The homeowner requested an inspection due to concerns about possible HVAC-related water damage. A comprehensive inspection of the HVAC system was performed, including testing the condensate pump, verifying condensate drainage, inspecting the surrounding area, and using an inspection camera inside the opened wall beneath the stairs. The condensate pump was operating properly, and the condensate discharge was confirmed to be flowing freely after clearing the buried discharge outlet. I also inspected approximately 2–3 feet above the visible water damage inside the wall cavity and found no additional signs of moisture or water intrusion, indicating that the damage is isolated to the lower section of the wall. Based on today’s inspection, I could not determine that the HVAC system is the source of the water damage. The evidence observed suggests the moisture is more consistent with surface water collecting along the side of the home and migrating toward the foundation, particularly in the

Arrived at customers home to address concerns about thermostat error code E 74. This area code is generally associated with safeties being tripped. Upon arrival and inspection looked in the drain line notice that there was no water, but based off of the customers testimony of it running at night, but shutting off halfway through the day it aligned with the fact that at night there’s less heat so the unit is producing less condensate versus during midday where it’s working as hardest and producing the most condensation. I tested the drain line by pouring water down it and not even a full cup later of the line backed up. I cleared the line using the mighty pump as well as a shop vac and white vinegar. After about three rounds of back-and-forth pumping and pouring and testing the drain line finally cleared. The drain was rinsed with 3 gallons of water, a cup of white vinegar and endure.

Upon arrival, tenant stated that they had a leak coming from the garage ceiling. Opponent inspection I found that the leak was coming from splash over on the backsplash of the bathroom counter. Landlord is talking to tenant about being more careful when they wash their hands or face in the sink. There is no active leak on any of the plumbing fixtures. Everything was tested and no leaks were found.

Came out today to perform one system HVAC no cool on the downstairs system. Upon arrival, customer stated that last month his energy bill was very high and out of the normal and that’s how he realized that the downstairs system was not working properly due to him, adjusting the temperature and it never would move below 74. Upon today’s visit, customer approved full system diagnostic and I found a carrier gas furnace and 3 ton AC for the downstairs system from 2018. Upon completion of full diagnostic, found a bad compressor, a thermal expansion valve that was stuck open, no TE standard flood protection, no UV protection, dirty blower wheel, burn and pitted contactor. During diagnostic applied different temperatures to the thermal expansion valve sensing bulb in this valve, never made the refrigeration pressures change. This caused the compressor to be flooded with liquid refrigerant which caused the compressor to go bad. At this time, customer would like to receive other quotes due to t

Came out today to perform one system HVAC no cool. Upon arrival found 2016 train communicating 15 seer electric furnace. Performed thorough evaluation over system and found that system was thrown an error code that was indicating either bad eev, bad thermistors, or low refrigerant charge. Upon performing thorough evaluation found that this system is currently low on 410 a refrigerant. At this time, customer approved to perform a leak search. Throughout the entire system only found that the indoor evaporator coil was leaking right behind the eev in the actual aluminum coil. At this time system is not operational. Will be following up with homeowner for parts availability.

Upon arrival, I performed a complete diagnostic inspection of the air conditioning system. The system is currently operating, but it is not performing at its full cooling capacity. Based on my testing, the system appears to be low on refrigerant, which is most commonly caused by a refrigerant leak. The refrigerant levels are not where they should be, reducing the amount of cooling the system can provide and placing additional stress on the compressor. I also found concerns with the home’s airflow. This is a zoned system serving approximately 2,750 square feet with only two main return ducts. One of the return ducts travels a long distance to the lower level, and one room is receiving very little airflow. This indicates the home’s duct system is not distributing air evenly, which can cause certain rooms to be uncomfortable and reduce the overall efficiency of the system. Today I came out to a no cool call. The customer informed me that two other HVAC companies had recently been out. One company stated the system had a refrigerant leak, while the other simply added refrigerant. Today, I checked the refrigerant pressures and they did not indicate that the system was low on refrigerant or had signs of a refrigerant leak. After further diagnosis, I found that the blower speed taps were not set correctly. I adjusted the blower speed according to the manufacturer’s installation specifications and then tested the system. The system is now cooling properly with no issues. I also informed the customer that the system has a 1.5-ton air handler paired with a 2-ton evaporator coil and a mismatched outdoor condenser. This type of mismatch can reduce system efficiency, lower cooling performance, affect humidity removal, increase energy consumption, and place additional stress on the blower and compressor over time. No cooling call, upon arrival outdoor unit was not running, checked for 240 volts and system did have 240 volts at bottom and top of contactor, checked capacitor and found that capacitor was reading 0, after replacing capacitor, checked amp draw of all components and found that both compressor and condenser fan motor were both overamping, refrigerant levels also look low system is freezing up due to being low on refrigerant, evaporator coil is also dirty, condenser coil is corroded due to dogs peeing on system, if condenser coil is washed it may cause more damage, system also does not have standard TE flood protection, recommended install supervisor to come out and quote replacement of system, customer declined all estimates and is going to get home warranty company out to take a look at the system. Also recommended zoning system to get comfort levels better upstairs, there is currently no thermostat upstairs only on main level.

