Performed diagnostic on 20yr old system with two zones, upon arrival customer stated unit doesn’t keep up during the day an also stated unit vibrates in the wall when unit is running, explained the vibration comes from the line set that goes thru the wall and how hard the unit is running, checked both tstst, already in ac mode, inspected furnace, found drain line broken, customer hasn’t it rigged with vinyl tubing, explained we would have to replace drain pan to repair drain line, furnace is heavily rusted from previous water issues, evap coil is heavily rusted as well, checked lower wheel, blower capacitor bad, recommend replacing blower capacitor, upon checking outdoor unit coil heavily impacted, recommend cleaning for accurate pressure reading, checked capacitor, compressor over amping , explained can fail at any moment, checked pressure, upon checking pressures unit showing low on r22, explained r22 is obsolete as of 1/1/2020, highly recommend install supervisor due to age nd condi
Fix GFCI outlet and install dedicated circuits for AC units
Came out today to complete one system HVAC service call. Upon arrival, customer stated that recently he had his compressor changed out. Customer also stated on hot days The system is not keeping up. Upon customers approval performed full system diagnostic. Upon initial evaluation, found that the refrigerant levels were good, all zones are opening and shutting properly, there is currently condensation on the blower door due to no insulation on the door, the Delta t is only 12°. Also found that the new compressor and the old compressor that was located right beside the system were not the same. Upon speaking with carrier/Mingledorff customer service stated that this is not correct compressor for the system. Also found that the capacitor for the outdoor system is not the correct size, the correct size for what the equipment is there now is 30/5MFD capacitor The current capacitor on the system is a 30/3. At this time system is not working properly, but it is working. See estimates for any
Found that the high water bill is gonna be due to a damaged pressure reducing valve, which is periodically allowing excessive water pressure into home and the extra pressure is being released through both of the upstairs toilet fill valves, which has caused damage to these parts. Also found after performing diet test on all three toilets that the flapper on both upstairs toilets are deformed and wearing out leaking water from tank into bowl which is also adding to the hot water bill. In order to correct the water bill and bring the amount back down to normal. We will need to replace the pressure reducing valve and perform a minor rebuild on both upstairs toilets which consist of replacing both fill valves, flappers, and supply lines. Completed all repairs. Everything is working properly and meter is indicating that there’s no more leaks.

Replaced the t&p on the water heater in the closet
Came out today to complete one system HVAC one time inspection. Upon arrival found Payne gas, furnace, and AC from 2023. Upon inspection of the system found the drain line to run flat across the ceiling. This can create clogged drain lines, there is no TE standard flood protection, there is no UV protection on the system, the blower wheel has buildup, at this time the system is operating in both heat and cool. Cleared drain line for proper drainage. At this time, this is not a zone system. The thermostat is located on the second story. See estimates for any further concerns or improvements.
Upon arrival customer stated there was some water inside of drain pan, customer cleared drain line for upstairs system, found that upstairs system was low on refrigerant, preformed leak search, I did not find any leaks anywhere inside of system, customer just wanted to add refrigerant to system to get system cooling, customer understands that there is a leak inside of system and will call back if they have anymore issues with system, also preformed spring homecare inspection, checked amp draw of all components, also checked all capacitors, downstairs systems subcooling was not correct likely due to original installers not charging system properly, both run capacitors for blower motor are bad reading out of tolerance, recommended replacing run capacitor, added 3 lbs of R410A refrigerant to upstairs system, also added 2 lbs of R-410A to downstairs system, delta T temperature drop looks good, all units and electrical components are working properly at this time. Customer will call back if
