Came Came out because the customer was concerned about water collecting in the secondary drain pan. I recently replaced a failed condensate pump at this property, so I performed another full diagnostic check to determine the source of the water. The system is a 2-ton Goodman R-410A heat pump system, consisting of a Goodman GSZ130241BB outdoor unit and ARUF182416CA indoor air handler. The outdoor equipment dates to approximately 2011. During my inspection, I found the evaporator coil extremely dirty and heavily restricted with buildup. Based on the condition of the coil, airflow across the evaporator is being restricted enough to contribute to the coil getting excessively cold and freezing during operation. Once the system cycles off or the ice begins to melt, the additional water is thawing off the coil and making its way into the secondary drain pan. This replaces apartment main panel, pulls a permit with city of Atlanta which requires smoke detectors and gfi devices and a new grounding system. We will Rewire garage electrical to install a 60amp sub panel to allow adding garage outlets and light. Abandoning old contactor set up. Customer was experiencing an issue with a high water bill. I checked the meter and it was registering a flow rate of 0.00 GPM, performed a dye test on 5 toilets and verified nothing was accidentally on. Irrigation was off After checking the T& P discharge line and the water pressure, we confirmed the PRV and expansion tank had failed. Water pressure was at 85 PSI pre thermal expansion. Replaced the PRV and 4 gallon expansion tank, set pressure to 60 Psi (70 for tank) and verified there were no leaks. I left estimates for rebuilding 2 toilets or replacing them, the internals are leak free but aged. I recommend replacing these 1.6 GPF toilets with new 1.28 GPF toilets. Today we came out for main level not cooling 2001 heil 4 ton ac with 2014 rheem furnace. Found emergency drain pan full of water, vacuumed water out of pan and fixed slope on drain line. System was not coming on checked for 24 volts at thermostat and found no voltage thermostat wire going to furnace is bad and needs to be replaced. Jumped system out at control board and system did energize. Checked amp draws found compressor pulling very high amperage 23 amps max on data plate is 21 amps compressor is on the verge of tripping breaker or failing. Will schedule electrician to give estimate on pulling new thermostat wire and schedule install supervisor to give options on updating system. Checked second level system found refrigerant circuit low on charge. Added one pound 410 and left all equipment operational.

Upon arrival, customer had stated that they did not know if there was a drain running from their laundry box. On inspection, I did not find a drain that ran into the crawlspace to the main drain. Upon arrival and going over the scope of work for the downstairs, we performed an electronic leak search and found the downstairs evaporator coil is leaking in the bottom back right. The bare minimum basic repairs to get the system running today. Customer has 4 y/o Rheem system that operate for whole house. System had water in pan. Removed water. Filter was very dirty. Called out for backed up kitchen sink and dishwasher. Sink is visibly holding water and there is also water sitting in the bottom of the dishwasher. Took apart the P-trap under the kitchen sink and found a plastic knife along with some food debris and potentially a Brillo pad. Ran sewer cable throughout kitchen sink drain to clear any remaining blockages. Did a thorough cleanup of the area and tested with large amounts of water. The kitchen sink is now draining properly and the water is flowing out as it should. The dishwasher also was ran through a drain cycle and it is completely drained out. Came out to clear a whole home blockage from the bathroom toilet. I removed the toilet and ran the cable machine down the line successfully clearing the blockage. For this call, homeowners were having an issue with their master toilet handle where it would not want to go down all the way as well as having a strange bubble when it would flush. They also mentioned an undermount sink that was falling because the caulk was failing. Upon inspection, we saw the mount was indeed falling so as a courtesy and no warranty, because we usually don’t work on undermount sinks, we cleaned off the caulk, resealed it with heavy duty caulk and propped it up for it to cure for 24 hours at least. We saw the toilet actually had the fill valve tube that had popped off because it was too short and the canister was pushing it off. We also replaced the old handle with a kohler style and put in a new tube with enough length to avoid that issue and that helped with the flush. We flushed the tankless and the inside wasn’t too bad, only the filters needed a cleaning. After we completed the flush, we made sure to get all the solution out and started the heater back up. After

Their technicians do great work if you need a repair, but if you get involved with sales - like if you have to get a new system - they are selling inferior products at inflated prices. Be very careful if they send a salesperson out. I didn’t like the bait and switch sales tactics. All the, “I have to go call someone” business. The sales experience left me with a slimy feeling overall. I am replacing a system and going with a different company for that. I will get better branded equipment, a better warranty, and for a lower price.
