Job Locations and Reviews
Homeowner has a tub that T.E. performed a repair on. The tub has begun leaking again. Removed tub drain and resealed the tub. Informed homeowner that if this happens again, then the tub waste and overflow would need to be replaced, and that the drywall behind the overflow would need to be cut. Left homeowner with estimate to repair Homeowner also has a kitchen faucet with very low pressure on the hot side. There are two old multi turn stop valves for the faucet. Removed stop valves and replaced with new quarter turn stop valves. Checked water pressure using a supply line from both valves. There is ample pressure. Blew out faucet through cold side and got chunks of rubber from supply line. The old stop valve had degraded and pieces of the washer had blown into the faucet. Managed to achieve better flow, however it is not perfect, informed homeowner that at this point, Kohler would need to be contacted to get replacement parts.
Customer had a hose Bibb that was spewing out when it was ran and a faucet that was leaking around the base when it was ran, i replaced the vacuum breaker on the hose Bibb and recommended the customer call delta to get parts for the faucet under warranty since it’s a year old, also wrote up quotes for ball park repairs
Replace all carbon smoke detectors, install 2 surge protectors (one per panel, replace bulbs on garage sconce light and back porch ceiling fan .
Today we came out and performed two system inspection. Inspected all electrical components and connections. Tighten terminals and connections as needed. Tested capacitors and they all checked out with data plate. Took amp draws on all motors and compressors. On Lennox 4 ton compressor pulling lock rotor amps on start up 248 max on data plate is 99 amps compressor could fail at anytime. Left band aid repair option and will get install supervisor to give options on updating. Client will be traveling the next few weeks will schedule it midway through may. Flue piping on furnace serving main level is not up to code single wall piping must be double wall piping. On both systems client has minimal flood protection, on master bedroom system equipment is missing locking caps refrigerant could leak out at anytime. This system also uses r22 refrigerant that has been mandated by the federal government and is obsolete. Checked refrigerant levels and inspected all ductwork left all equipment operat
Replace (3) smoke and (3) smoke/co2 detectors. Also replace safety breaker.
HomeCare Inspections Upstairs Duct board return plenums should be upgraded to metal and dirty condenser coil are the only areas of caution. Recommended additional IAQ enhancements, metal plenums and cleaning condenser coil which was done on today’s visit. The equipment is otherwise heating and cooling well at this time Main Furnace is 20+ years old with an over amping inducer motor, dirty blower wheel, out of tolerance blower capacitor and the equipment is not in a drain pan. Condenser coil is dirty. Cleaned condenser coil and installed an Ecobee thermostat. System is heating and cooling properly at this time. Basement System does not have adequate flood protection and the blower wheel is dirty. Equipment heat rise is abnormally high while temperature drop is within acceptable parameters.
For this job we installed a back to back outlet from the bedroom to the back porch. Also replaced a GFCI outlet on the lower back deck. Installed new bubble covers and siliconed around the boxes everything functions as it should.

