Performed water heater inspection. Water heater is 2 year old. There’s a crackling noise coming from the inner tank. I noticed that the water temperature does not match the setting on the water heater. Temperature at water heater is set to 120 degrees. Out put temperature is between 130-135 degrees at all fixtures on the hot side. Possible sediment making crackling noise due to age and hardness of water. System has a recirculating system as well. There is not enough clearance between pex piping and flu piping. Requires 18 inches of copper off the heater to meet code. Recommendations are to repipe heater and replace. Other wise change out control valve, flame assembly, drain and flush water heater, and repipe section of piping to copper.

This estimate includes inspecting the electrical panel to determine why the buzzing noise is taking place at the customers foyer/garage location Home care membership Customer declined electrical inspection taking place today because they are in meetings for the remainder of the day The original reason for this call was the customer was concerned that the electrical panel was buzzing. After arriving, we checked the electrical panel and all connections at the electrical panel and did not hear any buzzing or notice any sort of oxidation or corrosion of conductors/equipment. Customer notified me that it was isolated on the foyer breaker which is controlling the doorbell located in the foyer. When we rang the door doorbell, there is a temporary buzzing that takes place, but it dissipates after just a second. When we put our ear on the wall, we could hear a slight buzz. This issue could be the doorbell transformer, but we were unable to replicate the buzzing the customer was hearing while

Performed whole home plumbing inspection. Checked all fixtures for proper operation and leaks. Spoke with client about concerns with pressure at the fridge as well as cpvc isolation valves. Left quotes for repairs. Further diagnostics of the fridge show that it’s likely an issue internally on the fridge.

For this job customer called us due to the landscape lighting not working the back yard. Customer had a paver area with a stone wall and lights around the edge. After inspection we found a cut wire. Once the wire was repaired the lights function as they should. One light is not working, they are LED integrated so we are looking for a replacement light. We will get in contract with the customer once a replacement is found. Also found the meter base to just be hanging by the pipe with no screws in the wall. Left multiple estimates to fix that issue.

My Customer is experiencing several issues: we see signs of leaking below two separate bathtubs from below in the drop in ceiling. One in the kids bath, the other in the master bath. I tested the kids tub first, filled the tub up completely and verified the overflow is sealed properly. We ran water for over 20 minutes and saw no plumbing related leaks. The tub is a full surround, leading me to believe the leak is a result of water splashing on the floor and getting under the trim while the tub is in use. I tested the Master tub as well with the same test and found no leaks, tested the shower too. While the tub isn’t leaking, I noticed some cracks in the tub. For this size and style, I recommend a bath and tile company give some replacement options. In the meantime, I recommend caulking and trim replacement around these fixtures as that is the most likely way of the water getting under the floors. I left some estimates for replacing the water heater and doing the PRV. Water pressure

Upon arrival, we met with the owner. Their kitchen sink recently clogged and is not draining at all. Both sides of the sink are holding water. I checked the crawlspace, found the line runs 30’ before tying into the lateral. There is also no venting for this drain. The owner approved to clear the line and install a studor vent in the cabinet. I first ran a cable, several times and found grease. We hydrojetted the line several times to clean the grease. I then cut out the top 90°, installed a tee and installed a studor vent. We ran water to test and confirm no leaks or errors. Perform sink drain cleaning with cable machine. Clear sink drain only. Does not include repairs or main line cleaning. No warranty on drain cleaning. Perform sink drain line cleaning using hydro jetter. Drain clear only. Does not include repairs or main line cleaning. No warranty on drain cleaning. Install new PVC 2 x 1 1/2" Studor Vent (AAV) to existing drainage system in order to facilitate proper airflow for

Homeowner has a leak in the ceiling in the garage. The leak has started to push through the paint and is dripping onto the garage floor. Cut into ceiling and located leak. Found leak to be on a 4” PVC riser for the upstairs toilet. The leak is coming from a hole in the side of the pipe. Isolated toilet via shutoff valve, and pulled toilet. Cut out and removed PVC riser and flange. Using a hub saver, drilled into closet 90. Installed new piece of 4” pipe. Installed new metal ring flange. Mounted flange to floor. Installed new nylon closet bolts and reset toilet. Installed new stainless steel braided supply line. Flushed toilet approximately 10 times to ensure proper function and no leaking. Replace flapper in master toilet Customer called us out for a toilet that kept on running and for a kitchen sink. Upon arrival customer stated that they had a toilet that kept running. I went to take a look at it and noticed the water level was to high and the flapper was not functioning properly. We replaced the flapper and adjusted the water level a bit lower. We tested the toilet to ensure it was functioning properly. Customer showed me when you run water with soap in the kitchen sink, and turn the garbage disposal on it would come through the Studdor vent and start coming throught the bottom on the cabinet. We ran water normal and didn’t see it backup. We ran our cable machine down the drain and brought back cast iron sludge. We went to test again and it would only come back up to the Studdor vent and only when the disposal is on. We recommended a sewer supervisor to come inspect why it came from the bottom of the kitchen cabinet. Customer will contact us back to schedule.

Today I found that 2 dampers were not functioning. The sensor for zoning that reads air temp was way below actual temperature and shutting off the zoning. The blower motor was struggling to run and the condenser outside was obstructed by debris on the coils. Cooling maintenance completed also.

Client called us out due to water leaking onto the garage floor around the water heater. Further inspection of the system showed a failed thermal expansion tank and high static water pressure over 80 psi. These 2 failed devices caused elevated water pressure when the heater was firing and the emergency relief valve to open up and water to release on the floor. Client also mentioned their recirculating pump wasn’t operating well and was failing. Reworked piping for main water shutoff, pressure regultator, and cold inlet of the water heater to accomodate new connections. Installed new thermal expansion tank and Pressure regulator as well as a new Grundfos Alpha series recirculating pump. Replaced both code required check valves on the system. Set incoming water pressure to 65 psi, thermal expansion tank to 70psi and purged all water lines of air. Flushed the heater as a courtesy and verified proper function of the system.
