Troubleshoot loss of power to outlets in the master bedroom. All switches and outlets were found to be back stabbed and one was completely burnt up. The Gfci in the master bathroom was melted as well. Homeowner has been running space heaters off these outlets since her heating went out. She was made aware of the large draw that comes from space heaters and was told to be very mindful of running them with other things on at the same time. Circuit for master bedroom was Redeviced, surge protection was installed at the panel, and the grounds and neutrals were separated at the panel.
Arrived found unit calling for heat error code 12 low flame sense. Reset system. Unit would cycle flames come on blower not activating. Found dirty flame sensor. Cleaned flame sensor. Reset and cycle system on. Unit now heating. Showing no error codes. Checked outdoor unit. Check capacitor, contactor, and pressures. All systems operating. No in-line safety or wet switch. Dirty blower wheel. Blower capacitor, and outdoor capacitor out of specs. Ducts are dirty. Dirty condenser coil.
For this job, we worked on doing a full home safety inspection. Replaced 1 damaged switch.

Cleared blockage in upstairs hallway bathtub with tub gun cable machine. Customer also has service technician scheduled for tomorrow 12-3 to look at leaking faucet handles in bathrooms.
Performed routine maintenance inspection on 24 y/o Rheem furnace that operates for whole house. Furnace located in attic. Checked amp draws. Cleaned flame sensor. Noticed system has poor combustion. Heat exchanger is stressed. Ignitor is bad. Water protection is poor. Blower motor is failing. Blower wheelnis dirty. Drain line has improper pitch. System is R22 based. Due to overall condition of system, advised customer to seek options to replace system. Based on our findings today, it might be time to think about getting a brand new system. Replqce customer supplied thermostat.

Upon arrival customer stated that downstairs heat not working, fuse was replaced due to no power at thermostat and unit still did not work. After inspection of system found unit error code was indicating a failed pressure switch. Advised customer of issue recommended changing pressure switch customer approved to have done today. Changed pressure switch and everything began to work. Blower wheel is very dirty, blower motor capacitor is testing bad. There is no in line flood protection for primary drain line. Do recommend homecare maintenance plan for both systems. Customer recently changed (16x25x1) system filter. Unit is back heating at this time. After heat side of system was fixed sent call for ac unit due to customer stating he had to replace fuse, when ac call was sent power was lost at the thermostat. Found that outdoor contactor was bad, advised customer customer approved to have changed today. Changed contactor system back up and cooling. Recommended (blower wheel cleaning, blow
Tech diagnosed downstairs system only, tech noticed system just needed servicing on a home care maintenance plan… no current failed parts at this time. Filter is pass due for replacement, flame sensor needs cleaned, no safety switches at furnace… Tech left recommendations/ estimates that can help with equipment longevity, equipment protection and homeowners health and safety. Customer has signs of leaks in their garage ceiling, we need to cut the drywall open to have eyes on the plumbing behind it.
Possible leak from toilet. Upon arrival, no issues were detected.
Reset 3 toilets.
System breaker had tripped. Ran and tested unit. Communicating Trane system. Heat strips activate and customer is able to disable usage on his phone app if needed. Told him to monitor heat strips usage and that heat pump can operate in freezing temps of Georgia as it is an inverter system.
Javier was professional and knowledgeable. After troubleshooting and finding the problem, he explained what was needed to correct the problem and gave a quote. Once the job was completed, furniture was put back in place, area was cleaned and old parts removed. Thank you for a good experience.
