For this job, I worked on replacing pressure regulator whole home shut off and spigot shut off. Went ahead tested and checked for leaks. Psi is set to 55psi.

System is operating at this time, and the HomeCare HVAC inspection was completed. During today’s visit, we found that the system does not have any indoor air quality products in place to help with equipment cleanliness, system longevity, or overall indoor air quality. I also noted rust beginning to form on the indoor coil capillary tubing. The air filter was heavily saturated even though it was only about eight days old. I replaced it with a new 16x25x1 filter. Since the home is still in the move-in phase, I recommend checking the filter again in about a week. After things settle down, the filter should be checked about every 90 days, or sooner if needed based on dust and household conditions. Costumer had a really loud vibration noise coming from the bathroom sink, taking a closer look to it realized that was a faulty shut off valve on the hot side, giving an issue due to age, replaced hot and cold and tested for leaks, no issues. For this job we went ahead and replace waterline, pressure regulator, and whole house shut off. Tested water line and checked for leaks. Cleaned work area.

NO cool, due to a bad single capacitor. Replaced capacitor and system works. System is cooling and heating at this time, but, due to the age and conditions, it will be working harder to keep the temperature low in the summer, specially on hotter days. Highly recommend to upgrade, at least the upstairs system, and bring comfort, savings and efficiency back to the house.

Disposal

Located a leak on the water service line. Meter was showing 0.52gpm. The pipe was located in a sleeve. We were able to find both end of the sleeve. We pulled out and replaced the failed section of pipe. We tested the line after connecting it and the meter then showed 0.00gpm. We covered all of our holes and spread the mulch back over the area. For this job, I went ahead and worked on capping off a yard hydrant and replacing a dehumidifier saddle valve with a new 1/4 angle stop. Went ahead checked work and cleaned up area

Completed 2 system maintenance changed filters checked all safety and components. Cleared both drain line. While clearing the drain line for upstairs tech was unable to get drain line unclogged. Tech has used mighty pump and used a vacuum to be able to pull all debris out. Tech is unable to to do so due to There is a lot of build up in the drain line causing water not to drain out. There are no safety switch on upstairs and main level system. Spoke with customer about repairs to fix issues at hand. Went over options. Customer went with option 1 for up stairs. Tech installed new condensate pump and new vinyl tubing. Tested pump ( pasted )

Return visit to replace 45/5 mfd capacitor, replaced capacitor, tested system operation, flushed drain line, all units and electrical components working properly at this time.

Install a customer supplied Tesla charger

Perform sewer scope through exterior pvc clean out No issues with sewer line found. Ran camera from exterior clean out all the way to city sewer tap (6” sanitary tee) and did not find any obstructions, bellies or tree roots. Sewer line looks to be a great operating condition.

No cooling call, upon arrival customer stated that thermostat was blank, checked for 24 volts and thermostat did have 24 volts, thermostat is bad, quoted replacement of thermostat, customer agreed to replace thermostat with pro 1 thermostat, replaced thermostat also checked amp draw of all components, checked both capacitors and found that outdoor capacitor was bad reading 35.7/45 & 0.8/5, recommended replacing capacitor, capacitor will likely fail within the next couple of days, customer would like to speak with homeowner about replacing capacitor and will get back with us on replacing capacitor, delta T temperature drop looks good, tested both heat and cool from thermostat, all units and electrical components working properly at this time, customer is aware of issues with cpcitor and that system can fail at any time.

First part of rough in completed will return after ceiling is framed to install junction boxes for light fixture and smoke detector. Then we will schedule rough inspection and return to install devices/ lights once drywall is up.

Properly Performed spring/fall maintenance on a whole system. Checked air filter, checked blower wheels for built up dirt/dust, took delta Ts, cleared drain lines, tested safety switches, tested all electrical components, tightened all electrical connections, took running volts/amps, monitored systems operations. Improper p trap with no vent Dirty air filter Fixed the p trap Issu, replaced the filter and added a wet safety switch.

Troubleshoot

Replaced supply air plenum’s, install new 10” supply air damper and ductwork with boot. Installed new return air duct and boot, mastic sealed the supply plenum, and collars. Replaced 40VA transformer with a 75va transformer. Found the indoor coil freezing up, found the filter clogged and the outside coils heavily saturated. Replaced the filter recommending outside system to be dismantled to be chemically cleaned. Also found the drain line has a backwards pitch, recommending flood protection switches and correct the drain line. Also recommending homecare service agreement to allow for annual inspections.

Powder room and front door lights. Came out today for 120v front spots were having an issue. Left would never turn off and right not come one. Light were controlled by a timer in attic and photocells on boxes. Removed photocells and replaced the timer. In attic. Unfortunately the right hand side will need to be replaced. I will estimate to complete. Also switches wearing out in bathroom were causing GFCI outlet to trip. Replaced all under GFCI breaker. Replaced one of may ballast bypass lights in attic.

Customer stated that upstairs system was making noise , coming from the blower motor. I turned system ON and let it run for a while but couldn’t reproduce the noise. I also inspected the heat exchanger and found a small crack in it. System is 14 years old and has a crack in the heat exchanger. No Co leaking , but, crack will only get bigger with the time and it can starting to leak Co into the house. Due to the age of the system (14 years old), the best option would be to upgrade the furnace, and bring safety, comfort and efficiency back tot he house. Also recommend to install APCO-x uv light, to give better air quality to the house and to prevent evaporator coil from build up biological growth. Evaporator coil drain pan is covered by biological growth.

No cool on the only system (heat pump), due to a bad thermostat. Replaced thermostat and system engaged on cool mode. Filter was very dirty. Replaced filter and cleared drain line. No other issue at this visit. System is heating and cooling properly at this time.

No cool on the upstairs system. System was running on heat when called for cool at the thermostat. Roll out switch was opened and activating heat. Reset switch and ac works. Single capacitor for the blower motor is weak (reading 3 on a 5 microfarad). No in line switch, to prevent water in the drain pan, in case of drain line get clogged. System is past the life expectancy and no efficient anymore. Humidity level in the house can be higher, specially on hotter days. Due to the age and conditions of the system, highly recommend to upgrade systems, and bring savings, comfort and efficiency back to the house. Set a lead to quote upgrading for both systems, for Monday morning.

For this job, I came out for a quote only on a potential water leak. Community is on a separate line from the irrigation that feeds the whole community. If customer moves forward with estimate waterline will need to be hand dug. After the evaluation on water system went ahead and created options for replacement. Water line is about 8-10 ft run

Preformed routine annual maintenance and also did a diagnostic check of the thankless. We found the air intake screen was pretty gunked up so we made it nice and clean. We also found that the flame rods were very corroded so we cleaned them up and got them nice and smooth. We also flushed the water heater for 30 minutes with descale solution and then 20 minutes with just water. We powered unit back on and ran hot water throughout the house with no issues.
