Water was backing up from under dishwasher from an old abandoned dishwasher line that was never cut off. Kitchen drain transition from abs to cast iron that goes underground. When we ran water in kitchen drain it would come from below dishwasher. We Went and flushed toilets on the other side of the house and only kitchen was being affected. Took apart pTrap assembly and ran k400 cable. I was able to clear blockage and hear a rush of water go down the drain. This is the second blockage in 3 years that affected the kitchen. A couple of months ago they had another mainline blockage that affected their other side of the house and caused flooding. They had another plumbing company come out and clear that blockage. Came back on 11/12/25 and properly replaced the mini split control board, replaced the blower motor, cleaned the blower’s wheels, and cleaned the evaporator coil. The blower wheels and evaporator coils were extremely dirty. Per Eric we should clean them as courtesy.

We arrived on site to inspect the wire running through two junction boxes. After inspection we noticed the neutrals in one box were not connected properly which was burning up the wire and outlet. We ran new #12 THHN wire through junction boxes and re-made up both boxes. The outlets were tested and have 120v.

Reinstalled costumer supplied garbage disposal because it was installed wrong, pulled and reset a toilet, and installed flange due to old one being broken

Troubleshoot for the dishwasher.

Tech was out for no heating , found inducer Gromit around package unit gone and inducer exhaust not completely in flue causing Co build up shut system down. Also where porch is built fresh air is unable to get to system. Due to package unit blocked in there is no where for flue gases to escape fast enough. System is sitting in a confined space. Burners are rusted and gas is not able to push through properly. Inducer complete assembly is needing to be replaced. Blower is completely impacted with debris. With debris caked on there is now way to get blower wheel completely cleaned. Would need to replace blower wheel. Condenser is needing a chemical cleaning. Evap coil is impacted with debris as well. This is causing system to not properly have good air flow. This would bee to be deep cleaned for proper air flow. Tech does recommend cleaning evaporator coil due to your system is R-22 and any leaks or other major components break down there is NO repairs that can be made spoke with custome

Tech completed work. Installed and Tested all safety’s. , cleaned out door condenser chemically , cleared drain line. Replaced disconnect, Showed customer all that was done. Also let customer know when is 68 and below not to run ac unit when indoor temperature is 68 this will cause system to freeze. Customer signed up for maintenance for 3 systems at this time basement level is operating.

Homeowner has little water flow from kitchen faucet. Tested water pressure and found it to be approximately 90 PSI. Removed supply lines from faucet and tested flow through faucet. Found rubber pieces coming through faucet. Replaced supply lines to faucet but still had little water flow. Faucet is made by glacier bay and should be replaced. Whilst troubleshooting. I found the stop valves for the faucet would not shutoff all the way. The stop valves are failing and need to be replaced. Due to water pressure exceeding 80 PSI, no warranty can be provided for any work done to the plumbing system until the water pressure is brought below 80 PSI.

Changed gas control valve and burning assembly due to condensation from flute pipe going down to burner assembly and rusting out thermal couple and burner let homeowner know that if burner goes out again it’s due to condensation and will have to change out flute and water heater due to age

Customers garden tub was not getting very warm at all.Even completely all the way open. Also notice that there was a large pressure drop.When any fixture was used and that the thermal expansion tank was the inappropriate size for their fifty five gallon water heater. The customer agreed to have their pressure.Regulating va, thermal expansion tank and their garden tub faucet adjusted. I started with adjusting the garden tub faucet, and it was unable to be adjusted. Had to adjust the temperature at the tempering valve underneath the lavatory sink. I then turned the water off to the house and replaced the pressure regulating valve.And thermal expansion tank above the water heater. Homeowner stated he smelled gas by backyard gas stove. Applied gas leak solution to the black iron fittings and could not locate any leak. Replaced the gas whip to the stove and tightened the gas shut off valve to the stove.

Tech also noticed condenser unit is very dirty needing a cleaning chemically. I’ll check in the outdoor unit tech pull disconnect and disconnect came completely off. The copper is seized inside disconnect . This is a safety hazard for tech or any other technician is unable to cut off outdoor system. Spoke with customer about issues and repairs. Customer went ahead with option one due to it being dark tech is unable to clean outdoor condenser properly and to install disconnect, Customer is wanting us to return Tuesday between 9-11 to start work. Customer had pinhole leak above water heater on the hot side. Replaced pex piping with all copper piping. Recommend either a repipe or a water monitoring device due to continuous pinhole leaks. I cannot warranty this due to the water supply being hooked up to the neighbors. Will give her 30 days for compensation on repair for water monitoring device.
