Upon my arrival to the Bohannans their basement was found completely flooded with standing water throughout the whole basement. Upon my inspection I was able to isolate that it was a sewer drain issue causing the flooding. I found that their basement was drained through a sewer ejector pump. The float on the sewer ejector pump had failed causing it to never properly fire and eject the sewer from its pit. I also found a chain caught on the flapper of their downstairs toilet. The toilet was continuously discharging water to the ejector pit and the ejector pump had failed causing water to continuously pour into the pit. This caused the basement of the Bohannans to be flooded. Upon presenting option to fix the pump the Bohannans opted for a new sewer ejector pump. Upon completetion of my work, No leaks were present and all fixtures drained properly.

For this job I replaced a 50 gallon electric heater with a new customer supplied water heater. I also installed a new water heater pan and a new expansion tank. I used a mounting bracket and I set the psi on the expansion tank to 75 psi. I also replaced the main cut off valve and pressure regulator and set the house pressure to 65 psi. Water heater temperature is set to 120 degrees F. I waited for water to get hot and for water heater to properly function. I hauled away the old heater and left all work space clean .

Replace 5 eaton ch dual function breakers in panel with new breakers provided by customer. Install 40a circuit for 7500w heater in garage. Install customer supplied heater on ceiling. PVC conduit will need to be installed to get wiring to proper location. Install flexible conduit at heater end of circuit. **heater must be located near panel for this option. Install 40a breaker in panel for circuit. Mount customer supplied 65” TV in garage with customer supplied TV bracket.

For this job I replaced a broken toilet floor flange in the downstairs guest bathroom. I also reset the pulled toilet. I tested and left work area clean.

Homecare inspection 3 systems. Checked electrical components, checked coils, checked blower wheels and cabins, cleaned flame sensors, checked safeties, replaced filters, checked delta t, flushed drains and added pan treat tabs, tested condensate pumps, checked IAQ, tested heating and cooling operation at thermostat. Found basement system wet switch tripped due to clog in drain pipe. Wet switch also would not reset even when dry. Quoted repairs, replaced wet switch and cleaned drain line. Recommended running new drain line with proper trap as existing drain line is not correct, customer declined at this time. Apco-x UV bulbs due for replacement next visit.

Add washer box in basement and reseal drain

Tested system not heating for the whole home. Found that the heat exchanger is compromised and needs to be replaced. The inducer motor has also failed. There is a bypass damper. That is the wrong size and needs to be a 12 inch. This whole system has a lot of biological growth and the inside of the systems are also in bad shape with rust and growth. Drain line is also not to TE standard along with flood protections. The zone damper motors are rusted and need to be installed at a different angle. Based on our findings today, it might be time to think about getting a brand new system.

Pull toilet, clear blockage Clear blockage in sink Bottle of endure Customer was experiencing gurgling toilet in basement floor, after testing the whole branch was being affected. We pulled toilet and upon lifting it off we noticed that toilet flange was broken. We ran k400 and were able to clear blockage. We ran water for a long duration of time. A bathroom sink was experiencing slow draining .We removed gunk and hair from bathroom sink drain, and were able to restore proper flow. We scheduled a service technician to replace flange on basement toilet.

Arrived on site with the two replacement cartridges for the master shower. I was able to remove both cartridges and replaced cartridges without issue. Once cartridges were replaced, we turned the water back on to the house and tested the cartridge to ensure no more dripping. I then went ahead and cleaned up my work area and caulked around the face plates in the shower with clear caulking.

Provide and install Tesla charger at the panel. The load calculation for the home came out to around 140 amps after the car charger is installed. This will be close to overloading the main breaker that is rated for 150 amps. I recommend installing the smart current device to manage the load of the tesla charger.

Replaced disconnect for water heater in garage

Supplied and Replaced the cartridges in a three handle shower in upstairs hall bath, American standard fixture.

The microwave outlets needs to be moved up. To do this we will have to pull a new wire and install a new box and outlet for the microwave

The Rheem Tankless water heater is giving an Error Code of 45 - Indicates the Water Leak Sensor has detected moisture. Upon inspection found water in the reservoir in the cabinet and the bracket holding the mother board, but could not find any indication where the leak is originating. Removed the board bracket and sensor to dry the water and sensor and returned the water heater to service. Watched and further inspected and FOUND an extremely slow leak from the Mixing Valve right behind the mother board. Per the homeowners request the Water Leak Sensor was removed from the bottom of the cabinet and hung it out of the way so as to not go off again, and he would put a pan under the water heater to catch any water that leaks. No warranty or guarantee is provided by TE Certified for the modification of the water leak sensor. Future work will be necessary and is the sole responsibility of the Homeowner. Homeowner has us out due to HVAC installer smelling gas from around the tankless. We were able to locate the source of the leak. In addition to the gas leak we installed a code compliant thermal expansion tank and flushed the tankless unit. Once everything was completed we checked and verified connections. Checked tankless for proper operation. The pre filter was cleaned during the maintenance which had buildup in the screen.

Upon arrival, we performed a home care inspection. On this inspection, we discovered a few issues. The first issue was the kitchen sink had a leak on the tubular P-trap. The second issue was a gas leak on the gas fireplace. This leak was right past the shut off valve on the appliance connector. The third issue was that the newly installed toilet was wobbling. Upon approval, we replaced the P-trap and insured there were no leaks. We also unfastened the appliance connector on the gas fireplace and insured the flared fitting was clean and did not have any issues after this. We reconnected it and ensure that it was tightened properly. Before it was hand tight. We also shimmed and silicone the toilet in the master bathroom, which got rid of the wobble. Tested everything for leaks and proper function no further issues at this time.
