Inspected main floor system as a no heat. Found that the high limit switch is bad. Also found that system does not have a gas sediment trap. Also has flex running directly into the gas valve itself. Blower wheel is extremely dirty. Needs to be cleaned. Also found that both systems are tied in on the drain line in the crawlspace before exits the house. Recommend to rerun drain line on main floor system to have its own and exit the house properly. Also found that the fan motor on the outdoor unit is seized up and does not run.

Came out today for one system, HVAC, no heat. Upon arrival, customer stated that the indoor system was blowing cold air. Upon inspection of the system found outdoor system, not coming on due to a bad capacitor on the outdoor system. Replaced capacitor and contactor for outdoor system and perform test system is now currently working properly. Clear drain line with mighty pump. Also found float switches were not properly wired up and would not shut system down when triggered adjusted wires and insured. All flood protection is now currently working properly..

Today I was dispatched to conduct a building inspection for a Power-On inspection. The building has been without power for approximately three months, and the power company requires this inspection before restoring service. I completed a full electrical inspection of the commercial building and found the electrical system to be in generally acceptable condition. Several device plates for receptacles and switches had been removed to allow the customer to complete painting. The customer was informed that all plates must be reinstalled prior to the official inspection. GFCI protection is properly installed and located within 6 feet of the sink, as required. During the inspection, I identified several non-listed breakers installed in the panel, as well as exit signs that failed testing due to depleted batteries resulting from the prolonged power outage. I provided a quote for the necessary repairs related to these findings; however, the customer declined the repairs and requested only the
