- TESTED SYSTEM NOT COOLING FOR MAIN LEVEL. FOUND CONTACTOR IS FAILED & COIL VERY DIRTY. THIS UNIT IS ALSO LACKING FLOOD PROTECTIONS & HAS NO RETURN PLENUM - TESTED UPSTAIRS LEVEL SYSTEM & FOUND FALLED CONTACTOR, DIRTY COIL, & FAILING COMPRESSOR. THIS UNIT IS ALSO LACKING FLOOD PROTECTIONS & RETURN PLENUM. TODAY WE COMPLETED BASIC BARE MINIMUM REPAIRS ON BOTH SYSTEMS INCLUDING CLEANING CONDENSER COILS, REPLACNG FAILED CONTACTORS, AND ADDING HARD START TO UPSTAIRS LEVEL UNIT. CUSTOMER ALSO SIGNED UP FOR HOMECARE MAINTENANCE ON THIS VISIT.

- Tested system not cooling for the upstairs level. Found the system is restricted from the TXV in the evaporator coil. This system is very poor condition and was not maintained along with the age of the system being a big factor. - tested the system for the main level because it was leaking a lot of water into the crawlspace area. Found this unit has a cracked coil pan to the evaporator coil that is not allowing it to drain outside. This system is also 18 years old and in poor condition due to lack of maintenance. Due to the age, condition, and Based on our findings today, it might be time to think about getting a brand new system.

Polybutylene water line is spraying water inside of the garage area. I shut off the water to the home and drained the system, cut out the damage section of piping and replaced. Turned on the water and pressurized the system. Tested with no leaks.

The bare minimum basic repairs to get the system running today. Completed all repairs including replacing evap coil, cleaning condenser coils, install flood protections, and replacing capacitor. Tested systems after repairs and found no failures at this time.

Tested system not cooling for the pool house of the community. Found system was empty of refrigerant and conducted a leak search. Found the evaporator coil was leaking inside the air handler and needs to be replaced. The system is also lacking TE standard flow protections, and the unit could benefit from adding a UV light to prevent future growth inside the unit and keep the air healthy.

Tested system with water leaking from the furnace. Found the evaporator coil pan was melted from unit getting too hot the when the furnace was turned on. This is due to a cracked heat exchanger! Furnace is not safe to run at this time. This system and the upstairs unit do not have any flood protections. Both condenser coils outside are extremely dirty and the capacitor is failing to the main level. Due to the age and condition of the furnaces on both levels, I did recommend replacement.

Based on our findings today, it might be time to think about getting a brand new system. Performed 1 system diagnostic on whole home system. Found unit completely empty. Unit had no charge performed leak search and found hole in lineset in crawlspace. Seem to be arced from ground wire. Causing a dump off in charge. Outdoor unit did not have low pressure switch and system was running with no charge. Due to chose of repairs and unit being out of warranty. Custimer would like estimate for coil and condenser only.

Upon arrival customer stated that ac unit stoped working and that outdoor unit was not coming on. After inspection of system found that unit had a failed outdoor capacitor for the fan terminal. Contactor is very pitted. Checked indoor system blower motor is pulling high amps, blower motor capacitor is bad, blower wheel is very clogged. Furnace is bad shape a lot of rusting inside furnace burners and flue pipe. There is no flood protection on equipment. Advised customer of issues with system, outdoor capacitor is bad, outdoor contactor is pitted, condenser fan motor is bad, blower wheel very clogged, blower motor pulling high amps, blower motor capacitor is bad, recommend in line float switch and wet pan switch. Customer approved only the capacitor to get system back up and running today. Customer declined all other recommendations at this time. Replaced capacitor and system is back up and running at this time. Refrigerant levels did test good.

Client has us out today because they are wanting to get 4 total bathroom faucets installed as well as the toilet in the basements bathroom needs to be replaced and the toilet seat for the upstairs hallway bathroom is cracked. After presenting options today we decided to go with replacing the prv, replacing both faucets in the master bathroom, as well as fully rebuilding the toilet in the basement. All work is done and tested with no leaks.

Upon arrival customer stated that system was not cooling since Wednesday stated system had been working just fine u til then. After inspection of system found that unit had a failed outdoor capacitor and contactor. Condenser coils were very dirty. Checked indoor unit, blower wheel was very dirty, blower capacitor was bad. Advised customer of issues within unit, recommended new capacitor and contactor for outdoor unit, and chemical coil cleaning of dirty condenser unit, recommended cleaning dirty blower wheel, changing out bad capacitor and adding in line flood protection to primary drain line and wet pan switch for emergency drain pan. Customer approved to have outdoor capacitor, contactor, blower capacitor and cleaning of condenser coil and blower wheel today. Made all repairs for system and tested system operation and everything was back working properly. Made sure drain line was clear and installed new (16x25x1) system filter. Found no issues within unit refrigerant levels. Everythi

Arrived found unit off on auxiliary panel float switch caused by clogged drain line and condensate pump not activating and pushing water out. No in-line safety or wet switch. Arm flex missing section at air handler. Found bad condenser capacitor. Pull out disconnect handle is broke. The bare minimum basic repairs to get the system running today. Upstairs system found unit evaporator coil and line set frozen due to bad evaporator blower motor. Found water in auxiliary drain pan. No in-line safety or wet switch. Condenser capacitor, bad. Work has to be approved by landlord.

- Tested system not cooling for the main level. Found a failed capacitor and a dirty condenser coil. System has subpar, flood protection, and dirty ducts that could use cleaning. Today I replaced the capacitor and cleaned the condenser coil, the system after repairs and no failures at this time. - Tested the basement level system that was not cooling. Found the compressor is not turning on due to burnt up starting wire to the capacitor. I tested with a megohm and the windings are in a caution level to fail. Due to the age of condition of this unit unit I recommend replacement. Today we completed the bare minimum basic repairs to get the system running. I replaced the capacitor, repaired the wire, added a hard start kit, and clean the condenser coil. System is running at this time.

Upon arrival customer stated that they were having issues with system cooling for suite b yesterday. They wanted to have a full inspection done for system. Did full evaluation and found that thermostat is causing issues with system, the batteries in the thermostat have corroded and have caused the thermostat to go bad. This system is 18 years old, an r22 system which is obsolete. Checked air handler in attic, blower wheel is very impacted with a lot of dirt, blower motor capacitor is testing bad, the evaporator coil is rusted and inside of coil is very dirty, the rust is falling into the evaporator coil drain pan and causing the primary drain line to clog which can cause severe water damage in attic. There are no proper safety flood protection devices in attic in case of water over flow. The (20x20x1) system filter is very clogged and can lead to system freezing.
