Initial observations of ML system revealed the low voltage connection at the outdoor unit was disconnected. Once I reconnected it the unit cycled on. The condenser coil is impacted with dirt and needs a chemical cleaning. Client approved cleaning and once complete, I tested the system for proper operation in cool mode at this time.
For this job, I came to look at a mini split that was leaking. I proceeded to open the indoor head up and noticed that there were two joints that were leaking. I proceeded to remove the zip ties and ensure that both joints were properly connected. I secured it and tested several times to ensure the water was properly draining and that it was no longer leaking. It is important to know that while monitoring the unit the two joints that were previously leaking were no longer leaking, but as I was getting ready to put the cover back on, I noticed that water started to shoot out of the left side of the unit as if it was coming from the pan. I showed my manager and he explained that the pan could be potentially cracked. I thoroughly monitored the unit to ensure that the water was not leaking again and it never did it again. I was able to show the customer the video of it leaking and explained that if the installers put a pump on the unit and did not add a hose it can cause that too happen.

No cool on 3rd Floor. Found two systems that are zoned. All thermostats not at set point. For the Goodman system, somehow the outdoor disconnect was off. Turned it on and system ran. Contactor was very worn and was replaced. Inspected the Trane system and found a low capacitor and low refrigerant levels. Customer agreed to repairs and after those repairs were made, both systems were functioning normal. Another system had the outdoor disconnect off as well. I turned it on and only fan motor operated. Quick refrigerant level check determined the system completely out of R22 refrigerant. System is 25 years and I recommend replacing the system. I could not get pictures of inside of this system as the keys to the mechanical room was not available. Customer agreed to have a project manager come out and give a quote tomorrow around 11am.

Came out for no cool call on 2013 Amana AC/NG Furnace. Changed out 16x25x1 filter. Verified system draining properly. Found bad tstat wire causing heat and cool to run simultaneously. Recommended replacing tstat wire. Customer will repair on their own just wanted second opinion diagnostic.
Cleared blockage in upstairs master bathroom sink with tub gun
Perform a sewer scope through cast iron clean out Provided a sewer scope of sewer line through basement cast iron clean out and discovered that the sewer lien is original cast iron and concrete material. With how old these pipes are, I would consider having the, replaced in the new future. For now, they are wide open with immediate sign of need ping to be replaced. New homeowner will call once they are moved in to get a quote of the sewer line.
I arrived to the customers home and he was in the process of selling it. I recommended a camera inspection and they chose to go forward with it. I was able to locate an outdoor clean out and ran it from the outdoor cleanout up to the county tap. Two major bellies were found one relatively close to the entry point of the cleanout, the other at the county tap. The customer was provided an option to permanently fix it with and without the pouring back of concrete. He chose to go forward with the full Job, Thursday and Friday.
Today we came out because the Rheem tankless water heater was displaying error code 45 and not operating properly. During today’s evaluation we found moisture in the internal leak detection pan, however after further inspection and running the unit for approximately 30 minutes we did not find any active leaks coming from any internal components at this time. We removed the front cover and inspected the unit, condensate components, and internal fittings. We manually reset the unit by shutting power down completely, allowing the control board to reset, and drying the sensor area. After restoring power the unit was turned back on and tested for proper operation. Advised customer that if the error code returns there may be an intermittent leak, condensate drainage issue, or faulty leak detection sensor that will require further diagnostic and repair. Unit is currently operating properly at this time after reset.
Came in today for a no cool call. When testing system fell that there was issues with the refrigerant flow. Proceeded to test the TXV and found it faulty also evaporator coil was completely corroded and there was heavy signs of biological growth. Let customer know about these issues and presented options. Costumer decided to move forward with repairs work was done and tested. System is now running properly. Thank you for choosing Te Certified!
The bare minimum basic repairs to get the system running today. No cool service GOODMAN AC / 90% gas furnace ** checked filter and drainage ** outdoor unit was operating all 3 zones … checked refrigerant and low suction pressures at outdoor unit ** provided an option to leak search to verify leak …found a frozen cap tubes on liquid line leading to piston , evidence of freezing at indoor in a couple spots and got a couple hits with electronic leak detector with videos ** Indoor coil. 2018 …, Client signed estimate for repair ( will need to order parts and get an ETa on part arrival / explained this to client ** No flood protection for attic , told client do NOT RUN AC until repairs are done to prevent possible HVAC water damage **
Performed diagnostic on two 23yr old Lennox units, upon arrival customer stated units wasn’t cooling, only blowing hot air, started on upstairs unit first, upon goin in attic noticed downstairs unit had water in secondary drain pan, no flood protection on either unit which can cause ceiling damage, cycled tstst to ac mode, inspected furnace, noticed sediment trap no install properly, recommend installing properly, blower wheel leaking oil, blower wheel impacted, recommend replacing blower motor and cleaning blower wheel, blower capacitor reading bad, recommend replacing capacitor, evap coil rusted, upon checking outdoor unit coil is in poor condition, compressor pulling high amp draw, upon checking pressures found system empty of r22, explained r22 is obsolete as of 1/1/2020, highly recommend system update, Next started on main floor unit , cycled tstat to ac mode, went back to attic to inspect furnace, water in secondary pan, evap coil rusted, blower motor also leaking oil, blower wh
Performed diagnostic. Condenser fan motor was not spinning. Made a lot of clicking noise. Ordered part and installed new fan motor. Unit is now cooling properly and has a delta T of 20. Got the homeowner on Homecare. Collected signatures and payment for homecare

We trouble shot in main breaker randomly tripping. We found that the main breaker had a little bit of burning where it connects to the meter base. We tried to remove it and replace it, but the connection has been stuck together and we are not currently able to. We left an estimate to bring to the HOA of the complex to replace the entire pack.
Tech was out for no cooling. Customer stated that he had an another company come out and check system. They had told him he had a leak in evaporator coil as well as control board failure. Tech checked indoor system and seen 2015 carrier air handler System is in a very tight spot. Tech check and found control board bad , leaky evaporator coil found by another company, Water in drain pan . Blower needing to be cleaned. Drain line needing to be cleared. . Check condenser and pushed in contactor compressor was not operating properly. Pressure where staying the same. Fan motor not kicking on . Condenser is a 2023. Due to system in a tight tight spot in order to even perform work on replacing evaporator coil we would have to remove ductwork out of the way. Build a plat form to be able to access air handler. Then after finished we would have to reconnect duct work seal and remove plat form. Based on our findings today, it might be time to think about getting a brand new system.
