Customer was concerned about main home chattering. It was the contactor and sometimes it just got shifted and would make a chattering noise. Homeowner felt that it was not time to change the contactor just yet. Capacitor was bad and replaced on site. Main floor appeared to be low on charge.added Ilb of 410 and brought it to a 15 delta t.
Pool house kitchen sink is experiencing several issues, we found a leak on the sprayer supply line along with a leaking instant hot faucet. The instant hot and garbage disposal is 20 years old. We opted to replace both faucets, disposal, Instahot, stops. Water heater in this building is from 2025, water pressure is at 45 PSI Today we finished quoted work, we supplied and installed both faucets the customer has chosen, installed a new insinkerator power 900 disposal, whitehaus insta-hot (compatible with the whitehaus brand faucet the customer wanted) replaced all 4 CPVC stops, installed a battery powered leak alarm in the cabinet space and replaced the AAV. Homeowner in Switzerland: HOME OWNER NOT HERE TO APPROVE REPAIRS NO INSPECTION FORM FILLED OUT; NO ONE TO GIVE IT TOO. 1 system cooling diagnostics: homeowners family said unit was frozen up. I checked the zoning, and thermostat. I inspected the duct work and plenums. I ran the system in heat and cooling mode. I chcekd the air filters. I checked the blower motor, condenser fan motor and compressor. I checked the blower wheel and blower motor. I ran the system with both zones open ans checked the refrigerant pressures. 5 ton single stage lennox system zoned with 2) 16" zones and a 10" bypass. Issuses: 1) one of the damper motors is locking up and not opening all the way causing the unit to freeze due to lack of air flow. 2) system has black growth growing in it; I recommend adding a UV light before black growth starts to spread throughout the home (see pcitures). 3) system needs better flood protection; builder installed very cheap flood protection with may not prevent the ho
For this job I replaced the pressure regulator as well as the main shut off valve as a courtesy. Old prv was not holding pressure and was dropping more than 60 psi. New regulator is set to 70 psi. Tested and left work area clean, emailed estimates for recirculating pump.
Customer had a toilet that was clogged up due to a soft blockage so I ended up giving them the option to cable the toilet and after sneaking the toilet the blockage cleared, and after testing the toilet is flushing properly with no leaks and no backups present

Upon arrival, homeowner states that main floor unit is not cooling cutting out intermittently. Breakers labeled basement furnace and basement GFCI are swapped. Found the wiring for the condensate pump and float switch to be improper. Wired safeties in series. Recommend having a wet switch put in for the attic system. Homeowner approved. I installed the wet switch and tested the system. Made sure the unit cut back on in cooling mode. Recommended air quality treatment products.

For this job, I came to look at a system that was not cooling. Once I arrived, I proceeded to inspect the indoor unit as well as the outdoor unit and noticed that the system was low on refrigerant. Although the system nameplate was stated to be r22. The pressures indicate that it may have been converted into 410a. I explained this to the customer. I proceeded to thoroughly check for leaks with my leak detector. Look for any leaks and spotted a hit in the outdoor coil. I presented all my findings as well as provided estimates and explained due to the systems age and condition I would highly recommend he looks into considering getting a new system. I explained that we do have free estimates for new systems and he expressed that he doesn’t know his next free day so he will be reaching back out to get this estimate.
For this job, I came to look at a system that was not cooling. When I arrived, I noticed that the outdoor unit was not coming on. This system has a core sense protector that monitors the compressor and will shut the system off if any fault present. I began to test the capacitor and noticed that it had failed. I presented my estimates to the customer and proceeded to replace the capacitor as well as getting amp readings on the compressor and pressure readings to know that the system is working. I explained to the customer that given the pressures the system is currently working, but the compressor is showing signs of starting to wear out.

Doug looked at all areas of our home for electrical issues identifying many and some were safety hazzards.
This option is to go through and inspect all of the electrical components of the home.
Arrived for inspection of system not cooling well. Customer asked us to do inspection of all 3 systems. Checked all electrical, refrigeration components. Found major biological growth inside main floor unit air handler, also found the main floor unit almost completely void of refrigerant. Replaced dual capacitor on basement unit. Had to recover refrigerant from attic unit as the sub cool was at 21 and overcharged and target sub cool was 11. Install supervisor will be here Friday 6/19 from 8-10am.
Arrived for no cool but all systems were cooling , not well though due to dirty condenser coils for main and upstairs units. Customer also wanted to check system for biological growth and issues with all ductwork/ plenums and trunk lines for main floor and attic floor systems. Found unwired humidifier also causing leaking onto air cabinet causing biological. No inline safety’s or wet switch safety’s on all three systems. Main floor basement unit has no pan and attic unit system has rusted and undersized pan not fully under the coil or whole unit. Customer would like install supervisor to give quote for all new ductwork, and new pan install for main floor and attic floor units and quote for unit replacements for main and upstairs aswell.

Perform one system diagnostic. Homeowner states sometimes the refrigerant line freeze up. Informed the homeowner he has zoning on single stage equipment. Unit is two ton. Return air is approximately 640 CFM. Supply air is approximately 880. Divided by two 12 inch supply ducts. Subcool is currently a .6 required 11 to 12. Unit does not have adequate flood protection. Recommended homeowner remove zoning. And possibility of nitrogen assisted leak search. Homeowner will consider repairs, but does not want to do anything at the moment he understands his unit has limitations. P-trap does not have vent stack, P-trap does not have a cleanout. Bolt dampers were set to maximum close setting. I informed the homeowner that I would leave the upstairs the zone of his choosing. To close 3/4 of the way. That way his system doesn’t have to work as hard being as he does not have a bypass.
