I met the inspector and passed the final inspection. I also added a front porch outlet and a bath fan in the master with a new switch and vent.

Today we came out because the homeowner had a breaker that would not stop tripping. After performing troubleshoot, I found that there is a bad ceiling fan, causing the breaker to keep tripping the breaker. We will return once the customer has bought a ceiling fan to install the new ceiling fan. Today we left the ceiling fan capped off, so no power will be going to it. We also talked about the garage lights that would not turn on. The lights were installed on a dimmer and turn on the light you had to press and hold on button.

Customer had leak at per sharkbite fitting in garage ceiling. Cut out single length of pipe with 2 shark bites. Replaced with pex. Discovered house pressure to be 90 psi. Installed new Watts 3/4 PRV and set pressure to 65 psi. Leak tested all work and left site very clean. Thank you for choosing TE Certified!

System has gone through three compressors in the last two years Found the reason to be the evaporator coil has a restriction somewhere in it so there is liquid running through the compressor, which is never supposed to Therefore, that affects the lifespan of the compressor I did try to see if I could blow the restriction out of the line with nitrogen, but did not work After compressor replacement price and evaporator coil pricing, homeowner has decided to have project manager come out on Thursday to get quotes for new equipment

I met with the owner on site. Due to limited access to the angle stop behind the toilet, I shut off the water to the home and drained the system. I removed nd replaced the fill valve and flush valve. Turned the water back on, tested and found no leaks or errors. She also mentioned the front hose Bibb never having water and the rear hose Bibb having low pressure. For the front, I found an isolation valve in the upstairs hall bathroom vanity. Opened the valve, tested and confirmed flow. Both hose Bibbs tested at 40 psi, indicating that the PRV is failing and supplying low water pressure to the whole home. I advised replacement, and provided an estimate to do so. I could not find an isolation valve for the rear hose Bibb. Toilet rebuild. Shut off water supply, remove water from tank and bowl, disconnect supply line from tank, remove old bolts, pull the tank from the bowl, remove the gasket, disassemble the flush tower, remove the fill valve, install washers on tank to bowl connections,

Provided thorough home care plumbing inspection. Repaired leaking drain in hall bathroom. Installed ice maker line in basement under kitchenette sink. Replaced lid on sewage ejector can and installed new quiet check valve combo. Connected fridge water line in main kitchen. Provided quotes for new water heaters with multiple options and quote for a halo 5. Customer has slightly high pressure and is aware. They have a new TE installed PRV that works properly. Replace bad, dual capacitor on the outdoor unit. Recommended condenser coil cleaning and flood protection on today’s visit. Customer advised that she will speak with her husband and get back with us. The equipment is cooling acceptably at this time. The bare minimum basic repairs to get the system running today.

For this job, we replaced exhaust fans and installed new venting

Re Secured bath fan in master bedroom falling. Sealed around edges of fan with silicone so attic insulation would stop falling in customers bathroom.

No power to outside receptacles. Found worn out outlets, breaker and GFCI Device. Replaced Breaker with GFCI protected breaker and new outlets and cover where needed. All devices are functioning 100% upon completion of work.

Inspections Both systems need their blower wheels and condenser coils cleaned. The contactor for the main floor AC is pitted. Both systems have an adequate flood protection. Both systems could benefit from indoor air quality enhancements. Otherwise, both systems are cooling properly at this time.

Punchlist lights and dimmer replacements

For this job the customer stated they had a pin hole leak located in the garage. Further inspection showed a leak on pex just before the pressure regulator. I gave the customer multiple options including replacing the ball valve and pressure regulator. The customer decided to do a spot repair and water was shut off to the home and that section of pipe was replaced. Work was thoroughly tested for leaks and proper function

On today’s visit I met with the homeowner. The homeowner expressed an issue with a clogged toilet. I ran water to confirm it was a single fixture clog. I wrote estimate to perform work and received approval. I augured the toilet and cleared the blockage. I flushed the toilet after to confirm restoration of flow. The toilet is now flushing fine and the homeowner is satisfied with the work performed.

