Troubleshoot why the office ceiling fan light quit working.

Homeowners kitchen drain had a slight leak. Removed the P trap and the right side basket strainer. Cleaned surface area and installed new basket strainer. Installed new P trap and tested. Everything is working properly.

Inspection

On today’s visit, Cynthia has an issue with water leaking through the Plenum of the HVAC system where the bathroom is located right above. To actually physically see it I would need to see it from below where the Plenum is covering where the waterlines and drain lines are located and hidden from the Plenum or cutting through the drywall right behind where the shower valve is in the hallway. Cynthia does not want to cut through the drywall unless it’s absolutely necessary and would prefer to go through the Plenum that would be exposed by the HVAC technicians and for me to locate it underneath to see where the leak is coming from. I did advise that if the leak is coming from somewhere above the subfloor that is unreachable from below in the garage and that I have to cut through the drywall where the bathroom is located to identify where the leak is coming from she is aware of drywall damage and additional cost. Client contacted us because it sounds like water is running when nothing is being used in the home. The noise was likely water pulling thru the pressure regulator located under the sink. Client lives in a town home and has a common water system with other units and no independent metering device. There was a crew here earlier today using a large volume of water to pressure wash the entire complex. The noise was likely caused by that work being completed. Unable to recreate issue. Advised client to monitor over the next few days and see if the noise continues or never comes back. If it doesn’t return it was likely just the crew working today that caused the noise by using a large volume of water in the complex. If it does come back I advised having leak detection performed to test for potential slab leaks. Also found a running toilet in the main floor powder bath. Replaced water heater, reworked hot and cold lines, replaced expansion tank, gas valve, reworked single wall venting into double wall- will transition after hvac venting and if that needs to be replaced I let the customer know hvac will come out and price would be separate. Tank will have an anode rod kit which brings the warranty to a 10 year. All work has been completed and everything is working properly. We also replaced the main shutoff valve to the home and outdoor hose Bibb valve as well as a courtesy.

Arrived on site for a blank thermostat. We recently completed a Homecare and a considerable amount of repairs but they noticed yesterday the thermostat was blank. They gave me the tour of the home and identified the system in question. The main floor thermostat was blank due to a tripped wet switch in the secondary pan. Oddly enough the pan was completely bone dry and the condensate pump was replaced months ago. I flushed the drain, reset the switch and tested the pump. We cycled cooling from the thermostat and let it run for almost an hour to try to duplicate the moisture and was unable to reverse engineer where the moisture came from. The system produced a degree temp split and I noticed the filter was the wrong size and the supply plenum was falling apart after the recent UV install. The plenum was sealed and the correct filter was installed as we completed system testing. The scope of today’s work included: removal of hose bib and shut off for the front of the house, installation of a new quarter turn ball valve and a new frost free hose bib with an access panel located on the wall where we connected the new hose bib. The hose bib was pressurized and tested for leaks with no issues.

Troubleshoot main breaker that tripped and quotes for panel replacement/ service Upgrade

For this job we installed a customer supplied Tesla wall connector in the front corner of the garage. Installed a new dedicated 60 amp circuit for the basement and ran pvc pipe along the side of the home. Commissioned the charger and connected it to the internet. Everything functions as it should.

Kitchen re-device

Install new washing machine box with valve and arrestor in wall for washing machine. Cut sheetrock for installation; Run new 1/2" water lines to box and secure in wall. Connect to existing 2" drain standpipe. Install stainless washing machine hoses. Shut off water supply and drain down home, cut out failed hose bib, check condition of pipe for secure connections, install new adaptors, make new pipe connections, install new hose bib, pressurize system, test. Install new 1/2" water valve. Shut off water supply and drain down water in home, cut out existing area and prepare piping for new connections, install new ball valve, connect pipe lines, pressurize system, test and clean up work area. The above quoted work may require the cutting and removal of sheetrock or drywall in one or multiple areas. Upon arrival client led us to the garage where water was leaking from the bathroom above. Further inspection showed the water leaking from a bad pvc joint on the plastic shower drain assembly. This water had slowly dripped onto the 3/4 waterline below and caused severe oxidation of the copper. Cut out are replaced the shower drain assembly with new brass one. Reworked pvc piping and installed new 2in ptrap. Also removed and replaced damaged section of copper piping with new 3/4 copper pipe and fittings. Tested for leaks and proper operation. Advised client that the existing water heater is 14 years old and strongly recommended replacement due to age. Left quotes and options for future water heater replacement.

I replaced the entire cartridge system for a shower valve in the master bath. Old one was leaking when shower was off. After new cartridge was replaced it no longer leaked. Tested and left work area clean.
