Homeowner had a high water bill. Confirmed the main water line was not leaking. Noticed the main floor toilet was running occasionally. Shut water off and replaced the toilet fill valve and flapper. Tested toilet and everything is working properly. The water heater has some issues that should be addressed. No sediment trap or thermal expansion tank. The vent pipe is also not properly sealed.

Upon arrival, we met with the owners. Both toilets on the main level recently started backing up. Through testing, we found it’s only the two toilets and the sink in the powder room. Based on the visible plumbing in the basement ceiling, the clog was closest to the master toilet. Nothing else in the home is affected. We were able to auger through the master toilet and clear the blockage. We ran water from several fixtures and confirmed flow through the outside cleanout. Perform draining clearing on toilet. Drain clear only. Does not include repairs or main line clearing. No warranty on drain clearing.

SERVICE | Complete Tank Rebuild (3) Toilets. Includes fill valve, flappers, flush valve assembly, tank lever, bolts, washers, and tank to bowl gasket (spud). No warranty on repairs made to toilets as they are stamped with 1978 build dates. — Turned water off via local stop valve, drained and vacuumed out contents of tank. Disconnected tank supply line and bolts, removed unit from bowl. Once disconnected, removed and disposed of old fill valve, flush valve, remaining washers, and tank to bowl gasket. Replaced each component with new, universal rebuild kit(s). Replaced tank to bowl gaskets with GERBER-brand specific components, as universals were incompatible. Took additional care while rebuilding toilets to grease all internal rubber components to extend longevity. Adjusted height of all flush valve overflow tubes. Set fully rebuilt tank in place, secured via new hardware, connected new supply line, and restored water to the units. Tested thoroughly for leaks, found no issues

Upon inspection of the electrical system, I found the grounding system was all but nonexistent. There are no ground rods, and there is no rebar grounding. The homeowners have a whole home search protector, which will not do as much good without a grounding system. They is also one outdoor GFI outlet near the meter in rough condition that looks like it should be changed, the cover currently on it also does not allow it to close fully without pinching the plug that is currently in it. So this option is to get it changed and put a new bubble cover with silicone around it to weatherproof it. This option also includes changing the GFI in the garage behind the fridge to a regular outlet and then installing a GFI breaker at the panel.

I came out to investigate an issue with the mini split, not having grounding and shocking the people who are working on it. There is an issue in the line going from the panel to the mini split possibly a junction in the attic space we can no longer get to. The solution to the issue is to pull a new wire from the panel. I’m pulling a new wire from the panel and installing a new breaker as well as piping wire underneath the ground and installing anew disconnect for the AC unit, since the old one is also rusted. The new breaker is a 15 amp two pole breaker, which is the correct size for that AC unit. The old wire was a 10 wire, probably because the previous AC was a 30 amp. When I replaced the circuit with a 15 amp circuit, which is the correct one for your AC unit, I needed to replace the whip going from the new disconnect to the AC so that it would have the correct wire gauge. I did have to bury that pipe and I tried to clean it up as best I can, but with the rain and frankly a wea

Performed a complete evaluation of the home’s heating and cooling system. The equipment is a 2005 Ruud system consisting of a 75,000 BTU gas furnace and an R-22 air conditioning system. The system is now approximately 20 years old and is showing several age-related wear conditions that can affect reliability, efficiency, airflow, and long-term operating costs. Findings were documented during today’s visit with service notes and supporting observations. During the inspection, high static pressure was found on the return side of the duct system, indicating the equipment is working harder than designed to move air through the home. The blower wheel was found heavily impacted with debris, which restricts airflow and can reduce comfort throughout the house. The indoor evaporator coil has visible oxidation and rust on the copper tubing, indicating age-related deterioration. Today I came out due to upstairs system not working. It’s a Lennox air handler located in attic. Upon arrival system was off at the thermostat. Turned system on, indoor unit came on, but out door unit did not. Reason was a dead capacitor. It’s rated for 35/5 +/-5%, but the actual readings were 0/0. Indoor unit is covered in biological growth both inside and outside of unit. Filter needs to be changed ASAP. The indoor blower capacitor is failing as it’s rated for 7.5 +/-5% and actual reading is 7.09. Blower wheel is heavily impacted with biological growth and debris on fan blades. Outdoor unit’s Contactor is heavily pitted and condenser coils are impacted with debris. After going over all findings and options, Lori has agreed to sign up for our Home Care Maintenance plan and replace capacitor for out door unit. She’s is going to discuss with her husband on what else they would like to take care of. It was a pleasure to speak with you today and I look forward to hearing from you soon!

For this job I arrived to a blank t-stat. Came across water in the drain pan, float switch was triggered. Came across dirty filter which froze up the coil and caused the excess of water. Inspected IDU and ODU, condenser coil on both systems were caked up with dirt and debris. Compressor at first was not running and making a loud noise. Contactor is pitted and charred. System is operational at the moment but I informed to the homeowner the system is at the end of its life expectancy and will struggle / not make it in these hot weather weeks.