12 years parts warranty. 2 years labor warranty ( up to 12 years labor warranty) (House is calling for 6ton worth of cooling there is no space to run two systems in the attic).

Homeowner has a leak coming from underneath the kitchen sink. Homeowner stated that the leak is coming from the kitchen faucet. Homeowner already has a kitchen faucet on site. Disconnected and removed existing kitchen faucet. Cleaned countertop to prep for new kitchen faucet. Installed new kitchen faucet. Ran faucet and tested for leaks. Did not find any additional leaks at time of invoice. Disposed of previous kitchen faucet per request of homeowner.

Initial observations of UL system revealed water in the auxiliary drain pan due to a clogged drain line backing up. I evacuated the water from the pan and the drain line with shop vac that client had in the attic then flushed 2 gallons of water down the drain confirming it is clear at this time. 16x25x1 filter is clean. I recommend upgrading the flood protection devices to a wet switch in the pan and a secondary coil drain float switch for both systems to reduce the concern for water in the pan that can potentially overflow causing water damage to the ceiling below. I also recommend starting an annual preventative homecare maintenance plan with us to reduce system concerns. We service your HVAC systems twice a year and also provide a 10% discount on all repairs. The ground is wet around hvac units, outside. It’s the condensation tubing, from the ac that dumping condensate water from the condensate pump to outside of the house. It’s normal. One of the condensate tubing was underground and others in the surface. I moved both , but it will still be wet around the drain line condensate tubings. Also, inspected system, and found blower wheel very dirty and heat exchanger cracked. System is 14 years old and out of warranty. Sent estimator potential repair (replace heat exchanger and do a chemical wash on the blower wheel). Due to the age, high cost of the repair and conditions of the system, the best option would be to upgrade the furnace and bring safety, comfort and efficiency back to the house. Set a lead to quote upgrading for the main level furnace for today. We should credit back $98,00, spent today, if customer upgrade the furnace with us.

Today we came out for the only system not cooling 2016 carrier 4 ton ac single stage with matching 90k furnace single stage. I will note This system is single-stage, builder-grade equipment and is not designed to support a zoned application. Installing zoning on this type of system can lead to improper operation, increased wear, and premature equipment failure. Zoning systems are best suited for equipment with variable-speed or modulating capabilities, which can adjust output to match the varying demands of multiple zones. cycled from thermostat found failed duel motor starter on condenser and failing condenser fan motor. Gave client band aid repair option for temporary cooling and scheduled install supervisor to give options on updating equipment. Left equipment operational although it could fail at anytime.

Install customer provided ceiling fan

No cool on the only system in the house with 2 zones. Found filter very dirty, dual capacitor bad and low on Freon. Also, outside condenser is very dirty and there is no flood protection installed. As of repair, recommend to install an in line and a wet switch to the drain line and drain pan, to prevent water damage in the ceiling, in case of drain line get clogged. Also, do a chemo wash on the outside condenser coil, replace dual capacitor and add Freon, to bring pressures back to normal. The system has two zones, but one of the zone dampers is not fully opening and can possible fail. System is 11 years old and out of warranty and not efficient anymore. This can affect the humidity level in the house and the electrical bill also. Recommend to up the system, with 10 years warranty and WiFi thermostat. Customer wants to replace capacitor and add Freon at this visit. Drain line is clear.

Upon arrival, I met with the owners. They informed me that they’ve had issues with a couple toilets in the home that are clogging too frequently and they would like to replace all the toilets as they are original to the home. They also requested pressure assisted models for all bathrooms. They approved for me to replace the toilets today and to include the integrated angle stops. I removed and replaced all three toilets in the home with Kohler pressure assisted models. I removed and installed 1/4 turn angle stops with new braided supplies. Filled, tested and inspected all toilets for leaks or errors. Disposed of old toilets off site. The kids bathroom, I did add a spacer to the flange as the floor was replaced without raising the flange. Also, in the master bathroom. There was buildup in the immediate closet bend. I cleaned it out as a courtesy and tested the drain before setting the toilet. Provide and replace the existing toilet with Kohler Highline Pressure Assist Elongated toil
