Home inspection
Came out today to perform one system HVAC inspection. Upon arrival, customer stated that everything had been working properly and that they just wanted to have the system. Inspected to make sure there was nothing wrong. Upon inspection of the system found a Lennox air handler from 2022 paired with a Lennox heat pump from 2024. Upon inspection of the system found the indoor coil to be very dirty, the blower wheel was dirty, there was no TE standard flood protection, the outdoor capacitor is getting weak, but has not failed yet. All functionality with the system is working perfect. At this time system is up and running see estimates for any further concerns.
Performed HC for 2 Daikin systems. One located in attic and another in basement. Also for Lennox HP located in guest house. Inspected thermostats/calibration and operation. Inspected filters/replced/cleaned as needed. Measured amperage on all motors. Inspected starting components and electrical terminals and tightened as needed. Found Lennox coil rusted and corroded. Recommended replacing coil and starting components. Inspected refrigerant levels and pressures. Recommended installing UV lights for better indoor air quality. Customer wants estimate emailed to him. Systems are cooling at this time.

Upon arrival, customer notified me that chandelier in the office location was installed by a handyman. The customer requested the handyman shorten the chain and after he did, she noticed issues at the light fixture and on that circuit. The light fixture has blown multiple bulbs and caused the circuit breaker to trip. We are going to give the customer an option to replace the light fixture with a newer one that can come with a warranty. We will also give the customer an option to diagnose and attempt to repair the existing light fixture. Customer doesn’t have GFCI protection at pool pump Customer would like to have a quote to install outdoor outlet at pool pump Customer has outdoor GFCI that is approaching life expectancy Customer has no form of whole home surge protection Improper splice made at chandelier location in office. We will be correcting the splice there with proper connection points.
Arrived on site and inspected recently installed basement water heater. Noted improper venting into chimney/chase, which is no longer permitted. Identified multiple gas line issues including lack of protective coating, improper bonding, incorrectly installed and unsupported CSST piping, and use of non-compliant copper gas lines to appliances. Accessed attic and found venting reduced from 4" to 2" and only one exhaust fan properly vented. Recommend replacing two exhaust fans and rerouting venting to soffit or exterior. •Inspected newly installed water heater in basement •Noted venting is improperly tied into chimney/chase and must be corrected •Gas line requires protective coating and proper bonding (black iron to black iron) •Existing CSST gas piping improperly installed and lacks proper support •Copper gas lines are improperly connected to appliances and must be replaced •Accessed attic to inspect exhaust fans and venting system Found venting reduced from 4" main stack to 2", which i
Came in today because costumer was having water issues in main floor system. When testing system found that drain lines were not done properly causing water to back up pretty quick. Also found that system located in basement had sings of biological growth spreading. System does not count with TE flood protection. Let costumer know about my findings and presented options. Moved a tv up and added an outlet behind it.
Callback on Elliott for water leaking. Found drain line cracked above hose clamp Elliott put on. Upon review of Elliott’s videos crack had occurred since he left and was not present upon leaving job. Found improper tubing for drain line as it was not vinyl tubing and ID of tubing smaller then barb fitting causing pipe to crack over time and pressure. Replace tubing with correct vinyl tubing terminating outside of home with 3/4in pvc 12in away from home. Customer approved cleaning of ac. Also found wet switch removed from circuit. Removed water from pan wired switch in and tested. All working as designed. Cleaned ac and tested refrigerant levels came back to normal. Tested drain line multiple times no leaks present in new drain line. Spoke with customer about asbestos tape present of return ducting that appears to have cracked over time. I came out to investigate an issue with some outlets that were randomly not working. These outlets are over 40 years old and backstabbed, which means that the wires are plugged into the back which has been known to burn out outlets. Also, the outlets are used as junction so if there is not a good connection, this will cause power flickers. I replaced the outlets in the living room with new outlets. I also replaced a I also replaced an outlet in the wet bar area and an outlet in your office, which was very loose and old. You do also have two lamps that have flickering bulbs which I believe is due to them not being dimmable bulbs. After we replaced the outlet and found the burnt outlet when we turn the power back on, there was still some problems with power flickers. I’ve believed I had already fixed the problem because we found a burn out outlet, but it turned out There was also burn damage in that breaker. Replacing outlets and a breaker
For this job, I came to look at a system that was not cooling. Once I arrived, I began to inspect the indoor unit air handler and noticed that everything was running. I then began to feel the suction line and noticed that the outdoor unit was not on. I proceeded to thoroughly inspect the outdoor unit and noticed that it was tripped on low pressure lockout. Began to reset the code while putting on my gauges to ensure there was adequate pressures. The pressures were looking good. Then proceeded to test the system in heat to ensure that the outdoor TXV was not damaged, causing the system to trip on low pressure. I tested the unit in heat and cool several times to ensure that everything was working as it should as well as ensuring that the blower motor was properly running. The customer has a three-story zone system that services three levels and I explained to her that I would not reccomend to have the third floor ( smallest room ) run by itself since it can potentially affect the pressu
For this job we worked on replacing two old bath fan motors/covers that weren’t working properly and very loud. Installed two new broan fan upgrade kits that had to be special ordered. Also replaced old speed switches that controlled them that the homeowner did not want anymore. Checked voltage and connections upon completing, everything is working properly.

