During today's visit, we spoke with the homeowner regarding the temperature and pressure (T&P) relief valve on a tankless water heater that is less than two years old. The homeowner reported that the T&P valve had been continuously discharging water. The homeowner advised that there had recently been two leaks on the main water service line: one near the meter that was repaired, and another near the sidewalk in front of the porch. The homeowner also reported an issue with the irrigation service line a few days ago. During that repair, a check valve was removed because a check valve had previously been installed near the meter. Following this work, the homeowner noticed a significant increase in water pressure throughout the home. We tested the water pressure and recorded a pressure reading of approximately 160 PSI, which is dangerously high and well above the recommended range for residential plumbing systems. Replace fan in master bedroom and replace box
Very informative and helpful with our issue.
Today we came out for the basement unit not cooling and condenser fan motor not running 2003 Goodman 2 ton ac R22 with matching furnace. Evaluated complete system found failed 35/5 duel motor starter on condenser with this part failing condenser fan motor has been damaged and could fail at anytime. This equipment uses r22 refrigerant that is obsolete and has been mandated by the federal government. Gave customer band aid repair option to get temporary cooling and scheduled install supervisor for this afternoon 11-2 to give options on updating. Installed new duel motor starter checked refrigerant levels found system low on charge and had a 22 degree coil and starting to freeze up system has refrigerant leak and compressor has been compromised. Left equipment operational although it could fail at anytime.
Tesla Charger installation
On today’s visit I met with the customer. The customer expressed an issue with a toilet that was clogged. The toilet would flush once but clog the second flush. I wrote estimates to perform work and received approval. I ran my cable and was able to successfully clear the clog. I then flushed and ran water. I also watched the flow from the outside clean out. I reset the toilet with new wax ring, supply lines and closet bolts. I also put caulk around the base of toilet and did a super clean up. The customer is now happy and satisfied with work completed. Shut off water supply to fixture, remove all fluid from fixture, remove china caps and bolts from fixture, pull water closet from base, clean flange and inspect for damage, perform drain clearing operation using specialty drain clearing equipment specifically designed for task, set new wax gasket on flange, new bolts and new supply. Fill and test, clean up work area.

Technician dug up water service near water shut off in front of the water meter. The pipe was observed and it was found that the existing tee has a stress crack on the pvc. For today the technician dug up the water line and made a temporary repair to restore water back to the home. Water pipe was left exposed to return tomorrow to complete repair. NOTE : Irrigation is missing a check valve on the system and will be added tomorrow as well. Due to this the irrigation was left unconnected until it is corrected tomorrow ( 8-18-2026 )
Replace waterline from meter to home via boring without sleeve. Replaced waterline for estimate using directional boarding equipment. Had to drill new penetration through concrete. Cemented hole when finished.
Trane thermostat was showing alert for temperature sensor (zone). Also, it was running on schedule. I was able to clear the alert code and disabled the schedule. Also, system was little low on Freon. Added one lb of Freon (410a), to bring pressures back to normal. System is well maintained and working properly at this visit. Signed up customer for home care maintenance program for both systems in the house.
Arrived on site to perform work previously quoted. For today, I installed all new weather rated GFCI outlets and standard weather rated outlets in the back yard. I reused the existing covers except in two locations. I tested all of the outlets and they are functioning like they should. The sump pump now trips the GFCI. I informed the homeowner to have a septic company out to look at it.
Today we came out for only system not cooling second opinion 2012 amana heat pump split 3.5 ton. I will note that This system is single-stage, builder-grade equipment and is not designed to support a zoned application. Installing zoning on this type of system can lead to improper operation, increased wear, and premature equipment failure. Zoning systems are best suited for equipment with variable-speed or modulating capabilities, which can adjust output to match the varying demands of multiple zones. Client let me know while onsite that he has had system filled with refrigerant twice and different company replaced service valves. Performed leak search found leaks in evaporator coil located in attic and refrigerant oil in drain pan. Scheduled install supervisor for this afternoon to give replacement options and left band aid repair options.
Today we came out for main level not cooling Rheem 4 ton duel fuel heat pump split. I will note that system is oversized and doesn’t have the ductwork to support a 4 ton. There is no emergency drain pan nor flood protection. Second level drain line drains into main level. Cycled equipment from thermostat checked operations found rat nest in condenser and dead rats shorted to multiple components , contactor, duel motor starter and mother board are failed. Gave client band aid repair option and got install supervisor to give options on installing right size equipment
HVAC Leak Water in the drain pan was likely due to a combination of the dirty evaporator coil, air filter, and condenser coil. Flower wheel is heavily impacted as well. The equipment has poor flood protection. Biological growth is present within the air handler and one of the ducks to an adjacent bedroom was disconnected somehow. Dual capacitor outside is low on both compressor and fan sides. Provided options to address all of the concerns listed. But customer opted to create a custom repair option that was completed on today’s visit. System is cooling acceptably at this time. Upon arrival spoke with customer about 4 toilets that they wanted rebuilt. Replaced the kohler flush seals, fill valves and supply lines. Valve on the bottom level toilet wouldn’t close so I replaced that valve with a new quarter turn stop. Toilet in the same bathroom had a small weep from the new fill valve nut. Replaced the new fill valve with another new fill valve. Weep persisted. Tightened the nut down tighter and was able to make the weep stop. Advised customer to monitor this toilet for drips in the event that any drips return. Toilet will have to be replaced at this point. All work was tested for leaks and functionality.
Demo wire and replace two outlets
At arrival on 07/28/26 Issue: no cool upstairs System: whole home Finding: bad upstairs zone damper, no Ss1 and wet safety switches installed, dirty drain line, improper drain line pitch, dirty air filter, dirty condenser and blower wheels, microbial growth in the supply plenum, high superheat, low refrigerant charge. Recommendations: address the above findings or upgrade your system.
Replace two lights for keyless lights and replace two gfci
Customer reported that water heater was cutting itself off, and they had to reset the water heater every time. We proceeded with our diagnostic and found that the water heater was actually set to 150 degrees which was making the elements work extra hard and ended up cutting itself off, we tested the elements and thermostat which were ok, but still recommended replacing for the peace of mind and not having that issue anymore. Also we explained home owner and they are aware that their system needs a recirculation pump install on the dedicated line hooked up at the bottom of heater.

