Water coming through the ground of the front entrance of the property. I shut off the water and dug down to find the main water service line. The water service line is not at recommended depth and is along the path of a dirt and grass road. The area of the water service line is on a mountainous area, I do recommend rerouting the line to prevent further damage from vehicles. After discovering the 2” pvc water main I cut out the damaged section and replaced. Turned on the water and pressurized the seater system. Backfilled the area with gravel and dirt. Tested with no leaks.

Came out for a two system inspection. Found that both systems haven’t been maintenance for over three years. Both systems has dirty, evaporator coils, as well as dirty blower motors. We found out both systems had completely impacted filters causing airflow issues. This explains why the blower wheel and evaporator coils are dirty. We found that the upstairs system did not have TE flood protection, this can lead to catastrophic ceiling damage. We also found that the drain line upstairs is on the verge of clogging, and this will cause water to back up into the drain pan and possible overflow. The downstairs unit is servicing apart of the upstairs and part of the basement. The customer wants to have that unit service other areas in the basement. We will need to install one return duct and two supply ducts to heat and cool the basement. We checked both outdoor units and they were working according to specifications. Troubleshoot electrical issue. ISSUE:no power to garage outlets LOCATION: garage, outside outlets FINDINGS: a lamp post light was recently installed in the front yard replacing an old lamp post light. There was a junction box over an outlet box with an outlet a line running to another junction box then underground feeding the lamp post light. The outlet was rusted out, and the boxes were not sealed so water was getting in both of them. The connections in the lamp post also had water in them. RESOLUTION: feed line to junction box uninstall photocell that no longer works. Make junctions and seal boxes, install box extender with new weather tight bubble cover with weather resistant outlet. We redid connections in lamppost and made sure that they were up in the post and not touching the ground. We were able to reset the GFI to restore power to these areas.

Upon are customer stated that ac unit was not blowing and sound like metal was hitting something inside cabinet. After inspection of system found that unit had a failed blower wheel that was very clogged and fell from shaft of motor. Blower motor has seized up and blower capacitor is bad. The Emergency drain pan is unleveled. Recommend adding inline float switch to primary ac drain line and wet pan switch to emergency drain pan. Furnace is 14 years old, ac unit is 6 years old. Duct system is very dirty. Thermostat is not staying in place at base on wall. Checked outdoor system, condenser coils is dirty, contactor is pitted, capacitor is testing bad, the condenser pad is cracked and causing unit to be unbalanced. Gave customer estimates to replace blower wheel, blower motor, blower capacitor, add in line float switch and wet pan switch, clean outdoor condenser coils, changed outdoor capacitor and contactor, install new condenser pad, this does require a refrigerant repair by removing th

Main panel is burnt in two different places and needs to be replaced. Anything we touch we bring up to code changing out the panel we require that we install dual function AFCI/GFCI breakers. We will also update the grounding system to reflect current code. We will install search protection as well as update smoke detectors to code. Permit will either be pulled through Stockbridge or Henry County. This will make the house is safe as we can possibly make it without rewiring the entire house.

Homeowner had us out today because her system is not cooling. Upon arrival we noticed that it is currently 73° inside the home and the system is off. Homeowner informed us that she’s noticed that the system goes from Cold to hot. We checked electrical and found that the 10 MFD capacitor for the blower motor is worn out and will need to be replaced. We also noticed some biological growth on inside of the system. We went out to the outdoor system which is from 2002. We noticed that the outdoor fan was not spinning. We checked electrical and found at the 45/5 capacitor was out of range and needed to be replaced. We also noticed that the contactor was very pitted and also recommend replacement. After replacing the 45/5 capacitor, we noticed that the refrigerant pressures were low and the system is an R 22 system. Presented all recommendations to homeowner. Homeowner chose to only replace 45/5 capacitor. We recommended getting an option for full system replacement.
