Electrical house inspection and unsafe outlet demo
Thermostat wire installed in the wrong terminal and fuse blown. Furnace needs a transition adapter to optimize equipment’s cooling capacity. System lacks adequate flood protection and could benefit from IAQ enhancements.

Finishing service upgrade
Today I performed work to replace eight stop valves for the women’s faucets, unclogged toilet, and the women’s bathroom, pulled and reset urinal and replaced parts (vacuum breaker, diaphragm, and solenoid) in the valve. Got the urinal to stop leaking, but now has a separate issue to where it’s not flushing at all and would need to have a return visit to further diagnose why the Sloan valve is not working correctly. I’ve gotten in contact with Orlando and he is aware of the issue with the urinal and will be back out here at the earliest of Tuesday.
Repaired ducts today. There is 960 cam going into a 3 ton system and 1190cfm coming out. Recommend adding a 9in return duct to make sure there is enough air going into the system. Also did a fall tune up today. Cleaned flame sensor, cleared inducer draft port, ensured all amp draws and refrigerant pressures are normal. Recommend blower wheel cleaning and duct cleaning, left estimates for both.
Troubleshoot circuit that has no power
We replaced a single pole switch with a kasa smart switch.
Tech arrived to no cooling call for entire home. System is approximately 7 years old located in attic servicing all 3 levels (zoned) in home. Customer expressed system was not cooling at all. Inspected system. Found system fully operational inside and out. Water protection was inadequate. System was low on refrigerant. Noticed capacitor was also out of specs. Did visual check for refrigerant leak and found valve core at indoor coil to have oil all over line and on suction line. Ran leak detector and only found hits at valve core. Verified zoning was operational. Brought recommendations to customer. Customer agreed to join HomeCare maintenance program, replace capacitor, add water protection to system, and fix refrigerant issue. Tech added water protection to system, and verified safety operations. Replaced valve core and added new cap to port. Put system into full call for cool and went outside. Replaced 45/5 capacitor and recharged system with R410A with roughly 4 pounds of R410A. S
Installed two gas regulators, one for the home and one for the pool heater. Turned on the gas and pressurized the system. Ignited the water heater Tested for leaks, none detected.

Completed HC inspections Upstairs Blower wheel needs to be chemically cleaned. System does not have adequate flood protection. The equipment and living space could benefit from additional IAQ enhancements.Condenser unit’s coil is heavily impacted with buildup, capacitor is out of tolerance on both sides and the contactor is pitted. Main Floor CO readings between 9-12 PPM while running the heat. Blower wheel and condenser coil are both in need of chemical cleanings. Refrigerant is R22. Furnace is vented through the chimney stack *Unable to get the blower motor out without disconnecting flue along with the drain line, and pushing the unit back.
This is continuation of the kitchen remodel. We will also be back Monday to install light fixtures. Today we re routed wires that were in the way of a custom cabinet going in that covers the span of a whole wall. We also got our new dedicated circuits into position for cabinet installation. Also re routed a 4 gang switch box to make room for cabinet. May Change due to Master Bathroom

We came out and inspected the dryer circuit and determined that the breaker had gone bad. We replaced the breaker and the dryer is now working.
Install 2 dedicated wires and outlets for garage fridge and general purpose equipment. Rewire fan connections in the office to separate light and fan.
We re device 6 rooms commercial space outlets and hallway areas, through out first floor and install all new 20A GFI Devices in all wet location areas, grounded all metal boxes and left estimate for future projects as well. (Note Receptacles under sink need a piece of wood to flush the box other else we will have to cut Sheetrock and access a new metal box, we talk about this with customer and left them as they are for no further Sheetrock damage but if they don’t add a piece of wood trim we will have to re-secure boxes) All outlets tamper resistance and 20A GFI outlets working and tested.
Minor pipe work and water heater/capped off open P-trap in basement/install new flange on upstairs toilet and hallway and removed shark bite tea underneath kitchen sink and replaced it with pro press T (hot side )

Annemiller4@me.com Homeowners garbage disposal had failed and was leaking from the base of the disposal. The drain would also partially back up potentially due to the Studor vent and a partial blockage in the line. Shut the power off to the disposal and removed the failed disposal. Cleaned surface area and installed the new disposal and connected the electrical. Filled the sink and tested for leaks. The kitchen drains slowly and recommend a drain tech to scope the drain line and potentially clear the line so the line drains properly. Water heaters were manufactured in 2013 and around 12 years old. Tank water heaters last around 8-12 years. Everything is working properly at this time.
Replace bath fan with new customer supplied bath fan with humidity sensor.

My technician, Gary Heard, did a great job identifying and then repairing an exterior outlet at my house that had gone bad. Because the previous electrician, who installed the outlet, had not identified the breaker controlling the outlet, Gary first had to figure where the power source was before he could conduct repairs. Throughout the process he kept me informed on what was required and what the cost would be. In the end my outlet was repaired and there was no cost shock. Gary is very personable and knowledgeable.
