Customer called us out for musty smells in the master bathroom. On arrival there was no smell present. I inspected the toilet, shower, tub, and both sinks and could not find an active source. I checked in the ceiling of the kitchen below the bathroom and found that the tub was improperly piped, there was a copper pipe that might have been to an old t&p valve that was open to the outside and the hose bib shut off was leaking. Customer wanted to wait to talk to her husband before making an appointment with a sewer supervisor.

The customer had plugged the vacuum into the hallway bathroom on the main level and it caused the GFCI located in the master bathroom to trip. We went to the master bathroom and the red light on the device was on indicating a trip had occurred. I pushed the reset button and the device begun to hum then it popped signifying that something internal had blown. I informed the homeowner that the device ie will have to be replaced and that we should check the other devices in the home and the exterior. I have found some issues that needed to be repaired and they are as followed: I replaced the faulty GFCI in the master bathroom and inspected the device in the hallway bathroom and made sure all the connections and wiring was good before resetting the GFCI. Installed a new weather rated on the front of the home, lower back of the home and the car port. I supplied and installed bubble covers at no additional cost to the homeowner today. Performed 1 system diagnostic for upper level unit. Found unit had no charge. Found outdoor unit compacted with dirt, improper plenum, improper transition, no te flood protection, leak in evap coil, condensation pump dirty with oil buildup. Unit is still under warranty. Customer also requested estimate for an ac coil for the main level. Based on our findings today, it might be time to think about getting a brand new system.

Upon arrival, I met with the owner. They moved into the home in October 2025, and immediately have had high water bills fluctuating between 6,000+ and 8500+ gallons per month. They had a leak search done by another company that found nothing. I first checked the home, to make sure nothing was running. Checked the meter and it read zero water usage. Checked the water pressure on the home, reading 52psi which is a safe operating pressure and it did not fluctuate. I found no indications of a leak in their system or home and advise having the meter and sensor replaced. They also noted low water pressure in the kitchen faucet, nothing else affected. This is likely related to the angle stops in the cabinet and faucet but they are planning to replace in the future when they remodel the kitchen.

Completed spring system check. System is a Trane 90% gas furnace and AC coil. System is 8 years old. Changed customer supplied 16x25x5 filter, blower wheel had minimal build up. Poured drain cleaner and put drain tablets in condensate pump. Tested and made sure condensate pump was operating properly. Delta T was 17 degrees. Upon inspection of the outdoor unit found no issues, everything tested within range. Customer signed up for the Homecare maintenance plan.
