Upstairs - Not cooling - 5yr old Trane System not cooling due to failed starting components on the outdoor unit, a dirty condenser coil, dirty blower motor, weak blower motor not reaching full rpm, and I also observed that the heat exchanger has multiple cracks in it. I made a few repair options to the system back up and running and the homeowner approved option B, to replace the failed starting components and chemical clean the outdoor coil. The furnace for this system is 22 years old and had multiple issues including a cracked heat exchanger, dirty blower wheel, and weak blower motor. The blower motor nitric moving the designed amount of air across the evaporator coil in the attic is putting strain on the compressor and is part of today’s issue. Due to the age, condition, and not all repairs available for a 22 year old system, I recommended updating this equipment. The homeowner agreed and we have scheduled to come back out on Monday morning to go over updating this equipment. Rig

Met with the owners. The toilet on the main level recently started having a sluggish drain. We believe it is not septic related as it is the only affected fixture. We tested, adjusted the flapper chain, fill valve and main jet. After doing so, we had the owners test and confirmed it is functioning properly. If the issue continues, I advised replacing the toilet or rebuilding the tank.

Today we are cold out because there was a big spike on a ting and the oven would not turn on anymore. After doing some troubleshooting, I noticed one of the load shed modules was burnt and not sending out power. The other load shed module was never hooked up to the dryer. Mixing valve under master sink is leaking. Estimate includes replacing the mixing valve. Includes setting the temperature. We performed work as per estimate. The customer also has an issue with taking a long time to get hot water to the shower. This is a separate issue that is not related to the mixing valve. Upon further inspection we found that the water at the shower was 107 degrees. After testing the temperature all throughout the home we found the temperature everywhere to be 107 to 109 degrees. We verified that the water coming out of the water heater was about 125 degrees. We continued to run hot water through the home for an extended period of time and the water eventually reached 124 degrees throughout the home. It appears that the recirculation pump is not working properly, either due to a failed pump or a cross connection. 2021 communicating Goodman system, wired for legacy. Outdoor unit was tripped out on a locked rotor error code. The capacitor is slightly weak, though within range enough that this was determined to not be the cause. Homeowners mentioned a storm did roll through right before this issue happened. This was likely the reason, as once power was reset, the unit began cooling properly again. Home care plan recommended to help keep systems maintained. The bare minimum basic repairs to get the system running today. Outdoor capacitor failed. Replaced with approval. Advised homeowner that the outdoor coil was extremely dirty and the capacitor would likely fail again soon if not cleaned. The decision was made to also chemically clean the outdoor coil. No cool on the main level system, due to a bad dual capacitor. Replaced capacitor and system works. Inspected system. Outside condenser is very dirty, compressor has a high amperage of 6.89 (shouldn’t be higher than 8 amps, by the label, system little low on Freon. Also, heat exchanger is very rusted and compromised, single capacitor weak (reading 6.7 on a 7.5 microfarad), blower wheel very dirty and draft inducer motor case cracked (potential of leaking Co into the house ). There is no flood protection for the system, at all. . Due to the age (furnace 24 years old and ac 14 years old ) and conditions of the system, the best option would be to upgrade the system, and bring warranty, comfort and efficiency back to the house. New systems come with 10 years warranty and WiFi thermostat. . Set a lead to quote upgrading for next Tuesday morning to quote upgrading for the main level system, and possible the upstairs system as well (system is at same age). . Upon arrival, met with customer and spoke with her regarding their issue. Customer showed me inside the basement level of the home and stated that she had another plumbing company installing a pump under the kitchens sink yesterday and after installing it they found out the septic tank is full and water partially flooded the basement. Customer had the tank pumped and also received a quote from the septic company to install a larger riser and repair the baffle tees. Currently the downstairs bathroom is still backing up suggesting a clog in the main line or inlet baffle. Customer would like it snaked and cleared if possible. I explained that I may or may not be able to clear the line with a snake depending on the condition of the baffle and gave the customer estimates to pull the downstairs toilet and snake the line. Upstairs System - Not cooling well, recently tripped the breaker System has multiple issues that relate back to age installation. The system is tripping the breaker due to a failing compressor. The compressor rotor is locking up and causing the system to draw very high amps to try and get the rotor to turn. There is a data plate on every unit that specifies the LRA Locked Rotor Amps, which is what the system will pull when the compressor is failing. The LRA rating on this unit is 63 amps, this system is consistently pulling over 80 amps and sometimes over 270 amps. A Start assist has previously been added to the system, a start assist is a last resort to get the compressor to come on and is usually a short lived repair due to the amount of strain it puts on the system. Adding a start assist is similar to putting the unit in hospice. The condenser fan motor on this system is also over amping and has lost almost all of its internal oil, this is causing the fan motor to run hot and strai

Found a leak in the evaporator coil, weak single and dual capacitors, blower wheel very dirty, filter located inside the furnace cabinet, no in line switch, float switch very old and heat exchanger rusted and compromised. System is 17 years old and not cooling , with many issues. Sent estimates for potential repairs (not recommend). At this be and conditions, the best option would be to upgrade the system, nd bring comfort , errand savings back to the house. New systems come with 10 years warranty and WiFi thermostat. Performed 1 system cooling diagnostics on the mainfloor hvac system. The furnace is newer (rheem) but has an undersized return plenum and may need some additional ductwork added. The AC and Condenser is from 2004 and operates on obsolete refrigerant (r22). I found the breaker tripped for the outdoor unit due to an over amping compressor. The homeowner (husband) declined repajr options due to the costs of the repairs and due the system being over 20 years old and wants to setup a time with an install supervisor to get an estimate to replace the system.

For this job I arrived to high humidity call. High humidity in main and upstairs floor. Homeowner had biological growth all over the home. Inspected the upstairs system (2015 carrier). 5 ton carrier with about only 1,000 CFM, 2000 CFM needed for the whole system. Old humidifier still connected causing unconditioned air into the supply air box. System does not have any dehumidification features. Downstairs system is also severely lacking in return air as well. Both 4 inch filters were also very impacted. Recommended upgrading the duct work and split system upstairs and adding duct work or possibly adding a proper dehumidifier for the main floor. Informed homeowner the newer higher efficiency systems take care of humidity if properly set up. Home owner agreed to have a install manager come out August 18 2-5.

Repair Mainline that penetrates in the foundation and cut open drywall to sleeve new pipe. Seal pipe on both side of the foundation with concrete and tar sealant. Turn water back on to make sure that there are no leaks on both sides of the foundation. Found no issues with the work that was completed and no other problems for plumbing at the moment. Replace 50 gallon water heater with a new Rheem 50 gallon gas water heater with expansion tank and a pan with a new shut off valve and replacing pressure regulator. Turn water back on check for leaks and turn the water heater on to make sure that it’s functioning correctly. Found no issues with the work that was performed today and permit will be submitted sometime next week to be inspected for the water heater.
