For this job, the customer showed me a leaking 50 gallon water heater with recirculating pump. The customer opted to go with option 4 to replace the heater. I performed work, tested everything, and cleaned up. Made customer aware to plug in recirculating pump in two hours after the heater has heated up. Thank you for choosing TE Certified.
Homeowner has a Moen shower that is constantly running and dripping. The shower is a of Moen make. The cartridge has worn out and needs to be replaced. The homeowner also mentioned that the faucets in the master bathroom have reduced flow. Removed trim from Moen shower valve. Using a moen cartridge removal tool, I removed the Moen 1222 cartridge. Inside of the valve had some buildup. Cleaned the inside of the moen valve. Greased gaskets and o-rings on new OEM Moen 1222. Installed new OEM Moen 1222 into shower valve. Pressurized water system and tested for leaks. Reinstalled Moen trim, caulked around shower trim plate. Removed aerators from both faucets in master bathroom. Both faucets had buildup on the insides of the aerators. Cleaned aerators and reinstalled aerators. Water pressure is 50 PSI Water heater is a 50 gallon electric water heater from 2021 Thermal expansion tank is functioning at time of invoice
Service was great!
There is water leaking through one UL bedroom light fixture on the ceiling from the attic above. Initial observations revealed water in the pan and on the return plenum below the drain line. The drain is loose at the coil and there are signs of water stains and rust where it’s been leaking. The pan has water in it but the secondary drain behind the unit is leaking onto the ceiling below. I also observed the blower motor capacitors have failed. A previous repair jumped 2 separate capacitors together when what appears to be the blower motor had also been replaced. The drain line needs to be repaired, flushed and tested for no leaks and the secondary drain requires tightening. I also recommend upgrading your flood protection devises as your current float switch is insufficient as just a small amount of water can leak out of the pan without the float lifting. Today I replaced two vanity lights in the upstairs bathrooms. One of the existing vanity lights box was hanging out of the wall. I also replaced this box.

