For this job, I came out to a leaking water main service call. After doing a third evaluation, found that it was coming from the irrigation system. Which I went ahead and repaired. After turning on water, found another leak by the meter. Went ahead and let customer know about my finding. Customer went ahead with a waterline replacement. Will be back tomorrow to complete work.

Homeowner has a gas line for a stove that is stuck and cannot be removed. Homeowner is also having issues with water pressure. I found the water pressure to be 40 PSI, and dropping below 20 PSI with just one faucet running. Homeowner also has low flow in the kitchen sink. Using two pairs of channel locks, I removed the previous flexible yellow gas line. Installed provided flexible yellow gas line. Did not attach gas line to stove per request of the homeowner. Cut out and removed old multiturn shutoff valve. Cut out and removed failed pressure regulator valve. Cut out and removed old sediment filter on main water line. Installed new double union watts 25AUB pressure regulator. Installed 2 new quarter turn shutoff valves, one before and one after the pressure regulator to isolate the pressure regulator. Installed approximately 10” of new 3/4” type L copper where old sediment filter used to be. Unthreaded and removed sprayer head for kitchen faucet. Sprayer head has extremely low flow.

Charles called us out to his home today because he hired a handyman to install the chandelier. Handyman said the box is not rated to call an electrician. Upon arriving, I did notice there was a mud ring that was not rated for the weight of the chandelier. Today we replaced the box inside of the ceiling and installed chandelier in the dining room

Furnace board flashing code 68 for no blower motor communication After troubleshooting it was determined to be a bad blower motor which was not communicating back to the board Ruud system 2021 is under warranty and I was able to get the motor and replace per homeowner approval System is now working properly While there I noticed the outdoor coil was very dirty and could benefit from a cleaning which homeowner approved of as well and it is clean Offered HC for homeowner but they are moving to new house and will talk about starting it for the new house Discussed all other options with homeowner but declined at this time Thank you for choosing TE Certified!

Will remove existing 50 gallon tank heater from closet cap off existing lines as needed, well then install new Navien 248 two tankless in basement room as discussed with the customer, we will shut the water off and then install tees on hot and cold lines, once we tee off, we will install isolation valves so that the water can be turned back on in a timely manner. Will tee off of black iron to run gas pipping over to unit. Exhaust and fresh air will be ran to front of Home as discussed with the customer along with T&P line, we will run condensate line to existing condensate pump and install new tubing from condensate pump to outside. The scope of work will also include installation of frost free hose bib, and camera inspection for downstairs toilet, which will be scheduled for sewer supervisor to come back to perform that scope of work. Customer would like to schedule his first descaling, which will be at the price of $199 for first descaling.

Client stated the home inspector said the thermostats are not heatpump thermostats. This heatpump system is controlled by a zone board which allows one HVAC system to control multiple zones independently. The zone board has the ability to control the system allowing the thermostats to be set up as conventional or heatpump depending on wire availability. These thermostats are setup as conventional and the zone board controls how the equipment functions so they are correct and the inspector was mistaken about his observations. There is a service fee for today’s visit due to there not being a fault in our installation.

Returned visit for a vanity install, faucet, sink and drain reconnect, installed a customer supplied toilet, rebuilt a toilet on the basement and replaced a electrical seat for the daughter's bathroom. Work is completed but customer needs a glass company to cut the glass panel to go around the faucet supply lines, also get a new gold tail piece to add to the sink drain, need a second visit for that, all work is tested no issues! Arrived at home to assess the sewer line and smell. Upon arrival there was no active backup and the smell was not present. Investigated though entire home and couldn’t pinpoint what or where the smell was coming from homeowner explained it as a more of a mildew than a sewage smell. The toilets were all original from 2016. We started off with the camera inspection from the exterior cleanout, and I did not find any issues at this time with the sewer line. For the toilet, I recommended replacing each of them with their pressure assist to help get the sewage out of the home. She expressed that they’ll deal with themselves for peace of mind. She asked me to pull the toilet in the master bathroom and send the camera down through there to check from upstairs to downstairs. I did not see any issues at this time.

Replaced suction line service valve on upstairs system. Outdoor fan motor didn’t start as usual. I had to spin the blades to get it to operate. System is otherwise cooling well and refrigerant pressures look great. I strongly recommend the blower and outdoor dual capacitors to be replaced as a way to preserve both motors as well as prevent a breakdown.

Came back to perform work that was signed off last week, replaced the water service line, replaced PRV and main shut off valve on a new penetration and capped off the old penetration, put tar and concrete on the outside and inside, trench is backfilled and all work is tested no longer a leak detected on meter!

For this job the customer stated that the master bathroom shower was leaking and showing itself in the basement. Further inspection showed that the gasket and putty seal for the fiberglass shower drain was old and worn and needed to be replaced. The old gasket was removed and replaced with a new one and liberal amount of putty was placed on the bottom of the drain. The drain was tightened down and tested for approximately 15 minutes for leaks and proper function.

Homeowner had leak on thermal expansion tank T and P valve and high pressure. Technician also found that water heater did not have data plate indicating that this water heater was out of warranty. After further discussion, homeowner decided that they didn’t want to replace the water heater and only wanted to fix the issues with the heater. Technician replaced thermal expansion tank, T and P valve, ball valve and PRV. PRV was set to 60 psi.

For this job the customer stated that the sump pump located in the garage is not functioning and needs to be replaced. Inspection showed that the discharge line for the sump pump was also pithed incorrectly and holding a large amount of water, however, the customer stated they only wanted the pump replaced. The old pump was removed and plumbed back in with a check valve and ball valve and tested four times to ensure proper function. I also noticed the customers water heater which was void of an expansion tank and a capped off temperature and pressure relief valve, I informed the customer of my findings and she will be considering replacement in the future.

Performed heating and cooling maintenance inspections on two Trane HVAC systems located on the main floor and second floor/basement areas of the home. System #1 consists of a 2010 Ruud 50K BTU furnace paired with a 2023 Trane 2.5-ton air conditioning system and coil. System #2 consists of a 2023 Trane 60K BTU furnace paired with a 2023 Trane 2.5-ton air conditioning system and coil. Systems were operational at the time of inspection, and refrigerant readings were within an acceptable range during testing. Photos were taken during today’s visit to document system condition, noted deficiencies, and recommended repairs. During inspection of System #1, technician found several concerns affecting overall safety, reliability, and long-term performance. Outdoor disconnect subpanel was found unsecured, and breakers showed visible signs of wear and possible failure.
