RETURN VISIT: Return to complete repairs clean blower wheel for indoor unit plus add te flood protection package 1 wet switch and 1 SS2 Switch Plus flushed drain lines with water. Clean outdoor condenser coil with Chemical plus add 2 pounds of refrigerant r 410a. System is 12 years old I recommend nitrogen leak test. Leaving estimate to clear blockage in laundry drain Clear blockage in laundry line by running cable machine inside drain pipe. Customer called us out because they were experiencing a blockage in their laundry line. Water overfilled from drain pipe onto basement ceiling tile. I tested drain pipe by pouring water directly into drain. Backup occurred a couple seconds after pouring water. Kitchen line is on the same branch as laundry line, tested other fixtures in house but laundry pipe is the only fixture affected. Ran k45 cable machine in drain to clear blockage. Tested by running water king directly in drain. Plugged all water lines back into laundry line, secured lines. Tested by running multiple loads in washing machine and draining load. No signs of system backing up. Clearing successful!

Today we removed and replaced the master bathroom toilet with a customer-supplied two-piece unit. A new supply tube was installed during the replacement. After installation, all connections were thoroughly tested and found to be leak-free. The base of the toilet was caulked to provide a clean finish and a watertight seal. Toilet is secured properly and operating as intended at this time.

On this visit I… -Installed dedicated 20a circuit for space heater directly below panel with new breaker and gfi outlet. -Added new dedicated 20a circuit for bidet from panel to downstairs bathroom with new breaker and gfi outlet. -Replaced outlet with gfi in downstairs bathroom.

Replaced Gfci Receptical and bubble cover outside by side of garage. Replaced broken Uf wiring and pipe running alongside driveway that was powering post light. 2 underground splice kits were used at the damaged wire going to the post and buried to where it cannot be hit again by the landscapers. New outdoor box and blank plate were installed and a new Wr Gfci and bubble cover were installed by the front wall.

Add circuit for induction cooktop

Replace main water service line from water meter to house. Will trench a new water line from water meter, under sidewalk, and run up right side of side and come through exterior wall to garage where main shut off is located. Replace with 1” PEX piping. Repwlce pressure regulator valve and 50 gallon electric water heater in garage at time of water service replacement. 3-30-26 Had to hand tench line due to proximity to utilities.

Wire location and fault find

Upon arrival found toilet constantly running due to an improperly installed fill valve. Replaced fill valve with new part. Flushed toilet several times to test for proper operations.

Replaced toilet in upstairs guest bathroom. Replaced shut off valve to toilet and escutcheon plate. Installed new supply line. No leaks.

Upstairs Bronze Basic Comfort Package ( 1500 down and 11867 financed 18 months interest free )

Upon arrival I found a continuous leak at the downstairs guest bathroom toilet that had caused an elevated water bill. According to available information, the landlord had previously addressed this toilet but the repair was incomplete, allowing the fill valve to fail to shut off fully and create a recurring leak. I performed a complete rebuild of the toilet, which resolved the issue. I verified the repair by monitoring the water meter to confirm there were no further leaks. I also tested the water pressure to confirm there were no underlying plumbing issues contributing to the toilet's failure.

Arrived on site for scheduled repair of mini split head. Checked in with customer and got equipment ready. Only 25 psi of refrigerant left in system, recovered and filled the system with 375 psi of nitrogen. Started to check for a leak, when I went inside to the head, I couldn’t hear anything on line set side. On the far left corner of mini split head, you could hear a leak inside the coil pressure test is only been going for 10 minutes and I’ve already lost 5 psi. Leak is on opposite side of line set , setting up lead for estimate of new mini split.

Arrived on site for a no AC call. Checked in with customer and followed him to basement for mini split. Turned a mini split on as low as it could and fan on auto, doesn’t seem to have cool air coming out of mini split. We did not install mini split, nor has service been done in four years since installed per customer. Checked pressures, temperature split, and electrical connections. Found system low on refrigerant, will need to perform league check, fix the problem if there is a leak, and recharge unit.

Pop Re-Assembly

Installed Tesla universal car charger, surge protector on main panel and replaced outlet in back upper deck outlet.

Replace wet recess lights Replace GFI outlet

Cleared mainline blockage affecting both upstairs bathrooms by pulling hallway toilet and using sewer cable machine. Camera inspections is scheduled for tomorrow 11-2

Perform whole home electrical inspection. Replace breaker for dining room. Breaker #21. Everything tested and working properly.

Performed diagnostic for system b located in the right side of the building. Found filter not changed for over a year, found failed compressor, inside is 06 and outdoor is 2019. Had wipe item notes of metering device repaired s well. Due to cost of repairs of. Commercial unit would recommend replacement over repair. Based on our findings today, it might be time to think about getting a brand new system.

Performed 1 system diagnostic. Found failed blower, failed run cap, failed dual cap, pitted contactor, dirty blower, no te flood protection, bypassed disconnect, schaders leaking, low R22, rusted evap coil. Due toge of unit nd cost of repairs recommended replacement Based on our findings today, it might be time to think about getting a brand new system.

Performed one system maintenance. All electrical components are good. Pressures and delta T are great. Filter is changed and drain line is cleared. System is working at departure.

Customer called us out for a leaking garbage disposal. I tested the disposal and could not see a leak but there was a bowl with water underneath it. I recommended replacing it with a similar model garbage disposal. Customer agreed. I removed the old one and installed the new one with no issues tested for leaks and operation. I cleaned up throughly.
