For this job, I replaced the prv and main shutoff in the basement and relocated it to be better accessible for the homeowner. Along side this, I also replaced the front hose Bibb. The customer also had 2 separate irrigation leaks that were also repaired. I tested everything thoroughly to ensure there were no further leaks or issues

Returned to complete work sold. Installed wet switch in upstairs system, tested safety and operation after repairs, everything working as it should.

Ran out of time with home owner. Sons birthday. Home owner noticing high power bills. Older equipment. Dirty 1 inch filters Need to be replaced. Aprilaire filter in crawl space is still good. Second floor system - 2 lbs low on refrigerant. Only 15 degree delta t and needs to be at least 16. Would fail inspection. Bad / weak run capacitor. Bad / weak dual capacitor. This can cause ac to fail. Main floor system- small cracked heat exchanger. This will get worse and will leak carbon monoxide in home. 5lbs low on refrigerant. 10 degree delta t and needs to be at least 16. This would fail inspection. Dirty condenser coil. Dirty coils and low refrigerant levels are causing high power bills. Please look at pictures when you have time. Call if you have questions or want me to complete work. This will help Lower power bill.

For this job I replaced over 30 year old pressure regulator, I also replaced the main valve feeding the main water line to home and the valve serving the outside hosebib as a courtesy. I tested and left work area clean.

Arrived on site to install a new 50 gallon gas water heater in the basement . Once existing heater was drained and removed , I set in the pan , leak alarm , and tied into the existing copper lines. Expansion tank was filled to 70 psi , and house pressure was at 60 psi. Once heater was in place , I filled the tank up with water , fired on the unit and set the temperature to 120. I also explained to the customer that if he feels the temperature needs to be higher , he can do so by turning the knob counter clock wise to any above setting .

Performed performed $59 AC check up. Checked all electrical and amperage. Flushed and treated drain line. Changed filter 16×25×1. Clean the flame sensor. Check the evaporator coil and the blower wheel. Checked outdoor unit, checked capacitor, contactor, and pressures. No in-line safety no wet switch no auxiliary pan. Dirty blower wheel. Dirty condenser coil outdoor fan motor over amps. Failing outdoor capacitor. Oversized condenser breaker has 40 amp is rated 35 amp.

Remove hose pTrap and replace with pvc pTrap Customer called us out for a master sink that was not draining properly. Upon arrival I tested the bathroom group to ensure we weren’t having a bigger issue going on. I noticed the ptrap for the lavatories were not installed correctly. Customer wanted to replace it with a pvc ptrap. I tested the other bathrooms in the home to ensure proper drain flow. We removed the hose pTraps and installed a pvc trap for both sinks in the master. I removed all gunk buildup in the pop up assembly for both sinks. We were able to restore proper flow in them and we tested for leaks around work and I didn’t see any signs of a leak. We were successful in our ptrap replacement, and the customer is satisfied.

Install new 30a 120v circuit for rv outlet. Install wiring through basement ceiling and to back side of house. Install outdoor rated RV box on back side of home. Install breaker on circuit.

Returned to run proper flu vent tied into water heater

Mounted salt chlorine generator and ran new electrical whip from timer.

This job is conducted lead detection services for homeowner. During the investigation, I discovered a running toilet once we shut the angle stop off to the supply line. The meter stop spinning. The homeowner has a 4 inch corrugated drain pipe coming out of the ground in his backyard. 80 feet off the rear of the home there is no plumbing back there and all the drains drain towards the front of the home towards the tap in the street. Immediately in front of the 4 inch corrugated drain about a foot away. There’s an easement with a 6 inch corrugated drain and another 4 inch corrugated train that go through the raised area between the homeowners backyard and the next property. This looks to be some sort of neighborhood drain installed by the HOA. I recommend the homeowner contact them to discover what this actually is

Upon arrival, met with customer and spoke with them regarding their issue. Customer showed me upstairs to the master bathroom and states the shower is draining slowly. Customer first noticed issue a few days ago and tried draino to help it drain but the shower did not drain better after that. All other fixtures are draining properly at this time. Presented customer with options to clear the drain. Customer agreed and after getting signature approval I began work. Removed all hair and hard water deposits built up inside shower drain. Ran tub gun drain machine through p trap and went roughly 10’ downstream. Once the drain was clear I flushed it with hot water poured through the drain to clear out any remaining debris. Shower is now draining properly. Cleaned work area. Customer is satisfied.

Arrived on site and customer stated that they had a running toilet on the main floor restroom. Upon further diagnostics, I found that the pressure to the house was 140 psi which indicated a failing pressure regulator valve and was the main cause of the running toilet. I also found that the expansion tank on the water heater had failed and was now filled with water Originally I provided the customer the options for replacement and then provdied option to replace the water heater since it was 13 years old . originally customer decided to do the initial repairs only , then decided he would like the heater replaced after all. During the visit today I went ahead and replaced the PRV set it to 65 psi and replaced the toilet fill valve. I will return tomorrow and replace the heater.

Install new light in the laundry room

I came out to fix an issue with your AC disconnect. After diagnosing the problem, I found that there was damage inside the actual box so that the busbar had some melting damage on it. Also damage the breaker, but primarily meant that you could no longer put a breaker in that slot, so the disconnect had to be replaced. I replaced the disconnect with a new disconnect and new breakers as well as re-strapping the flexible conduit. You are now getting full power to your air-conditioning units. Also, as we discussed, your only issue with your panels is that they do not have surge protection. I’m including a price for either having your main panel protected or getting surge protection on all of your panels and disconnects. For optimal protection on your electronics, having a surge protection on each disconnect is recommended. Thank you for using TE certified electrical! Veaya

Replacing ac disconnect

Customer wanted a Tesla Wall Mounted Car Charger installed, they had already had one ready for installation. We performed a load calculation and a inspection on the panel & sub-panel. Load calculation was within grange and Tesla charger could be added. We installed new 60A circuit which included running wire through the ceiling & strapping wire. Ran the circuit from the sub-panel in basement to the back wall of the garage. Installed 60A Square D QO breaker for car charger circuit. Installed/ mounted new Tesla car charger and checked for adequate voltage. Commissioned Tesla Car Charger with the app. Tested the Tesla charger by connecting to the Tesla car to ensure proper charging. Performed a through walkthrough with the customer and collected payment.

Performed 1 system cooling diagnostics after the homeowners “representative” approved the 82$ discounted diagnostics fee. I inspected the furnace and duct work. I checked the blower motor and wheel. I checked the components on the AC system. I found that the system was low on refrigerant due to a leak. I gave the homeowner 3 different options. Homeowner declined all options. The homeowner was advised not to run the unit in its current condition. The system also needs updated flood protection.
