Dug down to expose the 2” waterline that serves building complex so that we could replace the RPZ and pressure reducing valve for the complex. Removed section of leaking pipe and installed new piping with RPZ and pressure reducing valve. After installing the valves we then restored water back to the complex, checked repair for leaks and found none. Test of water pressure to be good at 65 psi.

Homeowner has a wet spot on the Sheetrock in the ceiling of the garage. Wet spot is directly below where the balcony meets the rest of the house and directly below the hose spigot. The balcony acts as the roof to the garage. I cut open the Sheetrock and found no water. I found the water line for the hose spigot. I pressurized the hose spigot line and had it pressurized for over an hour, whilst running the hose spigot intermittently but at no point throughout did I find any water in the ceiling. There is also a condensate line in that area. I poured water into the condensate line but again had no water come through. I believe, with how the house was constructed, along with the wet spot being directly below a top plate supporting the second level, that the wet spot is the result of water seeping in from the balcony floor, under the siding. I advised the homeowner to leave the hose spigot on for 1 week, to be certain on whether or not it is the line for the hose spigot. At the time of thi

Came because costumer mentioned that system had cycle few times. When an arrive to property costumer stated that system had been working properly, however proceed to tested indoor and outdoor system. Tested electrical components, refrigerant and pressures levels, filter and thermostat. System is working properly at this time, however when testing system in crawlspace found visible sings of biological growth spreading thought the system rapidly, highly recommend to add a UV germicidal device to stop the growth and purify the air. Customer had a shower draining slow due to hair, so I snake the shower to remove all hair and after testing the shower is now draining perfectly as well. The tub didn’t have any hair in it after testing by removing the stopper and letting the water flow the tub drains perfectly as well, the master bathroom toilet was wobbling because it wasn’t secure to the floor properly, so I pulled the toilet and put a wax ring as well as seal the toilet to the floor with shims as well and after testing the toilet, the toilet is still properly with the new wax ring and no rocks and a new fill valve as well so the toilet don’t run

Arrived on site to install a brand new yard hydrant beside the garage. There was an existing yard hydrant that had broke from the original service line for the hydrant. Customer wanted me to install a new yard hydrant in its place. I was able to dig up the existing waterline for the yard hydrant which I cut back and removed. Once removed, I went ahead and dug out more of the area to create a proper connection and secured space for the hydrant. I cut back on the existing PVC line and also installed a shut off valve for the hydrant , in case the hydrant ever has any issues in the future. After I stabilized the hydrant, I went ahead and turned the water back on and tested the hydrant to ensure no issues . Once the hydrant was tested , I buried the hydrant with a bucket full of gravel, laid some mud to fill the gaps around the bucket, then poured some concrete above the rim of the bucket to secure the hydrant. Came out for a no heat. Found that previous company re wired outdoor unit to continuously give reversing valve power during the summer which was causing the heat pump to run in ac. Found the thermostat is bad and not sending power to O in ac mode. Customer elected to purchase thermostat and install himself. Found blower wheel to be dirty and growth developing on evap coil. Cleaned blower wheel installed blue tube and re-wired outdoor unit to correct wiring. Other than the thermostat due to O not needing to be energized in heat system is heating properly when called in heat mode. System does have a coil drain switch and condensate pump.

Came out because the customer was concerned about her heat not keeping up. I checked my Delta T and my split was good. I checked the zoning board and dampers and they were good. I checked my pressures and refrigerant levels and they were also good. The duct run is about 25 to 30 ft so it’s a little long but it’s a condo and it’s feeling the 3rd floor. I advised the home owner to not run all three zone at the same time if possible because it will take long to heat the entire house versus heating the home in stages. When I ran the 3rd floor by itself I got better airflow and higher temperatures coming out the registers vs when I ran all three zones at once. My Recommendations: Change the air filter Install a capacitor it’s reading low Install a Hard-start kit to save your compressor Clean the evaporator coil because it’s dirty and will cause airflow restrictions. Install an APCO-X home purifier to help clean the air and clean your system.

Homeowner had us out today to make the necessary repairs to the powder room faucet. This vessel fixture is located in the powder room behind the staircase on the main floor. The manufacturer is California Faucets. We had to shut down the water to the house and drain it down. Then removed the stem on the hot side. The stem that was replaced on the hot side had been damaged and was not properly shutting off. The cold side stem is operating properly. This one was replaced during a previous visit. Once repair was completed we pressurized the system and verified operation. The manufacturer sent out extension parts for the handle trim. Made the necessary adjustments to this part and attached. Verified with property manager repairs with property manager.

Good afternoon, This review is related to a customer service call made at my residence on November 28, 2025. The concern involved 4 new ceiling fans that were installed recently by one of your service personnel. Two of the fans installed were inoperable and not functioning. The technician who installed the fans initially made the service call. Apparently the fans needed to be paired which was causing the malfunction. The service call was $149.00. I thought that this was poor customer service and was totally inappropriate. Really don’t know what caused the issue, but this was a follow-up service call from a recent installation and could have been handled in a more professional way. I paid the technician to show my loyalty as being a good customer But after thinking about this situation, felt that your management team should know about this.
