After looking through the history of the work that’s been done at this house. It was determined that these breakers that are generation two are original to the home and we’re not changed out. This panel maintenance estimate was given about a month ago when another tech came out to the home so we will represent this option to the homeowner to get the panel restored. Panel restoration has been completed. Panel has new breakers. All termination points have been re-torqued. We’ve installed antioxidant paste to aluminum conductors. We installed whole home surge protection for the customer. All breakers were tested and operational.

Service Summary – Heating & Cooling System Inspection & Repair During today’s visit, we performed a full inspection and service on your Rheem split system (furnace, AC, and coil) located in the attic. Based on equipment data, the system is approximately 6–8 years old (installed around 2018–2019). Findings & Work Performed Upon arrival, the system was not operating properly. Diagnosis revealed a failed dual run capacitor at the outdoor unit, which was preventing the system from starting and running as designed. The technician replaced the faulty dual capacitor and completed a full system test afterward. After repair, the system was restored to operation and tested for proper function. Overall condition of the system components was found to be fair to good, though some areas show signs of wear and maintenance needs. For this job I came out and conducted a pull and reset on upstairs master bathroom toilet. Removed exisiting wax ring and bolts replaced with new wax ring and bolts and placed a new hygienic seal. Also flushed both water heaters in garage and replaced expansion tank on one of the heaters because it was failed. Tested and checked for leaks bled all lines of air and conducted a super clean up.

Home care inspection on two systems. Replaced filters (16/25/4 and 20/20/1) and cleared drain lines. Upstairs system: heat pump Single capacitor is weak (reading 13 on a 15 microfarad), blower wheel is dirty and system low on Freon. Also, drain line is too long and was clogged. Need to install a condensate pump and run it to a vent stack, to get better drainage from the system. Main level: Dual capacitor is weak (reading 38.5 on a 40 microfarad). Both systems are working in heating and cooling mode, but with some issues. Upstairs system is 11 years old and main level 9 years old. Recommend to install blue tube uv light, to give better air quality to the house, and to prevent evaporator coil from build up biological growth. As for as repair/maintenance, recommend to replace single capacitor (upstairs), dual capacitor (main level), install a condensate pump and run the drain line into the vent stack , add Freon to the upstairs system and do a chemical wash to the upstairs system. Replace toilet in guest bathroom upstairs in children’s room where it had a crack on the bowl to tank (see in pictures) that was leaking water for some time and had caused water damage to the living room ceiling. New toilet is now working properly and not leaking water. Recommend having a remediation company come take a look at the water damage in the ceiling to prevent mold growth.

Performed a Homecare hvac inspection on two systems. Technician checked heating and cooling operations, changed 16x20x1 filter for the basement system, tested flood prevention devices, tested furnace safety components, and observed system performances. Technician noted that the capacitor (5mfd) for the blower motor and the capacitor (35/5) for the outside unit are reading below industry standards recommended by the manufacturer for the basement system. The thermostat for the basement system has failed. The thermostat is sending a signal for the auxiliary heating elements to operate during cooling mode along with other issues. The systems can benefit to have additional flood protection by installing a wet switch for the main floor system and a drain/wet switch for the basement system. Technician replaced the thermostat for the basement system and tested operations.

Home inspection on two systems. Filters are clean, drain lines cleared. Both systems are 19 years old and has some issues. Both heat exchangers are cracked, both systems are low on Freon (r22)), biological growth in the evaporator coil (affects the air quality in the house), main level dual capacitor is weak (reading 37 on a 40 microfarad), both outside condensers are dirty. Upstairs system has a burnt wire , from contactor to the capacitor and can stop ac to work anytime, and short the system. Main level system, located in the basement has flex gas line going into the furnace and flue pipe is single wall, rusted and taped in some parts . Due to the age and conditions of the systems, the best option would be to upgrade the systems, with 10 years warranty, and WiFi thermostat. Sent estimates for potential repairs (not recommend). Homeowners rinnai tankless water heater was throwing code 10. Tech aupport recommend cleaning the burner assembly. Shut water and power off to unit. Removed manifold and then The burner assembly. Used air to clean the burner assembly. Clogged with a white powdery substance. Cleaned inside off tank and reinstalled parts. Turned on and tested and working properly.

At the service disconnect shut off power for the A/C sub-panel and remove the panel off the home. Supply and install a new and larger Nema3 sub-panel to accommodate existing breaker, re locating (1) A/C breaker and to install a new Tesla Control Module. We will also remove the indoor rated wire feeding the sub-panel and wire in new feeder for 100 amps Remove all indoor rated wiring from the (3) A/C units and supply and install proper code compliant Thwn wiring. Install conduit and wiring from the Service disconnect to the garage for the Tesla wall charger along with the wiring for the Tesla module. Supply and install a new Tesla wall charger in the garage along with install a Tesla module for the charger. Remove the illegal type indoor rated wiring from the A/C units and install proper THWN wiring.
