Perform one system tuneup. File return ductwork to be undersized for a 3 ton system. Three eight inch return ducts, two 14 inch supply ducts. Unit has no wet switch. Unit has no doghouse cover. Everything else appears to be in good condition. UV bulb did not need to be replaced at this time. Water safety is functional. Unit is cooling at my departure.

For this job, we worked on installing a 50A Generator Inlet along with its circuit.

Clear blockage by using auger Customer was experiencing a blockage in the hallway bathroom toilet. Upon arrival I noticed the toilet wouldn’t flush, I ran water in the bathroom sink to ensure there was not a bigger issue going on. After running water only the toilet was being affected. I augured the toilet to attempt to clear the blockage and after multiple attempts we were successful. I tested the toilet by flushing various times. I tested the other bathroom group to ensure it had proper flow.

Perform one time inspection. Inspector filter and did not need to be changed at this time, inspected air handler, and found dirty blower wheel, failed run capacitor, rusted, evaporator coil, drain line does not have the proper pitch and not secured, eat it does not have TE flow protection. Inspecting the outdoor heat pump found the heat pump coil dirty, the contactor and capacitor were replaced, the refrigerant pressures are low. The unit is operating at this time, however, would need to be maintained and have some repairs done. Recommendations for the long run would be to replace system. Installed cold supply cpvc stop valve for kitchen supply line. Allowed 1hr cure time per manufacturer instructions. Drained house, sucked out line with shop vac to prevent water rising. Installed valve, let cure 1 hr. Pressurized system, tested fixture, purged air out of lines, no leaks.

Replaced 8 homeowner provided smoke detectors throughout the house. Smoke detectors were tested and are all working properly

Due to poor manufacturing, the breakers inside the panel are failing quite frequently. The best solution is to replace the panel with a square DQO panel. For now, we replaced the existing breaker with a newer breaker, but still same manufacturer.

Install chandelier in living room

System is a two year-old heat pump with three zones. No bypass damper and no DATS sensor. System was triggered on low pressure lockout due to customer trying to put air on upstairs because upstairs was overheating. There’s only a 5KW heat strip And a previous tech had come out and told them to keep fan on on all three thermostats which was also causing another issue. Strongly recommend considering upgrading system to one that can function properly given the three different zones needed to properly cool and heat space.

Troubleshot doorbell not working properly. The connections at the doorbell were coming loose and causing the chime to buzz. Connections were fixed and the doorbell works properly with no buzz. Two outlets were added in the master bathroom and are Gfci protected at the breakers.

Replacing only the breakers that have been tripping and are no longer working correctly

Installed new thermal expansion tank strapped to the structure of the home, flushed water heater, and replace single wall exhaust piping with double wall. No warranty on water piping repairs until pressure is corrected.

Relight pilot light on gas water heater. Return tomorrow to complete quoted work.

Customer called us out for a flooding urinal. We inspected the urinal and recommended cleaning it with a urinal auger and changing diaphragm system. Customer agreed. We had issues with the diaphragm hole. We widen it slightly then the issue went away. Tested the system and cleaned up the work area.

Troubleshooting Front Office Area

Arrived for WiFi issues with thermostat. Turned off all WiFi so now it is manual to change temps. Found ambient sensor on the outside unit dirty and covered in dust and dirt from construction across the street. Cleaned off the sensor and system is working properly now.

Clear blockage inside bathroom sink Clear blockage inside bathtub drain Customer was experiencing a slow draining sink inside master bathroom. During walkthrough we also noticed a slow draining bathtub. We took apart pTrap assembly to remove sink buildup. Removed hair and gunk. Ran k45 cable inside bathtub overflow to remove hair buildup from drain. Clearings were successful. Reassembled pTrap and tested for leaks.

Troubleshoot

Today we completed a whole home plumbing inspection. The home is equipped with a tankless water heater installed by our company in 2023 and has 2 1/2 bathrooms. During my evaluation, I noted that some of the toilets in the home are older, and several of the internal components are starting to show where I reviewed each of these findings and concern with the homeowner so he fully understands the condition of the fixtures. During today’s inspection, I took a pressure reading of the home water and it is currently at 65 psi.
