Removed and replaced leaking water heater located in outside storage closet. Turned on water and filled the tank, ignited and tested. No leaks detected.
Customer called out for backed up master bathroom toilet with symptoms pertaining to a mainline blockage, after investigation issue presented itself as a mainline blockage in master bathroom only, ran cable throughout main line to clear unknown blockage and tested throughly with water and several flushes, main line is clear and flowing. Installed new 50 gallon natural gas water heater, installed B vent flue pipe, replaced old PRV. Installed thermal expansion tank with bracket, and new 3/4 inch water heater shutoff valve.

Completed repair on 2” pvc drain line in the wall of the 1/2 bath on main level. Replaced supply stop and supply line for toilet in the same bathroom. Everything was tested with no issues.
Upon arrival tenant advised me that heat was only blowing cold air and was coming on and off. After inspection of system found that system had a failed heat exchanger. Unit is 33 years old (1993) both ac and heat. Duct system is in very bad shape, there are a lot of duct runs with holes inside them and insulation is showing on the duct runs. Inside system blower wheel and motor are very impacted causing air flow to be very minimal inside system. The high limit is activating due to furnace temperature exceeding 155 degree that rated on data plate. Temperature is reaching 170+ and activating high limit switch. Plenums are very dirty and need to be updated. Tenant stated ac unit struggles a lot durning summer, the evaporator coil is very rusted and potentially leaking refrigerant. Spoke with landlord in regards to issue with equipment. Recommended rep placing full system both heat and ac and also replacing the supply plenum, return plenum and duct runs. Install generator setup for main panel
Performed 1 system heating diagnostics on an out of warranty carrier heat pump/ air handler. I found that someone had disconnected the compressor plug for the outdoor unit. I replugged in the compressor and the breaker tripped. The home had stated that the unit had been diagnosed with issues at the end of last summer. I checked the contactor and capacitor and verified that they were ok. I checked the breaker sizes. I inspected the air handler in the crawlspace and found that the evaporator coil was clogged with hair and it looks like the TXV bulb was potentially damaged during the installation of the system. I gave the homeowner pricing for the repair and emailed him an estimate. The homeowner discussed it with his wife and they would like an estimate to replace the system.
Customer had a mainline blockage in the yard. It has two outside cleanout in the yard. Customer said the main line was replaced about six years ago, the whole house was backed up, so I gave the option to run the cable through the outside cleanout, have to run a cable I was able to clear the blockage. I advised a customer that would be best to have a camera inspection to see what was happening in the main lime if it was just tissue paper, getting clogged or roots or bellies etc , after testing the entire house the drain is flowing normally now with no back ups camera inspection scheduled for tomorrow morning
Gasket material found inside inducer port where condensation is removed at collection box. Some leakage is there and possible replacement of inducer motor could fix this. Also leaking at silicon joint where 2” pvc meets up to pipe of inducer exhaust. Black pipe of inducer is cracked. Silicon alone may not seal leak. Call in a few days to set appointment with an install supervisor to discuss a new furnace option.
Replace all cast-iron drain pipes for two bathrooms one kitchen and one washing machine. Will need to remove b-board paneling in master bathroom to access cast-iron drains inside of wall for both bathrooms. TE Certified does not repair drywall or paneling. Also remove section of drywall for washing machine drain to be replaced. Provide and install a Kohler Highline comfort height elongated toilet in biscuit color in master bathroom. Replace drains all the way to exterior wall. Will have our underground department come out to replace the piece of cast iron underground.
Use mini excavator to remove bush and dig down at clean out to replace section of cast iron pipe in the exterior wall from inside. TE is not responsible for bush replacement
Single system Spring/ Fall Maintenance. Completed the HVAC heating and cooling inspection checklist. I ran the system in heat and cooling for 30 minutes and the system is operating according to specifications. I flushed the drain line with two gallons of water. I added drain cleaning tablets and endure to the system to assure it’s draining properly. Please refer to my Inspection checklist for more details. The customer accepted option A so we completed all sold work. We ran the system for 30 minutes and the system is working according to specifications.

Troubleshot loss of power to bathroom outlets. Gfci in garage was controlling the outlets and was in the tripped position. Homeowners were shown how to reset the Gfci and were given multiple repair options
Install Goodman furnace with duct work
Clear sink blockage Customer was experiencing slow draining in master bathroom sink. We tested all fixtures to ensure each drainage had proper drain, after running water all fixtures had proper draining. Upon inspection on master bathroom sink, we noticed a crack in piping. We replaced sink piping and we tested for leaks. Sewer supervisor visit scheduled for cast iron replacement.
This job required me to replace a defective gas regulator on a gas generator fuel line. The defective regulator was cut out of the system and the new one was installed along with a union to allow proper access to the system if need be. A settlement trap was also installed on the generator which was not previously installed by the previous contractor. At the time of the visit, the outdoor temperature was too cold to weatherproof the gas piping. A client also has high water pressure entered the home due to a fail PRV valve. An estimate have been left to resolve these issues and a follow up call will be conducted on January 2nd
Install new 20a circuits for each of the 3 sun rooms. Rewire all sun room outlets with 1 20a 120v circuits installed for each sunroom. Installed new dual function breaker on circuits (3) Install new boxes/outlets (19). These outlets will be wired in surface mount bell boxes with 1/2 pvc pipe installed inside sun rooms. Any necessary approval from HOA must be done by customer.
Johan Ramirez and his assistant Gavin were professional, courteous, and thorough in briefing me on the current code improvements they made with wiring, breakers and dedicated GFI to 3 kitchen countertop outlet, the microwave outlet, and an on-off switch.

Five stars for the electricians. Three and two stars for office customer service via text and email without the ability to speak to a human, ask questions and get more clarification prior to the job. The on-line scheduling tool did not account properly for the amount of time or align with the quotes thus only half the work was performed. Thus lower score for convenience.
Marco was very professional, worked quickly and gave me updates on what he was doing and what needed to be done. He provided me with pictures and a rational for the work so I was confident in the work he suggested. I’d use them again when an issue arises.
