Diagnosed air conditioning circuit due to repeated breaker tripping. Upon inspection, the existing A/C breaker continued to trip even with the load conductors disconnected, indicating a defective breaker. Replaced the A/C breaker and verified proper voltage at the breaker, reading 240 volts. Further inspection of the A/C service disconnect revealed one line-side conductor was improperly terminated beneath the pressure plate rather than secured under the terminal connection as intended. Corrected the conductor termination and ensured all connections were properly landed and tightened. After repairs were completed, verified 240 volts at the service disconnect and restored power to the equipment. Tested system operation by energizing the air conditioning unit. The unit started and operated normally, the breaker remained stable without tripping, and the system was confirmed to be functioning properly at the time of service completion.

Installed kitchen sink faucet (Kohler) and (2) water stop valves for H/C supply lines. Also, removed 3/8” copper tube gas line that was run from 10’ out back of house through foundation tacked to the joists and up through the living room floor for a space heater. Patched outside hole with quickcrete and inside hole with quickcrete and tar. Also, quoted for kitchen sink retrap and a new hot water heater. Turned off water to house, drained lines, cut out old 1984 stops and installed new stop valves, kohler kitchen sink faucet, pressurized house, purged air out of lines, tested fixtures, patched and sealed holes, no leaks

For this job the customer stated they had a wet spot appear on the ceiling just below the master shower. They also informed me of multiple water spots on the ceiling in the living room but were unable to identify where they were coming from. Further inspection showed that the main area was soft and wet to the touch so I started opening the ceiling there. After several more holes I eventually located the issue which was a failed pipe below the master shower. The customer also stated they would like to have the other discolored spots on the ceiling opened and checked, however, there was no plumbing located at the other openings. I gave the customer the option to fix the failed pipe as well as flush the water heater which the customer agreed. I performed work and tested my repair thoroughly for leaks and proper function.

Did a full rebuild on a Toto toilet in the master bathroom that was constantly running. Customer is aware this could be a side effect from their pressure issues which I previously quoted but wanted to tackle this before the other issues. There will be a no warranty clause on this due to the existing pressure issues so if the toilet has any issues down the road it will be the customers responsibility to pay for labor and parts if anything needs to be repaired again.

Customer called us out for a clogged sink and a toilet that took a long time to refill in the master bathroom. On arrival I tested the left sink and it was holding water. The toilet was taking a long time to fill. I gave the customer multiple options and they chose to replace the fill valve and clean the trap and pop up of the sink. I removed the trap and pop up and cleaned all components throughly. I then reassembled the trap and tested the sink throughly, making sure there were no leaks and it was functioning correctly. I then shut off water to the toilet, drained the tank, removed the old fill valve and installed a new one. Tested toilet for function and leaks.

I was called out to Dan’s house for a cooling issue upstairs. Dan has lived here for about 4 years so we performed a thorough evaluation. During the evaluation we discovered the capacitor had failed and the contactor was making noise. Once the contactor and capacitor were replaced the system began working normally. Some other concerns we discovered were the flood protection is minimal, the plenums are duct board and the supply has visible biological growth, the drain line runs flat across the attic, the wheel and ac need cleaned, the inducer is leaking through its seal, the heat exchanger is rusting, and the blower motor has leaked out its oil. Due to the advanced age of the furnace, cost of potential repairs, and reliability replacement is a viable option to update the system to today’s standards.

Today I responded to a thermostat concern regarding the battery indicator appearing on a display. Upon arrival, I verify the thermostat had a properly connected common C wire and confirm 24 V power was present between RSC. I replaced the thermostat batteries as precaution and inspected the thermostat operation. The system was tested and found operating normally and cooling mode with proper functionality. Although the battery icon remain display, no operational issues were found with the thermostat or HVAC equipment. At this time, the battery indicator appears to be related to thermostat itself, as power, communication, and system performance were all verified. System is cooling properly and operated as designed. I recommend replacing thermostats if customer is having issues still. Thermostats are 12 years old.

Customer is experiencing 3 plumbing concerns: 1. The toilet on the main floor full bath is continuing to experience a leak from the base. We pulled this toilet 3 times before and replaced the flange twice. I performed a pull and reset, checking the flange, wax ring, checked for porcelain cracks, and tested for leaks after installation. After involving a previous tech and management, we believe the uneven floor is at fault. With the toilet level, we see a significant gap in the front of the toilet. We recommend having a flooring team level out the floor to provide some stability to the toilet. In the meantime, we reset and re caulked the toilet. 2. Drain leak from tubular-PVC transition. The builer had glued this transition fitting on painted pvc, preventing a proper seal. The fitting also wasn’t pushed on the pipe all the way. Glued a new transition fitting and replaced the p-trap and trap arm as a courtesy. 3. Customer states the hot water takes much longer than it originally did.

Today we came out for main level not cooling 2014 Goodman 3 ton single stage zoned with 2023 trane 80k furnace. Found compressor running but condenser fan motor did not energize. After further evaluation of equipment found failed duel motor starter on fan side with this part failing condenser fan motor has been damaged and could fail at anytime. Gave customer options and they would like to make a band aid repair. Installed new duel motor starter and got system back online contactor is very noisy and could fail at anytime. While in basement I will note that This system is single-stage, builder-grade equipment and is not designed to support a zoned application. Installing zoning on this type of system can lead to improper operation, increased wear, and premature equipment failure. Zoning systems are best suited for equipment with variable-speed or modulating capabilities, which can adjust output to match the varying demands of multiple zones. With this job, I did a leak search for homeowner. To start my investigation I isolated the Watermain service between the meter and the main shut off in the garage above the water heater, the homeowner advised he had and irrigation system. During my investigation, I had to discover the location of the irrigation master shut off valve. Once I discovered the valve and shut it off the meter immediately stopped spinning, and the leak stopped. This is an irrigation leak.

Arrived for electronic leak detection. Found the leak in the Lennox evaporator coil. Spoke with Lennox and the coil is under warranty and the coil would be available by Thursday this week. Scheduled to install new coil Friday this week on June 5th. Install time will be from 8am-4pm on Friday the 5th. Quoting customer labor on coil install aswell.

Arrived at the home due to a dual function breaker constantly tripping, when we tested the breaker it fails self testing, we replaced this breaker, as we are working on the panel we noticed a double tapped 2 pole breaker, one of the kitchen circuit have been repurposed to feed stove top, outlets had 249 volts line to neutral, we disconnected outlets and built an estimate to run a dedicated circuit to the stove top.

Run cable in kitchen sink Customer called out because they were experiencing a blockage inside kitchen sink. Upon arrival we tested for a mainline blockage, but kitchen sink was only fixture affected. Removed P-trap assembly and ran cable inside kitchen drains. We were able to successfully clear blockage. Pulled back hair and little grease. Reassembled all drains and tested drains by running water for a long duration of time. Did not see any signs of system backing up. Clearing successful! Our hot water heater stopped working and i tried to reset the pilot light multiple times without success. I was going to wait until Monday to call thinking that no one would be available today, Saturday afternoon. My wife decided to call and low and behold we had service men at our house within 3 hours.
