Called out for high water bill turned off main shut off in the home meter stop spinning. Turn the water back on checked upstairs hallway bathroom toilet. toilet was constantly running. Gave estimate to do minor rebuild on toilet customer agreed after rebuild water stopped running past the meter fixing the issue tested with no leaks at this time.

Upon arrival, I met with the tenants on site. Last weekend, they found the sewer main for the home backing up from the outside cleanouts in the yard. Another company cleared the drain and we can now see what appears to be a toy bat in the cleanout closest to the sidewalk and is about 7’ deep. This occurred likely due to the top of the cleanout being broken off and open. With the owners approval, I worked on removing the bat. I was able to remove a chunk of it that broke as well as several other objects. A large plastic bottle, a piece of plastic, a tether ball toy with a rope and wipes. The remains of the bat were in a position I could not get a hold of it. A supervisor is scheduled to inspect the line and can assess the next step. I also cut down the top of the riser, installed a cleanout with a sewer popper to prevent any backup occurring within the home in the event it backs up. Replaced GFCI in kitchen with a single receptacle and swapped all bathroom outlets and one GFCI

Install a new dedicated outlet for the washer.

Replaced broken flood lights on the front of the home with RAB flood lights set to evening timer mode per customers request. Replaced two flood lights at garage with customer supplied lights. Replaced the area security light on post near pool area with customer supplied lights set. Did note to customer that the wood post is showing signs of rot and the flex conduit is starting to crack.

System inspection on 22 year old furnace and 34 year old AC unit, upon arrival customer stated that she wanted someone to check the unit because she was having issues last year, upon inspecting system flue pipe has a whole in it and there is carbon monoxide leaking into crawlspace, furnace is not safe to operate we do not recommended running the furnace until repairs are made, customer is aware of carbon monoxide leaking into crawlspace, found return plenum also falling apart, checked capacitors and found that both capacitors are bad, unit also has burnt contactor as well as burnt wire going to compressor at top of contactor, customer stated that she has added refrigerant to system in the past meaning there is an active leak in system, recommended getting install supervisor to come out and give quote on updating system, install supervisor is scheduled for Monday 8AM-10AM left thermostat in the off position highly recommended not running furnace.

Replace faulty breaker. Breaker wouldn’t stay on, handle was weak not tripping.

Replaced fill valve and flapper in master bath toilet and replaced the handle on the toilet in the hall bath up stairs

High energy bill inspection

Customer had a garbage disposal in the home that was rusted out and wasn’t working so we gave the option to reset to try to un Jam and the disposal wouldn’t unjam so next we gave the option to replace the disposal so we ended up replacing it with a half horsepower badger , after testing the disposal is working properly with no backups or leaks present

Customer had us out today because his system is not cooling. Upon arrival customer stated he had home warranty out and they said it was a bad zone board and that he wanted a second opinion. Upon inspection verified that the issue was the zone board. Gave customer option to replace zone board. Customer declined, wants home warranty to cover the zone board.

Arrived on site. Homeowner approved to replace pressure reducing valve and shut off valve and relocate into closet near front door. Ran waterlines in crawlspace and connected to existing waterlines. Installed new thermal expansion tank and secured to structural foundation of wall. Installed new ball valve for water heater and new ball valve for hole hole. Capped gas line near water heater. No leaks at this time. Everything functioning properly at this time.

Installed a customer supplied Level 2 wall mounted Car Charger. Set on a 60a breaker running @48a, commissioned through the Tesla One App, and documentation submitted to Tesla. Permit department will pull a permit and schedule with customer a time for the inspection.
