System Summary: Technician evaluated a 2018 Carrier heat pump and air handler system serving a zoned duct system. During inspection, the system was found to be a single-stage setup operating on a 3-zone duct configuration. Based on system performance and duct evaluation, the equipment appears to be oversized for the existing ductwork, or the duct system may be undersized for the amount of airflow the equipment is producing. Technician also found the 12” bypass damper to be staying open continuously, which is commonly caused by insufficient duct capacity and excess static pressure within the zoning system. I performed a troubleshoot on the family room circuit that kept tripping. The floor outlet underneath the couch was in a metal box and also not a proper floor outlet. The screw was touching the metal box and was arcing. All of the outlets and switches in the room were pulling out and were backstabbed as well. I discovered that the buzz bar in the panel was completely burnt up and was a major safety risk so we Redeviced the family room circuit, replaced the floor outlet, and installed a new panel with dual function breakers and surge protection.i

When the attic light is switched on it causes the breaker to trip. This option is to troubleshoot it and find out why. Upon inspection of the attic, I found that a wire was ran from the switch box to a junction box in order to power it for the light. the neutral was wrapped around the J box screw instead of installed into the tap for the neutrals causing the circuit to trip. I also installed a dimmer in the dining room for the homeowner while I was here.

On arrival customer had a faucet that was turn off due to it leaking. With customer approval I removed old faucet and pop up assembly. Once removed I clean up the area to install new faucet and drain assembly and two new angle stop. Upon arrival customer stated unit in hallway was working but when he turn fan to on, it wouldn’t come on, stated it works fine when heating and cooling, checked tstst, all wired properly, cycled to fan mode, nothing came on, upon going to basement noticed units are twinned which is more on commercial side, explained to customer I will take a look but explained I’m not familiar with commercial side, checked furnace to see if call was coming for fan , 24 v present, followed all wires back to a black control board on side of unit that was labeled thermostat, furnace 1 and furnace 2, checked across voltage and getting 0, checked green wire under thermostat terminal and found not hooked up, hooked up wire and tightened down , fans came on, went back to tstat cycled on and off, now fan mode is working properly at time, no other issues

Arrived on site after homeowner reported there was no water entering the home. Homeowner stated this issue had occurred multiple times previously and also mentioned receiving brown or discolored water throughout the plumbing system. Performed a full troubleshooting process on the main water service and verified that water flow was present before the pressure reducing valve, indicating the restriction was occurring at the valve itself. Upon inspection, determined the existing pressure reducing valve was internally clogged, preventing proper water flow into the home. Explained to homeowner that sediment and debris associated with the brown water likely contributed to the failure and clogging of the valve. Recommended installation of a whole-home water filtration system to help reduce sediment, discoloration, and debris entering the plumbing system in the future. Also explained that without filtration there is no guarantee the pressure reducing valve would not clog again over time. Remove

Performed customer 1 system spring ac Homecare maintenance check Customer changed (14x20x1) (14x14x1) system filters. Gas furnace is 13 years, ac and coil are 13 years old. Checked over all operations of system, blower wheel is clean, blower motor capacitor tested good. Uv light is working properly. System is sitting on dirt and the humidity and moisture are making unit sink into foundation. Condensation pump line was draining under house, there was enough line set to pull the line to the outside. Customer did state there was a smell when ac came on and smell was in kids room, all ducts are connected and could not determine the smell cause. It only happened that one time. Customer has some biological growth growing on floor boards this is due to high humidity in crawl space. Checked outdoor system, capacitor and contactor tested good, cleaned inside system and coils, did not find any issues with cooling part of system. Gave customer estimate for iwave ionizer and dehumidifier.

Arrived on site and spoke with the homeowner regarding the installation of a customer supplied reverse osmosis (RO) system for the wet bar sink and an Avalon water cooling system under the kitchen sink. Also adjusted the post‑temperature cartridge for the third floor bathroom. The homeowner advised he had attempted to install the Avalon cooling system prior to our arrival but was unable to complete the installation. The original packaging was not available on site. We were able to complete the installation of both under counter systems. However, a required washer for the Avalon cooling unit shut‑off valve adapter was missing, which resulted in a small intermittent leak. We attempted to substitute one of our washers, but the leak persisted. The homeowner was informed that the correct washer would need to be obtained to complete the installation properly. 1 system maintenance, Freon levels look good, filter is dirty, filter will need to be replaced, checked amp draw of all components, delta T temperature drop looks good, blower wheel is a little dirty however not very dirty, recommended standard TE flood protection, also recommended UV lights to help improve indoor air quality. There is also no p trap installed, recommended adding p trap to system so that water can drain properly.

Replace toilet fill valve Customer was experiencing a toilet that kept on running. Tested other fixtures in home. There was one slow draining sink. Upon arrival, we determined that Phil valve in toilet was malfunctioning and not stopping when it was supposed to. Customer went with option to only change out fill valve. Performed HomeCare routine maintenance inspection on two 2 y/o Daikin heat pump systems. Air handlers located in attic and crawlspace. Checked amp draws. Drain lines are clear. Noticed that main level drain line was improperly pitched causing water to feed back to inline water safety shutting system down. Replaced drain line for proper pitch and installed low boy condensate pump for proper water removal. Replaced two Model 310 media filters. Pressure levels were normal. Coils are clean. Systems are currently working.

On today’s visit, John has called us out here because he has a gas leak that was identified for the pool heater. The gas line material is black iron that runs into the ground, which is not good for it is corrosive in the ground and will deteriorate overtime. I tried finding the gas leak that is visible to the eye located by the meter and at the pool heater, but could not find it. The gas leak is coming somewhere underground where runs into the pool heater. I highly recommend replacing the entire line from the meter to the pool heater guarantee that there are no more leaks. John did ask for an option to see if we can do a spot repair of locating it. I advise that it is very hard to find the gas leak under an air pressure test and there are no guarantees if we can find where the gas leak is in the ground. We will have lead detection scheduled to come out on Monday to attempt to find the leak for a 9 to 11 window.
