Customer kitchen drain was backing up upon arrival due to grease, First, I tried to run my cable down the drain to get the water to drain, It helped a little bit, but water kept backing up. I ran my Hydro Jetter down the line to blast out the rest of the grease to get the water flowing normally

The homeowner had a leak from the kitchen sink strainer in the basement. I replaced the strainer and the P-trap and re-piped the drain for the left side of the sink. I tested everything and checked for leaks.

Service visit on Generac 22kw standby generator

Main level system not cooling and extremely frozen over. Blower motor was not working and outs condenser running all the time, even with wires disconnected. Found outside contactor shorted and stuck closed and single capacitor, for the blower motor weak. I tested the motor and it’s working. Replaced single capacitor and contactor and tested system and thermostat. System is cooling, but due to it being extremely frozen up, told customer to leave the fan ON , at the thermostat and will return tomorrow to complete the full diagnostic. Also, customer signed up for home care inspection two systems.

Install keyless light under stairs storage area

Install new GFCI protected circuit breaker, 6/3 copper circuit wiring, pvc conduit, and a 4-prong / 50amp / 240v receptacle in a surface mounted metal box. Conduit will be surface mounted in the garage from the framed pop-out where the electrical panel is installed. We will ride the top of the baseboard along the long wall, around the corner, and we will install the receptacle at around 4 ft above the baseboard in the center of the short wall. If the charging station begins nuisance tripping, we will need to hardwire a level 2 charger instead of using the receptacle to try to alleviate the nuisance tripping.

Provide and install Tesla charger.

Install Ring Floodlight on back side of house, replace landscape light bulbs and install timer for landscape transformer

Contacted A.O. SMITH to diagnose issue with the water heater. They confirmed that it was a failure of the gas control valve. Replaced GCV, sediment trap, and flexible gas connector. Tested for leaks and function, all good. If any other issues arise, we will need to troubleshoot the water heater further. Any further diagnostics are not included in today’s visit. Replace burner assembly and gas valve. Advised customer that he should change out old water heater.

Upon arrival, I first assessed the exposed cast iron plumbing inside the garage and crawlspace. The exposed cast iron p-trap for the washer is backpitched and intermittently backs up out of the drain but is not affected by any other fixtures. The 4” cast iron runs through the crawlspace and visibly exits the back and ties into 4” PVC with a PVC cleanout. The lines runs about 10’ and ties into the septic. I inspected the plumbing from the cleanout, confirmed the cast iron is very degraded. The PVC section before the tank is holding water but there is no obstruction or back grading. Advised his septic company to inspect the tank and field. I also found the water heater in the crawlspace is actively leaking from the tank and should be replaced. At this time, I provided estimates for my findings and will follow up on steps moving forward to resolve these issues. This estimate includes a sewer camera inspection from an inside cleanout access to the septic inlet if possible.

Replaced outdoor flood light with new customer supplied light. We also installed new outdoor rated outlets on the back porch and front patio. We installed new customer supplied bubble covers. We tested everything and it is working as it should. I also discussed doing some work to the existing electrical panel.

Customer had issues with the bathroom and garage GFCI devices tripping. We found that someone had install GFCI’s at almost all locations and did not wiring it in properly creating issues. We found that the device on the upper back porch when reset restored power. I also found indoor rated parts on the outside of the home with the bubble covers being upside down. In the panel I found a multiwire branch circuit with no common trip but the panel is full to make the proper correction. If the customer calls to have the lights and GFCIs done a full 10% will be applied

HVAC sweating vents. Vents in kitchen are exhibiting moisture around them due to higher humidity in kitchen because of water sources allowing for higher dew point to be reached near registers. Found system to be oversized and improperly designed. Zoning has failed allowing for overcooling of floors, bypass damper is blocked and unable to open. Upstairs thermostat reads incorrect temperature and not adjustable. System lacks both supply and return air for current sizing of equipment with no available options to make it correct due to layout and design of home. Ac is dirty, with high in rush amp draw, and burnt contactor. Indoor equipment lacks a wet switch. Quoted a few options to improve things however correct fix would be to remove oversized equipment and replace with correctly sized equipment. If zoning was still wanted with correctly sized equipment variable speed equipment is recommended.

Performed a one time inspection on the entire system today, at this time the system is operating properly in both heating and cooling modes. I replaced (1) April aire 110/ 16x20x4 filter. I made recommendations to improve the systems health, at this time the homeowner declined.

Replacing toilet in basement bathroom with new Kholer Highline Arc. Pulled the existing toilet and noticed the flange sitting too high off of the finished floor. Informed the homeowner of the issue and provided a secondary estimate to replace the existing flange. After receiving approval I went on to replace the flange and set the new toilet. After setting the toilet and testing I discovered signs of a clogged mainline drain. We’ve coordinated a date and time for a drain tech to come out and snake the main drain line on Wednesday August 27, between 11am and 2pm.

Installed customer supplied thermostats only.

Homeowner had leak on the exterior water service to the house. Excavated and located the brake on the line on a 1” pvc 90. Due to the copper line transition condition we ended up installing a new foundation penetration. Opened up the drywall in the basement to access where the water enters the foundation. Drilled a new penetration hole through the wall. Installed new 3/4 type L copper. Made connections to the exterior and interior. Pressurized and allowed 15 minutes to verify connections. Sealed both sides with hydraulic cement and tar. Backfilled and verified all work was up to homeowners approval.

Replaced all smoke detectors in home and blanked off one in garage.

Replaced bath fan motor and grill

During our visit, a new 50 gallon water heater was installed in the basement mechanical closet. The old, leaking water heater was removed and hauled away. A new expansion tank, ball valve, drain pan, gas valve, and leak alarm were all added during the install. Due to the steam unit T&P being connected to the old water heater T&P; a hub drain and trap primer were added near the PRV. The steam unit t&p was also piped to the new hub drain. Each repair was tested for leaks and functionality after completion. NOTE: The old water heater was on a stand. Under the stand was a fake return for the furnace that was not hooked up. I originally planned to install the new water heater on a new stand. Due to venting issues with the new water heater being taller, I just removed the stand and put the water heater on the floor. The faux return was removed. The existing grill on the opposite side of the wall is now being used for combustion air. Thanks for choosing Te Certified!!

Replaced water service line. Water line is bored from water meter, under the retaining wall, and to the left side of the house. I drilled a new penetration which is sealed with hydraulic cement and tar on both sides. I installed a new PRV and main shutoff valve and tied the new line into the water distribution system.
