Performed cooling inspection on two systems. The systems are cooling at this time. Technician noticed both compressors have a high amp draw, systems are slightly low on refrigerant, and the condenser coils are deteriorating. It might be time to consider upgrading the systems due to age, condition, and R 22 phase out.

For job I installed an outdoor light and replace switch with cord for ac and did a troubleshoot for disposal sparking. Everything was tested and is working properly.

We Completed the following work: In the upstairs 2nd bedroom on the right in the closet wire in a 120v power supply with a new AFCI (Fire Prevention) breaker for the new customer supplied switch. Wire in and install Cat6e lines and new location 120v outlets with AFCI breakers as needed in the following areas: -Media Room- (1) 120v outlet and (1) Cat6e for behind the tv. -Master Bedroom- (2) 120v outlets and (2) Cat6e -Second Bedroom on Right- (1) 120v outlet and (1) Cat6e -Game Room- (2) Cat6e -Install a new RG6 line from outside, up into the attic and down into the closet upstairs for the gateway. Please Note that drywall cutting will occur in some areas and we will install a plate when completed and TE is not responsible for the drywall repairs.

No heat on the only system due to a dirty flame sensor. I was able to clean the flame sensor and heat works. Heat exchanger has some heavy hot spots and it’s compromised, blower wheel is super dirty and dust and so the evaporator coil. Air quality in the house is poor. Also, head pressures are little high and liquid line is wrong size (too small). System is 25 years old and has some issues and air quality in the house is compromised. Sent estimates for potential repairs (not recommend), at this age and conditions, best option would be to upgrade the system, with 19 years warranty and WiFi thermostat. Set a lead to quote upgrading for the only system in the house for next Wednesday afternoon (later better).

2 system $59 special Performed two system inspection today. Replaced ML 16x25x1 filter today. UL filter was still clean. Both furnaces are aging but functioning well. UL ac system is functioning well but has a dual capacitor below tolerance. UL blower capacitor is also below tolerance. These are recommended for replacement to reduce further system failures. ML ac system is very low in refrigerant suggesting a leak. Electronic leak test and bubble test was inconclusive at this time. Due to age and condition further leak testing is not recommended as the cooling system has expired its life expectancy and is recommended for replacement. ML wet switch has failed and is not turning system off. Drain switch was not sealed and was also stuck. We were able to get the switch to operate and glued it in as a complimentary service. UV bulb for ML system has failed and should be replaced if you decide to continue its functionality for cleaning the coil. UL UV bulb is still functioning but we do no

I was called out to Jordan’s house for a one time inspection. Jordan has lived here since the house was built in 2020 and they are moving out of state soon so we performed a thorough evaluation. During the evaluation we discovered it is a single stage system with zoning which is a poor application, the wheel is dirty, the coil has some build up, the heat pump is a bit dirty, the wiring between the thermostats and the zoning isn’t correct, the flood protection is minimal, a superboost is beneficial for the compressor, and the capacitor failed its test.

Installed toilet, two faucets with pop up and drains. Removed toilet and cut out flange. Tested all for leaks and function. No issues.

Troubleshoot why the kitchen outlets lost power.

Arrived on site to troubleshoot EV charger not working. The homeowner stated that the charger had been working fine until recently. It would be on until he plugged it into his car. The charger would not charge. The breaker wasn’t tripping as well. After doing a troubleshoot, I noticed the breaker was working part of the time. I recommended replacing the breaker. I installed a new 40 amp CH breaker. I discussed with the homeowner that the circuit for the charger was only rated for 40 amps and that the charger would output 32 amps. The charger was previously on a 60 amp breaker. I informed him that in order to get the full charging capability, we would need to install a smart module or perform a service upgrade. He did not want to move forward with those options at this time. Everything is working upon departure.

Troubleshoot why the Ting power monitor was alerting to an arcing condition in the home. Install new hardwired smoke and CO alarms throughout the home. Add an outlet for a Tv and a litter box.

Came to costumer house to replace a natural gas 40 gallon water heater, put in a 50 gallon gas water heater, new expansion tank, pan, replaced double wall venting, new gas valve, water shut off for the water heater, and leak alarm, tested for leaks no issue. We installed a new 6” wafer light in the pantry. We removed the existing box and installed the new light. We installed a new switch for this light. We also performed a troubleshoot for the greenhouse outlet and switches. We discovered the reason the breaker was tripping was because wires were touching that shouldn’t have been. We also fixed a lost neutral issue for this. I recommend installing a new circuit for this with outdoor rated wiring. We will also properly secure the switches and outlets and install new outdoor rated devices.

Performed a thorough evaluation of the HVAC equipment today, the homeowner had a complaint with the bonus room upstairs not maintaining temperature as well as other areas of the home. Upon my inspection, I found that the static pressure on the return side is very high. Currently, he is getting about 1000 CFM of return when a 3 ton requires 1200. I recommended upsizing the 6 inch return in the bonus room to an 8 inch return

We came out due to a dual function breaker tripping intermittently. We replaced a Siemens dual function breaker the customer requested we replace it due to the fact that it’s progressively tripping more. I informed the customer that this may not solve the issue and that if it continues to happen we would need to trouble shoot.

Replace smoke detectors

A homeowner reported an error code 11 on their Rheem outdoor tankless water heater. Diagnostic testing revealed a faulty igniter coil, a finding confirmed by Rheem pro support. The technician explained the operational risks associated with both the outdoor installation and Rheem’s tankless systems, then provided a quote to replace the unit with a Navien condensing tankless water heater, which the homeowner declined. As Rheem did not have the replacement ignition coil in stock, the homeowner sourced the part independently via Amazon and will schedule a follow up appointment for the repair.

Met with staff onsite. The floor sink drains were actively backing up. Checked the grease trap and made sure it was not affected. I ran my flex shaft through the floor sink for the 3-compartment sink, cleared the blockage and ran water to test. I did not pull back any material. Perform sink drain cleaning with cable machine. Clear sink drain only. Does not include repairs or main line cleaning. No warranty on drain cleaning.

Came out today to replace ejector pump, water heater, pressure reducing valve, main shut off and hose bib shut off. Removed old heater, installed new heater to code compliance, set heater to 120 degrees. Removed old ejector pump. Replaced pump, lid, check valve and ball valve. Ran new vent line to future vent as the previous pump was on a studor vent. Ran new discharge line in sch40. Installed new min shut off, hose bib shut off and pressure reducing valve. Set pressure reducing valve to 65 psi. All work was tested for functionality and leaks.
