Performed 2 system homecare. Found upstairs system to be low on refrigerant and performed a preliminary leak search with bubbles and an electronic leak detector and found no leak, unfortunately because the system had a leak when it was first installed there is no telling if the installers refilled the refrigerant properly or not. Customer chose to properly fill unit to see if it is actively leaking, if it is they will do a nitrogen leak search at the next visit. Customer has health issues and even after installing iaq the symptoms are better but are not 100%. I have instructed the customers to perform a test during the next few months by opening windows periodically throughout the day everyday to see if this eliminates symptoms, if this test is successful this points to the house not having enough air exchanges through out the day and an ERV should be installed to help substitute fresh air in the home to dilute pollutants. For this job, I came out to replace an old water heater. With a new 50 gallon gas heater with a new pressure regulator. To regulate water coming in to the house.

Performed two system home care, at this time of the visit I cleaned both condensing units, added new flood protection to both units to ensure that there is no water damage. Inspected both heating and cooling systems, at this time both systems are operating properly.

Customer had two water closet they wanted installed. Removed the existing and examined the flange. No damage. I set both and checked for proper operation. The one in the hallway bathroom was leaking from the tank to bowl. I ended up replacing the gasket. This was done at no additional cost to customer. Labor warranty only since we did not supply the water closets.

For this job we replaced two dual function CH breakers.

Replaced water service for, the meter to just inside the foundation. We had to cut Sheetrock access in the basement to connect to existing piping. Tested everything and cleaned up our work area.

UPSTAIRS GOODMAN AC COIL LENNOX FURNACE Found bad compressor. Tried hard starting compressor and I cannot get compressor to run. Other repairs needed as well along with water safety.

Upon arrival the homeowner showed us to the water heater located on the exterior of the home. The unit was not operating and this was likely due to the internal leak. With customers approval we removed the exterior unit and relocated to the basement storage room. We rerouted necessary gas line, water lines and venting to accommodate the placement change. Due to improperly installed master bathroom cartridge we replaced the delta monitor cartridge to correct issues. The home owner declined recirculation tee installation at this time. We then pressurized the unit to confirm proper function, no further issues detected at this time.

Sauna

2021 Goodman gas furnace and AC Observed that the starting components on the outdoor unit have failed. The condenser coil is dirty and this system has about 35’ of lift. I recommended replacing the starting components and adding a SS1 flood safety switch to the system in the attic. Homeowner approved this estimate and I completed all work listed and tested system after. System is now operating properly. Estimate includes replacing shutoff valve on main water service. PRV was recently replaced by another company and they left water/wet insulation in the wall. We also noticed that the main shutoff (gate valve) is leaking. After shutoff valve replacement we will perform a meter to test to check for a possible water service leak.

Upon arrival, the homeowner showed us to the faucet in the kitchen that was dripping from the spray head. With the homeowner’s approval we disconnected and removed the existing kitchen sink faucet and installed a new customer supplied faucet. We then pressurized the faucet and tested to confirm proper function. No further issues detected at this time.

I came out today to complete a full home inspection and this is what was found today: -Attic- Loose wiring found Found an open air splice Wafer lighting was installed and missing connectors securing the cable assembly to the metal housing -Receptacle’s and Switches- All devices in the home have quick wiring terminated to the switches and receptacles this is also know as stab in back wiring. Although this does not violate the NEC or manufacture specifications it is a poor way of securing the wires to the devices. This is done on all 15 amp circuits in the home like bedrooms, lighting, living room. Your 20 amp circuits like dining rooms, kitchen and bathrooms have a 12g wire going to it and those wires utilize the terminal screws on the side of the device which is a more preferred method. Troubleshoot the issue for outlet and ceiling fan not working in upstairs kids bedroom. Found burnt neutral connection in outlet behind dresser due to poor connection. Replaced outlet.

For this job we installed five outlets for TVs and mounted a 80” TV.

New transformer on gym system that blew when they changed the thermostat. Upstairs system has bad control board. Changed filter. Blower housing had water in it. Removed housing and dumped the water. Tested system. Cooling and heating properly.