No Cool - Main Floor Zone system that conditions main floor and basement. Heat pump was stuck on a high pressure lockout. Equipment is single stage with insufficient return air, no leaving air temp sensor, no bypass damper, inadequate flood protection, biological growth inside the air handler and the outdoor coils were heavily impacted. High pressure lockout could have been caused by: -the dirty condenser coil, which was cleaned today -failing outdoor fan motor -no leaving air temp sensor -overcharge with refrigerant Equipment is cooling properly for now. Tech was out for cooling. This is Report of observation on complete system. furnace has a crack in heat exchanger in eye lets. Blower wheel is dirty and impacted with debris. Cap on blower is needing to be replaced. No flood protection on evaporator coil or on emergency drain pan. Drain line is needing to cleared . Breaker tripped found System is is low on Freon compressor is mechanically failing contactor is needing to be replaced. Cap are needing to be replaced. Due to the leaking evap coil and failed compressor there is no repairs that can be made. Spoke with customer about a complete replacement. As of 2025 410a manufacturing has stop production. Due to it has been fazed out. Based on our findings today, it might be time to think about getting a brand new system.
Returned to replace blower motor on upstairs furnace. I re-verified the issue before replacement and was able to recreate the issue previously diagnosed and reconfirmed that the blower motor was faulty. Old motor was removed and replaced with OE motor from Trane. System was then tested to ensure repairs were done correctly. Let system run for 30 minutes after repairs were made.
No Cool- 2004 Trane system. Drain line was full of rust. And cause water to back up into the emergency drain pan. Indoor coil is in extremely poor shape. It is heavily deteriorated from age and rust. System has multiple refrigerant leaks in the coil. System also has a crack in the heat exchanger. Based on our findings today, it might be time to think about getting a brand new system. Project Manager is scheduled for tomorrow 8-10am.
Excavate meter install new meter nipple and dual check valve. In front of existing meter install new courtesy valve shut off box as per Georgia IPC code. Excavate home at left side foundation wall at water main service penetration trench new water service between meter and foundation wall water, main service penetration drill, new penetration from inside if unable to use existing penetration. Install new water service in trench tie into meter and through Watermain service penetration to inside of basement on left-hand side install new three-quarter hole home shut off valve. Test system for leaks, and cleanup. Seal foundation wall inside and outside with hydraulic cement, and tar on the outside. Put down hay straw on trench to help re-seed yard. LIFETIME WARRANTY!!! 5-26-26 Had to hand dig portions of trench to avoid utilities.
Tech was out for no cooling. Checked system and seen the following. Inside air handler has growth blower will is need to be clean. The Plenum‘s are poor especially on the return side. Ductwork has been uncapped and not sealed. Drain line is needing to have a clean out and cleared. No safety switches on the system. outdoor capacitor has failed checked refrigerant found system completely out of refrigerant. Wouldn’t need to do a leak check this would be pressurizing the system with nitrogen and also with 1 pound of refrigerant 410 a. Verify where a leak is coming from. After detecting war leak is coming from. That’s when we will put together an overall estimate for everything that needs to be done. Spoke with customer customer has declined. She stated that she is renting and she is going to be reaching out to landlord.
For this job Job I conducted leak detection services for homeowner. Throughout my investigation, I had trouble hearing anything because the homeowners property is less than 30 feet from a very busy road. That is heavily traveled. It’s an industrial road. Due to the caveat listed above we introduced compressed air to give us a better louder, frequency to listen for. But to no avail, we were not unable to locate the leak. The road is just too loud and heavily traveled.
Tech was out for no cool , found system low on Freon checked evaporator coil and found leak in evaporator. Also tech noticed the following . Cap on blower failing blower motor failing. Needing a hard start on compressor also compressor has been compromised due to leaking evaporator coil. Condenser is needing to be chemically cleaned. Drain line would need to be flushed to verify proper drainage. Spoke with customer about all issues also let customer know that parts may not be available due to 410a equipment has done fazed out. Based on our findings today, it might be time to think about getting a brand new system.
Arrived at customers house due to complaint of no hot water on a three-year-old Navien. After doing a power cycle on the unit and clearing the code, I found no further issues unit worked as expected. There is now hot water throughout the house. However, we also noted water pressure was 100 psi then dropped to 80 when a fixture was activated. Advised customer they need a new pressure regulator valve and expansion tank install installed near the tankless unit in the attic. Customer declined repair at this time.
Customer has uponor pex though out the house and it’s been giving multiple problems since they bought it about 5 years ago, pipe on the hot side had a pin hole leak on living room wall and water was making its way down to the bathroom on basement, replaced a 5ft section on hot pipe, tested all the work before leaving. Also gave quote on a whole home repipe to get rid of existing piping.

Replaced the front porch exterior wall lights.
Called out for water leaking from hvac system in attic and coming through the ceiling. Found a clogged drain line due to lack of maintenance. I cleared drain and tested with 2 gallons of water. Removed water from drain pan in attic as well as the containers the customer had to catch water that was missing the pan. Added algae tablets to drain pan and flushed drain with enzymes. I also gave the customer the option of HomeCare maintenance plan and adding water safety devices to prevent this from happening again. Customer agreed and I installed the water safety devices and tested each one to ensure the system shuts down when triggered.
I did home inspection and replaced a gfi device outside and a carbon/smoke detector outside the office.
Replaced toilet in main level bathroom with a Kohler Kingston toilet. All work was tested and checked for leaks.

Examined the situation at hand and determined the root cause
No Cool- 2005 Rheem System When I arrived I found the outdoor unit running but refrigerant lines were not hot or cold. Contactor was buzzing loudly and compressor was cold and not running. I took the electrical cover off of the compressor and all the wires were burnt and the compressor terminals had melted and the system had lost all of its R22 refrigerant. Customer was standing there when this was found. We had a conversation about replacement and he decided to have a Project Manager out to give him a quote on a news system.
Provide and install a 10 KW Generac, standby generator on the corner of the home. This generator will power the exact same things that were powered by the previous generator due to the size limitations.

The TE Techs are very well trained knowledgeable. Prior to TE Certified I had 6 service calls for the same issue days apart via home warranty with 2 different companies. Neither company could accurately diagnose the problem. In one visit the tech accurately diagnose the problem, showed photo evidence of the problem and provide options. The tech explained all the options in detail. He provided me with enough information to make an informed decision. The estimated repair cost was market average.
