For this job, I completed a troubleshoot for outlets not working. The customer is the HOA president and they have a meter/disconnect that powers their irrigation system. The system was not working and he called us out to investigate. I tested the voltage with no brewers on and I got 240/120. After connecting a GFCI device and a keyless light, I got voltage fluctuations from 97-139. After inspecting the system, I believe it is a power company issue. I called the power company but they would not let me report the issue since I am not associated with the HOA. I told the customer to call them and if they determine it is not their issue, then we will send over an estimate to replace the system.

Customer called about a clogged sink. The home does have cast iron pipes. The sink seems to be improperly ventilated, and there is a s trap under the sink. We did attempt to run a cable into the drain. We tested and the drain backed up. We took the trap back apart and the lower half of the trap was not holding water. We recommended having a supervisor come give an estimate on a repipe.

Homeowner called us out due to suspected water heater leak. After further investigation, we found that the PRV was dripping into the water eater pan making it seem like the heater itself was leaking. There was also corrosion on the recirculation pump in place. The thermal expansion tank also failed. We ended up replacing the PRV, thermal expansion tank, and recirculation pump. Checked and tested for leaks. Pressure to 65 psi.

Performed slab repair in walkway between dining room and kitchen. Found leak on 3/4 pex on water service main. Replaced an eight inch section of pex. Tested good and backfilled and brought concrete to rough finish. Replaced 50 gallon natural gas water heater on built in stand. Drained the house down and removed the water heater. Installed new heater with thermal expansion tank.That is secured to the wall.A new ball valve shut off. A pan that has a leak alarm and drains down to the floor of the garage. New gas flex. Grounded the copper. Installed temperature and pressure relief ninety. Turn to the water slowly back onto the house and primed all of the air out of the water.Heater and the freshwater lines. Tested good. Then, checked aerators for any type of clogging. We then turned the water heater on and allowed it to heat up a full tank of hot water. I Installed new 4in recessed lighting over the sink, new recessed lighting in the laundry room and two new recessed lighting locations over the kitchen table and arc and ground fault protected the circuits.

Install a 400 amp rated service and add 4 dedicated circuits n the crawlspace for equipment.

Installed new circuit for 120 outdoor outlet.

Homecare inspection 3 systems. Checked electrical components, checked refrigerant, replaced filters, checked delta t, checked blower wheel and cabins, flushed and called drain lines, cleaned flame sensors, tested safeties, tested heating and cooling operations. Found failing capacitor for main floor condenser. Found both drains dug under dirt and screwed to condenser pad, got drain out of dirt and extended lines past condenser pad. Quoted repair for capacitor all other systems components working fine at this time.

Came to residence today for breaker for kitchen not being able to rest. Change the breaker out for a new one and it continued to do the same thing. Checked the oven which was the only thing plugged into the circuit, and as soon as I unplugged the oven the breaker held. As soon as you go to plug the oven in it trips the breaker.

For this job, we replaced two dual-function breakers that went bad. They were flashing six times which indicated that they had an internal fault.

Today I replaced the batteries in the eight smoke detectors in the home. The batteries were customer supplied.

Customer installed a brand new lavatory sink faucet and upon installing pop assembly it started to leak. With customer approval I repaired leak coming from pop assembly. By installing plumbers putty and tightening nuts.

Today I did a diagnosis on the upstairs bathroom vanity light. Upon diagnosis I found inside the two gang box to your right when you enter head loose connections on the neutrals. I re-braided the neutrals together and restored the neutral. Note: The homeowner installed his own switch for the light TE certified did not install the switch.

Tech was out to do and 1 time maintenance on system. Customer spoke with me about ecobee and wanted a quote for installation of new thermostat that way he can control temperature in home. Checked system in heating and cooling. While maintaining system tech notice the following. Duct work is ripped apart In Some areas also Installation on hard pipe is coming off . 5% of duct work is flex and 95 % is hard pipe. . Plenum are not correctly installed, supply plenum is to big , swallowing cabinet of hvac making it hard to access to check system and return plenum is to small. Inadequate air flow . On supply and returns. Need more returns or upsize in home. No emergency drain pan under system, no evap safety switch on drain line. Also drain line there is no exit. A contractor had came out to fix , but did not fix issue. Drain line is ran into concrete wall and is not exiting outside. Water is coming back into crawlspace. This will cause flooding to home and cause damage. Will Need to add a con
