Today we came out for the main level not heating on Goodman 60k natural gas 80% furnace 2010 with 2008 matching 2 ton ac. Cycled equipment from thermostat found high limit switch open. Performed safety inspection with digital camera found severe metal fatigue and hot spots due to age and run time. Heat exchanger is compromised and could fail at anytime. In addition found weak ignition system and gas pressure too high. Due to equipment being at full life expectancy a long term solution is gonna be to update will schedule install supervisor to give options on updating. Bumped down gas pressure and gave bandaid repair options left all equipment in service all though equipment could fail at anytime. Based on our findings today, it might be time to think about getting a brand new system.

Customer called us out for a clogged toilet in the basement. I inspected the toilet and found that the clog was only in the toilet. I recommended running a closet auger down the line to clear the toilet. Customer agreed. I ran the closet auger once successfully clearing the blockage. I then tested the toilet throughly with no issues.

Replaced the burner on a 75 gallon gas water heater under warranty. Re lit pilot and allowed water heater to go through a heat cycle. Tested for hot water at faucets.

Main floor continues to shut itself down due to loose wire. Upon arrival found 2001 furnace with wire that has been extended by homeowners son. Informed homeowner that I can’t just fix the wire on a unit this age and not verify it’s safe to operate first. Upon inspection found cracked heat exchanger, single wall flue pipe, no flood protection, loud inducer motor, dirty blower wheel and sticking gas valve. Informed customer of findings and crack in heat exchanger. Advised customer it is not safe to operate and I could not repair the wire due to it. Left thermostat in off position. Customer getting quote on replacing furnace and water heater next Thursday between 11-2.

Call for a backed up dishwasher and disposal cleared out the disposal and clean with soap and ice and removed all food blocking blades ran a lot of hot water and cold water to test. The line line is open and flowing at this time. Recommend new disposal cover for mouth of the sink.

Installed new main line from house to meter. Also installed new Prv, expansion tank, and new whole home shutoff valve. Irrigation is not connected and it was hit in a few locations. Left pictures of damaged areas and homeowner is aware of this. Irrigation is not hooked up to main but there is a ball valve left on irrigation side in case it does need to be connected

Replaced non working sewage ejection pump with new liberty 1hp grinder pump. Tested multiple times for leaks and function. No issues. Water heater is from 2004. Quoted replacement.

Homeowners ice maker water line had failed and was leaking. Shut water off and cut out failed valve and section of CPVC piping. Transitioned to copper piping and installed a new shut off valve and stainless steel braided ice maker line. Let glue cure and turned water on. Purged air from the system and tested. Everything is working properly at this time.

Customer called us out for a bad motor in the kitchen garbage disposal. I tested the disposal and found that it was jammed and the reset button was triggered. I recommended replacing the garbage disposal due to it being 13 years old and very rusty. Customer agreed. I removed the old disposal and installed the new one then tested for any leaks.

For this job I came out and installed a customer supplied garbage disposal, removed old one, removed old garbage disposal lock mount and installed new one. Tested and checked for leaks. Conducted a super clean up.

For this option, we will be installing five four inch can lights in the kitchen along with three pendants.

Trade a diagnosis on the lighting over the island in the kitchen on the left on the main level, I found an improperly wired three-way system. I corrected it and installed a dimmer for those lights. And the kitchen on the right side of the house on the main level I changed three regular switches to dimmer switches. They are located on your right before you enter the bedroom.

Based on our findings today, it might be time to think about getting a brand new system. No heat main level found ignition system getting weak, draft inducer motor over amping, gas line not up to code and flue piping not up to code furnace is at full life expectancy and would not repair need to update will schedule install supervisor.

Install new 30 amp circuit and disconnect in garage.

For this job, the customer showed us a leak coming from the upstairs guest bathroom shower. After cutting open the wall, and ceiling we found the waste, and overflow leaking when water was coming down the shower wall. We also noticed on our diagnosis that the pressure was to high to the home, as well as a failed expansion tank, that was also about the break off tee fitting on heater. The customer opted to go with option one to take care of all the issues, as well as moving the main shut off to the home closer to the crawl space door in case of emergency.
