Upon arrival, I was shown a few issues. The first being a pinhole leak inside of the ceiling in the kitchen area. Also, the master bathroom lavatory was leaking out of the spout. And the upstairs hallway bathroom lavatory was leaking out of the handles when turned on. In the same bathroom, the water closet fill valve had failed After discussing options with the customer and upon approval, we repaired the pinhole leak replacing large sections of pipe on the hot and cold side inside of the ceiling. While replacing this piping, I discovered a leaking 90 on the vertical before it goes horizontal I had to cut a traditional drywall and discovered that the cold water copper pipe looked pretty bad. After discussing this with the customer, we are leaving an estimate to replace the hot and cold vertical going from the ceiling in the first floor all the way down into the unfinished basement area. Customer had us out for no hot water. After checking the water heater and hearing from the customer, the pilot light was out due to the hvac companies recent work. We also noticed the prv and thermal expansion tank were failed. We recommended replacing them today. Customer agreed. We replaced the thermal expansion tank, prv, and main shutoff valve. Restored water and tested all work. Set new pressure to 60 psi and pumped new expansion tank to 70 psi. No issues or leaks. Re lit pilot as courtesy.

Installed customer supplied thermostat.

Replace 21 year old water heater with 50 gallon gas water heater. Install 4 year extended warranty anode rod on 50 gallon gas water heater.

Diagnosed issue with kitchen outlets not working

Custome,rs kitchen outlets were not working. We diagnosed the issue and found a loose connection in a back stabbed outlet. We replaced the outlet and installed a gfci breaker to insure it was protected.

Redo connections for transformer for under cabinet lighting

Replaced upstairs shower valve and installed trim kit as well. Cut into drywall in bedroom behind shower valve in order to replace the valve Tested all work and everything is working as it should at this time Thank you for choosing TE Certified

Customer called about a clogged toilet bathroom sink. The issue was resolved by the time I arrived. The customer also had an issue with a running toilet upstairs in the office bathroom. I tested to see if the fill valve was working properly. The fill valve was working the water level was set too high. I adjusted the fill valve and checked to see if it began to run. The toilet is no longer running.

Customer called us out for a partial power outage. After diagnosing the circuit I found an outlet that has a burnt up neutral. After explains to the customer we needed to replace it he asked me to not due to the replacement cost and to tie the circuit through and re install the burnt outlet.

Customer had a dishrag stuck in the garbage disposal. Provided estimates for attempting repair as well as replacements. Customer chose to replace with a 3/4 horsepower disposal. Brought to customers attention the kitchen drain set up is not ideal and is how it used to be installed decades ago with traps being below floor level. Customer stated he understood and may decide to address this in the future Installed new garbage disposal and reused existing drain set up. Warranty pertains to disposal itself but does not include the drain if any issues arise due to the current set up Tested work and everything works as it should at this time. Excavate area from house towards driveway down to expose piping. Install 2 way clean out at front of home and new piping just before driveway to catch grade. Will need to remove shrubbery, but will try to salvage and set aside for customer to replant. Test and cover area back to grade. LIFETIME WORKMANSHIP WARRANTY ON REPAIRS MADE BY TE CERTIFIED

Remove flooring, concrete, and dirt to access piping. Remove defective section of piping and install new pvc piping with connections. Test, cover area, and pour concrete back. Customer responsible for flooring Installation: Removed flooring and concrete on marked location. Discovered a blockage and pushed it out. We ran a hose down the line to ensure we completely flushed clog down the line. We ran a camera from the kitchen and made it all the way to the tap. Replaced section we cut out and tested for leaks. We then back filled and poured the concrete back.

Installed new hose bib and quarter turn ball valve at the garage end of the home. The house was pressurized and all air was removed from the lines before testing the hose bib for proper operation and leaks. At this time it is working properly.

Based on our findings today, it might be time to think about getting a brand new system.

Replace chandelier in family room and relocate to master bathroom.

Installed new flare fitting on gas line for stove installation. Tested for leaks with no issues.

Installed customer supplied kitchen faucet cartridge and provided a troubleshooting for the smart toilet located in the first floor powder room. The toilet is not filling and cannot sustain a regular flush. I’ve checked the inlet screen for blockages, there are no blockages at the inlet screen. After further investigation I was able to determine that the solenoid valve for the toilet needs to be replaced per the manufacturer. The solenoid valve in discontinued part #1137494. The home has a high water pressure reading which the homeowners were already aware of. The PRV is likely behind drywall in the homeowners clothes storage in the basement. Located one outdoor tankless unit next to the hose bib. Unsure if a second unit is in the home. Could not do evaluation of entire plumbing system on this visit.

Perform two system home care today. Changed air filters. 16x25x4 and a 20x25x4 Basement air handler is not level and going against the flow of the condensate line should be shimmed on the left side to drain better. UV light is installed in the return and is also not working. 16x25x4 20x25x4

Perform a systems home care maintenance, tested all electrical components, flushed drain line, tested thermostat, Tested both system on cool and heat, checked pressures and refrigerant. Units are running, however there are some issues that need to be addressed, let costumer know and left details and option on inspection sheet attach to this email follow with quotes. Failed ECM blower motor. Loud and high amping inducer motor along with a dirty blower wheel. Cost of repair would be better applied towards a new furnace.

Customer called about a laundry line not draining in the garage. The customer has had the issue a few times over the years. Customer does not plan on staying in the home long enough to fully repair the issue. I recommended I run a cable through the laundry drain. I ran the cable the initial time and pulled back roots and hair. I ran the cable 2 more times for good measure I pulled back nothing on the last 2 times. I tested with the washer hose for 8 minutes and again with the washer itself. The drain is flowing properly.