Arrived on site and met with the homeowner, who directed me to the driveway where water was surfacing on both sides, indicating a leak in the underground water service line. The homeowner advised that the water line had previously been repaired approximately one year ago. After evaluating the condition and history of the line, I explained that another spot repair would likely only provide a temporary solution and recommended replacing the entire water service. This would eliminate the section of piping running beneath the driveway, reducing the likelihood of future leaks and preventing additional damage to the driveway. While discussing improvements to the plumbing system, I also recommended installing a whole-home water filtration system to reduce chlorine and chloramine in the incoming water supply. Called out for toilet upstairs backing up into tub. Two bathrooms are being affected. Running water from sinks and shower cause water to start coming up through tub the tub drain. Also gurgling and bubbling were observed coming from one of the toilet. Pulled the master bath toilet to run sewer machine to clear blockage. Found that the upstairs bathroom toilet has a damaged fill valve which does not stop the water flow when the float rises all the way up, still filling the tank with water till it reaches the handle and started overflowing from tank onto the floor and downstairs causing lots of water damage. Homeowner turned off water stop valve but water continued leaking out. Stop valve is old and original and didn’t stop water due to the dried/ cracked rubber seat inside. Homeowner has already filled an insurance claim and mitigation has been started. The toilet is old so the homeowner didn’t want me to reconnect the toilet because they are replacing it. Replaced toilet stop valve and left turned off but turned water back on to home. Tested good, no other leaks.

Came out today to complete quoted estimate. On today’s visit added 8 pounds of 410 a refrigerant to the only system in the home. At this time, there is no warranty for repair due to customer Did nothing to repair a leak. At this time, customer is aware that the refrigerant could leak out at any time in the system would be right back in the same spot. System is now back up and running see any estimates for additional information.

Came out today to preform one system hvac no cool service call. Upon arrival customer stated that the unit would come on but no cool air. Customer approved a full system dianostic. During inspection found 2018 carrier straight ac and gas furnace from 2018. At this time there is no 410a refrigerant in the system. That indicates a leak somewhere. During full inspection also found the contactor to be burnt and pitted, the filter dirty, no te standard flood protection, the blower wheel is dirty, the blower capacitor is weak, all zone dampers are opening and shutting properly, duct is in good condition. Due to being totally out of 410a refrigerant and the system being out of warranty I recommend to update system to get a warranty and ensure no further breakdowns of this system. At this time customer only approved diagnostic. See estimates for further concerns and this system is currently not working properly

Performed diagnostic on 10yr old upstairs carrier heat pump, upon arrival customer stated unit wasn’t putting out cold air only hot air, cycled tstat to ac mode, unit started up, went to attic to inspect air handler, upon going in attic noticed both drain lines not properly installed, also both drain lines have bellys, recommend repairing both drain lines, also recommend added wet switch to both units as well, checked filter , checked ok, blower slightly impacted, evap coil clean, noticed unit in heat mode, checked low voltage wiring, getting 0v between c and o,went back and checked at tstat, still 0volts, jumper wires and unit switched to ac mode, explained to customer tstst now working properly, recommended replacing, customer approved, customer also wanted to replace downstairs tstat as well as add three new smoke detectors, and both wet switches, highly recommended updating drain lines but customer chose to hold off, went to pick up parts and return, installed two new tstats, made

Came out to a no cool on a Lennox R410A system. After completing a full diagnostic evaluation, we found that the system is severely low on refrigerant. The indoor evaporator coil and filter are both clean, and the condenser coils are clean as well, helping rule out major airflow restrictions as the primary cause of failure. However, the blower wheel does have light dirt buildup that can slightly reduce airflow and efficiency. During testing, the system showed weak indoor cooling capacity along with extremely high compressor amp draw, indicating the compressor is straining due to the low refrigerant condition. Refrigerant readings were far outside manufacturer specifications, with very high superheat and negative subcooling, confirming that the evaporator coil is starving for refrigerant and operating below freezing temperatures.
