Complete System Inspection Completed a full HVAC heating and cooling inspection in accordance with our inspection checklist. The system was operated and tested in both heating and cooling modes to verify proper operation and overall condition. Upon inspecting the indoor unit, we found the blower wheel heavily impacted with dirt and debris, restricting airflow and causing the system to work harder than designed. We also found that the return vent under the home is pulling crawl space air directly into the system. This is allowing excessive dirt and contaminants into the equipment, causing the blower wheel and filters to become dirty quickly and contributing to airflow restrictions. We inspected and verified amp draws across the system. The compressor startup amperage is exceeding 300 amps at startup, which is placing excessive strain on the compressor and can shorten the life expectancy of the system if left in this condition. Today we troubleshot a car charger outlet not working. Once we opened up the outlet, we found that it had melted along with the wires inside the box. We noticed that the breaker was oversized for the circuit, causing this issue and we left multiple estimates for repairs and we went with installing a Tesla wall connector on the correct size breaker. We also installed a whole home surge protector on the main panel.

Home Care – No Cool Diagnostic & Repair Came out to a no cool on a 2020 Goodman R-410A heat pump system. Upon diagnosing the system, we found that the outdoor capacitor had failed, preventing the system from operating properly. We also found that the condenser coils were dirty, restricting airflow and causing the system to work harder than normal. The contactor was tested and is currently reading within manufacturer specifications. We checked compressor startup amperage and found that the in-rush amps are high, which is causing additional strain on the compressor during startup. Left in this condition over time, this can shorten the life expectancy of the compressor. We also noted that the system does not currently have TE Certified Flood Protection installed. Without flood protection, a clogged condensate drain line could potentially lead to water overflow and ceiling damage. We replaced the customers recirculating pump with a grundfos alpha pump. We added a boiler drain to the recirculating line with a check valve and an isolation valve. We also replaced a mixing valve underneath the master bathrooms right sink while also adding new supply lines and isolation valves for the mixing valve for future use.

Upon arrival, met with customer and spoke with him regarding their issue. Customer showed me inside and to the laundry room off the hallway located on the main level of the home. Customer states they have been experiencing a bad smell only in this room for a few days and have not been able to get it to go away. Upon diagnosis I found that the customer had flexible tubular piping underneath the laundry sink which will hold solid waste inside and allow mold & mildew to build up which can cause a bad smell. I recommended repiping the drainage under the sink and installing hard piped tubular to fix this issue. Presented customer with options and after getting signature approval and the necessary materials I began work. Removed flex piping and installed new 1 1/2” p trap and trap arm. After the install was completed I ran the sink for roughly ten minutes and filled it several times. No leaks. Sink is draining properly at this time and customer will no longer have a bad smell. Thermostat for the main floor lost communication because it wasn’t docked securely on the back plate. All the other thermostats were already replaced and functioning properly. Found the attic system low on refrigerant. Performed nitrogen leak test and found leak in the evaporator coil. Compressor and outdoor fan are both audibly loud. Fan amps are high. Added 3lbs of R410-A to the attic system as a one time temporary fix. I strongly recommend looking into options to replace due to multiple issues looming.

Came out for 2 System Inspection. Upstairs has 2021 ICP Heat Pump. Downstairs has 2013 Trane AC/90% Furnace. Changed out customer-supplied Aprilaire 210 (20x25x4) filter for basement and 2 8x15x1 special-order filters for upstairs. Verified both systems draining properly, pan switches good. Verified cooling and heating operations for both systems. For both systems recommend outdoor coil cleanings. For main floor system gas line not up to code, needs sediment trap after gas valve. Recommend correcting. For upstairs system recommend topping off about 1lb to get pressures up to manufacturer specs after cleaning. Customer approved correcting gas line today. Client does not live at home, client is landlord, tenants inhabit the home. Garbage disposal was recently installed by our plumbers but was never getting power after installation, upon opening the switch box that energizes the garbage disposal, I noticed visible signs of oxidation and corrosion in the switch, the yoke having slight rust and plastic has white marks all over it. Today we came out because our drains department was recently onsite for a backup and noted a possible leak from the kitchen faucet or supply stops. During today’s evaluation, I found that the supply stops are not currently leaking; however, they are older valves and, due to their age, their reliability moving forward cannot be guaranteed. I discussed this with the customer, and he explained that he plans to renovate the kitchen in the near future and will address the shutoffs at that time. I also took a water pressure reading and found the home pressure holding at 90 psi, which is considered high and can cause premature wear on plumbing fixtures and valves. I advised the customer of my findings, and he stated he plans to address the pressure concerns as part of the upcoming kitchen renovation project as well. Upon further inspection, the kitchen faucet was found to be leaking internally and is not repairable. The only option at this time was replacement with an owner-supplied faucet. C
