Troubleshooting Power at AC#1 Tenant/Landlord Property The AC#1 Power is missing in the Main Panel #8/10 35a Two Pole GE Bolt in Breaker is needs to energize the Unit-
Called out for toilets one toilet was wobbling and the other toilet upstairs in the hallway bathroom customer wanted an estimate to pull and reset also to straight replace. She also had an issue with the bathtub in the same upstairs hallway bathroom draining slow I gave estimates to do pull and resets on both toilets to replace both toilets and to run the drain snake down the tub also to replace the flange if broken customer agreed to run the snake down the tub, tested everything draining properly. No leaks at this time.
Came out today to complete one system HVAC no cool service call. Upon arrival found 2 1/2 ton carrier, gas, furnace and straight AC from 2018. Upon arrival, customer stated that system quit blowing cold air Saturday afternoon. At this time perform full system evaluation. During the evaluation found the outdoor capacitor to be completely failed, the compressor is over amping on start up, condenser fan motor is pulling max amps, the system is low on 410 a refrigerant, there is no TE standard flood protection, the evaporator coil has major rust spots, the blower capacitor is bad and out of range, there is no UV air purifier in the system, the door has built up. Upon going over system with homeowner they only wanted to get the system back up and running today With just an outdoor capacitor. At this time, customer is aware of all further concerns and declined all recommendations to help prolong system life. Customer is also aware that there is no warranty for today’s repair. System is back
Upon arrival customer stated that he just wanted ducts inspected because there was a lot of biological growth in the basement, inspected ducts and found that there is no biological growth inside of supply ducts, there is a little bit inside of return plenum, however recommended duct cleaning company to come out and clean ductwork for man level, checked system operation and found that Freon levels look okay, condenser coil is dirty there is also 5/16 liquid line which is causing a high head pressure, liquid line should be 3/8, checked capacitors, all capacitors are within tolerance, also found that AC disconnect is getting very hot due to loose connection, recommended replacing disconnect box, upstairs system was not cooling at all outdoor unit would come on however indoor blower motor would not come on, furnace control board is not sending 120 volts to the blower motor cooling speed tap, also found that blower motor is very dirty l, evaporator coil is heavily rusted, dual capacitor is
Performed diagnostic on 12yr old main floor heat pump, upon arrival customer stated unit stopped cooling, stated she had refrigerate added back in January, checked tstst, cycled to ac mode, went to basement to inspect air handler, filter impacted, recommend replacing, replaced customer provided filter, found no flood protection such, recommend ss2 switch to prevent water overflow, noticed drain line not properly installed or glued, recommend redoing drain line, evap coil heavily rusted, as well as heavily impacted, recommend cutting coil out and cleaning, explained coil possibly have leaks and can cause other issues once pulled, highly recommend replacing evap coil over cleaning, blower wheel impacted, recommend pulling and cleaning, upon checking outdoor unit, found fan running but not compressor, found failed capacitor reading 15mfd, replaced to continue diagnostic, unit started up, checked amp draws, compressor over amping on start up and pulling higher then normal amps on RLA, reco
Single system inspection. Completed the HVAC heating and cooling inspection checklist. I ran the system in heat and cooling for 30 minutes and the system is operating according to specifications. I flushed the drain line with two gallons of water. I added drain cleaning tablets and endure to the system to assure it’s draining properly. Please refer to my Inspection checklist for more details.
Today we replaced the kitchen faucet with a customer supplied faucet
Arrived to install new parts, removed failed condenser fan motor and capacitor, installed new condenser fan motor with new capacitor, secured all wires, replaced customer provided filter, cycled tstat to ac mode, unit started up, checked amp draw, pressures and temp split, recommend chemical coil cleaning,as well as wet switch, unit working properly at time

Customer stated there was a leak under the master bath lav, upon arrival found that the faucet was leaking slightly, advised homeowner owner to get a faucet, also found the shower cartridge was dripping, provided options for repair and replacement
Customer stated there was a leak in the garage upon arrival found that the garage was dry went to the upstairs bathroom above the water spot and ran the sinks and flushed the toilets checked for leaks, tightened the slip nuts and checked washers. Was unable to reproduce the leak, there possibly could have been a spillage that ran to the garage
Our water heater began leaking, we called on Saturday and were able to get an appt for Monday. Martin called and gave us his ETA and arrived exactly when he said he would. He was kind, knowledgeable, and efficient. The job was completed at a rate significantly cheaper than quoted by other providers faster than anticipated. They’ve definitely earned our business moving forward.

While being serviced I also had a “class in session” moment with my technician Mark Hilson😂. He taught me a lot about how to treat my system better as a first time home owner. I was doing an awful lot of things wrong and neglecting my poor system until it got fed up and left my family to die😩. He was a second opinion btw because I didn’t feel comfortable with the other company and I was right! They tried to get me out of $2000 to do absolutely nothing that was gonna fix the problem! All my system needed was a good cleaning and now we are back in the AC. This company is the most reliable and trustworthy I’ve run into. Thank you! Will be doing further business in the very near future.
