Today we replaced condenser fan motor serving main level covered under parts warranty

Today we came out for main level not cooling and high pressure switch opening 2020 rheem 4 ton econet. Cycled equipment from thermostat checked operations found failed condenser fan motor under parts warranty. Ordered motor and signed client up for two system home care. Made return visit with dispatch,

Return visit today to install evap coil, liquid line dryer, new refrigerant, wet switch, and SS one drain safety. As well as replaced length of ductwork that was damaged. All these repairs were done and were successful. The home is still under moisture treatment. It is 90° in the upstairs portion this home and 75 on the lower portion and 65 outside. I do need to do a return visit just to check this pressure in a few days when the work is done and the temperature in home is normal. We’ll set this up with the office to return one day toward the end of the week or early next week. Recommend becoming a magnet customer to save $659 today. Maintenance

Performed diagnostic on 2017 Lennox builder grade heat pump system. This is a zone system. This unit is not sufficient for a zone set up. It was a bad design from the beginning. This unit has frozen and water has gotten the ductwork ductwork has collapsed and caved in the ceiling in the bedroom upstairs. The reason the system froze up is because the coil is no longer metering refrigerant properly. Tested system and coil by removing the bulb and testing outside the coil. There is no change. I added a pound of refrigerant. There was also no change.The system needs a new coil, all new refrigerant, and a section of 10 or 12 inch ductwork replaced at minimum recommend adding more flood protection if you were gonna even consider repair. The only flood protection in place is the very very minimum. There is a drain pan safety switch that apparently did not do its job. Recommend adding a wet switch and an SS one in line drain safety. Today I ran in you 30 amp two pole circuit from the main panel, across the basement, and into a disconnect next to the furnace. I ran a whip from the load side of the disconnect into a humidifier that our HVAC department installed.

Replace sediment filter in basement, replace tub spout in basement bathroom

We replaced the photocell on the landscape lighting transformer with a new mechanical timer. We set the timer to turn on around 6pm and turn off around 7 am. I discussed with the homeowner that in order to change the time, it will have to be done manually. He is okay with leaving the timer on the same time throughout the year. I checked all outdoor landscape lights and they are operating correctly off the new mechanical timer. We also replaced 8 bulbs for the front of the house sconce lights. 3 of the 8 bulbs do not work. I recommended to have the lights replaced. The homeowner was already considering this option. I also recommend installing whole home surge protection for the main disconnect on the outside of the home. This will help protect all of the A/C units and pool panel from surges. Everything is working upon departure.

Pex pipe leak in utility room wall, the customer had already removed Sheetrock from that area when we arrived. We found water spraying from pipe when we removed insulation. Upon further inspection we found a Brad nail had punctured the pipe. Estimate includes performing a spot repair. Performed work as per estimate

Hung 4 lights, one in the basement family, 2 in basement bedrooms, and 1 in the master

I came out due to the customer losing power twice and after power was restored he noticed he was having issues with the GFCIs. The (2) GFCIs in the kitchen and the master bathroom. I checked all the devices and also found the front door device was not working as well. I discovered the homes grounding system only had one rod and the water pipe was not bonded. My meter that tests the resistance of the grounding system only goes to 200 ohms and the resistance value was 200+ ohms making my meter read “OL” (Open loop). After installing (2) additional rods and bonding the water pipe was able to get the resistance below 60 ohms. I install GFCIs in the master bathroom, (2) in the kitchen and at the front door. I had to install a box at the front door due one not being present. I installed GFCI protection at the panel for the sump pump and at the work bench and tested all these. I installed a full home surge protector beneath the main panel and explained to the homeowner how it works. I fou

No cool whole home. Found system to have dirty condensing unit minimal flood protection, no IAQ and single wall flue piping. Customer signed up for Homecare, I cleaned co sensing unit added flood protection and tested system. System has good 20 degree delta t and is operating properly.

The bare minimum basic repairs to get the system running today. Responded to call cycled equipment from thermostat in cooling found failed duel capacitor. Gave client repair options they would like to band aid system. Installed new capacitor checked operations and left equipment operational with capacitor failing on herm side compressor has been compromised.

Today when I arrived the 20 amp CH fault breaker for the microwave was showing the diagnostic code indicating that the breaker needed to be replaced. I replaced the breaker with a new dual function breaker, and that all of the breakers in the panel are generation two CH and will likely need to be replaced. I left the customer an estimate to replace the rest of them.

Diagnostic Price quote to replace capacitor and contactor on main level system. Performed inspection on main level system. Furnace and coil upstairs are in pretty good condition. This is a 2019 carrier furnace and AC system. There is minimal flood protection on the system. Recommend adding a wet switch. A clogged drain could lead to thousands in ceiling damage. A wet switch will turn the system off with a quarter of an inch of water in the pan. The current set up will take an inch to an inch and a half of water to turn off system and drain pans are not always sealed. Upon inspection of outdoor equipment found system calling, but not running. Removed cover and it was obvious capacitor has failed. Contactor was also buzzing. Installed a temp capacitor to test and compressor did come on and pressure. Looks OK. Took this information to homeowner and she approved replacement of capacitor and contactor on main level system. We signed up for the Annual Maintenance right after purchasing our home. I wasn't so sure it was worth it, but I found the electricians very professional and the work they did was quality. I wasn't so sure about the initial HVAC visit in fall of 2023, but we just had our spring 2024 visit from Jeremiah and I will say he made it worth it. I watched over his shoulder, mostly just out of curiosity and a love to learn. He was patient answering questions, and I was very surprised, especially considering the other con-artists,,, ur... i mean contractors I've dealt with. Jeremiah was very knowledgeable, and performed the maintenance with a thoroughness and attention to detail I can rarely ever find. As an engineer, I likely view things more critically and detailed that others, but that didn't phase Jeremiah in the least. He provided several photos of not only the work he recommended, but the results afterward, as well as other areas that did not need additional attention. Luckily, he found some things that could have caused problems, and we were able to correct those now so that we are not having worse problems at a time when it is difficult to get a technician scheduled. I would definitely recommend Jeremiah, and he is a sterling representative of TE Certified. I plan to ask for him next time by name. TE Certified should be okay with that as he sold me on some tasks that I could have done myself, but elected to have him do them because of his professionalism and demeanor. Great job Jeremiah!

Hayden came on Thursday to install 6 new smoke/carbon detectors and two surge protectors. Throughly tested everything and showed me where the outside main electric shut off was located. Extremely patient and explained in a manner which I understood. On Friday he came back and installed outside flood lights and took time for me to determine best direction for lighting back yard.
