Arrive spoke with customer has been in the home about one year. Room above garage is colder in winter and warmer in summer. Has enough return and supply. Has two supplies and one return in room. Would recommend insulating ceiling above garage. So temperature doesn’t penetrate.

My customer is experiencing an issue where his laundry drain lines can no longer support the demand of the washing machine discharging. There is still quite a bit of cast iron in the home, but the customer wants to focus on the laundry stack at the moment. I gave an option to replace this line with PVC, comes with a new washer box and connections. Remove the cast iron washing machine drain line and demo up to the stack San tee. New tee with no hub fittings, new 2 inch drain line and trap assembly. Replace the washer box and new connections. Replace washer supply lines as a courtesy. Check and confirm the washing machine drains correctly with no leaks. Moved washer box near the stack: we have 8” of line between the San tee and the trap weir and a 20” stand pipe. The customer and I tested the laundry drain sequence and confirmed it was flowing great. We tested all fixtures connecting to the stack for 20 minutes and verified there were no leaks. I came out to replace a bath fan that I had installed with a new bath fan. The previous fan I put in with reducer and it turned out that that fan could not handle a reducer. The pipe is only 3 inches so we needed a fan that would actually reduce down to 3 inches. I installed the new one that you supplied at no charge since I did not let you know before putting the reducer on that fan. I also installed a bathroom fan in the jack and Jill bath. Return April aire 213 & 413 filters. Return to diagnose condenser fan motor. Day two returned to further diagnose condenser fan motor turning off liquid pressure reaches about 400 psi and then the fan motor turns on only until the liquid psi drops two around 300. Tested the current condenser fan motor jumped to low-voltage per tech-support. Tech-support instructed me that the fan motor is functional because it is spinning when it jumped to low-voltage that the VSODU board needed to be replaced. Replaced a VSODU board per tech support instructions. Issue continued. Stayed on the phone with tech-support approximately 30 minutes to an hour. Checking voltages when the fan is not running I have 7.62 V coming off of the VSODU board. When the fan is running, I still have voltage coming off of the board. Tech support tells me I need to replace the condenser fan motor as well. Homeowner will not be available tomorrow morning. Unable to reach manager in regards to how we are going to process pay

Performed 1 system inspection on a newer carrier HVAC system for homeowner who is selling his home. I checked the air filter (media filter); clean. I flushed the drain line with water and enzymes and chemicals. I checked the thermostat. I ran the AC and checked the refrigerant pressures. I checked the contactor and capacitor on the outdoor unit. I checked the breakers for the furnace and the air conditioner. I checked the compressor and condenser fan motor and checked their amp readings. I checked voltage to the outdoor unit. I checked the blower motor and wheel. I cleaned the flame sensor on the furnace. I ran the heat and checked all heating components. The furnace (heat) and the AC was operating at the end of service call. The homeowner will be looking into opening up the fresh air louvers to allow fresh air to the crawlspace.

Arrived for no cooling. Checked furnace in basement electrical, filter and drain line. AprilAire 213 filter was pretty dirty and recommend replacing AprilAire 213. Checked condenser standing pressures and electrical. Found 30mf run capacitor was bowed out with readings across terminals. Condenser coil is very dirty and needs cleaning. Spoke with homeowner recommended Homecare plan and doing condenser coil cleaning, filter replacement and replacement of 30mf run capacitor. With Homeowners approval completed repairs and filter replacement. Tested system operation, flushed drain lines and took readings of refrigerant levels and electrical amp draws. System is fully operational at time of service.

For this job we replaced the seats, springs and cartridges for the left side master bath faucet, replaced 2 master p traps, replaced the outside front yard hosebib. Performed a Homecare maintenance inspection on the whole home HVAC system. Upon arriving, the customer informed us that the system has not been working properly for around a month and displaying an EEV error code 70. Inspected the electrical wiring and found that two separate sets of EEV wires has been chewed through by a small animal. Reported results to the customer and got approval to perform repairs. Picked up the material from Daikin Comfort Alpharetta. Returned and removed the bad harness from the EEV connections. Installed a brand new EEV harness and connected the ends of it together. Repaired the other damage wire using a communicating wire connector. Tested cooling and heating from the thermostat. Measured the electrical component readings. Inspected the safety and cleanliness of the system. Reported findings to the customer.

Customer had a dripping there handle gerber shower, I turned the water off to the home, took out the stems, went to Home Depot to match up the stem, replaced all three stems with more trim covers and handles, customer also asked me to look at his kitchen faucet, I wrote up an estimate on replacing it as well as replacing the angle stops

Customers, master bathroom, gave her constant issues clogging with soft blockages that she usually clears with the plunger, customer had a Kohler Kingston toilet, after testing the main line I indicated that it was not a main line blockage and let the customer know the best solution would be to upgrade the toilet with the pressure toilet, I also let the customer know that it’s too much tissue paper goes down any toilet that it will clog with the pressure assist. It will help prevent those soft blockages, but still it too much goes down. It still can’t clog. If it happens again, I recommend downgrade in the toilet tissue size. I also noticed that the flange was repaired before and I let the customer know that she should keep an eye on that if the toilet starts to rock over the years I will get the flange address, but after installing the new toilet, the toilet is working properly with no rocks and no leaks. Customer is happy and satisfied.

Jonah did not seem confident in any communication. Was on the phone and checking the how-to manual. Other guy with him looked at the giant furnace and asked if it was a heat pump. They were pleasant and professional, but didn’t give “we’ve got this under control” vibes. Price for diagnostic was fine. Repair quote seems high.
