Today we came out for 1 system inspection. Furnace is located in crawlspace. There appears to be burn marks on wires inside of furnace door Blower wheel has dirt and debris built up on fan blades. Evaporator coils have dust and debris built up on the, and biological growth all over its drain pan. Inducer motor is severely over amping its self as it’s rated for .8 but its actual reading fluctuates between 1.3 all the way up to 2.24. Heat exchanger has several hotspots and areas where it’s starting to crack. I performed a carbon monoxide test and picked up traces of carbon monoxide. Flue pipe is single wall and has several spots were it’s separating and it’s duct tapped in one area to help hold it together. Both supply and return ducts have dust and debris built up in them. Drain line is not properly slopped or secured. Ac disconnect on the outside is cracked and is unsafe for anyone needing to pull it. Condenser coils have dirt and debris built up on them. Homeowner has a wet spot on the wall above the fireplace. The drywall is rather soft and saturated and is bulging due to water. The wet spot is directly below the upstairs laundry room. Cut sheet rock above fireplace and found water. The subfloor and OSB paneling is wet. The Sheetrock is exceptionally soft and saturated. Followed water through floor. Found behind the dryer was two old multi turn stop valves. The stop valve for the hot side is not shutting off and is constantly leaking water. Cut out both stop valves and installed permanent caps. Pressurized water system and tested for leaks. Purged air from water system via upstairs bathtub. Water pressure is 50 PSI Water heater is a 50 gallon natural gas heater from 2020
1 system inspection early bird special . Tested heating and cooling. There was no components that were bad . There wasn’t a wet switch in auxiliary pan . The drain was cleaned out and tested . Refrigerant was to correct levels. Furnace was operating correctly.
Home inspection on one system (second opinion). Filter is clean and drain line is clear. Single capacitor is weak (reading 5.6 on a 7.5 microfarad), blower wheel starting to build up dirty. System is low on Freon (possible evaporator coil leaking. Evaporator coil is taped and seems that it has been opened to check for leaks from another company. Also, no in line switch flood protection for the drain line. System is dated from 2017 but customer. Over in on 2018. Sent estimates for potential repairs, but, at this be and conditions, the best option would be to up the system, with a variable speed blower motor and 10 years warranty. Set a lead to quote up for tomorrow morning.

On this visit I Rewired ceiling fan in upstairs blue bedroom to correct issue with wiring that caused bad connection with outlets on last visit.
Upon inspection, noticed 2014 Lennox system to be very low on refrigerant. Several potential issues also noticed with the 2012 Goodman furnace. After discussion, the decision was made to schedule a project manager to discuss something more efficient. No digital estimates created. Thank you for accusing TE certified! Based on our findings today, it might be time to think about getting a brand new system.
On arrival, customer notified us that the two fans which are the same brand are working off of each other‘s remotes due to the dipstick, not being changed at one of them. Upon inspection of the panel, we noticed they also do not have a surge protector so we will offer an option to get that installed. Customer also notified us that the two outdoor sconces on either side of the garage do not work so the option will include a price to get that looked at and fixed. Install TE provided flood light where blank plate used to be.
Received call about a leak coming from the ceiling below the master bathroom in the basement. Ran diagnostic process in order to eliminate variables from consideration, such as toilet, shower, tub, and nearby faucets and their corresponding drain lines. Also discounted water lines as a potential source of the leak, as the leak was intermittent and not continual. Discovered after filling the tub past the jet line level that the leaks began to surface, indicating that the jet lines themselves were the source of the issue. Consulted with homeowner, referred remediation team, and discussed plans with homeowners for a minor bathroom remodel, including a new tub. Cleaned work area to the best of ability. Disposed of waste materials yielded from the job and discovery process. Ensured that dripping from the ceiling had stopped before departure. Homeowners advised to not make use of the tub for the foreseeable future. Remediation team scheduled to arrive on site tomorrow morning between 9

Today we performed a full panel restoration. We replaced all breakers, including one dual function breaker. We separated all grounds and neutrals. We also re-labeled the entire panel.
We came out to install an outlet for a ductless vent.
Homeowner has a hose spigot that does not properly shut off. The hose spigot is also sitting too far off the wall and is not secured to the wall. Cut Sheetrock behind hose spigot to gain access to hose spigot piping. Isolate hose spigot via quarter turn ball valve in basement. Cut and remove failed hose spigot. Cut and remove old copper piping. Install copper by PEX adapter. Installed approximately 10” of 1/2” PEX. Installed new hose spigot with wide flange. Mount hose spigot to wall and seal with clear caulk. Install vacuum breaker on hose spigot. Pressurize hose spigot to test for leaks. Water pressure is 60 PSI Water heater is a 50 gallon natural gas from 2024 Thermal expansion tank is functioning at time of invoice

At arrival on 03/30/26 Found main floor system not cooling. System was locked out on low pressure. Low refrigerant charge. Found leak in the evaporator coil. Traces of oil found in the evaporator drain pan. Gave option to replace their evaporator coil, or the air handler or full system. Homeowner wants to call us back later to discuss.
Home inspection on two systems. Filters are clean (16/25/1 and 14/22/1-basement), drain lines clear. Basement system is working or in heating and cooling. Main level system has compressor making loud noisy and shuts outside off for a minute and works again. Compressor is giving signs of wear and tear. System is 15 years old and not maintained temperature properly. Sent estimates to replace compressor. Also, draft inducer motor is making loud noise. Due to the age and conditions of the system, best option would be to replace the main level ac, with 10 years warranty ( transferable to the new owner) and with new Freon (r32). Set a lead to quote upgrading for the main level ac system for today.
Client says refrigerant was added last year / summer she says / system looks to be low after doing pressure check / ran the heat to get some ambient heat in home **very high superheat / R22 system 19 years old, dusty, dirty blower ** gauge pressures indicate refrigerant loss ** did a temp split which was 14 degrees ** did explain to client that regardless of operations today …system replacement options would be necessary going forward due it being R22 and age concerns ** unit will not cool effectively as it should …did relay my findings to the MRS
Received call regarding high water bill. Upon arrival, turned water off to the main inside the home. Inspected meter for movement and found none. Allowed approximately 15 to 20 minutes for pressure loss to show inside the home's water distribution network before turning the water main cut off back on. Found no pressure loss when restoring water function to the home. Performed additional inspection throughout the home and reviewed all fixtures, including toilets, showers, and faucets. Found no running toilets, no leaking cartridges, and no dripping fixtures of any kind. Additionally, performed a dye test in the tank of each toilet to confirm that there were no leaking gaskets from tank to bowl. No leaks found at this time. Discovered during the course of inspection that there was a failed expansion tank on the water heater also discovered that the outgoing T and P line was too long and discharged underground. Shortened discharge line so that discharge is visible. Replaced expansion tank

Homeowner has a Canest Smart toilet that is leaking whenever the toilet is used. The water comes from under the base of the toilet. Toilet was pulled and the flange was replaced, as the original flange was set far too low. After resetting the toilet, the leak was still present. The toilet was then pulled a second time and reset, however the leak was still present. At this point, it was found that the pump for the toilet was leaking. The homeowner was responsible for acquiring the pump. The pump was replaced and the toilet was set. The toilet was flushed multiple times after being reset to ensure no further leaks were present. Toilet was caulked around the base using clear caulk. Toilet is functioning as intended.
