I replaced the prv and set new pressure to 65psi. I also replaced a blower fan on a rinnai tankless unit which is under warranty from the manufacturer. I tested my work thoroughly to ensure there were no further issues
For this job, I came to look at a system that was leaking. When I arrived, I noticed that the drain pan was full of water. I began to look at the drain as well as inspect the evaporator coil. Pouring water into the evaporator coil drain pan. I noticed that the unit was dripping from the male thread that plugs into the drain port. I showed the customer and stated that ultimately to properly resolve this issue the drain pan would have to be replaced. I Replaced the thread adapter and properly secured and install it to see if it will stop the drip. It resolved the issue as a Band-Aid solution. I also explained that I highly recommend that the customer gets a wet switch to avoid the system from flooding again. She agreed and I was able to install the wet switch. Attempt to clear a mainline blockage affecting whole home. Customer called us out for a potential mainline blockage. Upon arrival customer stated this is the first time they are experiencing this issue. The customer also stated they removed the cleanout cap in the crawlspace to relieve the line, but the toilets were still not flushing properly. We went ahead and ran some water in the master bathroom to test for a potential blockage still present in the mainline and shortly after running water, we heard gurgling coming from the toilet. The customer agreed to attempt to restore proper flow by pulling the master toilet and running a cable machine. We removed the toilet and we found standing water and we also inspected the flange for any cracks. We ran our cable in the drain and after multiple attempts we were successful. We tested to ensure we restored flow by running a big volume of water and we did not see any signs of it backing up again. We reset the new toilet on a new wax ring and
Upon arrival, we met with the owners. The disposal recently stopped working and was unplugged. We plugged it in, tested and found a piece of plastic in the disposal. Tested and found it functioning. The warranty has already passed and I advised replacement if they continue to have problems. Options have been provided to their email.
I performed a tankless diagnostic on a rinnai unit. After speaking with rinnai, we figured out that the blower fan is failing. Rinnai is sending a warranty part for it to be replaced. I gave an estimate for repair and will come back to install the new part once it arrives
No cool. Thermostat settings were programmed improperly. Heatpump (rheem) was running the heat in stead of AC. System also had a dirty air filter and a dirty evap coil. Homeowner is currently moving. No warranty. No repairs done today. System is old and runs on obsolete refrigerant and may fail in the near future. System had a leaking service valve. Homeowner is moving (already packed up). System was cooling when I left.
Hang new light in the living room
Condenser unit not working on arrival. Capacitor was found to be defective and was replaced. Upon getting system to operate, found R22 unit low in refrigerant charge. Install supervisor was scheduled for Saturday, June 26 to quote customer for a new system. Other observations: No wet switch protection,

Preformed call back inspection. Cleaned outdoor coil and added 2 lbs of 410A to system using superheat method. Customer has been notified of flood protection and subpar duct work. System cooling properly at this time.

Customer had lime scaling collecting in the shower, causing the drain to drain very slow. So I gave an option to run a cable and after running the cable I was able to break up the lime scale and after running a bunch of water, I was able to get the drain back flooring properly with no leaks and no backups present.
Customer had a main line blockage upstairs affecting two bathroom groups, so I ended up running my keyboard down the drain to clear the blockage and after running my cable a few times I was able to clear the blockage. I let the customer know they still have the builder, great toilets that flush weaker and I believe the weak flushing toilets caused the blockage to happen. Customer said they have blockages in the toilets frequently.

Found an 5+ year old concord hvac system that was empty of refrigerant. Homeowner siad that another company just added refrigerant about a week ago. I Could not check warranty status of the unit due to it being a weekend. Homeowner declined discounted leak search. I will email an estimate for a free regular priced leak search in case the homeowner changes their mind. I cannot provide a repair option until a leak search is perfomed. The homeowner wants to look at having the system replaced but knows a "mom and pop shop that will install a goodman system for 6500$). Homeowner declined free estimate for a new system. I also found that the outdoor contactor is pitted and needs to be replaced as well. Any refrigerant added to this system,(in its current condition); will leak right back out. ***I didn't fill out a written inspection sheet because homeowner wasn't here, this is a vacation home. ***
I had a new circuit with two outlets installed on the front porch. Marshall did a great job. He figured out how to do a much neater job than I thought was possible.

Single system zoned was not cooling. Found bad capacitor and contactor. Performed single system home care replaced filter and flush drain line installed new water, safety device new contactor and two new turbo 200 X. Completed cooling homecare.
Removed old pvc system at the evap coil in the attic. Replaced it with new drain system and clean out . Ran 2 gallons of water through it. Drain is working properly.
Indoor disconnect failure. It was a slide and not a pull out. Taking it apart it looked like the connections were bad and when it was turned off and back on again it fried the wires. Replaced with 60 amp disconnect and tested the system, I am recommending having the condensation drain reworked with a breather tube and adding advance flood protection. The wet switch sits in the pan and will shut down the system immediately when it detects water in the pan. The Ss1 is afloat safety so in the drain clogs the safety will also shut off the equipment to prevent water damage.
Performed a Homecare inspection, only inspected the master bath per request inspected the water heater, both hose bibs, kitchen, PRV and shutoffs. This home is only 2 years old, there wasn’t many things I noticed. Here’s what I did notice that we discussed: HVAC Condensate drains into the laundry drain assembly. While this is code compliant, condensate discharge has bacterial growth that creates a sludge like compound. This sludge is notorious for clogging traps. I recommend relocating condensate discharge or pouring distilled vinegar down the trap every month. Water heater T&P discharges to the drain pan, then from the pan to the exterior of the home. This is code compliant and safe, but I would consider having this line re routed to discharge to the exterior of the home separately as it mitigates the potential of water damage if there were something wrong with the water heater.