Upon arrival, met with customer and spoke with them regarding their issue. Customer showed me inside and upstairs to the third level bathroom. Customer states the tub is draining slow and they would like the other fixtures checked for slow drains as well. I confirmed the slow draining tub and checked all other fixtures in the home. Home is seven years old and has one bathroom on the third floor, two on the second floor, and one on the main floor. All other sinks and tubs are draining properly at this time and I did not discover any concerns. Presented customer with options to clear tub drain upstairs. Customer agreed and after getting signature approval I began work. Removed tub stopped and removed large amount of hair and soap scum buildup clogging drain. Snaked p trap and ran hot water to ensure tub is no longer clogged. Partially filled tub and allowed it to drain. Tub is now draining properly at this time. Cleaned work area. Customer is satisfied.
Completed a full inspection maintenance on 3 HVAC systems. Inspected heat, exchangers, burners, and ignition components for safe operation. Check blower, assemblies, airflow, settings, electrical connections, breaker, sizing, and motor amp draws to verify proper performance. Tested controls and safety switches and inspected for any potential safety or code concerns. Upon arrival on the basement system, I observed standing water in the drain pan. Further inspection revealed the PVC line feeding into the condensate pump is broken, preventing proper drainage. Due to the location of the system and obstruction from the refrigerator, full access was limited. I had to climb over the refrigerator to reach the unit, and water was visibly present from on top of the refrigerator prior to assessing the system.. I left thermostat in the off position to prevent continued water accumulation and potential overflow. Estimates have been provided to the customer to repair the broken condensate drain li
Pulled basement toilet in order to perform sewer scope for a potential buyer if this house who is in due diligence. Discovered that there is original cast iron servicing the main floor 2 bathrooms, one kitchen and washing machine. Also discovered that the basement bathroom is original with cast iron under the concrete slab. Ran camera as far as I could from basement to outside sewer line and was inky able to make it about 30’ past the house. This is due to a long run of cast iron with turns which makes it difficult to push the camera. Providing options to have cast iron replaced throughout home and for outside sewer line.
Install a new hose spigot with a quarter turn shutoff valve. Cut into the living room wall and install an access panel. Run from copper to pex. Seal the hose spigot to the house and verify there are no leaks. Water heater is from 2013, I recommend replacing this soon as water heaters last roughly 12 years before they fail. Customer is interested in a retrofit recirculating pump and would like a quote on tank only. I Left several estimates so they can decide which water heater and which recirculating pump works best for them. An electrician will need to come out to install an outlet for the recirculating pump.
12 years parts warranty
For this job, I replaced the prv and main shutoff in the basement and relocated it to be better accessible for the homeowner. Along side this, I also replaced the front hose Bibb. The customer also had 2 separate irrigation leaks that were also repaired. I tested everything thoroughly to ensure there were no further leaks or issues

Ran out of time with home owner. Sons birthday. Home owner noticing high power bills. Older equipment. Dirty 1 inch filters Need to be replaced. Aprilaire filter in crawl space is still good. Second floor system - 2 lbs low on refrigerant. Only 15 degree delta t and needs to be at least 16. Would fail inspection. Bad / weak run capacitor. Bad / weak dual capacitor. This can cause ac to fail. Main floor system- small cracked heat exchanger. This will get worse and will leak carbon monoxide in home. 5lbs low on refrigerant. 10 degree delta t and needs to be at least 16. This would fail inspection. Dirty condenser coil. Dirty coils and low refrigerant levels are causing high power bills. Please look at pictures when you have time. Call if you have questions or want me to complete work. This will help Lower power bill.
For this job I replaced over 30 year old pressure regulator, I also replaced the main valve feeding the main water line to home and the valve serving the outside hosebib as a courtesy. I tested and left work area clean.

Arrived on site to install a new 50 gallon gas water heater in the basement . Once existing heater was drained and removed , I set in the pan , leak alarm , and tied into the existing copper lines. Expansion tank was filled to 70 psi , and house pressure was at 60 psi. Once heater was in place , I filled the tank up with water , fired on the unit and set the temperature to 120. I also explained to the customer that if he feels the temperature needs to be higher , he can do so by turning the knob counter clock wise to any above setting .
Performed performed $59 AC check up. Checked all electrical and amperage. Flushed and treated drain line. Changed filter 16×25×1. Clean the flame sensor. Check the evaporator coil and the blower wheel. Checked outdoor unit, checked capacitor, contactor, and pressures. No in-line safety no wet switch no auxiliary pan. Dirty blower wheel. Dirty condenser coil outdoor fan motor over amps. Failing outdoor capacitor. Oversized condenser breaker has 40 amp is rated 35 amp.
Remove hose pTrap and replace with pvc pTrap Customer called us out for a master sink that was not draining properly. Upon arrival I tested the bathroom group to ensure we weren’t having a bigger issue going on. I noticed the ptrap for the lavatories were not installed correctly. Customer wanted to replace it with a pvc ptrap. I tested the other bathrooms in the home to ensure proper drain flow. We removed the hose pTraps and installed a pvc trap for both sinks in the master. I removed all gunk buildup in the pop up assembly for both sinks. We were able to restore proper flow in them and we tested for leaks around work and I didn’t see any signs of a leak. We were successful in our ptrap replacement, and the customer is satisfied.
