On this visit, I installed a customer supplied light fixture in the laundry room, the outlet box was broken so I replaced it. I also did an LD ballast bypass in the upstairs bedroom closet, and installed whole home surge protection.

Homeowner had leaking shut offs under his kitchen sink. I replaced the multi turn shut offs for the hot, cold, and the dishwasher supply with new quarter turn valves. I tested everything and checked for leaks.

Perform prepaid maintenance on three systems. Main level system was not keeping up a few days ago. Inspected the system and found multiple issues with it. The furnace has a crack heat exchanger. Heat exchanger needs to be replaced or furnace simply replaced. Will quote price for repair. If you’d like to get a quote on replacement, there is no charge for this. Upon inspection of the air conditioner, found condenser fan to not be running. Tested and capacitor was a failure on the fan side. This capacitor was replaced right at two years ago. Upon testing the motor, it is pulling slightly high amps. This motor should be replaced. The contactor on this unit is buzzing loudly. These two factors are what continue to take the capacitors out. A Band-Aid repair today is to simply replace the capacitor in contactor. The best solution for the air conditioner is to replace capacitor, contactor, and fan motor. Customer had issue with main level damper. No air to the main level of the house. Thermostat was calling for ac, but damper was stuck closed. I was able to unstuck and tested damper multiple times. It’s opening and closing now, but it can get stuck again. Also, signed up customer for home care inspection and inspected system. Single capacitor is weak (reading 6.17 on a 7.5 microfarad) and dual capacitor is weak, as well (reading 40 on a 45 microfarad). System has only one type of flood protection devices. Highly recommend to install an in line switch, in the drain line, to prevent water in the drain pan. Overall, system is working properly. Recommend to replace both capacitors, install an in line switch and a glute tube uv light, to give better air quality to the house, and to protect equipment. Main level damper will need to be replaced, if it get stuck again. Sent estimates for potential repairs. Customer will be out of town and will think about the repairs.

Whole home repipe: ran new lines through the attic, insulated the pipes with fiberglass insulation, covered them with 6-mil plastic, and then added R38 attic insulation on top.

Install a new outlet, replace a bulb on a fan and tighten up a fan.

Client wants kitchen faucet replaced. While client was cleaning out the cabinet in the kitchen noticed water inside. Looked around the cabinet and noticed water was leaking from the garbage disposal internally. Replaced garbage disposal and registered the disposal. Tested the faucet and disposal for leaks. Both faucet and disposal are operational and ready for use.

Replaced failed PRV. Water pressure set at 65psi. Tested all fixtures to verify water flow was corrected.

Installed customer supplied toilets. Replaced failed PRV. Replaced failed shower cartridge. Tested for leaks and function, all good. Suggest replacing the main water valve for the home and the water heater. Thank you for choosing T.E. Certified.

Repair the code issues in the panel by removing to double tapped lugs, adding a new main breaker for the sub panel, moving 4 circuits from the main panel to the sub to make room. Repair the reversed hot and neutral in the outlet in the kitchen. Replace the outlet next to the sink with a gfi. Troubleshoot the outlet in the dining room that isn’t working.

Today I changed out a customer supplied vanity light. Everything was tested and working properly.

Fire department shut down showroom lights due to smell. Customer was in the process of installing LED corncobs bulbs on existing metal halide fixtures. Disconnected buzzing fixtures and fluorescent lights on perimeter of showroom, other issues may exist past the extent of my evaluation.

Pulled loose toilets. Replaced broken flanges. Replaced 2 tub spouts that were not diverting to the shower head. Replaced a fill valve in the basement toilet. The faucet that had the low flow had a shut off valve that was not turned on completely. All other diverters seem to be working. Toilet seals are not leaking. Performed camera inspection of drains under slab through kitchen cleanout and girls bathroom. Observed deterioration of cast iron pipe and fittings causing toilet paper and waste to collect into soft tissue blockage. Recommend replacement of toilets and replacement of cast iron pipe and fittings under slab.

Systems are operating properly at the moment, added wet, switch to main floor system to prevent any flood damage and highly suggest adding the one for the upstairs system. Also gave evaporation coil for main floor system a deep cleaning due to mold growing inside of system

Performed inspection on 2016 Lennox furnace and AC system. System is in severe bad shape. This system has suffered from a lack of maintenance and has severe water damage on the coil and furnace. The drain looks to have been clogged for years. This furnace is simply not safe to work on any longer. I will not quote any repairs. I simply will not do any repairs on this furnace. Customer had just replaced filter. Old filter was very dirty. Blower assembly is extremely dirty. Evaporator coal is extremely dirty. Will quote a Band-Aid type situation. There will be no warranty for this. Will quote a condensate pump replacement unclogged drain and add a wet switch flood prevention. Upon inspection of outdoor equipment pressure is a little low with hardly any sub cooling. The service valve on the suction side is also currently leaking. This outdoor equipment is very dirty. Coil is almost completely clogged. As well as a tree growing up the back and the side of it. This condenseris simply smother

Will update. Upgrade the electrical panel in the basement to the house, replacing the main panel. Upgrading the grounding system. Replacing the panel and breakers. Bring the areas that aren’t gfi protected up to code. Adding new smoke detectors in the hall way, basement and bedrooms. Add 8 new can lights in the drop ceiling for the theater area. Rewiring, running new switch legs and demoing out the old light fixtures. Also installing new sconces lights on the walls. Add 3 new dedicated 20 amp circuits in the basement for the entertainment/ theater room.

Replaced main potable water service with new check valve and courtesy valve in meter box. At penetration we busted and removed concrete to extend new water service and installed new main shut off and pressure regulator valve. Will return to complete interior water repipe.
