Conduct electrical home inspection and replaced outlet and box for wine cooler. Replace defective Safety breakers.
We came out to install a new outlet for the dishwasher which includes a weatherproof box and flexible conduit going to the box. Because this needs GFCI protection, we installed a dual function breaker in the panel since the outlet would not be accessible behind the dishwasher.. I’m also sending a price for installing two ceiling fans with new boxes as well as a new bath and fan. Thank you for using TE certified electrical! Veaya
No cool. Found thermostat settings set to energize daikin heat pump in heat mode (B) , this equipment should be energized in cool mode (O). Adjusted thermostat settings and system came on and ran fine for ac. Checked refrigerant pressures and found low subcool reading, added 1 lb of r410a refrigerant per customer request and got subcool up to proper levels. System running as it should at this time.
Today we came out for second level not cooling and leaking water through ceiling 2012 carrier 2 ton heat pump split. Found return plenum full of water and emergency drain pan full of water client does not have proper flood protection. Vacuumed 15 gallons of water from attic, found evaporator completely rotted out and impacted with dirt from not having filter. In addition coil is leaking refrigerant. Condenser coil is impacted with dirt and manufacture warranty has expired due to condition of equipment got a install supervisor to give options and install new system Saturday
Replaced main shutoff and prv replaced washer box and repipe the cast iron drain to the washer box due to a failure of the line. Removed an old gas grill that is not supplied with gas anymore. Capped gas line and reworked the gas line to the water heater. Tested all for leaks and function. No issues.
Customer had a slow drainer master bathroom, shower due to lime scaling so we ran our auger down the line to clear the drain of the hair and lime scaling . After testing , the drain is flowing normally with no back up present, customer had a 73 dollar drain special cleaning
During today’s inspection, we found a few major concerns with the second-floor system. The outdoor unit was installed in 2020, the indoor evaporator coil dates to 2013, and the furnace is a 2004 Rheem. The system is currently missing its R-410A refrigerant charge, and the compressor has started pulling into a vacuum, which points to a loss of refrigerant that needs to be traced before any recharge can be considered. We also found that the furnace heat exchanger is breached, which is a serious safety concern and puts the heating side of the system in poor condition. In addition to this, the system is a single-stage furnace serving a two-zone setup, which is not an ideal match for comfort or airflow control. Static pressure tested around 1.05, which is about double the recommended maximum of .50 for this setup, the duct system is under a lot more strain than it should be. The drain line is also warped and in a questionable condition, the system does not have proper flood prote
Noticed bad dual capacitor. All 3 dampers are getting stuck. This will decrease air flow and damage furnace and compressor. Might lose ac. Home owner joined home care. Left extra filters. Cleaned drain. Replaced dual capacitor with a turbo. Checked all operations. Blower wheel is starting to get dirty and filter racks are bent. Hard to get filters in and out. Compressor is a little noisy.
Furnace change out new drain pan new condensate and pump changed the gas, whip and drip lid seal sealed up return Plenum and supply. Plenum added a bump box under the furnace. Got two safety switches one on the coil one in the drain pan.

Came to do a pre sold job replacing the outdoor dual capacitor. Cleared drain line and also tested system. Everything is working properly at departure.
Today we came out for second level right not cooling 2019 carrier 2.5 ton ac. Cycled equipment from thermostat checked operations found duel motor starter on compressor side failed 40/5. Gave client options and they would like to get system back online. Installed new duel motor starter, started system up checked refrigerant levels and took amp draws. Left all equipment operational.
Allan did a great job with the AC service. He tuned up the systems so they are running well and he explained where the issues are. He coordinated with the company to set up further updates.
Came out and quoted , toilet installation. Customer also has very high pressure in the home contributing to the toilets failure plus toilet angle stop is not holding. Customer has denied services for the time being.
Breaker for kitchen outlets trip
For today I replaced a sink drain in the guest bathroom. I also reworked the condensate drain as a courtesy. I thoroughly tested my work to ensure there were no issues
Two system inspection Upstairs unit has high static pressure Technician recommends to get a ductwork renovation or replace the unit with a smaller unit Upstairs unit also has biological growth inside the unit technician recommends to get some indoor air quality products installed in the unit to kill and neutralize any biological growth The upstairs unit is missing TE certified flood protection The technician recommends that both of the emergency drain pans underneath the unit gets replaced with one solid drain pan that comes with a electronic wet switch The technician also recommends that the drain line gets replaced with a condensation pump due to there, not being a proper slope on the current drain line The heat pump outside has a dirty condenser coil The technician recommends to get this cleaned to improve the efficiency and lifespan of the system The downstairs unit is missing flood protection A technician recommends that a in-line float switch gets installed downstairs to preve
Based on our findings today, it might be time to think about getting a brand new system. Upstairs R22 / 23 plus year old old unit ** Ductboard insulated return and supply plenum. / attic is hot obvious signs of biological growth inside of plenum ** dirty wheel …static pressure a shade below 0.9 not ideal *** one inch return **system efficiency concerns persist due to age and dirty outdoor coil ** high pressure switch at outdoor unit is bypassed ** found this out checking pressures, regardless of operating state ** do suggest getting some replacement options ….lead booked for 04/16/26 * 11-2 pm window **

Make the three track lights in the vietri section hard wired instead of wired to an extension cord. Make the four track lights near jewelry displays and pay counter hardwired instead of wired to an extension cord. Provide and install a new quad outlet at jewelry display cases and in ceiling for light, and new switch to control both. Provide and install two new quad outlets inside the pay counter. Provide and install two new quad outlets inside ceiling for the lights near pay counter and new switch to control both.
Repair on Generac 150amp transfer switch.
Homeowners master bathroom tub was not getting hot water. The mixing valve in the sink cabinet had failed. Shut water off at the main. Removed the failed missing valve and replaced. Turned water on and purged air from the system. Adjusted the hot water temperature to to customer satisfaction. Cleaned tub aerator. Everything is working properly at this time.
Replace leaking gate valve in basement ceiling
Customer had a leak below the upstairs bathroom in the garage, customer had drywall cut out down below upon arrival and toilet removed, we ran water from the supply line upstairs and ran it down the pipe to make sure there were no issues with the drain line for the toilet, we realized that water was backing up a little, I put a level on the exposed drain line and saw it was slightly back pitched, I cut the riser and removed the old flange, cut the band iron and dead leg to raise the pipe to proper slope so toilet would drain correctly, I then installed the customer supplied toilet, flushed it 4-5 times to make sure everything was working properly and then caulked around the base
