Install new outdoor outlet on back of home for automatic window blinds. Outlet will be fed from pool light/outdoor outlet box in backyard. 1/2” PVC will run over the top of retaining wall and be strapped to retaining wall until it reaches the stairway for pool, wiring/conduit to be trenched near stairway and strapped to the wall after stairway. Set post in the ground for outdoor outlet installed near bush in backyard for window blinds. *installing a dedicated circuit from pool panel can be added to this option.*

System was not cooling due to the pan being full of water, due to the drain backing up. No wet switch or ss1 on system. Added ss1 to system, repaired condensate drain, and signed up customer for the maintenance plan.

Installed new Grunfos Alpha resirc. Installed new spring check valve. Checked and tested for leaks.

Performed 3 system homecares. Flushed drain lines and tested heating and cooling. Checked refrigerant pressures. Checked contactors and capacitors. I installed dehumidifier in the basement with new pan safety switch. I also replaced the contactor on the mainfloor condenser and the basement condensation pump after getting the homeowners permission. I tested the new pump and contactor after their installation. I cleared the basement condensation tube with nitrogen. I tested the dehumidifier and dehumidifier pump and verified that they were operating at the end of service call.

Customer is having an issue with the dehumidifier located in the basement utility room tripping circuit # 28 and this is occurring about every 30 seconds. This is a 15 amp circuit with a 14/2 wire feeding a receptacle on the other side of the utility room. This device is not GFCI protected and I found that (2) units are plugged in. I checked the data plate rating and the unit causing the issue has a 5.9 amp draw and the other unit is 1.4 amps with a total of 7.3 amps. Both units are good on the 15 amp circuit and should not be causing an overload. I removed the cover and put my amp probe around the branch circuits ungrounded conductor and found that once the unit turned on it spiked to 31.49 amps and would drop down to 5 amps then it sustained at 25 amps until tripping the breaker. I informed the homeowner that he needs to call an HVAC company out to have a look at it. I went and unplugged the unit and the cord was heating up, I left the other unit plugged in and left the breaker on an

Arrived for a first time visit for a non op Lennox heat pump. Client told me last night they system refused to kick on despite then thermostats calling for cooling. They have a 3.5ton Lennox heat pump with 3 zones. Once in the attic I found the secondary drain pan was filled to the brim and the aqua guard thankfully shut the outdoor unit off to stop the system from accumulating water in the drain pan. I found the outlet for the drain. I pumped it out and made an adjustment with the clients approval to avoid it getting it buried in mud again. We walked the neighborhood and there was a considerable amount of homes with the same similar adjustments made. I tested operations and spoke about homecare but settled on the service call and repair cost for today. System is fully operational in all zones and dropped the indoor temp while I was there from 86 to 81 degrees. We performed a panel restoration on the min panel of the home. We replaced all breakers, retightened all neutral, ground, and main lug connections, and made the wires inside as neat as possible. We replaced 3 outdoor GFCI outlets and 2 three way switches in the kitchen as a courtesy as well.

Full system New return duct run

Our client reached out to us in reference to an inspection report for which he is selling his home. The inspection report reflected that he had a gas leak on one of the three outdoor gas grills on the patio set up. Leak detection was done and determine it was the grill on the left. This particular item was leaking internally after it on and off valve. Her client said he would just rather have the lion capped off. All work is documented photos and was tested for leaks and no leaks were found. What are pressure is at 50 psi

Troubleshoot fixtures not turning on

Performed inspection on two trane systems. Upstairs and main floor have a dirty blower wheel and recommend replacing float switch’s with wet switch’s to ensure no water issues. Dual capacitor for main floor AC is completely dead. Restored flame sensors. Cleared pressure switch tubings. Blower motors are pulling correct amps. ss1 are working properly. Flue pipes, gas sediment traps, and gas lines are up to code. cleared condensate drains. Replaced 16/25/1 filters. Condenser coils are clean. contactors are in manufacture specs. Pressures are good. Disconnects are working properly. Replaced dual capacitor for main floor.

All outdoor capacitors, contactors and main floor and master bedroom condenser fan motors. Chemically clean all outdoor units. Rework upstairs primary drain and add inline float switch. Performed 3 system homecare during todays visit.

Ran k45 cable in three bath drains. Cleared one sink pTrap. Collected hair from shower drains. Sink pTrap was sink buildup/gunk.

Water staining on the ceiling below upstairs bedroom bathroom, we put down plastic and then cut access in 3 places in the ceiling to expose plumbing for lavatory sink, toilet and shower. We found no water under the toilet or sink even after flushing the toilet a dozen times and filling the lavatory sink and then draining it several times. We also found no water around the shower drain or below shower valve. We did find that the subfloor was very wet in the area where the shower door and curb are located. We ran the shower for about 7 minutes before the shower backed up to the point that it was close to overflowing over the curb. Even after waiting 45 minutes, the shower still hadn’t fully drained. This leak appears to be either a shower pan leak that is showing up due to the extended amount of time that water is sitting in the pan, or water is overflowing onto and over the shower curb. Troubleshoot outdoor kitchen outlets not working properly Recommend replacement of outdoor kitchen outlets at minimum the gfi under the grill. (2) faulty Eaton breakers found in the panel, recommend replacement.

Replaced main floor shower cartridge. We replaced elements and thermostats on basement water heater (right side heater) and set the thermostat temperature to 125 degrees which is the customer’s preferred temperature.

Troubleshoot breaker tripping

No hot water

The homeowner has lukewarm water at the master tub. The mixing valve was replaced, and a cartridge was also replaced in the main floor bathroom to address possible crossover connections. The issue persists, with the water temperature still reaching only 109°F. Another visit has been scheduled for next Thursday, May 15, with a senior technician.
