Job Locations and Reviews
Homeowner called in for the unit not cooling. Homeowner suspected the capacitor was faulty, capacitor was reading new. 45/45. Noticed a diagnostic code on the control board for the ODU. Four flashes. Signifies either faulty capacitor. Incorrect voltage in coming. Compressor has too much liquid refrigerant. After performing a hard reset at the breakers. Observed homeowner had a superheat of .4 on a txv system. I informed the homeowner that his refrigerant is not properly absorbing the heat from the home. Inspected TXV sensing bulb found that it was mounted on a braze line and poorly secured to the line. I secured the TXB sensing bulb and noticed his superheat increased to a five. I let the equipment run for approximately 15 minutes. Unit is cooling properly in my departure. A full system inspection was not performed today. Only the diagnostic.
SERVICE CALL: upon arrival homeowner stated the hvac system is not working properly on cooling mode. After complete troubleshooting I found the hvac system 2 ton capacity 15 years old is in poor maintenance conditions the blower wheel it’s dirty the indoor evaporator coil it’s dirty And system ICE UP when thawed out is dripping condensation. Performed courtesy electronic leak search and indoor evaporator coil is leaking refrigerant and can’t be repaired. Test outdoor heat pump unit condenser coil its dirty test dual run capacitor is ok. Test refrigerant charge pressure are extremely low. By homeowner request recharge system add 3 pounds of refrigerant r 410a. ABSOLUTELY NO WARRANTY DUE TO MAYOR REFRIGERANT LEAK AT EVAPORATOR COIL. Homeowner is aware of the conditions of the equipment and wants to get a quote for new system Appointment is for next Saturday from 9:00 to 12:00 pm to discuss different options. Rewire transfer switches to meet code standards. We will install a 2nd conduit run and separate the feeds in and feeds out. We will also fixed the grounding on the transfer switches.
Install two new network cable in pvc conduit along closet ceiling , two new jack and terminating ends with two new patch cables
Arrived on site for quoted HVAC repairs. Checked in a customer and went upstairs into the attic space. Started with the first unit for the house wrapped around 8 feet of the condensate line till it went into the wall. Moved over to the unit for the master bedroom, wrapped roughly 18 feet of the conversation line before it drops into the wall. Did get underneath all ductwork and everything up to the drip pan.
Today’s visit was for the system not cooling. When I arrived the customer said that some areas get warmer than others. Also she has to run a window unit in the master bedroom. Customer also showed me water damage on the ceiling in the guest bathroom. I checked the indoor unit. I found it to be a 5 ton heat pump that is single staged equipment with 4 zones. The master bedroom only has 1-4” and 1-6” supply run and it has high ceilings. I also found the 14” bypass damper is bad as well. It’s also sweating which is the condensation that’s leaking through the ceiling in the bathroom. The unit doesn’t have any flood protection. I gave estimates for all repairs and concerns. I checked the outside unit and refrigerant pressures. The unit is cooling. I highly recommend upgrading the system to the proper equipment for the home and application and upgrading the zoning. Performed a four system maintenance. Recommend adding dehumidifier in attic to help with humidity and to prevent mold. Replaced (2) 413 filters, 213 filter, and clean filters for mini split. Cleaned all drains with water and vinegar, cleaned all condenser coils with water, restored flame sensors, cleared pressure switch tubings, blower motors are pulling good amps, blower wheels are clean, systems are sealed properly, tested all water safeties, Delta T for cooling are in range, and refrigerant pressures are perfect. At my arrival homeowner states mini split for the garage is not working. Unit is not operational in heat or cooling mode. Verified that the outdoor unit was getting voltage it was. Verified the call for cooling at the indoor unit. Check the refrigerant pressure for the mini split. Unit does have stain pressure however the outdoor unit is not turning on. LG inverter mini split appears to be on a hard lockout. I’ve narrowed it down to either faulty, inverter board or faulty compressor. This mini split is going be out of warranty and parts for replacement may not be available. Recommended replacement for the existing garage mini split.

this job I came to look at a system that was leaking. Once I arrived, I noticed that the drain pan was full of water and there was also a 10 inch flex duct full of water. I opened the drain port and immediately noticed that it was clogged. The customer also did not have any up-to-date water safeties. I proceeded to show the customer findings and present estimates. For today, he went with the Band-Aid repair to get the drain repaired as well as the flex duct replaced. I do highly recommend he considers a wet switch and ss2 device to help prevent any future water damage.

