On today’s visit I met with the homeowner. The homeowner expressed an issue with a running toilet that was leaking. The homeowner also had two slow draining sinks. I then wrote up some options to perform work. I received approval and grabbed materials to begin. I replaced the fill valve and the supply line to the running toilet and checked for leaks as well. I cleaned the p traps for both the slow sinks and the pop up assembly. The sinks are both draining as they should. I did a super clean up and the homeowner is happy and satisfied at this time. Perform draining clearing on sink drain and trap. Drain clear trap only. Does not include repairs, branch or main line clearing. No warranty on drain clearing. Minor repair to existing toilet. Includes small repair or minor part. Test and clean up work area. No warranty on minor repairs.

The scope of today’s work included: replacement of failed toilet flange, new flange was glued and anchored to the concrete slab, installation of TE supplied toilet and toilet supply line, and caulking around the base of the new toilet. The toilet was filled and checked for leaks at the tank to bowl connection, it was then flushed several times to confirm the wax seal was working properly.

Call for water leaking from a drain line on a 2018 Lennox 3 ton AC and furnace. We found that there was a small pin hole in the clear tubing that was also collapsed in many areas. We replaced the condensate pump and clear tubing drain line. Tested the condensate pump with 2 gallons of water, put the new pump inside the drain pan. Check pressures and did a full evaluation of the system. Found the ac to be dirty, contactor to be pitted and dual capacitor to be weak. Customer is aware he has minimum flood Protection as well. Quoted all repairs. Customer awaiting any further repairs at this time.

Blower motor Replacement. Tested system. System is cooling well with no issues. As I was installing the blower motor, I saw that both systems upstairs like any type of indoor air quality device to kill odors, allergens, and to protect the system and home from biological growth. The APCO-X is installed inside the ductwork and uses UV light with activated carbon cells to help reduce airborne odors, bacteria, viruses, mold spores, and other contaminants as air passes through the system. It also helps keep the indoor coil and blower area cleaner over time, which is important because right now this system already has a heavy buildup of dust and debris.

The scope of today’s work included: installation of a new Streamlabs water stop and leak detection device, and a new thermal expansion tank. The tank was strapped, the Streamlabs device was installed and tested per manufacturer’s instructions using the app on clients device/phone with the control indicating that it is working properly. All new fittings were pressurized and tested for leaks with no issues.

No cool call on a 2019 Trane 2 ton heat pump and air handler with zoning. We found the heat pump to be locked out we had to preform a reset of power to clear. Once system started back up we check the refrigeration and found it to be low. Preform a leak search and found the leak to be in the back right of the evaporator coil. We inform the customer of the leak and she decided to have one of our project manager come out and quote the system to be replaced and installed tomorrow because she is having hardwood floors put in this week. Also found ac is dirty, compressor compromised due to low refrigerant operation. System is slightly short on air flow, system has minimal flood protection as well. Quoted repairs to system but Hayden is already here to quote equipment. System is not designed to be zoned as it is single stage equipment.

Perform main sewer line cleaning using hydro jetter through exterior cleanout. If an exterior cleanout is not installed, a new clean out will need need to be installed at an additional charge. Performed diagnostic service on the upstairs heating and cooling system after concerns with system operation. Inspection confirmed a failed Integrated Furnace Control (IFC) board, which was replaced. During the visit, a kink was also found in the exterior condensate drain tubing, restricting proper drainage. The tubing was repaired under labor warranty. After repairs were completed, the system was tested in heating, cooling, and fan-only modes. All functions operated properly at the time of departure. Photo documentation was collected throughout the visit to document system condition and findings. While evaluating the equipment, several additional items were identified that may impact long-term reliability, efficiency, and protection of the home. The system currently lacks adequate condensate flood protection devices, which help prevent water damage if the drain system becomes blocked. Bottle of endure for preventive maintenance Customer called us out for a toilet in the basement that was gurgling when the shower/sink was being ran. Upon arrival customer stated the toilet in the basement bathroom was gurgling when the shower or sink was being ran, and it started happening a few days ago. We went to look for a cleanout outside and we found one and there was no water holding. There is two bathroom groups in the basement, and there is an ejector pump present as well. We inspected inside the basin and it was not full, we also made sure the connections were in good shape. We ran water in one of the basement bathroom groups to ensure there was no clog in between and that the pump was functioning properly. We ran water for a long period of time and I heard the water drain into the basin and also heard the pump turn on. Cleared blockage in gym toilet, found that a glue bottle was flushed down the toilet. Replaced yellow gasket on Kohler canister in middle toilet as old gasket was deteriorated causing water to leak into bowl and triggering fill valve constantly. Replaced fill valve in staff bathroom toilet as it was not functioning properly preventing water from filling up toilet bowl potentially causing constant clogging. Replaced toilet seat in right side classroom with new elongated seat. Replaced wax ring in far left bathroom toilet as it was causing water to seep out of base of toilet. Tested everything thoroughly, all work besides toilet clogs are covered by lifetime warranty.

