Today we came out to diagnose a power outage and discovered that the service neutral was severed at the connection to the homes wiring. Power company came back to restore power and several gfci circuit breakers were no longer functional, which we replaced with new dual function circuit breakers. We also removed and replaced a recalled Sycom surge protector, installed a ceiling fan, traced a non functioning circuit into the attic and found that the circuit was never completed, then rerouted the circuit down into the main panel and landed it on an existing and unused afci circuit breaker, and replaced a non functional exterior gfci receptacle.

Performed 2 system homecares: the homeowner just purchased the home. I flushed the upstairs drain line with gallons of water and added enzymes and clean out tablets. I cleaned the main floor drain line. I changed both air filters. I checked both AC systems and heating systems and their components. I checked the refrigerant pressures. I tested flood protection systems. Findings: Upstairs system: The furnace is from 2003 and the AC system is from 2007. The furnace and AC are extremely old and in very poor condition but are operating. The furnace was not leaking Carbon monoxide into the home while I was there (checked for CO with my detector). The furnace is very old and may break down in the near future and maybe a CO hazard in the future. The drain line for the AC system that run in the attic has almost no slope to it and is a potential flood hazard for the home; new drain line should be ran with more slope when system is replaced. Upon arrival, the homeowner stated that the system isn’t cooling and system has a smell. After a thorough evaluation, these are our findings. The system is low on R 22 refrigerant and not allowing the system to maintain cooling comfortably as summer is on the approach. Technician noticed that the blower wheel has a significant amount of dust buildup which lowers efficiency and creates longer cooling cycles. The outside coil has debris buildup which lowers and causes system to operate longer cycles. The heat exchanger has a compromised location which can cause an unhealthy environment when by products of the flame have the the potential to enter the airflow inside the home. The drainpan is undersized, ductwork is deteriorating, and system has limited flood protection. Based on our findings today, it might be time to think about getting a brand new system.

Arrived on site and met with homeowner to review scope of work for replacing the basement drain system only, as the domestic water lines had previously been completed by another plumbing company. Began by removing and cutting out the existing cast iron drain piping at the slab level to allow for installation of the new drainage system. Installed new drain piping and connected the system to the existing underground drain using a 4-inch husky band to ensure a secure and properly sealed transition between materials. Technician arrived on site to inspect the second-floor HVAC system after the homeowner reported the unit was not cooling properly. System inspected is a Rheem furnace and AC system with an estimated installation age of 2019–2020. During diagnostic testing, the technician found the cooling issue was being caused by a broken electrical connection affecting system operation. While on site, the technician repaired the failed electrical connection and verified proper system operation afterward.
