Performed a service upgrade for a damaged overhead service. New ser, meter/disconnect, and main panel were installed. New dual function breakers were installed on all the circuits. Smoke detectors were added around the house. Troubleshot a few tripping circuits and ran new wiring to make repairs to the attic light/Cassetta switch as well as a new wire for the master ceiling fan. Everything is tested, and working properly.

Water in drainage pan activated wet switch. Vacuumed the water but wet switch never reset. Had to replace wet switch. Drain line was buried underground and clogged. I unearthed drain line and tested with no clogs. Dumped 4 gallons of water and it’s clear. System is little low on Freon. Customer only wanted to replace the wet switch at this time. It’s the 4th floor system and it’s almost never being used. No other issue with the system, at this visit.

Came out today to complete customer approved estimate. At this time today completed full evaluation over the system and found everything working properly. Level the furnace and indoor coil. Insured proper drainage from the system. At this time, customer is aware that there is high humidity in the crawlspace. Recommend having a company come out to encapsulate, crawlspace, and add dehumidifier for the crawlspace. This will prevent all HVAC equipment to sweat during the summertime. Also, upon completion of everything installed junction box inside of furnace for high voltage, clean the blower wheel and blower motor, at this time, customer just recently replaced the media filter. Today We Came Out To Address The Customers Want Of A Ring Video Door Bell. We Met With The Customer And He Showed Us The Area And Gave Us A Run Down Of The Previous Person Who Came Out To Try And Install The Doorbell. We Went Over Our Agenda And He Asked Us How The System Works. I Brought Him With Me To Explain Everything And We Located The Doorbell Transformer At The Main Panel. Came out today for a new washing machine displaying a low water pressure error code. I performed a thorough evaluation of the homes plumbing system and took a static water pressure reading, which measured 50 PSI. I inspected the existing Watts double-chamber pressure reducing valve (PRV), which was installed approximately four years ago and appears to be in good condition. I explained to the customer that while the PRV could be adjusted to increase the pressure, there was a possibility that an older PRV could begin malfunctioning after being adjusted. The customer understood the potential risk and authorized me to proceed. I adjusted the PRV and performed another pressure test, which measured 65 PSI. I then tested the washing machine, and it no longer displayed the low water pressure error code. The system is operating properly at this time. The customer also requested an estimate to install a customer-supplied laundry sink. I provided several options, and they will contact us to sched

Homeowner has a delta toilet that is constantly running. The toilet is a dual flush toilet, and looks to be rather new and in good condition. The homeowner also has a small leak inside the vanity in the master bathroom. I found that the toilet is running because the flush actuation arms are improperly adjusted, so that when the toilet lid is placed on top, the arms push down on the flush tower, slightly activating the buttons used to flush the toilet. Adjusted and tightened arms to prevent them from putting pressure on the flush actuator. The leak inside the vanity is due to a cracked tubular PVC nut. Removed P-Trap and replaced the nut and gasket. Ran the sink and filled the basin to test for leaks. No leaks present at time of invoice Water Pressure is 50 PSI Water heater is a Navien NPE-240A2 from 2023

For this job, I noticed during my walk-through that there was no visible leaks on the plumbing in the crawlspace/stand-up walk space/and when I checked the meter even with the home wide open, it was static it showed no movement and no water loss whatsoever. I let the meter sit for 30 minutes and check it again And it still showed the same number as before, and still static. There’s no visible signs of water anywhere inside the home or in the yard. The homeowner has a secondary home and is barely ever here, sometimes she rents it out to friends. Her water bill is $25 and that is the only notification or evidence that she had for any possible leak.

Arrived today for a shower head that intermittently leaks when not in use. The customer explained that the issue does not happen often, but when it does, it is typically in the evening. I performed a thorough evaluation of the homes plumbing system, including a water pressure test, which measured 100 PSI ”well above the recommended operating range of 55-70 PSI. I also noted that the water heater is approximately 10 years old. I reviewed my findings with the customer and explained the concerns associated with excessive water pressure, including its potential impact on plumbing fixtures and the aging water heater. The customer elected to replace the builder-grade pressure reducing valve (PRV) and install a new expansion tank, which was properly strapped and secured to the structure of the home. After installation, I purged the plumbing system, tested all connections for leaks, and verified the water pressure was properly regulated at 65 PSI. All work is operating as intended at this time