Drain line for upstairs heat pump clogged. Cleaned drain line and flushed both condensate pumps. Discussed indoor air quality, including UV systems and dehumidifiers. Project manager is scheduled to visit to discuss dehumidifiers and systems with dehumidification, such as the Dyke can fit. Both systems operational upon departure. Water heater was leaking internally from the tank. Installed new Rheem 50 gallon natural gas water heater. Reinstalled existing recirculation pump. Installed new check valves on the cold water inlet and hot water return line. Replaced the gas valve, flex connector, and sediment trap. Replaced the exhaust vent with double wall pipe and fittings. Run Ethernet from kitchen/breakfast to master bedroom
Came out to troubleshoot flickering lights throughout the home. During troubleshooting, one bulb in the laundry room was found to be out and was replaced with a new customer-provided bulb. Tested the lighting after replacement and confirmed everything was operating properly. Added a switch-controlled outlet in the master bedroom and removed the existing wall sconce as requested by the customer. Tested the switch and outlet and confirmed proper operation. Reviewed the electrical items noted on the home inspection report. Tested the faceless GFCI in the master closet, which provides GFCI protection for the master bathroom jet tub, and confirmed it was functioning properly. Tested the GFCI protection in the garage and confirmed it was operating correctly. Inspected the home's grounding system and identified the existing Ufer/concrete-encased grounding electrode located in the furnace closet. Troubleshoot and breaker replacement
Arrived on site to troubleshoot a dishwasher and a non-working outlet in the master bedroom. Diagnosed the dishwasher issue and found a loose neutral connection at the electrical panel. Secured the neutral connection and tested the dishwasher, confirming it is now operating properly. Troubleshot the master bedroom outlets and found multiple loose wire connections. Recommended either redeviceing the entire room or replacing the outlets with loose connections. The homeowner elected to replace only the outlets with identified loose connections. Completed the repairs and verified proper operation. Advised the homeowner that additional outlets may develop similar issues in the future, as multiple loose connections were already found, and she understands the recommendation. During the evaluation, also observed an older GE electrical panel that is outdated and no longer meets current safety standards. Recommended replacing the panel for improved safety and reliability, and provided the homeow
Upon arriving to the job, we installed a new hot tub circuit, sub panel and outlet for the barn. For this, we dug a trench to the center of the yard where the hot tub will be installed and ran a 50 amp GFCI protected circuit from the new 100 amp sub panel, we also trenched over to the barn to install a GFCI outlet for power. We also installed two whole home surge protectors, one each for the main panel and sub panel. We discussed options with the homeowner about grounding and potential repairs to the existing electrical panel. We left sight tubes in the trench for the inspector. Everything is working as expected upon departure.

I completed the following work today: In customer’s living room I removed the (2) existing ceiling fans and fixture boxes and supplied and installed (2) new fan rated boxes along with assembling and installing (2) new surface mounted fans with pull chains. These fixtures are on a 4way switching system. In the main living room I removed the old small chandelier, ceiling fans, pre existing fixtures boxes and installed new fan rated boxes and assembled and installed new customer supplied ceiling fans. These fan operate off remote kits and I advised the homeowner to keep the switches in the “On”position and just use the remotes. If the fans are not working check the light switches. In the 2nd bedroom on the left I removed the existing ceiling fan and light fixture boxes and installed a new fan rated box, assembled and installed a new fan with remote kits.
