Arrived at home for sewer inspection for the potential buyers of home. Upon arrival we located the front cleanout to be on the right side of the home behind some bushes. Sent the camera down and was able to make it out to the city. Main line consist of PVC and swapped over to Clay at the road. Throughout the line, I did find bellies from the home to the street within the PVC. There were roots at the PVC – Clay connection under the road. Due to these findings, I informed buyers agent that we are not able to go underneath the road to make that repair.

For this job we attempted to perform a full toilet rebuild. When attempting to remove the old handle the tank cracked. We completely replaced the toilet . We installed a kohler toilet with new wax ring and flange. We sealed around the base with clear caulk. Tested work and left work area clean.

Today we came out for main level not cooling 2014 trane 4 ton with matching furnace. Replaced filter, cycled equipment from thermostat and checked operations found condenser fan motor out on thermal overload due to failed duel motor starter. With part failing compressor and condenser fan motor have been compromised. Scheduled install supervisor to give options on updating system and performed band aid repair. Installed duel motor starter and checked refrigerant levels found system low on charge. Checked amp draw on condenser fan motor and it was high 1 amp max on data plate is .93 left equipment operational although it could fail at anytime.

Homeowner has a hansgrohe Axor shower valve in which the hot water is not working. Homeowner has order parts, and they have now arrived and need to be installed. Uninstalled and removed trim from shower. Trim has some buildup on the inside, making it hard to remove, cleaned inside of trim for easier install. Uninstalled and removed rough in plate. Uninstalled and removed shower cartridge assembly. Upon removal of the cartridge assembly, I found there to be an immense amount of buildup on the inside of the valve. Cleaned the interior of the valve as best I could. Installed new cartridge, pressurized system and ran water. Turned water off and recleaned valve as it has clogged again. Removed and cleaned shower head. Reinstalled new shower cartridge assembly. Pressurized system and ran water. Adjusted temperature on cartridge. Reassembled shower trim and caulked around trim plate with clear caulk.

Upon arrival the thermostats were calling for cooling at 69 degrees and indoor temperatures were reading 77. Indoor blower was running and the system was whistling gin the attic due to a severely clogged filter from all the drywall sanding of the home renovations that are being performed. The filter was recommended to be checked daily when drywall sanding or painting is occurring and replace it accordingly or replace it once a week during renovations to avoid system failures. Replaced 16x25x1 filter and tested system for proper operation at this time.

I performed a leak search. I cut out the wet spot in the ceiling to determine where the water is coming from. After doing so, I was unable to trigger anything leaking at this time. There is an hvac duct right above the whole that was cut so I informed the customer that it could possibly be condensation. I advised the customer to leave the hole open to monitor the situation and call us back if anything changes

Customer is continuing to have intermittent noises whenever fixtures are run, most prevalently whenever showers are run. PRV was replaced in 2023 Water heater was replaced last year. I troubleshooted several potential causes, including the other shower cartridges, the navicirc crossover tee, the washer box, several toilets, etc. after discussing with my colleagues, we think the highest possibility given the results is from an old fill valve. the majority of the toilets in this home are fairly new except for the one in the bathroom closest to the noise area. We decided to move forward on replacing the fill valve and supply line, replaced flapper and cleaned old flapper debris up. Tested several fixtures to see if that noise would reappear before I left. I did not hear anything. If issues continue I would like to attempt replacing the crossover tee as our next step Thank you for choosing TE Certified

Client had a concern that there was a lot of water at the outdoor units due to the drain line. I explained that this is normal as the ac equipment removes water from the air inside the home and it drains outside through the off from the attic and the condensate tube from the basement pump. During the hot summer the equipment can produce up to 20 gallons of water a day and it will saturate the ground leaving it very wet and muddy. Tested equipment operation to be within parameters at this time and drains are draining today. Filters are still clean.

Excavate up to 10 feet of exterior sewer line from house to curb up to the depth of 10 feet deep and replace with schedule 40 pvc and install an exterior cleanout. Dug up area at sidewalk which was marked. Found cast-iron pipe connecting to concrete pipe with roots and piping. Was able to push 4 inch PVC through one section of roots to open piping to drain however, piping still has multiple road intrusions. Install new clean out in section of PVC piping for estimate inbox. Customer to have piping replaced at a later date. It is approximately 12 feet deep in driveway area.

