Performed 1 system diagnostic for main level unit. Unit is a 3 ton Trane that services the Maine level. Indoor unit is located in a low crawl. Found unit with dirty blower wheel, no drain pan, no water safeties, low charge, pitted contactor. Due to unit being 18 years old and cost of repairs customer would like estimate for replacement ASAP. Based on our findings today, it might be time to think about getting a brand new system.

Upon arrival customer stated that ac unit was struggling to keep up inside the home on hotter parts of the day. After inspection of 9 year old furnace and ac unit, found that it takes a long time for metering device to equal out properly on both the suction and liquid line sides. Condenser coils were very dirty and clogged and have not been cleaned in a while, outdoor capacitor was bad and contactor was very pitted. Checked furnace in crawl space, blower wheel is dirty. (16x25x4) media filter was very dirty. Inside furnace was clean. Gave customer estimates to help system by cleaning outdoor coil, changing capacitor, changing contactor and adding a hard start to system, customer approved these repairs and signed up for 1 system homecare maintenance plan. Customer declined to add Uv light. Made all repairs for system and customer approved to have 1lbs r410a added to system to get subcool back to 10 degrees. Replacing breakers for gfci breakers

Flushed water heater and replaced filter on home water filtration.

Upon arrival customer stated that outdoor system had not been working since last week and was having intermittent issues with outdoor system coming on. Stated every time since did start up since it’s been installed he was having issues with compressor being loud. After inspection of system found that unit had an error of 04 indicating a fault code of a locked rotor. Tested compressor and found that unit has a failed compressor. Outdoor capacitor was testing bad as well. Checked indoor system and found no issues unit is 6 years old. Gave customer estimated price to replace in warranty compressor and capacitor and also add an hard start kit for compressor, advised customer lead time from manufacturer is 7-10 business days. Customer also has option to speak with install supervisor to changeout ac and coil for system. We would not be able to provide just a r410 outdoor system due to none being in stock in warehouse. System currently not working at this time. Customer will let us know tomor

COMPRESSOR IS SHORTED TO GROUND & WILL NOT START. SYSTEM IS OVERALL IN POOR CONDITION & OLD. ALSO IT WILL BE TOUGH TO GET THE PARTS FOR THIS R22 SYSTEM. Based on our findings today, it might be time to think about getting a brand new system.

Replaced failed outdoor condenser coil. Charged system with 6lbs r410a refrigerant. Removed all water from drain pan pan and added wet pan switch. Cleaned drain line.

Installed warranty compressor for 3 y/o Rheem heat pump. Pressure tested. Pulled complete vacuum. Charger 13 lbs. of 410A refrigerant. System is currently working.

Performed routine maintenance inspection on 6 y/o Goodman system that operates for whole house. Furnace located in walk-in attic. Checked amp draws. Cleaned flame sensor. Cleared pressure switch tubing. Blower wheel cleaning needed. Water protection is poor. Cleared drain line. Recommend iWave for air purification. Pressure levels were normal. Dual capacitor is bad. Condenser coil cleaning needed. Disconnect is damaged. Informed customer of all findings. System is currently working.

Home Care - Single system Spring Maintenance. Completed the HVAC heating and cooling inspection checklist. I ran the system in heat and cooling for 30 minutes and the systems are operating according to specifications. I cleared the drain lines with my mighty pump to assure that the system was draining properly. Please refer to my Inspection checklist for details. I installed a wet switch ceiling savor, I also added a transformer and broke the red with a fuse so the transformer doesn’t fail it there’s a surge in power. I cleaned both the indoor and outdoor coils.

Tech completed upstair system diagnosis, tech noticed upstairs system clogged drain line, safety switch needed replacement not up to code, outdoor capacitor bad, ac pressures were below system functioning and outdoor coil needed cleaning. Tech got customer approval to move forward with repairs, tech re-routed and modified drain line with a condensate pump, tech install Apco-x dual indoor coil cleaner/protector and whole house air treatment, tech added flood safety switch up to code, cleaned outdoor coil, replaced media air filter 20x25x4, replaced outdoor capacitor and topped off refrigerant levels 3lbs of R-410a. Our client reached out to us in reference to her main kitchen sink faucet on the main level of her house hair pressure differences between hot and cold. This cartridge was replaced about a year ago and our client thought that the new one might have went out or was beginning to fail. She ordered another one from the faucet manufacturer and I installed it. The insulation was tested for leaks and no links were found. Client stated she was said she had a little bit more water pressure in the home. The water pressure at the time was 50 psi and was increased to 65. At the earliest explain to the customer the reason why these items are installed a certain pressure differences and I also had approval from my supervisor to do so. Perform camera inspection of sewer line Noticed that more than half of the sewer line outside is schedule 40 PVC. The remaining half from about middle of front yard to street is original terracotta. Terracotta is not is bad shape. One area in terracotta seemed to have small root growing through but am not able to verify that it is truly a root. Overall, sewer is fairly good shape for the age.
