Both the indoor and outdoor condenser clothes were frozen upon arrival. Found the system low on refrigerant. There is a copper line set that’s wrapped in middle tape above the drop ceiling and has stained the ceiling tiles. Evaporator coil is rusted in the pan is in poor condition. The drain line also goes into the concrete slab with no exit . This is also draining very slowly and needs a pump installed instead. Has no water pan or water safety installed. Does not meet our standards for flood protection. There’s a 6 inch flue pipe that is single wall and does not need current codes. Based on our findings today, it might be time to think about getting a brand new system.

Troubleshoot pool timer/pump circuit

Customers master lavatory is clogged. Drain tech was out recently and was not able to create any relief. Removed tubular under sink and ran flex shaft back and forth several times. It felt like I was hitting an obstruction and was able to go a little further and brought back lots of rust and or dirt. Reassembled tubular and ran water while using a plunger to help push downstream. Water slowly started to recede. Customer purchased Endure to use and will give it a few weeks to see if any progress has been made.

Remove water heaters, install new 50 gallon gas water heater up to code. Install new hose bib.

Replaced pressure reducing valve.

Replaced angle stop and supply line to upstairs guest bathroom toilet. Also replaced fill valve to stop toilet from overrunning. Returning Friday to replace pressure reducing valve.
