Job Locations and Reviews
We were called out due to a leak in the wall below the washing machine box. Water is currently off to the home. Our estimate includes opening the Sheetrock, finding the leak and replacing the washing machine box. Once water is restored we will check the water pressure. If the pressure is above 80 psi a new pressure reducing valve may be required.
Customer had two pop up drains that were not functioning properly in the master bathroom and a bathroom sink in the hallway that was supplying hot and cold on the opposite sides of the faucet. We replaced the two pop up drains in the master bathroom as well as replaced and swapped out supply lines in the hallway bathroom. Once all work was completed , we tested the pop up drains and supply line connections to ensure proper functioning.
We will troubleshoot why the outlets inside the garage are not working. We will take down the existing fan to troubleshoot and wire the fan to wear the same switch, controls the light and the fan to separate a chandelier inside the back porch from the existing fan. We will run two dedicated circuits inside garage into the attic all the way to the back porch of the home both dedicated circuits will be 20 A on their own dual function breaker.
Upon arrival the UL system was not cooling due to the blower motor not responding while the outdoor ac unit was operating causing the coil to begin freezing. Furnace has an ECM motor. Client stated there was a lightning strike and the system stopped cooling. Motor replacement is recommended to reduce the risk of further failure. Client has been made aware of the condition of the system and will contact his insurance company before scheduling repair.

Upon arrival spoke with customer about a presale home inspection he had where the water pressure was over 80 psi. Checked water pressure and got a reading of 90 psi. Gave options. Customer is selling the home so he opted to replace the Prv with another Wilkins nr3. Restored water to the home and bled air from the system. Set regulator to 65 psi. All work was tested for leaks and functionality.
Replaced bad video doorbell it’s a basic doorbell. The video doorbell caused the chime kit to go bad as well so we replaced that. New doorbell and chime are working great
No cool on the upstairs system, due to being low on Freon and leaking in the evaporator coil. Also, dual capacitor is weak (reading 39 on a 45 microfarad), compressor amperage high (10.02 amps and it shouldn’t be higher than 13 amps, by the label). Send estimates to replace evaporator coil and dual capacitor (not recommend, due to a high compressor amperage). At this condition, best option would be to upgrade the system, and being savings, comfort and efficiency back to the house. New systems come with 10 years warranty and WiFi thermostat. Set a lead to quote upgrading for tomorrow morning. We should credit back 98,00, if customer replace the system with us.

Troubleshot primary bath vanity lights flickering while hair dryer was being used.
No Cool Visit The system has a 10 to 12° temperature drop although the refrigerant pressures are ideal. The line set should be 7/8 inch but it is currently operating with an 3/4 inch line set as a result the volume of refrigerant that should be moving through the system is poor. The compressor has a draw or wind when it stops and it is showing signs of overheating. Zoning should only be attempted with modulating or variable speed equipment not single stage. Zone set up is missing a bypass damper. Due to the cost of the repairs that amount would be better applied towards new equipment that’s designed to operate better in a zoning application. Returned to install new metal supply plenum and APCO X air purifier. Old plenum was removed and new plenum was installed with manual dampers for the rear of the house. Customer complained that the front bedroom runs a little hotter. So more air was directed to that room. Also supply vent was turned to blow air towards the exterior wall instead of away. Apco x was verified to be operational. All duct connections were sealed with duct seal.
Replace bathroom fan
Homeowner has a 5 year old Rheem tankless water heater that is coding out with an error code 12. Error code 12 indicates a flame failure. I also found that the check valve on the return line is not working properly. Opened unit and inspected interior of unit. The inside of the unit has some rust and other wear. Removed igniter rod from burner chamber. Moderate soot buildup on the igniter rod. Cleaned igniter rod before reinstalling into unit. Removed both flame rods from burner chamber. Both flame rods have heavy buildup of soot. Cleaned flame rods before reinstalling into unit. Ran unit for approximately 30 minutes to ensure this resolved the issue. Unit did not code out. Cut out and removed failed check valve in return line. Installed 2 3/4” PEX male adapters onto return line. Installed new PEX 90° and approximately 8” of new 3/4” PEX. Installed new 3/4” PEX spring check valve. Pressurized water system to test for leaks. Ran water throughout house to ensure proper temperature range
Follow up visit for parts that were ordered from kohler. Kohler didn’t include all parts required so I called kohler to get remaining parts expedited to the customer.
Upon arrival spoke with customer about an upstairs shower that was missing the handle. Contacted kohler to order a replacement and will be shipped to the customer. Customer will attempt to install the handle and if he needs assistance he will reach out.
For this job the customer was replacing the floors in two of their bathrooms and wanted to replace the toilets at the same time. I also noticed that the disposal was non functioning and an old pressure regulator that I suggested replacing. The customer agreed to all of the above as well as servicing her water heater since it is almost time for her annual flush. The toilets were removed prior to the flooring company arriving. While waiting on the new floors I swapped the old pressure regulator with a new as well as replaced the non functioning disposal with a new one. The water heater was also flushed and documented. After the flooring company was done I set the new toilets. All work was thoroughly tested for leaks and proper function.

Returned to replace the fan motor with 12uf capacitor for the basement system. Technician removed failed component and installed new motor. Technician cleaned the filter by using water and allowing it to dry off. Technician tested work and observed performance for 25 minutes. The relative humidity has dropped from 61 to 55% RH while on-site.
Upon arrival, met with customer and spoke with them regarding their issue. Customer showed us upstairs to a guest bathroom and stated that an electric razor/trimmer was flushed down the toilet some time in the last week. Customer is unsure exactly when it was flushed. Toilet has been in use since then and mostly flushes fine except for when a lot of solids are put down will cause it to clog. Customer has been able to clear any clogs and keep the toilet functioning. Home is two years old. Customer is not experiencing any other issues at this time. Presented customer with estimates to auger toilet and potentially retrieve the object. Customer agreed and after getting signature approval we began work. Ran toilet auger all the way through toilet and did not hit any obstruction. This confirms the object is likely further downstream and in the drain lines. I recommended that the line be camera inspected so that we can find and see the object and potentially pull it back or ensure that it was
Replaced 50 gal gas water heater. Installed new tank, shut off valve, gas valve, gas supply, thermal expansion tank, safety pan, and new check valves. Also installed new grundfos hwr recirculating pump. Replaced prv and set pressure to 60 psi. Flushed all air from the system and set temp to 120. Tested all work for leaks and proper function. Returned to replace the User Interface Module for the dehumidifier dedicated to the basement system. Technician replaced component and tested the new component. Technician confirmed that the dehumidifier is working and watched humidity level drop from 55 to 50% Relative Humidity.

Are iced on site and customer water heater had a leak at the bottom of the tank . Customer agreed to have a gas standard heater installed with an anode rode extended warranty kit installed. Once I drained and removed the leaking heater I successfully installed the gas type heater in place . Once all connections were made I went ahead and fired up the unit setting the temperature to 120 .
