Today I was dispatched to conduct a building inspection for a Power-On inspection. The building has been without power for approximately three months, and the power company requires this inspection before restoring service. I completed a full electrical inspection of the commercial building and found the electrical system to be in generally acceptable condition. Several device plates for receptacles and switches had been removed to allow the customer to complete painting. The customer was informed that all plates must be reinstalled prior to the official inspection. GFCI protection is properly installed and located within 6 feet of the sink, as required. During the inspection, I identified several non-listed breakers installed in the panel, as well as exit signs that failed testing due to depleted batteries resulting from the prolonged power outage. I provided a quote for the necessary repairs related to these findings; however, the customer declined the repairs and requested only the

Came out today to perform one system HVAC service call. Upon arrival, customer stated that the system was staying in auxiliary heat. Upon inspection of the unit found that one side of the heat strips was burnt out due to improper sizing of the wire in the breaker. Also upon inspection Found that the blower wheel was dirty. The coil had buildup, and the ductwork was all laying on the ground in the crawlspace holding water, and there were rips and air leaks all throughout the duct work. in order to proceed with repairs on the heat strips we will need an electrician out to run a new breaker and wire. at this time, customer would like to think about options and stated he will get back in touch to proceed with repairs. At this time, the unit is up and running.

No heat call. Found system had high voltage but no low voltage. Found bad transformer. Customer wanted us to replace. Went ahead and replaced and fully tested system. Found system has a weak capacitor and dirty blower. No TE standard flood protection. Duct system needs cleanings. Filter needs to be replaced. System is up and running and heating at this time. Highly recommended we clean blower, clean duct work, replace capacitor, and install flood protection. Customer stated he will replace filter.

Greg took his time explaining his findings, solutions to his findings and the final repairs to remedy the issue. He was also patient in answering questions that I had.
