Complete system is 14 years old r 410a refrigerant charge which is already. Performed a troubleshoot on the upstairs bedroom and bathroom that stopped working recently. The outlet in the master bathroom was coming apart and was causing the loss of power to the rest of the circuit. The devices are 30+ years old and all in the same condition so we Redeviced the upstairs bedroom circuit. The circuit was tested and everything is working properly again.

Replacing bathroom fan with ductwork, switches and receptacle. Also replaced the breaker to dual function and replaced flood lights

Dig down 3’ to replace the 4” PVC clean out due to tree roots growing in the pipe. Reconnect to healthy pvc sewer line and provide a lifetime warranty on repair. Dug down found Fernco fittings had settled and roots were growing into fittings. Replaced damage section of piping and installed heavy duty husky band connections to prevent roots from growing back into piping. Customer is responsible for final landscaping.

Troubleshoot issue with slow filling toilet in hallway bathroom and shower head in master bath that would lose volume when turning on their fixtures in bathroom. Disconnected supply from fill valve and ran it through a bucket. Supply line was receiving plenty of volume, so diagnosed that fill valve was issue. Replaced fill valve and flapper, cleaned, and tested. Took off shower head in upstairs master bathroom. Turned on multiple fixtures and observed volume get lower the more you turned on, meaning it is more than likely a pipe sizing/volume issue as opposed to something being wrong with the shower head or cartridge.

Run closet auger inside toilet to clear Customer called us out for a clogged up toilet. When testing draining system, we ran water in the bathtub and sink but toilet was only fixture being affected at the moment. Customer stated that they have had problems with draining system before. There are two clean outs in the front yard of house. The clean out in the middle of their front yard seems to have a root intrusion starting to form. Sewer supervisor scheduled to come out and investigate further. We ran closet auger inside toilet to get toilet drain flowing again. We were able to successfully clear blockage. I tested toilet by flushing multiple times with and without toilet paper. No signs of system backing up. Clearing successful.

Repaired main water line at meter. Broken pvc replaced with new meter nipple, check valve and tie back into existing gate valve. Water turned on and tested to ensure proper function.

Full home safety inspection

SERVICE CALL: Today’s visit was for the upstairs unit leaking water. Customer said it was leaking through the ceiling. Went to the attic to inspect the furnace. I found minimal water in the safety pan. Also the drain is not backed up. I found the evaporator is frozen completely solid and the line set has ice and the water is coming from the ice and the blower forcing the water out of the unit from the back pressure caused by all the ice. The ac and coil are 12 years old and the furnace is 27 years old. Inspected the condenser unit and the compressor is also frozen over. I turned the system off as it will take 1-2 days to thaw. The condenser coils are extremely dirty. The system is most likely low on refrigerant and I am unable to perform a leak search at this time due to the system being completely iced over. We can schedule a return trip once it’s thawed if the customer wants. But do to age and conditions of the entire system and also the refrigerant wing phased out I HIGHLY RECOMMEND

Installed pressure reducing valve and new main line cutoff in crawlspace. Rebuilt leaking upstairs master bathroom toilet. Repaired leaking kitchen single handle faucet.

Replaced 3 handle shower valve in hallway bathroom with new customer supplied moen single handle shower valve. Cut out fiber glass wall to replace and complete work from front and install remodel plate. All sealed with clear caulking and tested to ensure proper function.

Customer had a toilet that was backed up due to a lot of tissue paper going down at once I gave the option to auger the toilet and after to argue on the toilet, I was able to clear the blockage and after testing the water was flowing properly with no leaks and backups present , I’ll let the customer know. I recommend it to replace the toilet due to it being the original toilet to the home. I recommend recommended a Kohler Kingston toilet or Kohler Highline to help avoid those soft block just happened as often.

Performed 1 system diagnostic for main level unit. Found 9 year old furnace. 20 year old coil that was uncased in a duct board plenum that was not sealed, outdoor unit is R22 and 26 years old, no te flood protection no pan, duct work falling apart and not insulated needs duct work design and full system.There are no immediate repairs available TGL scheduled for Monday 9-11 Based on our findings today, it might be time to think about getting a brand new system.

Troubleshooting two living room switches

Upon arrival customer stated that ac unit was over flowing the pan with water. Stated she does not know how long it had been going on for. Water outside the pan was already cleaned up, there was a lot of water remaining in pan. Did full evaluation of system found that system had a clogged drain line that caused water to overflow. The pan switch on system failed and did not shut unit off. Inside system is clean, blower wheel is clean, evaporator coil is clean. Condensate pump was working properly. Checked outdoor unit condenser coils are clean, capacitor and contactor tested good. Refrigerant levels tested good. Recommended Uv light, and flood protection for system. Customer approved to have done. Installed all of the flood protection. Will return to install Uv light July 8th due to not having any on van. Storm Damage Inspection

Customer has 27 y/o Ruud system that operates for main level. Water was in pan due to clogged drain line. Noticed that filter was very dirty. Water protection is poor. Blower wheel is very dirty. Run capacitor is bad. Ignitor is bad. Rust throughout furnace. Pressure levels are declining for R22 refrigerant. Contactor is pitted. Condenser coils are in poor condition. Advised customer to seek options for system replacement with significant discount, however, customer declined quote at this time.

Troubleshot loss of power and tripping at multiple circuits in the home. It appears that a surge came through and tripped multiple breakers. She has a surge protector installed already however it didn’t seem to help protect any of the devices from, the surge. We elected to replace the 4 breaker we are sure were tripped and effected by the surge, as well as providing and installing a new Eaton surge protector. Everything was tested, and is back working properly.

Our client was ready for me to help restore her laundry room at their damage was done or was noticed back in April on my previous visit. Property medics and I have got everything back to my condition. Clients water heater is not up to code. The laundry box and piping within wall has been replaced and tested for leaks and no leaks have been found. Clients PRV has been replaced as well. Bringing in the current water pressure reading to 60 psi.