Responded to troubleshoot the home's main breaker after the homeowner reported that it had tripped twice within the past month. A comprehensive inspection of the electrical system was performed, including a thermal imaging scan of the electrical panel under load. The inspection revealed that the main breaker was operating at an abnormally high temperature, indicating signs of overheating and possible internal deterioration. During the inspection, three mismatched circuit breakers were also identified within the panel. Thermal imaging further revealed that the air conditioning breaker was operating at an elevated temperature, indicating excessive heat buildup, and the feeder breaker supplying the subpanel was found to be in poor physical condition due to its age. Additionally, the subpanel neutral conductor was found to be double tapped under the main neutral lug, which is not an approved termination method. Came out to customers house due to her system not cooling. Noticed system was completely out of refrigerant. I also noticed there is no form of water safeties on system, no return plenum on system, condenser coil is dirty, and defrost board is burnt/failing. System only came with a 5 year warranty on parts. Recommend repairing system or replacing the system due to it being out of warranty and cost of repairs being high. Based on our findings today, it might be time to think about getting a brand new system.

I was called in today for a no cool. Found capacitor for the outdoor unit to be failed reading zero on the compressor side. Was unable to determine refrigerant charge because of high heat load inside the house. Supply temp was 95° when I checked it. Temperature in the home is somewhere between 85 and 90°. Pressures are skewed because of high indoor heat load. Laugh estimate for flood protection, and in the event they have a refrigerant issue. I recommend a system replacement, out of warranty repairs are pricey and sourcing replacement parts can be difficult.
For today’s visit, I replaced the capacitor for the outdoor unit. Herm side was zero. Fan would turn on but compressor would not. Verified refrigerant pressure is in proper operation after replacing the capacitor. Left homeowner estimates for drain line repairs and water safeties
Install new outlet on dock post and troubleshoot washer outlet
Leak on Hosebib in front of home. House is plumbed entirely in CPVC. Found main cutoff in closet of basement gaming room. There was no individual cutoff for leaking Hosebib. Cut off water to the home at meter and did minor repair on Hosebib, replacing the washer. Hose bib no longer leaked, but left Hosebib cap for the homeowner just in case. Left estimate for permanent solution for Hosebib for later date. Went over with customer about the problems that CPVC piping can cause in the home. Notified customer that water heater is 12 years of age, and that a replacement would more than likely need to be found in the next year or so.
For this job, I provided labor and materials to complete multiple electrical upgrades throughout the residence. I Removed the existing defective switches and installed two new single-pole switches to restore proper operation of the garbage disposal and the laundry room lighting. Installed a new customer-provided high-bay LED shop light in the basement, including mounting the fixture, making all necessary electrical connections, and testing for proper operation. Removed the existing floor heater thermostat in the master bathroom and installed a new thermostat, verified proper wiring, and tested the system to ensure voltage and functionality were present. Today we performed a troubleshooting task after my client was getting low flow, most notably at a washing machine. We identified that the issue for this washing machine is a result of a clogged strainer at the end of the unit. I performed a dynamic test, checked pressure at other units and evaluated the plumbing system on a full scale. I left several estimates for recommendations given the age in the layout of the existing plumbing system. I also recommend relocating the water heater to an area that’s not as far away from plumbing fixtures. But my customer would like to leave it where it’s at. Water pressure is at 70 psi.
