We removed the existing flange which was installed to high out of the floor. After reworking the drain pipe and lowering it, we reset the flange, installed a new wax ring and horn. Reset the toilet and tested several times with no issues.

Estimate is to replace main/ upstairs furnaces, new return plenums with media filters on both, replace crawlspace/water heater flue pipe, cut in supply/return vent in basement trunk line and permit all work with Roswell.
Dryer vents line came lose in the attic. Reattached lines and connected to the side of the wall in the attic, as well. No issue.

Very knowledgeable made me feel at easy that he was the right person to do my repairs and install my tankless water heater. I think the pricing was very reasonable. Would definitely recommend him. Replaced tankless water heater. Installed new service valves, new shut off, and new thermal expansion tank. Replaced customer supplied kitchen faucet and repaired two other faucets with customer supplied parts. Replaced prv and set pressure to 50 psi. Ran all air from lines and tested to make sure new tankless is working properly. No issues.
Homeowner has a visible leak in the yard. Dig to locate the leak in the line, cut out the section of 1" polybutylene piping, adapt to the piping with new PEX pipe and fittings, pressurized, removed the air from the lines, and checked the repaired area for leaking. We shut off the main valve to the home to test the piping in the yard and found that the meter was still spinning very slightly. This was confirmed with the homeowner and said he will deal with it if necessary in the future.
Replaced water service from the meter to the pre-existing copper tail out. Located copper tail out with SR20 locating equipment and dug down to expose the line. Dug up at the meter and ran a trencher at 18in deep. Laid new 1” HDPE water service line in the trench and backfilled tamped to rough grade. Connected at the pre-existing tail out and at the meter and tested for leaks and proper function. Wrapped joints in code approved burial tape to protect from rust/corrosion and finished backfilling. Walked the job with the client and cleaned work area.

For this job I came out and replaced dusting tub spout, and a master trap in the master bathroom right vanity sink. Will return when customer has faucet to replace faucet and pop up assembly.
I came out to inspect the panel on this home. The panel is fairly old, so some of the things that were acceptable when it was installed are no longer code. The primary one is that the neutrals are double tapped. Which what this means is that there are two or more neutrals underneath one screw which can cause heat in the panel. The recommendation for that is to separate those neutrals out which you do have space for. For the house grounding, the panel is grounded to the plumbing as was done during the time this house was built. Current codes require you to run ground wire from the panel to the outside to an 8 foot ground rod in the Earth and jump to a second 8 foot ground rod in the Earth. Due to the age of the panel, it would be a good idea to replace the entire panel, which would include fixing that wire issue. This panel is the original to the home from 1978. We did a troubleshoot for the laundry washer that was not working, we test the breaker and it had fail so we replace it and install a whole home surge protector.

For this job, I worked on replacing damaged underground circuit to neighborhood sign light. Job included 50 foot bore and 50 feet of hand digging. PVC conduit was used so that circuit is serviceable.
Installed new supply stops and supply lines under half bath sink.

Today we came out for multiple gfi issues, we went through and noticed a few were charred and needed replacing. We recommended surge protection at 4 main panels, one in garage, and three in basement. The island gfi needed to be replace and restore power. Panels have double tapped neutrals which isn’t the best connection for return path, panel a also has mix match breakers, to correct this we will install a tandem 15 seimens breaker and install a new 2 pole breaker for surge protector

Installed a wet switch for the upstairs system, sealed all air gaps with clear silicone to ensure proper airflow to the home. At this time all systems are operating properly. I will need to return with 2 ss1 drain safeties

Customer had a sink downstairs in the restroom that wasn’t draining first. I gave him my option to take apart the drain beneath the sink and clean out the hair that was in it after cleaning out the drain and putting the drain back together in test and the drain backed up again so next I gave him the option to run my cable down the wall and after I ran my cable, I was able to remove a large lot of hair that had rust in it as well, so I let the customer know that the cast-iron could be the issue, but I did get it cleared and after testing the drain was working perfectly with no leaks and backups. I let the customer know if it gave him another issue. I would consider having the rest of the cast-iron Inspected.

I came out to investigate an issue with your back GFCI outlet, not resetting. This outlet had gone bad and it looks like it’s just had heavy use. You’re wiring looks fine and actually your outside cover was still in very good shape so I did not charge you to replace it. Also, I waved the troubleshooting fee since this was a very quick troubleshoot. I also took a look at your doorbell, and this seems to be an issue with the doorbell itself. The wiring is attached correctly and the button is just only working intermittently. I also took a look at your panel while I was here and the only thing that I noticed is something that has been brought to your attention before, but I thought I’d mention it one more time, you don’t have surge protection on your home, which can’t be really valuable for keeping the surges that can come through due to power company flickers, maintenance, and lightning from damaging your electronics.
