Replace all smoke detectors that are going bad throughout home with new ones Replace burnt outlet
Troubleshot flickering lights in three rooms. Determined that neutrals in the switch boxes were not properly connected and causing flickering issues. New dual function breaker was installed to ensure everything is new and function ping from, the start of the circuit onwards
Install (1)new outdoor outlet back to back from existing outlets inside the home. With this option brick will not be cut and outlets will stick out from the home farther approximately 2” on surface mount boxes. Install weather rated gfi outlets and bubble covers. Replace existing flood light with new box, weather rated outlet, and bubble cover. Gfi breaker will need to be installed in panel for this outlet. Install new gfi outlet in existing box in laundry room.
Customer has 23 y/o Ruud system that operates for whole house. System was not heating due to door switch not being engaged. Secured door switch. Replaced 16x25x1 filter. Noticed during inspection that run capacitor is bad. Blower wheel cleaning needed. No water protection present. Drain line in poor condition. Flue venting is incorrect. Burners are rusted. Evaporator coil is rusted. Condenser electrical components are poor. Condenser coils in poor condition. System is R22 based. Recommend system replacement.
Reinstalled customer supplied water heater that included all new copper fittings and piping to existing ball valves, new pan on modified water heater stand, hub drain to drain pan, t&p and condensation from hvac system. Expansion tank and strap. Water and heater turned on to test and ensure proper function.
Returned today to complete repairs for system. House is under contract, and customer advised me that lender wanted all repairs completed in order to close on home. Advised customer that I would do leak search to identify where leak is coming from. Found leak at the shredder core valves at the outdoor unit. Did full refrigerant leak search on both indoor and outdoor unit and that was the only troubled area. Advised customer that we do not do repairs on obsolete r22 refrigerant systems and do not recharge r22 units with a known leak. Customer did still want to move forward with other repairs recommended during last visit. Cleaned blower wheel, replaced blower motor capacitor, replaced outdoor contactor, cleaned outdoor condenser coils, added in line float switch (flood protection), installed emergency wet pan switch (flood protection). Performed customer 1 system hvac inspection Changed customer supplied (20x20x1) system filter. Customer is selling home. Did full evolution of system. This is a heat pump system unit is 20 years old. Unit is coming on in both heat and ac mode. Tested blower motor capacitor and found blower motor capacitor is bad and blower wheel is dirty. Heat strip for system are coming on properly. Evaporator coil is very dirty and rusted. Condensate pump is working properly, pan switch for emergency drain pan is working properly. Checked outdoor system, capacitor tested good with no issues. For this job, I worked on replacing three outlets and two toggle switches that were aged also ran a new circuit to the microwave to put it on a dedicated 20a outlet
Run 1 new circuit
Removed Toto one-piece toilet to find the flange kit was off center. In addition the flange was over 1/2” below the finished tile. I cut away tile for flange spacers to be installed. Spacers were installed with 100% silicone applied to seal them. The spacers were screwed to the subfloor through the original flange. A new wax ring was set, the flange kit was centered and new holes were drilled to secure it to the subfloor as well. Once secured I ran water from the fill valve to test for leaks. The toilet was then reset, supply line was connected and the unit was tested for proper operation. Client flushed it a couple of times until satisfied.

Performed customer 1 system hvac inspection Gas furnace is 18 years old ac and coil is 18 years old Did full evaluation for system, blower wheel is very dirty, there is a good amount of rusting going on inside the equipment, inducer draft motor is pulling high amps. Evaporator coil is very rusted and falling into primary ac drain line, inside the supply plenum is very rusted out. Cleaned flame sensor and pressure switch tube port. Customer advised me on arrival that drain exit point is where they are build the new deck gave customer estimate on adding a condensation pump and draining water to the outlet underneath deck. Troubleshoot
For this job, it was acquired to me to demo approximately 20 feet of cast-iron that was completely clogged. Re-pipe for laundry connection. Remove galvanized piping from kitchen sink. All items have been replaced have been tested for leaks and no leaks were found. All water lines for purge of debris and brown water. A client is very satisfied.
Customer has no heat. Upon inspection found no voltage to furnace. Checked breaker and it has proper voltage. Found junction box against code that has one leg of power out of wire nut. Removed power and ensured wires are tight and making good connections. Furnace is up and running. While inspecting furnace found roll out switch broken. Also some one in the home flushed the toilet and it flooded into the crawl. Customer has multiple points of leaks in drains. Also noticed 2 inch single wall that goes into 3 inch double wall. This is against code where furnace flues need to be 4 inch double wall with no tape. Also noticed old and outdated wiring. This wiring is against code. Return plenum not in good condition. Upon arrival customer stated he needed two tstats installed, asked how units been working , customer stated fine, no issues, gave brochure and went over home care and indoor air quality products, started on basement heat pump first, removed old tstst, installed customer supplied ecobee, tested heat and ac mode as well as aux mode, all working properly, explained to customer basement unit is r22, explained r22 is obsolete as of 1/1/2020, highly recommend install supervisor, customer declined, next started on min floor unit, removed old tstst, installed customer supplied ecobee tstst, wired for gas furnace and straight ac, tested both modes, both modes working at time, recommend pulling and cleaning blower , customer declined at time, recommend TE flood protection such as wet switches to prevent water damage, customer is interested in having flood lights installed but will call when ready to have job completed, units working at time
I arrived at the customer’s home and he had some issues with siphoning of his toilets and backing up. I did a camera inspection, but it was not super helpful due to the fact that the builder installed a cross tee so every time I would attempt to camera the line it would go into the other toilet. I was able to find a section of back falling cast-iron in the drain line is currently holding water. I gave the customer pricing to replace all the cast-iron, and other work he asked as a bundled discount. The estimates will be good for 30 days and the cost of $589 will be applied towards the peace of mind estimate for the next 30 days.
Install new Square D QO 54 circuit electrical panel in basement. Install 26 dual function breakers on existing circuits. Install whole home surge protector at main panel. Update smoke detectors of the home (5) Update grounding system of the home. Permit Fees. Replace existing outdoor outlets with new weather rated gfi outlet and bubble covers (3) Replace garage outlet with new gfi outlet. Replace (4) ceiling fans in the home with new customer supplied fans. Install (4) new fan boxes for these fans. Additional wiring may be needed to move kitchen fan approximately 6” Replace (4) switches in the home to install remote fans, additional switches in these switch boxes will be replaced as a courtesy with new plate. Replace bath fan in master bathroom. Provide Panasonic bath fan. Additional venting may be necessary.