Today’s work included the following: removal and resetting of a water heater to allow contractor to get behind and seal the foundation wall. Resetting the heater also included a ball valve on the hot water side to allow for isolation when the time comes to replace them. We also had to remove a section of ceiling drywall to get access to a burst pipe from freezing in the winter time. This line is one of two that supplies water to an outdoor sink. We made appropriate repairs on the line with thicker insulation on the pipe, a layer of batting insulation above and below the individually insulated pipes then enclosed the piping. In addition we added a drain inside for each line where the water shut off is for the sink. I walked through how to winterize properly and client took a short video of the proper steps. At this time the system is working properly.

No cool for the basement system, due to a bad dual capacitor. Capacitor was reading 1.15 on a 30 microfarad. Replaced capacitor and system works. Filter was very dirty and it could have caused capacitor to go bad. Also, system is little low on Freon. No leak was found. System is 11 years old and working. Due to the age of the system, it loses efficiency and can affect the humidity level in the basement. Signed up customer for home care maintenance plan , for all three systems in the house and did the home care inspection on all three systems ,as well. Upstairs system is 19 years old, r22 Freon and it’s little low on Freon and has high head pressure. Main level system is 3 years old and working proper in heating and cooling mode. Basement system is a heat pump (11 years old) , it’s low on Freon (close to 1 lb) and has bad dual capacitor (replaced capacitor, as customer requested). Arrived for no cooling for the basement system. 2016 Ruud. Found system low on refrigerant. Conducted electronic leak search and found a microscopic leak on the refrigerant line connection outside the air handler. Air handler also lots of biological growth inside the cabinet and on the coil. The contactor for the heat pump is also buzzing and may need replacing soon. Due to the customer having company staying in the basement, the customer decided to just add refrigerant for now. He will call in to schedule the leak repair later on. 3lbs of refrigerant was added. Air temperatures were checked afterwards. System was operating normally when the call was completed.

Arrived at dog wash Café in Milton, Georgia. Found emergency drain pan to be filled to the top with water. Owner states he had a company out prior to fix the drain line “add a p trap and water safety” P trap was done entirely out of elbows, which is not correct. I installed a proper P-trap as well as a P-trap cleanout and a vent stack that terminates above the evaporator coil. Evacuated drain pan of water. Found secondary safety switch that was installed, it was installed. Incorrectly was not secure into the cabinet. Was also wired incorrectly, causing it to short internally. Wired the existing safety switch to kill power to the outdoor unit which it did not. I then grabbed a safety switch from my truck connected it to kill power to the outdoor unit and it did just that. For this job I arrived to a no cool. Homeowner has been cleaning up the water at the secondary pan and states the system is no longer kicking on. Homeowner stated last company quoted out a blower motor. Came across bad blower motor causing the evaporator coil to freeze. Heat exchanger was also extremely rusted and cracked. Informed the homeowner the safety issues with a cracked heat exchanger. Checked all electrical components. Unable to check refrigeration properly due to blower motor not working properly. Going with just the blower motor would not fix the other issues going on with the system. Homeowner was informed of all findings and recommendations. Upon arrival, the homeowner stated that the system was not keeping up with the cooling demand of the home. A complete HVAC system inspection was performed, including evaluation of system operation, electrical components, refrigerant performance indicators, airflow, filtration, condensate drainage, thermostat operation, and overall equipment condition. Findings: * Outdoor condenser coil is dirty, restricting airflow and reducing system efficiency and cooling performance. * Outdoor current controller (capacitor) is testing below manufacturer tolerance and is no longer operating within acceptable specifications. This condition can lead to reduced system performance, increased electrical consumption, and added strain on the compressor and fan motor. * Inspected airflow concerns in the master bedroom and found the room is currently supplied by a 4-inch duct, which is undersized for the required airflow. This is contributing to insufficient air delivery and comfort issues within the space. R