Evaluation
Did a troubleshoot on the main breaker tripping to home when charging car that I throw evaluation of the electrical system
On today’s visit, Pete and Kelly have an issue with the shower and Caroline’s room that when they switch the water from coming out of the touch spout to the shower, will not close properly and water barely comes out of the showerhead. Inspected the tub spout of the diverter where it changes from output of spout to output of showerhead that the stem inside of the tub spout was not working properly at first. I did get to work and has better head pressure coming out of the showerhead, but a little bit of water still escapes through the tub spout. Recommend replacing the tub spout or replacing the trim kit, including showerhead, shower, trim plate, and shower tub spout. There is the other option of replacing the entire shower valve assembly, which does require drywall cutting to replace the shower valve chassis that’s inside of the wall that controls the hot water and cold water. For now, the show is working better than what it was doing before and they’re going to lean on that for a tim
Customer called us out for a clogged sink in the right sink of the daughters bathroom. Customer said the sink had cleared from using draino but when I removed the stopper it still had hair and rubber bands. In the upstairs hall bathroom the customer had an issue with a smell in the sink and a running toilet. I recommended cleaning the sink in the daughter’s bathroom, Endure for the upstairs hall bathroom and I adjusted the fill valve on the toilet. Customer agreed. I treated the upstairs hall sink and adjusted the toilet. I then removed the trap on the daughter’s sink cleaned it and the stopper out, reinstalled it and tested throughly.
Come out today to perform one system HVAC service call. Upon arrival, customer stated that their temperature in the house was not satisfying. Upon inspection of the system found a comfort maker gas furnace from 2014 paired with a comfort maker AC from 2015. Upon startup of the system, found that the compressor was not coming on due to a failed capacitor. Upon further inspection of the system found the heat exchanger to be very rusty, the indoor coil had buildup, the outdoor coil had built up, the blower wheel was dirty, the capacitor and contactor had failed, system appeared to be overcharged, but cannot verify due to cleanliness of the system, also tested the system in heat and system was overheating. After speaking with customer, customer elected to move forward with getting a quote to replace the system. At this time system is left in the off mode and the disconnect outside is also in the off position.
Install light fixtures in living room and kitchen
Service call on system not keeping up, upon arrival customer stated that system was not keeping up temperature when it got warmer outside, checked Freon levels and Freon levels look good, delta T temperature drop looks good, ductwork is very dirty, ductwork is also not in very good shape, system has 2 ton system on a 1000 square foot home, recommended getting install supervisor out to quote 2.5 ton system, would also recommend getting insulation company out to take a look at insulation in home, ductwork is also a little short and not in the best condition, recommended install supervisor out to quote system replacement, AC disconnect is also damaged, filter was very dirty, unit does not have any flood protection installed, unit is functioning as effeciently as possible. Customer will review estimates and will get back with us on what they decide to go with Option A will not fix issue as far as system not cooling efficiently recommended option C to quote upsizing system and insulation c
