Installed new Navien 240 A2 in hall closet of main level of home. Removed leaking 50 gallon natural gas heater. Installed new tankless with all code upgrades to include but not limited to thermal expansion tank, isolation valve, new gas valve, gas supply, new copper piping, t&p and condensation line ran to exterior along with both exhaust and fresh air intake ran to the exterior of home. Installed new ION 6 on cold inlet.

Make all repairs necessary to restore the unit to full health and eliminate all other concerns. The bare minimum basic repairs to get the system running today.

Water heater

Home care check for client with 6 systems. Ameristar system in the attic and Westinghouse heat pump in the basement are 17 yrs old, intermittently working, very low on refrigerant, and repair costs high ($3397 and $1934 respectively and this does not include the cost to repair or replace the leaking part). A leak search and adding refrigerant is not an option for a system that uses r22 refrigerant because that refrigerant is out of production and we do not carry it. It might be a good idea to get a quote to replace these two systems. Customer agreed to have an install manager out tomorrow to give a free quote. Unit in the garage and the working unit in the attic both have flood protection, highly recommend flood protection for all units. Systems produce a lot of water and these flood protections prevent ceilings, walls, and floors from getting wet in the event a drain line gets clogged. Added 2 return ducts for bedrooms upstairs to being able to have the right amount of cfms in system and better air flow for both rooms. Performed 1 system diagnostic for whole home. Found unit low on charge and restricted at the txv, rusted coil, pitted contactor Recommendations. Unit is 15 years old. Water damaged was caused by lineset freezing and thawing behind wall causeing warped floors. Due to age of unit and nature of repairs need recommend replacing system . Based on our findings today, it might be time to think about getting a brand new system.

Perform prepaid maintenance on two systems. These are 2023 Rheem AC units made to 2015 Lennox furnaces. Upon inspection of main level furnace. Found heat exchanger to be failed. Multiple chambers have cracks. This was first found looking through one hole to the next chamber. Pool blower and confirm these pictures. This furnace should not be used to the heat source moving forward until heat exchanger is replaced or furnace is simply replaced. With age of this furnace I definitely recommend considering replacement option. Average lifespan of furnaces in Georgia are 10 to 15 years and you’re in that window. This system also has airflow issues that needs an install supervisor to quote a price to correct ductwork. The filter on the main level system is an April air filter and it is very dirty. Service visit on Generac 22kw standby generator

2 system inspection. Found both systems to have cracked heat exchanger and low on R22 refrigerant. Both have dirty blower wheels, burnt contactor, main floor has failed bubbled dual capacitor. Both systems have leaking service valves. Systems are well beyond life expectancy and repairs cannot be performed by TE. Replacement is the only option. Customer getting quote on replacing equipment today.

Ac coil install

Replace gfcis and reconnect circuit Previously another tech came out and did troubleshooting in the basement and could not figure out what the issue was. We were called back out today to replace a burnt GFI on the back of the house that the customer suspected to be the issue. The GFI was completely melted and was the reason the circuit was tripping. After the GFI was replaced we restored power to the circuit and everything is functioning properly. We also changed out a GFI by the furnace in the garage. Two GFI‘s have been replaced that were burnt up both being outside. one GFI that I pulled out by the furnace was also starting to turn brown. I recommend that we replace all GFCI’s in the house and install whole home surge protection in the main panel.
