This job conducted leak detection services for homeowner discovered leak in the yard approximately 15 feet off the front of the house between two bushes. Area has been marked with flags. I left homeowner two estimates to replace because she said she wanted a forever fix instead of just a spot repair.
Customer called us out to replace the collar on the kitchen garbage disposal. I gave the customer multiple options and she chose t have just a collar put in. I had to cut the collar out due to rust. The disposal itself was in ok condition but very rusty on the collar.customer decided she wanted to replace it with one of a similar series. I installed the new collar, power cord and p trap. Tested everything and it was running well. I cleaned throughly.
Agustin and his associate Alex arrived exactly on schedule to perform hardware remodeling and replacement work in our main bath. All the work was completed beautifully in the timeframe quoted. We cannot say enough about how friendly, efficient and knowledgeable Agustin was to work with. We can be a bit picky about design features but this project was a breeze. Agustin totally understood the hardware design we were looking for. He researched, found lovely coordinating hardware for each of the three installation sights. In addition , both gentlemen were so very careful to protect the property as they moved through the project. This was a really excellent experience.

Performed 2 system homecare maintenance today. Replaced both 16x20x1 filters, flushed drain lines and confirmed they are clear at this time. I did add a vent to the attic drain that should have been added with the inline water safety device. This was complimentary no charge. Tested all water safety devices to be functioning properly. UL system appears to be low in refrigerant. Subcool reading should be 9 degrees and it’s fluctuating between 0 and 3 degrees. This will create inefficiency of this system even though it’s still cooling at this time. Leak test was inconclusive and no leaks have been detected at this time. Client approved adding refrigerant to this system today adding 3# R410A and system now has 9 degrees subcool for peak performance. All other systems operational parameters are within range. ML/LL zones are operating simultaneously and independently as well. I did observe that your flood protection while functional, is insufficient. We recommend upgrading the pan float swit
For this call, we returned with the necessary tub trim and valve combo and the two faucets for the master bathroom. After laying protection down, we set up our tools and began the removal of the old sink faucets as well as the tub faucet as the homeowners already cut the access for us. We then began putting together the sink faucets and putting the drains back on those, which was cleaned out when we took them off. Tested those traps and new supply lines for leaks and are working as they should with no leaks. Finished with the tub faucet and valve and installed ball valves beneath them to isolate them for future maintenance. Again tested for leaks and none were found. On today’s visit, Dylan has called us out here because the new stove oven range that he had recently installed is not sitting flush to the wall. Pulling the stove out notice that the gas line is sticking out further, which is causing the stove to not flush against the wall with it being pointed straight at the oven on the backside. Also the oven anti-tip bracket was from the old oven and it was also causing the oven not to flush to the wall. in order to fix that I would need to reconfigure the gas line towards mounted flush to the wall and remove the old anti-tip bracket so that the oven can fit flush. For today, I completed those tasks and put back the new oven and tested the oven for proper functionality and no other issues with the work that was done today.
During today’s visit, we inspected the main floor HVAC system. The indoor system was operating within basic equipment specifications at the time of service. The system is a Daikin furnace from 2018 paired with a Daikin AC and evaporator coil from 2017. Although the equipment is operating, I found concerns with comfort and airflow performance. The system has limited return duct capacity and uneven return duct distribution throughout the home. Static pressure measured approximately 1.30” TSPSI, which is elevated and can affect system airflow, efficiency, noise level, and long-term equipment performance. Limited return air can also make the system work harder than intended. Customer approved a one-time addition of 2 lbs of R-410A refrigerant. We discussed that this was completed without a full leak search or isolation test, the refrigerant loss may continue if a leak is present. Based on today’s findings and the history of the system, there is reasonable suspicion that the system
Installed one 14”x14” return grill into the return plenum via the side wooden wall, with metal transition. Installed new DP breaker and AC disconnect box, with new electrical conduit whip. Checked total static pressures to ensure a decrease from 1.12 TSPSI Also rechecked ODU system charge and added up to one lbs. of 410a.
Everything from a seasonal check to the seasonal maintenance needs and extended coil. Cleaning has been outstanding.
Performed chemical cleaning of two outdoor condenser coils. I also repaired attic drain by lifting the drain to have adequate fall to reduce clogging concerns. This drain repair is being covered under warranty per Eric Miller. The drain line has heavy buildup inside and I flushed it gain today with 2 gallons of water and enzymes confirming it is clear and draining at this time. This buildup may break loose and restrict flow even clogging again from time to time. We do the best we can at each visit to make sure the drain is clear upon leaving. Tested both system to be operating properly at this time.

Arrived on site to perform a 3 system Homecare. They recently replaced the main floor furnace and had some major repairs completed a few weeks ago. We completed a comprehensive evaluation of all heating and cooling functions. We replaced filters, tested equipment, flushed drains and ensured each unit was operating safety. We discussed the age do the systems, long term decisions and urgent needs. They approved cleaning the condenser coil and replacing the drain for the upstairs. We completed the deep cleaning of the outdoor coil and replaced the drain line, supporting, flushing and ensuring all connections were glued and the drain has proper slope. Systems are fully operational upon departure. Call complete

4/16: Still waiting on the engineer. RW 4/21: Justin followed up with the engineer. Awaiting a call back. RW Add a new meter and outdoor electrical panel on the power pole to power the gazebo plus any additional future loads. This option does not include to wire for the RV outlet at the same time.
For this job, customer wanted us to inspect Roman tub faucet that was having issues with the handles as they were not sitting properly. Informed the homeowners it possibly could be repaired but that there was no warranty and no guarantee it would last due to the age of the faucet. Highly recommended full replacement of the faucet. Homeowner also wanted to replace both lavatory faucets for the master bathroom. Homeowner agreed to the estimate given for replacing all those fixtures and we have ordered the necessary parts and should be arriving Thursday. Micheal called us out to his home today because he just purchased a new pool table and wanted a light over the table. His main priority was to have the light be center of the table considering the tray ceiling isn’t center of where the table will be. So today we installed a wall hook and replaced a ceiling fan for a chandelier.

Came on 05/04/26 to replace a Nest Thermostat. Properly replaced the thermostat from Nest to T705 Installed an APCO-X UV light Tested system for normal operation, system is heating and cooling properly at this time.
