Performed diagnostic on carrier ac with a Goodman furnace, upon arrival tenant stated unit was leaking water and her floor was wet, upon looking in return grill I can see water leaking from back of unit , checked drain line and found full of water, also noticed float switch was broken, checked tstat, already in ac mode, tenant will replace filter, checked blower wheel, blower wheel impacted, recommend pulling and cleaning, inspected outdoor unit, noticed condenser slightly impacted, recommend chemical cleaning, checked capacitor, contactor, amp draws, checked pressures, temp split, went over all options with landlord, chose option a, flushed and cleared drain line, made sure was draining properly, also added inline float switch to help prevent water issues, unit is back up and running with I water issues at time, customer has 11 properties she is looking to have signed up for maintenance, explained to customer I will have office reach out to her to go over all information

Replace broken supply line

When came in notice that humidity level in system were really high, and system was also not cooling properly. Furnace is 30+ yo and ac and evaporator are over 10 yo. Duct work and blower wheel are completely caked up making system over working. Also found a restriction in the line causing really high pressure and possibly damaging compressor over time. Let customer know about all these issues and presented options. Also gave the option of upgrading system. Quotes are attached to this email. Thank you for choosing TE certified

Customer toilet in the man’s bathroom next to the urinal was clogged up with the soft blockage. Upon arrival. I tested to make sure it wasn’t a mainline blockage after testing I diagnosed that the blockage was isolated to the toilet. I gave the option to run a Auger Down the toilet to free the blockage, My temp was successful and toilet is working normally

Today we had a garbage disposal that was jammed up due to age, we replaced it with a half hp badger garbage disposal

Today we made another spot repair on the water service line that was fully exposed, issue was farther down the line from the previous repair. If the customer decide to make a service line replacement repair, the cost of the spot roof repair will be credited towards the replacement.

We were called out for the water heater humming loudly whenever water was ran on the hot side. Troubleshooting led me to find the master shower was backfeeding into the water heater, and the PRV had a flow issue. Replace the cartridge in the master shower and swapped out the PRV under warranty

Came out today to service system not cooling due to blank thermostat. upon arrival found breaker in the off position. Customer stated that he turned the breaker on and off, trying to get the thermostat back on and must have left it off. Performed full system evaluation found indoor blower with debris Inside of it, filter was dirty, the indoor coil is dirty. The ductwork is in poor condition, flue pipe is single wall pipe, not up to code and Delta T is 12.5. upon inspection of the outdoor system found the condenser coil, dirty, the capacitor is within range. The contactor is burnt and pitted. Refrigerant levels are low. Upon further inspection of the thermostat, it has an intermittent short with constant power, but it cuts on and off. Upon completion, customer declined all recommendations and I left system currently working to the best of its ability, but customer is aware of all failures that are present.

Leak has been ongoing for approximately six months, my recommendation is to cut open the sheet rock underneath examine what exactly is leaking and then address what exactly needs to be repaired. With the duration of the leak and the visible spotting of the sheet rock remediation may need to be involved.

Installed new 50 Gallon Gas Short Water Heater and PRV in garage. Replaced hose bibb behind water heater at same time.
