lines. Installing a new hose bib including tapping into cold water supply, installing accessible shut off, running new line, installing a drain to winterize, drilling through to exterior of the home securing and applying hydraulic cement to prevent moisture from passing through the newly drilled hole and filling in where larger pieces of the exterior brick broke loose. I also replaced an existing hose bib on the rear of the home. This also required hydraulic cement to fill in gaps where pieces of brick broke loose. Everything was tested for leaks and proper operation with no issues.

Homeowner has two gerber toilets that are having issues with constantly running. The toilets are in the main floor powder room and the upstairs master bathroom. The toilet in the powder room has a newer flapper. The toilet in the master has a flapper that is heavily warped. Homeowner also states that she puts chlorine tablets in the toilet tanks. The toilets a.so have stop valves with built in supply lines. Used quarter turn main to turn water off. Cut out and removed both stop valves. Installed new quarter turn PEX stop valves, one straight stop, one angle stop. Installed new stainless steel braided supply line. Removed older style fill valve. Installed new brass shank fill valves in both toilets. Removed failed flappers from both toilets. Installed new korky 3” flappers in both toilets. Mike was able to pinpoint a small-ish repair that probably saved us tens of thousands in water damage. The HVAC condensate drain failure switch had failed. He replaced it.