No cool upstairs due to thermostat getting blank and works again from time to time. Checked drain line and it’s clear. Evaporator coil is producing too much water and secondary I line switch fills up with water and shuts thermostat off, until water level goes down. Inspected system and found compressor making loud noise and with high amperage. Also, condenser fan motor has high amperage, as well. Pressures is fluctuating and it’s an indication of moisture in the system. Also, evaporator coil is very rusted and it can start to clog the drain line. Ac system is 19 years old, works with r22 (Freon) and has high head pressure and high compressor amperage (10.44 amps, and t shouldn’t be higher than 14 amps). Ac system is in its last legs and compressor can overheat and stop working anytime. Due to the be (9 yeas old) and conditions of the system, the best option would be to upgrade the ac system, and bring savings, comfort and efficiency back to the house. Dig around water meter to uncover where main line has break on it At&T has been running underground fiber in the neighborhood and one of their lines hit the 1 inch pvc mainline at this property. Per the client they did a repair on it which has now failed. With their line being ran directly in front of the county meter I will need to go back about 3-4 foot in order to make a correct repair on this. Add a new brass meter adapter, check valve and then run repair line either under or over their fiber line and add a new underground valve box to replace the courtesy valve that is currently on the meter which lets the client shut their water off without having to use a meter key on the county side. Not sure if they removed the check valve on the meter in order to make the repair but that will be installed per code All work has been completed with new section of piping, dual check valve, brass meter adapter and courtesy bal valve inside of new box underground. Returned to complete work as per estimate. On previous visit, had accidentally broken pedestal section of pedestal sink. Basin was intact. Ordered replacement part (American Standard, as per OEM). Finished installing new faucet on basin, complete with new pop-up assembly and supply lines. While setting pedestal in place, found that height was approximately 3/4” shorter than previous unit. Took unit back apart, adjusted height of hangar bolts in wall, and set back in place. Applied mounting hardware, ensured stability of unit. Caulked base of pedestal and seam between basin and wall. Reconnected supply lines and p-trap assembly, tested thoroughly for leaks. No issues at this time.

Today we came out for main level condenser fan motor shutting off during a cool call 2013 trane 2 ton with matching furnace. Cycled equipment from thermostat and inspected all electrical components and connections. Took amp draws on compressor and all motors. Compressor amp condenser amp draw were within specs although condenser fan was a little high. Monitored system for a good hour and observed amp draw did not get above .69 max on data plate is .74 did notice lubrication in motor starting to leak with the age of equipment. Average life span on a system is 10-15 years and this is a r410 system that is no longer being manufactured. Performed safety inspection on furnace inspected with digital camera found metal fatigue and hot spots heat exchanger is compromised. Showed client pictures and findings left a band aid repair option. Scheduled install supervisor to give options on updating.

Restored flame sensors, clearer pressure switch tubings, cleared condensate drains, added green tablets to condensate pump to prevent water sludge, left 16 x 25 x 1 and 16 x 20 x 1 filters with customer, blower wheels are clean, condenser coils are clean, capacitor/contactor for main are in manufacture specs, and refrigerant pressures are good. I came out to install five new recessed lights, including the wiring and the new switch leg. I am also replacing the two eyeball lights with new recessed lights. Also, I am installed a new line and a new box as well as hanging the new ceiling fan. I also installed a new outlet for the TV, the mounting bracket for the TV and hung the TV itself. I replaced the single switch box with a two gang box so that you can have a switch for the fan and a switch for the recessed lights. The recessed lights will be on a complementary dimmer. The total with the same day discount would you receive for scheduling it when I came out and the discount for Sheetrock is $2985. Attempt to clear two bathroom sink blockages Customer called us out for two sinks and a disposal that were experiencing a clog. Upon arrival the customer stated their disposal under the kitchen sink was not working. We took a look under the kitchen sink and noticed the power cord was not fully plugged in. We tested it and it was working fine, we also tested to ensure there was not a blockage on either side of the sink or further down the line. We ran water for a long period of time and it was flowing properly. The customer also stated they had two bathroom sinks that were draining slow, and we tested each bathroom group to ensure there was not a bigger issue going on. We recommended to the customer to attempt to restore proper flow in the bathroom sinks and they agreed. We removed all the gunk buildup in the master traps along with the stoppers and we were successful. We tested our work for any leaks and backups, and there were none present. SERVICE CALL: upon arrival homeowner stated some of the supply Vents inside the house are getting black around the rectangular vents. After complete troubleshooting I found the crawl space has High humidity levels due to no vapor barrier and no dehumidifier unit at crawl space Test humidity levels are very high 77% plus recommend DUCTCLEANING Uv light system the clear 3/8 vinyl tubing is sweating recommend braided type check subfloor humidity levels are high. My first recommendation is To control moisture levels at crawl space with encapsulation and central Dehumidifier unit then duct cleaning plus blower cleaning and uv lights To prevent the biological growth.
