Client has us out today because they have a leak coming through the ceiling in the downstairs hallway, directly above this is the upstairs hallway bathrooms’ tub/shower. The tub/shower is original to the home, there is water damage on the outside of the shower as well as cracks inside the shower itself. I opened the ceiling in the hallway and found water streaming down the p trap for the tub/shower. I presented options and today we decided to only replace the tub drain and overflow plate. All work is done and tested with no fails.

Tech noticed dirty filter, major ac pressure were below systems function, outdoor components bad, dirty outdoor coil, duct work not properly size to equipment. We had electric and plumbing scheduled. The electricians came to do their part and before they even started the plumbers showed up. Hence, the electricians did a great job and plumbers were nice but sent away since they would have had to wait 2 hours for electricians to finish. All technicians were very nice and knowledgeable but this was a scheduling screwup from the company not them. We did the plumbing part ourselves.

Removed sand replaced 50 gallon natural gas hot water containment system due to a fracture fault in the tank of unit causing water to leak onto the floor. Brought all aspects up to code to include but not limited to thermal expansion tank mounted to bracket, heater pan, isolation valve, t&p draining into floor drain, re worked gas to allow new whip and valve to fit properly and removed previous copper gas tubing. Tested and all is working at this time. 10 year tank type warranty due to extension kit being added Lifetime workmanship warranty

Air filters for the 3 systems, home care visit. All three systems are leaking refrigerant and low. All three systems are Lennox. Basement system is leaking at service valves on outdoor unit, the other two are most likely leaking at the evaporator coil inside. Would need to do pressure test to verify. Capacitor for main floor and basement unit should be replaced. Client is interested UV light for each system as they have a musty smell when changing from cool to heat, and there is biological growth in the evaporator coils indoor. Systems are over 10 years old recommend replacing due to major failures.

Based on our findings today, it might be time to think about getting a brand new system. Today we came out for basement system not cooling Bryant 2014 2.5 ton heat pump split. Cycled equipment from thermostat checked operations found refrigerant levels critically low. Performed complimentary electronic leak search found leaks in evaporator coil and on heat pump @ suction line service valve. Documented findings and will attach to invoice system is basic builder grade that was manufactured in Mexico. Scheduled install supervisor to give options on updating equipment and left band aid repair options as well.
