Performed diagnostic on two 20yr old Rheem heat pumps, upon arrival customer stated she was having issues with both systems not working, started on upstairs unit first, checked tstst, recommend replacing tstst, cycled to ac mode, went in attic and inspected air handler, noticed unit has no flood protection, recommend wet switch to prevent ceiling damage from water issues, checked filter, blower capacitor, blower wheel impacted, recommend pulling and cleaning, evap coil has a lot of rust on it, upon goin to inspect outdoor unit found not running just humming, checked contactor, recommend replacing contactor due to burned and pitted, found fail capacitor, explain we would need to replace capacitor to continue checking outdoor unit, customer approved, installed capacitor 35/5, unit started up, checked pressures and temp splits, unit is showing over charged, but explain would need to clean coils and blower to get accurate readings, next started on downstairs unit, cycled tstat to ac mode

Tested water heater. Everything was reading normal. Contacted AOSmith and they stated it was a grounded heating element and to replace both of them. The customers inherited the home and is in the process of trying to sell it. They have a sewer back up on their main and it’s resulting in sewage, overflowing out the exterior clean out into the yard. I located at where tree roots have invaded the pipe and we will need to do a spot repair on the sewer line. I gave the customer price to do a spot repair and they will discuss with all involved in making the decision to get back to me. The estimate provided will be good for 30 days.

Came out today to perform one system HVAC service call. Upon arrival, customer stated that he had already had a previous technician out and that the unit was running when the tech was there after not running all night and then quit running again after the tech had left. Upon inspection of the unit found that the system had no power, this was due to the disconnect being melted due to a loose wire. Upon making repairs, started the system up to ensure proper function. Upon start up, system was running fine. Upon further inspection, found the blower wheel to be clean. All heating elements working properly. More further concerns there was no bypass damper, there was no UV protection, and no TE standard flood protection for the system. Also, there was no transformer for the zone system, all working off of one transformer. At this time customer chose Band-Aid repair option. System is up and running see estimate for further concerns.

Came out to a no heat call. Performed a full diagnostic on 2024 carrier heat pump. Checked all components in air handler, they were good. We checked the filter and the delta T and they were good. they didn’t have TE standard flood protection, they didn’t have any IEQ. checked the heat pump outside, checked the pressures and temp on suction line they were all good. Checked the components on outdoor unit and they all were good. Ran the system for 30-35 min and the system is running according to specifications.

Tech diagnosed mini split and notice normal R-410a pressures while system in operation heat mode… system was not heating up after 15 minutes of run time. Tech decided system had noncondensibles inside system. Tech left options to move forward with recovery and reclaim new refrigerant inside system. Our client reached out to us to have a water heater removed for the drywall crew, to hang drywall and repaint the area from a previous flood. Our client also had a sewer ejection pump that failed in the process, and would like to have both matters taken care of. The new pump is installed and was tested for leaks, and no leaks were found. The pump came was resealed. A client is going to schedule us back out in a couple of days to reinstall the heater after all painting is finished.

Removed and replaced one of the shower cartridges in the master bath. Provided estimate to replace Roman tub faucet.

Couldn’t replicate leak. Estimates sent.

Internet company hit the main water line when they were installing the internet and they improperly repaired it which is what caused it to leak slightly. Properly repaired the main water service line in the front yard.

Replaced water heater, Prv and installed new water heater shut off. Also we replaced the single wall vent with double wall vent and insulated the water lines to bring everything to code. The homeowner did also have a sewer backup which resulted in water coming out from the base of 2 toilets which was from when the homeowner was running the water to release the air from the system. I recommend they reach out to a septic company to inspect the septic tank/leech field.

Pull and reset with minor rebuild on hallway toilet. Previous flange was damaged, replaced with new flange
