Arrived on site to troubeshoot a 2021 ICP system not cooling. Client is original owner of the property and hasn’t had issues until a few days ago. We kicked the system in and amp draw from the compressor and condenser fan were good but operating refrigerant pressures were awful at 24/265 with a 90 degree superheat. When I pulled the disconnect and shut the system off, pressures would not equalize and stayed at 70/280 for over half an hour. I also held/heated the sensing bulb to attempt to open the TXV and nothing happened. The freezing began directly at the TXV, proving that TXV is the reason for the restriction. The liquid line also has a sizable kink in the lineset but there is no temperature or pressure drop across it so that wasn’t the source of the issue. We would need to replace the TXV/Coil, replace the drier and add all new refrigerant to the system to restore performance. System is non op. I looked up warranty info but it doesn’t appear to ever be registered. I cleaned up ever

Upon arrival spoke with customer about a noise coming from the water heater. Customer had the unit replaced 2 years ago but the data plate had a date of 2017. The vent pipe was half way cover the draft hood on the heater upon arrival. Checked the water pressure and the gauge was spiking around 125 psi. Checked the expansion tank and the internal bladder had failed. Checked the temperature and pressure relief discharge line on the outside of the home and there was water dripping out of the siding in the location of the termination. Cut open the wall in the garage to verify there was no separations in the discharge line within the wall. Water was making its way back in as the relief line was actively leaking from the pressure and not sealed. Sealed around the penetration to make it water tight. Gave options. We were called out due to a swampy/wet area near the driveway. Upon further inspection we found that when the irrigation control valve is turned off the water flow through the meter will halt. The wet area is located uphill and roughly 15’ away from where the home’s main water service is located. We were unable to locate the exact location of the leak, because the entire area is saturated. It seems plausible that the water may be coming from an irrigation line located under the driveway. We recommend having g this checked out by an irrigation contractor.

Arrived at the property and spoke with the homeowner regarding concerns about the existing toilet. The homeowner reported hairline cracks throughout the porcelain. She requested an ADA compliant comfort height toilet with improved flushing performance. During inspection, we also identified that the shut off valve was leaking when turned to the off position. We explained the importance of a properly functioning shut off valve to isolate the fixture without needing to shut off water to the entire home. With the homeowner’s approval, we replaced the faulty valve with a new quarter turn shut off valve. We inspected the flange and confirmed it was in good condition, with no signs of damage or cracks. We then removed the existing toilet and installed a new Kohler Highline elongated comfort height toilet. Installed new Rheem 50 gallon natural gas water heater. Installed new ball valve, water piping, expansion tank on bracket, gas valve, flex connector, sediment trap, drip pan, and leak alarm. On today’s visit, customer had originally called us out here because she had no hot water last night. Prior to coming out here she got in contact with the pool company that was working here and installing a new heater for the pool and fixing up some other damages inside of the pool and came to find out that the pool company turned off the gas to the house and did not relight the heater when they turned the gas back on. Customer was able to get the water heater turned back on and currently now has hot water but did inform her that the water heater is 10 years old and highly recommend replacing soon before it starts causing water damage down in the basement. I have built out some great options to replace the water heater with different warranty levels. I did mention about installing a tankless water heater, but was not interested. Estimates will be sent over to customer and is valid for 60 days after providing estimates.

Upon arrival, met with customer and spoke with her regarding their issue. Customer showed me upstairs to the master bathroom and stated both lavatory sinks are draining very slowly. I confirmed the slow drains. The sink in the bathroom downstairs was also a little slow but still draining well. I presented the customer with options to clear the sink drains and a bottle of Endure. Customer elected to clear the master bathroom sinks only. After getting signature approval I began work. Disconnected tubular drains and stopper for both sinks and cleared the sinks thoroughly. Reconnected drains and tested for proper function. No leaks. Both sinks are now draining well. Cleaned work area. Customer is satisfied.

No cool on the upstairs system, due to a bad thermostat. Bypassed thermostat and system works. Replaced thermostat and inspected system. System has a weak dual capacitor (reading 32 on a 45 microfarad), contactor is pitted and no in line switch installed in the drain line. Ac is 14 years old and furnace from 2022. Ac is not efficient and can increase the humidity in the house, specially on hotter days. Also, did a complementary inspection on the main level. Rheem system, 20 years old , r22 Freon, system is low on Freon, dual capacitor rusted and weak, contactor pitted, no in line switch, compressor amperage and head pressure very high. Due to the age and conditions of the systems, highly recommend to upgrade thermostat main level system, and the upstairs ac system, as well, and bring warranty, comfort and efficiency back to the house. Troubleshoot a garbage disposal Customer called us out for a garbage disposal that was not functioning properly. Upon arrival the customer stated this is the first time they are experiencing this issue. The customer stated when they ran the dishwasher and it started to drain they would notice the water come up through the garbage disposal on the right side. We flipped the switch to turn on the garbage disposal and it would start to make a humming sound. We tested the left side of the sink to ensure there was not a blockage further down the line by running water for a long period of time and we did not see a sign of a blockage. The customer agreed to troubleshoot the issue, we removed the garbage disposal from the mounting bracket and inspected the teeth and we saw food debris and small chain links inside. Upon arrival spoke with customer about his loose kitchen faucet that was leaking. This faucet was installed by a contractor. Removed faucet mounting hardware and reinstalled kitchen faucet. Adjusted weight to retract faucet properly. Garbage disposal was grinding as well. Upon investigation contractor removed dishwasher knockout but failed to pull it out of the disposal and it was jammed up inside. Removed plastic knockout as a courtesy and no more grinding was observed. Customer also has a failed expansion tank on his 2014 water heater. Declined replacement at this time. Left quotes for expansion tank replacement as well as options on water heater replacement.

Homeowner inquired about leak coming from sediment filter. After further diagnosis technician determine leak is coming from sediment filter and PRV is also leaking. Technician removed sediment filter and installed new PRV. Set PRV to 65 psi. Technician remove shark bite main shut off and 90 and installed new permanent fittings and shut off. Today I responded to a no-cool call. After evaluating the system and taking refrigerant readings, my findings indicate the system may have a refrigerant leak and possible non-condensables affecting system performance. While testing the TXV and system operation, I added a small amount of refrigerant to verify system response. After doing so, the system’s delta T increased and cooling performance improved. I discussed my findings with the customer and explained that the next step is to perform a nitrogen leak test to determine the exact location of the refrigerant leak. Once the leak location is identified, appropriate repair options can be discussed. At this time, the system is cooling and operating, but further diagnostics are recommended to confirm the source of the refrigerant loss and prevent future cooling issues. Customer will follow up to schedule the leak search and necessary repairs.
