Came in for a no heat call. When testing system found that blower motor had failed, causing system to cycle on and off due to overheating. Also found biological growth spreading through the system and compromising air flow causing system to over work and motor to finally fail. Let costumer know about this issues and presented options including a system upgrade, costumer is looking to sell the house so decided to move forward with repairs at this time. Customer had concerns about a leak in the house. There had been 2 slab leaks in the past 20 years of ownership. We were out here the 28th and found a hose bib that was on. The Moen flow detected a 0.21GPM leak for 24 minutes, totaling 5.9 gallons. Due to the winter storm, the homeowner had dripped faucets, causing the Moen device to detect a leak. We confirmed there was no leak at the meter for 10 minutes and dye tested all the toilets. I proposed the potential of repiping the home from the home shutoff valve and running new pipes in the ceiling and walls, abandoning the ones in the slab due to the potential for slab leaks and water damage. This is likely something we would revisit in the future if there was a slab leak. No leaks anywhere at this time, reset Moen Flo and app and confirmed the customer was happy.

Finalized quoted job, finished redevice of the home, replaced electrical devices in basement, living room and outdoors, while replacing the outdoor GFCI receptacles we noticed that all of them were damaged and had burn marks on them, installed whole home surge protector as required by current code to protect the home. Customer complained of kitchen faucet constantly dripping, leak from around handles on laundry sink, and a leaking pop up assembly on master bath sink closest to toilet room. The customer also wanted us to remove a handicap style toilet seat for the master bathroom toilet, and to service his tankless water heaters. We noticed during our inspection that multiple faucets that we inspected are loose and may not be able to be tightened due to age. We gave options to replace faucets throughout the home, as well as no warranty repair options. The customer decided to have us repair the faucets, replace the pop up assembly, flush the water heaters, and replace the toilet seat. Initial Estimate includes: flushing tankless water heaters, replacing cold stem for kitchen faucet and laundry faucet. Replacing leaking pop up assembly in master bath faucet closest to toilet room in master bath. Includes replacing master bath toilet seat. Replace non functioning shutoff valves for kitchen faucet.

Arrived on site customer stated that he wasn’t getting good flow on his hot water side and the master shower. He said he recently replaced the PRV and water heaters so I went ahead and troubleshoot the issue with the shower cartridge. I found that the cartridge had some sediment which needed to be pulled cleared of debris, and inserted back into the valve. I went ahead and cleaned off some of the debri, and popped the cartridge back in. customer tested the shower, which fixed the hot pressure issue .
