Arrived on site to troubleshoot a carrier split system with water in the pan. We were out in April and serviced the unit and clients were disappointed to find there was no filter in the system and the system wasn’t draining well. He said some days the upstairs can get up to 88 degrees. I did find moisture in the secondary drain pan and the drain line was filled with debris and biological buildup. Because the system was missing a filter, the evaporator was completely impacted with dirt and debris, blocking almost all airflow from the system, explaining why it froze and wouldn’t cool. I added a cleanout to the drain, added a filter and cleaned the coil as a courtesy. After we cleaned the drain, evaporator and cleaned the moisture from the drain pan. We spoke about the systems health and showed photos of the outdoor condenser coils and blower wheel being dirty which he approved having cleaned today. Upon arrival customer stated that downstairs system was cooling however system was running constantly, checked refrigerant levels and found that system was a little low on refrigerant, sprayed all solder joints and did not find any leaks, there was a lot of oil residue inside of Schrader core cap, explained to customer that there may be very small leak inside of system, recommended starting with replacing Schrader core, refilling system with refrigerant to get charge correct, we will come back in the fall when we preform fall homecare inspection to check refrigerant levels again, customer understands that there may be a small leak somewhere else inside of the system, added 3 lbs of R410A refrigerant to get superheat and subcooling correct, also recommended dehumidifier for crawlspace due to crawlspace having a high humidity, also recommended encapsulating crawlspace, all units and electrical components are working properly at this time.

Replace an old sewage ejector pump that has started to fail Remove old pump and install new ejector pump with a new lid We came out today to replace a failed sewage ejector pump. Upon arrival we inspected the sewage ejector pump from the last time we were out here to ensure same issue is still present. We first started by cutting the pipe to have access to the sewage ejector pump. We removed the old lid and ejector pump, when we removed the lid we noticed a crack on the basin. We let the customer know about this and they decided to move forward with just adding silicone. We let the customer know about the high risk and the damage was present before Te Certified came out. We installed the new sewage ejector pump and lid. We put back together the piping , and we tested the unit and everything is running properly. Technician installed a new water line for the refrigerator, as the existing line did not have an accessible shutoff valve above the floor. Due to the location of the wall and structural support beneath it, an ice maker box could not be installed without cutting into the support. To avoid compromising the structure, a new 1/4-turn shutoff valve was installed in an accessible location above the floor. New water piping was installed and tied into the existing copper piping below. A new thermal expansion tank was also installed, as the plumbing system previously did not have one. The expansion tank was properly installed to help protect the plumbing system from pressure fluctuations caused by thermal expansion. During the work, the technician observed that the water heater does not have a T&P (temperature and pressure) relief discharge line connected. For this job, I Removed the existing kitchen pendant light fixture after it had been torn from the ceiling junction box due to the existing box being damaged. The fixture was safely disconnected and removed from the ceiling. The damaged existing junction box was then carefully demoed and removed from the ceiling while taking care to avoid damage to the surrounding ceiling and wiring. A new TE-certified - provided round slider junction box was carefully and securely installed in place of the damaged box. The existing kitchen pendant light fixture was then reinstalled and properly secured to the new junction box. Upon completion, voltage was verified and the fixture was tested to confirm proper operation and functionality. All work was completed safely and the area was left in proper condition prior to departure.

Arrived on site. Homeowner showed me to bathroom where Homeowner wants. Customer supplied faucet replaced. Removed existing faucet and installed new customer supply faucet. Homeowner also showed me to kitchen where drain line going down into basement area is cracked at cast-iron. Removed section of cast-iron and replaced with PVC all the way up to kitchen sink. No leaks at this time. Installed new air admittance valve. Recommend replacing entire water service and water distribution line due to waterline being galvanized and causing severe pressure loss.

For this job, we worked on resecuring the mast where a tree branch fell on the powerline and snapped off the straps that were holding it in place. I got with homeowner and explained how it is recommended to replace the disconnect mast set up outside of the home. the current setup wasn’t done properly, so the conduit starts close to the wall and starts offset a few inches the higher it gets so he is aware that this was a Band-Aid repair and we did the best that we could with what we were working with. I did leave estimates with him so he is aware of how much it cost to do a meter mast replacement or a whole new service completely which is what’s recommended so everything can be up-to-date together and up to code.

Perform sewer scope with sewer camera Discovered that the sewer line leaves the crawl space foundation wall as cast iron pipe and then transitions into 6” concrete pipe from the house to the street. This is the original sewer line. The sewer line is not in bad shape but does show signs of aging. For now, I recommend installing a clean out with a sewer popper until the homeowner is ready to replace the entire sewer line.

Arrived spoke with tenant said room in the back is not cooling. Found thermostat set to 84° 74° in home. Checked indoor unit. No in-line safety no wet switch. Dirty blower wheel. No PVC barb for drain pump vinyl tube connection to PVC. Short CFM on return. Dirty condenser coil. Found no voltage going to outdoor unit. Checked electrical panel. Most breakers have wires disconnected off of break. Has bacteria growth in living space in basement and crawlspace/basement. after speaking with tenant, we found a second panel for electrical. Found tripped breaker. Reset breaker and outdoor unit cycle on. Compressor almost at rated amps. Compressor is failing.

Upon arrival arrival landlord stated that system was struggling during the hot afternoons. Gas furnace is 2 years old, ac and coil is 2 years old. Found that system had a very dirty (14x20x1) system filter. Replaced filter and tested system and everything is cooling properly. Checked indoor unit in attic found no issues, system is clean, drain line is clean, blower wheel is clean. Checked outdoor unit condenser coils are clean, capacitor tested good, contactor tested good. System has a 24 degree temperature split between supply and return. System is cooling at this time.

Customer called about a leaking faucet and two running toilets. TE arrived and assessed plumbing issues. Home pressure is safe at 45psi. Advised to conduct a minor rebuild on powder room toilet. Replace cartridges on leaking faucet. Replace flapper in secondary toilet and shut off. Rebuilt toilet in powder room with new flapper, fill valve, and supply line. Replaced flapper on secondary toilet. Replaced hot/cold cartridges and springs/washers on faucet. Turned water off to home and drained system. Replaced shut off to toilet in upstairs bathroom. Turned water back on and tested for leaks. NO Leaks.

No cool on both systems. Basement system, 15 years old, heat pump is low on Freon and leaking in the evaporator coil. Main level and upstairs system (zoning) has a bad blower wheel. Furnace is 5 years old and ac 11 years old. I will replace blower motor tomorrow (customer requested), but, system is being working with a bad blower motor and other parts may have been compromised. Will know only after we replace the motor and have the system working. Due to the age and condition of the basement system, the best option would be to upgrade the system, and bring comfort, efficiency and warranty back to the house. Set a lead to quote upgrading for the basement system, and possible the upstairs ac only, for tomorrow morning.
