For this job, the customer showed us one expansion tank which was leaking, and the other tank on the other heater had also failed. We checked the pressure to the home, and found 90 psi. We gave 5e customer multiple options on replacement of the tank due to the water in the pan, and just the tanks and PRV. The customer opted to replace the expansion tanks, and PRV. Upon arrival customer stated inspector was out and noted air handler is tripping breaker, checked both tstats, cycled to emergency heat mode, checked amp draw, only pulling 23amp on 5kw heat strips, cycled to heat mode with heat strips, still pulling 24amp which is within specs of 30amp breaker, upon moving meter from high voltage wires one wire touched blower wheel housing and tripped breaker, after inspection of wires noticed to exposed cut on high voltage wires, recommend minor wire repair, customer approved, sealed cuts and used electrical tape to tape up wires, made sure wires not touching anything, cycled tstat to ac mode, checked blower , filter, evap coil clean, inspected outdoor unit, recommend chemical cleaning condenser coil, checked capacitor, contactor, amp draws, checked pressures and temp split, unit working properly with no other issues at time spoke within customer about homecare and indoor air quality, customer is moving out of state left brochure for new home buyers

Completed system inspection, system is a Payne 80% gas furnace and Amana AC coil. Checked 20x25x1 filter, customer stated she would change filter. Blower wheel was clean blower capacitor tested within range, the system did not have any TE standard flood protection. Poured drain cleaner down drainline. Upon inspection of the outdoor unit capacitor tested bad, contactor was making a weird noise. Refrigerant pressures were good. Customer declined all options at this time. System is working properly at this time.

Replace main water line from county meter to inside of home in the crawlspace. Replace main shutoff and pressure reducing valve inside crawlspace due to age and debris from main line break clogging the reducing valve and creating more issues in the future. Will add a new check valve and courtesy valve after the water meter and tie back in the irrigation. Due to irrigation being a private utility that we cannot locate it is probable that while running the trench for the new service line we will hit the irrigation lines at some point. That cost to repair will be additional or up to the customer to have their irrigation repair it at a separate cost through them. Based on our findings today, it might be time to think about getting a brand new system. The outdoor heat pump2023 model was replaced by the management company it is the incorrect size. The air handler is a 2013 model and is showing wear and has a very weak capacitor. The disconnect outside is hot wired in panel . The correct unit size outside should be a 2 1/2 ton heat pump. The system will never cool and heat effectively. Considering the age of the indoor and the incorrect sized outdoor I would recommend replacing both and there would be no worries of future breakdowns .

Arrived on site and customer had a leak on the main line Tee connection feeding the irrigation. Customer wanted the repair made on the mainline to fix the issue, which I proceeded to do. I cut out the leaking tee, and also replaced the irrigation gate valve, and installed a new ball valve. The irrigation ball valve tee is currently closed as the customer is also aware the valve is close , and is ready for use when he is ready for irrigation to be running . After repair was made , I went ahead and pressurized the system and checked the meter to confirm there were no further issues on the mainline.

For this job, customer wanted to replace gas lanterns on the front porch. There was also a small leak after the shut off for them. So we tested with two ways of searching for leaks and found it on one of the flared fittings for a gas lantern and tightened it down inside that access panel. Tested again and it no longer appeared to be actively leaking. With the customer supplied gas lanterns we prepped and installed the new lanterns. Performed customer 3 system ac spring homecare maintenance check Changed qty 2: AprilAire 413 media filter, And (16x25x4) media filter. Two systems are 7 months old, the upstairs and main level. Both units are clean, no issues found, washed down outdoor condenser coils. Recommend adding Uv light to both systems. Checked over all operations for basement system, this system does not get used much, unit is 7 years old, everything nice and clean inside system, outdoor condenser coils were clean, capacitor and contactor tested good. Cleaned all drains and all three condensations pumps are working properly.

Arrived on site for home care service. Checked in with customer and also checked thermostat for power and functionality. Started with the heat pump in the attic, checked all electrical connections for tightness, checked blower wheel and motor, changed filters, ran in cooling mode, there is no TE flood protection on unit left note and recommending for quote. Went outside to condenser, check disconnect, capacitor, pumped to drain line. coil is starting to get dirty on condenser, recommend a cleaning.

Today’s visit was a homecare, plumbing evaluation. After performing evaluation of the plumbing system, found that the pressure inside the house was very high sitting at a stagnant 90 psi. Findings of the water heater is about to be eight years old and recommend replacing them between 8 to 10 years old. I offered to get both done today but lance wanted to get the pressure back down to a safe pressure reading in the home and that is going to wait on the water heater since it is not leaking at the moment and working properly. Replace pressure regulator and remove vacuum breaker from hose spigot in the back of the house and replace with a new vacuum breaker.
