Upon arrival, found that pressure reducing valve to home was leaking. Provided options to customer for replacement of valve to fix leak. Additionally, quoted for main water shut off valve replacement and automatic smart Wi-fi valve installation. Customer opted in for pressure reducing valve replacement and main water shut off valve replacement. No leaks, water pressure is 65 PSI.

Arrived found upstairs system not cooling due to compressor wire not hooked up to capacitor terminal. Hooked compressor wire up to capacitor. Cycled system on. Both outdoor fan motor and compressor cycled on. Pressures are low. System R22 year 2004. Out of manufacture, condenser capacitor, and blower motor capacitor. Pitted condenser contactor. No in-line safety or wet switch. Recommend system replacement. Due to age and system efficiency. Scheduled for quote on system replacement June 11, 2025 11 AM through 2 PM window with Dean. Based on our findings today, it might be time to think about getting a brand new system.

Upon arrival customer stated that home is vacant and they are about to close on home. New homeowner came and did final walk through and noticed that the basement unit was not cooling properly. After inspection of system found that unit had a failed blower motor. Along with failed blower motor, evaporator coil is rusted, condensation pump line is not built with a pea trap, condensation pump does have build up inside of it. Checked outdoor unit, capacitor and contactor tested good at this time. Thermostat is becoming dis attached from the wall. Advised customer that I do not know what refrigerant pressure look like until unit is running. Gave customer estimate to replace blower motor and blower motor capacitor customer approved to do repairs. Made repairs for system started system and found unit is not cooling properly due to being very low on r22 refrigerant. Turned system off at thermostat gave customer estimate for leak search. The bare minimum basic repairs to get the system running today. Called out today because the thermostat went blank. Cleared the drain line and thermostat was still blank. Checked both capacitors, both failed. Checked contactor, contactor good. Blower wheel dirty. Condenser coil dirty. Toggle switch broken and partially burnt, replaced toggle switch and system came on. Refrigerant levels normal. There is no flood protection, spoke to homeowner about this. System is on and cooling.

Removed accordion style extension tailpiece p-trap combo. Installed new solid tailpiece and p-trap. Ran water and tested for leaks.

Installed a gas grill for the homeowner in the backyard. All connections have been tested and working properly at this time.

Based on our findings today, it might be time to think about getting a brand new system. Scheduled comfort advisor between 1-3pm Upstairs system is also 32yo and still running, found evaporator coil clogged and heavy sing of biological growth spreading through the system. The original call was for a leak coming through the customer’s living room ceiling, which was found to be two separate leaks coming from the guest bathroom tub shower. There was a leak on the overflow drain, and the shower cartridge had a leak going to it. The pressure on the home was 100 psi and the thermal expansion tank was full of water. I discussed with the customer the quality of his water and the age of his water heaters. Today I installed two 50 gallon electric water heaters, I installed a recirculation pump with two crossover tees, one in the master bathroom, and one in the kitchen. I also installed a new pressure reducing valve. The shower cartridge in the upstairs bathroom has been replaced and a repair has been made to the waste and overflow drain. there’s a six year manufacturing warranty on both water heaters.
