Recommended starting components be replaced on AC along with installation of kickstart and getting a coil super cleaning. Customer moved forward with coil cleaning only. Cleared and cleaned coil. System is cooling at this time.

SERVICE CALL: Upon arrival homeowner stated the first floor hvac system is leaking water into the ceiling. After complete troubleshooting I found The complete hvac system Rheem 22 years old and refrigerant type r 22 which is already phased out by epa complete system is in Poor maintenance conditions the metal auxiliary drain pan is full of water the main draining line pvc connection was completely loose and water was leaking inside the drain pan NONE Safety flood protection on both systems the auxiliary Drain line is leaking on the side of the house and already damaged the vinyl siding. Check blower wheel is highly impacted. Test outdoor condenser unit Rheem r 22 refrigerant test pressures are low that’s indicating of possible refrigerant leak condenser coil is highly impacted check contractor Is pitted test dual run capacitor is weak. Life expectancy on complete system are 10 to 14 years gas furnace is in bad conditions. DUE TO AGED AND CONDITIONS RECOMMEND TO UPGRADE COMPLE

Noticed dual capacitor failed, run capacitor is out of manufacture specs, blower wheel is dirty, recommend wet switch/SS2 to prevent water issues in attic. -troubleshoot arc fault breaker randomly tripping -run 2 dedicated 20 amp circuits for upstairs office room -install safety breakers with afci and gfci protection -install box and outlets -run wire from garage panel to attic

Today’s visit was for the main floor not cooling. Customer said the temperature never seems to reach temperature set point. Checked thermostat. Checked the indoor unit. Checked blower motor and evaporator coil. No wet present. Gave estimates for flood protection and uv lights. Checked the outdoor unit. I found the compressor is grounded tripping the breaker in the panel. Checked and verified warranty. Gave estimates for all concerns. Customer approved the repair but declined all other options at this time. Went and picked up parts and returned to complete work. Recovered refrigerant. Replaced compressor and dual capacitor. Installed acid scavenger into the compressor to help prevent this from happening again. Leak checked with nitrogen. Pulled vacuum down to 519 microns and it held. Charged 8lbs of R410A. Cleaned coils on both condenser units. Checked and monitored cooling operation. The system is cooling at this time. Thank you for choosing TE Certified

Ran cable machine through kitchen sink drain to clear a partial blockage. Tested and drain is working fine as of now.

Customer says ac is leaking. Inspected Furnace in attic. Found secondary drain pan damaged by return plenum. Furnace needs to be lifted up and install new secondary drain pan. Recommended replacing drain line with proper pitch. Recommended replacing outdoor starting components. System is low on r410. Need to perform a leak search. Customer moved forward with home care plan to Clear drain line. System is draining properly at this time.

File warranty with manufacture for the customer. Secure new blower motor from vendor with warranty credit. Provide and install new fan blower motor for the existing furnace unit. Includes removal and disposal of the existing motor, installation of the new unit, field testing, cleanup, and warranty.

Outlets in bedroom were not working reset breaker room working properly. Rear deck outlet to be replaced wire needed to be replaced deck outlet working properly.

Today’s visit was to check 2 mini splits. When I arrived the customer said one indoor unit had a smell. And also another indoor unit was leaking water. I inspected the unit leaking water and found it had a bad condensate pump. I checked the other indoor unit with the smell and found the indoor coil and blower wheel needs to be cleaned. I gave estimate for the repair. Customer approved the repair. Went and picked up supplies for the job and returned to perform the work. Replaced the condensate pump and tested operation. It is operating properly. Removed the blower wheel from the other unit and cleaned. Also cleaned the wall mount housing. Cleaned the evaporator coil. Reassembled the system and tested operation. Cleaned all permanent filters. Checked cooling operation. I found the the multi head system low on refrigerant. I added 1lb of R410A. These systems are the old Mitsubishi Mr slims that are no longer made. I informed the customer the best option would be to replace them as parts a

Completed system evaluation upstairs Found a bad blower motor with a bad furnace control board System supply Plenum is too small for the unit in evaporator coil System is missing 200 CFM on the supplied and missing 300 CFM in the return, supply Plenum and ductwork would need to be added to compensate for the missing CFM. The missing CFM is putting stress on the blower motor and compressor due to the lack of airflow.
