Heating & Cooling System Inspection Technician arrived to evaluate the second-floor HVAC system after the customer reported the unit had frozen and had previously experienced an overcooling issue. The system is a 2018 Lennox single-stage furnace paired with a 2024 Goodman 3-ton air conditioning system serving three zones During the inspection, the technician found the system operating properly with all three zones open. The reported overcooling issue could not be duplicated during today’s visit. System operation and refrigerant performance were checked, with approximately 15°F subcooling, 18.4°F superheat, and an 85°F outdoor temperature observed at the time of testing. Duct static pressure was measured at approximately 0.46 in. w.c. The zoning system and bypass arrangement were reviewed, and adding a smart bypass damper was recommended to better manage airflow when multiple zones are calling and help reduce the potential for airflow-related performance issues. For this call, homeowner was having a tub spout diverter stuck in the shower position and wanted to have it replaced. We came out and inspected the diverter and confirmed it was stuck and went out to get a brushed nickel diverter as the previous one was brushed nickel. For this job the customer stated that the fill valve for the toilet in the master bathroom was broke and needed to be replaced. Further inspection showed that the cap had broken off and could not be salvaged. I also noticed the pressure to the home was 75 psi and recommended replacing the pressure regulator in order to be proactive which the customer agreed. Both were replaced and thoroughly checked for leaks and proper function.

At arrival on 08/20/26 found main floor system not cooling. Homeowner mentioned they replaced thermostat batteries, reset furnace power but did not work. At arrival, when I squeezed the thermostat, system started right up. Replaced the thermostat and air filter. System is back working properly.

Upon arrival we met with the homeowners. Complaint of shower backing up from drain. Upon further inspection we saw grease build up in the drain, used the flex shaft to clear drain. Tested to ensure proper flow. Shower is currently draining properly. Perform draining clearing on tub or shower drain trap. Drain clear only. Does not include repairs or main line clearing. No warranty on drain clearing.

Customer said that water backed up from the drain line and tripped the wet switch that was in the drain pan. I could not re-create what customer was saying. I did pour 2 gallons of water down the drain line, Water did not back up. I also checked inside evaporator coil to see if anything was blocked from inside and it was not. System is a single stage zoned, so it was creating a lot of condensation when only zone was open, that could potentially trip the wet switch because it is very sensitive. Also scheduled comfort advisor for next Monday, Customer is wanting to know how much it would be for an inverter system. Customer also schedule repairs for next Wednesday between two and five.

Today I came out to unwire Ionizer in Heat pump. Customer stated he has noticed an increasing amount of dust in the home ever since it was installed. I informed him the ionizer bonds dust particles together, making them bigger and heavier causing it to fall to the ground. Today We Came Out To Address The Customers Concern Of The Master Bathroom Breaker Tripping. We Met With The Customer And He Showed Us The Area. We Performed A Troubleshoot And Determined The Light Fixture On The Left Vanity Causes The Breaker To Trip. It Has A Fault. The Customer Said The Cleaners Sprayed Into The Fixture A Few Days Ago. Only System - Not cooling System not cooling due to multiple age related issues and improper equipment application. This AC system is 13 years old and a single stage unit not designed for zoning application. This system also operates on R410aa refrigerant that is currently being phased out. The system has a failed condenser fan motor and the compressor is locked up pulling over 130 amps trying to come on. A stronger turbo capacitor has already been added to this compressor which tells me it has been struggling. Also observed that the electromagnetic contactor is burnt and pitted. I made a few quotes to address the current issues, but given the age, condition, refrigerant type, and cost of bandaid repairs, the homeowner decided to have an install supervisor come out to go over updating the AC portion of the equipment. Performed compressor replacement on the upstairs lennox system. I recovered all old replacement. I removed and installed the new compressor. I pressure tested the system. I pulled a deel vacuum. I weighted in all fresh refrigerant. I replaced the capacitor and the contactor on the condensing unit. I deep cleaned the outdoor condenser coil. I ran the system and adjusted the refrigerant pressures. I flushed the drain line with chemically treated water (approx 2 gallons). The system was operating properly when I left. I did NOT service or work on the mainfloor/basement system in any way.

**Heating & Cooling System Service Summary** **System:** Lennox single-stage, zoned heating and cooling system **Estimated Age:** Approximately 7–8 years old (2018/2019) **Outdoor Unit:** Lennox, 3-ton **Visit Summary:** Technician arrived to evaluate a no-cooling condition. Inspection found that the system was not operating due to a failed wet switch/condensate safety switch. The wet switch was replaced during today’s visit, and the system was tested afterward. The system is now operating and providing cooling. System performance was checked under approximately 91°F outdoor conditions. Indoor temperatures measured approximately 80°F return air and 61°F supply air, providing a 19°F temperature difference. Refrigerant readings were approximately 2.3°F subcooling and 40.2°F superheat. Total external static pressure measured approximately 0.85 in. w.c. The system is a single-stage unit serving zoned ductwork. On today’s visit, we were called out here because of a eggie smell coming from the laundry machine and don’t know if it’s coming from the machine itself or from the plumbing. I took a look at the laundry machine and open the door to smell the inside of it that did have an odor smell. I also looked at the detergent that they are using are the tide pods with the fabric softener made inside of them as well. I ran to speed wash modes on the washing machine to see if that would eliminate the smell. After completing two loads of just running water inside of the launcher machine, it did remove the smell coming from the launcher machine. What is happening is that the detergent is not fully getting drained out and it’s sitting inside of the washing machine and is allowing the detergent to have mold growth buildup, and create that egg smell inside of the washing machine. I recommended to Swisher detergent to liquid instead of the pods detergent and also clean the washing machine with a cleaner s

No cool on the only system , 2 zones (no bypass). Little air flow downstairs. System is low on Freon and leaking in the evaporator coil. Also, main level motor damper is getting hot and possible malfunctioning. It’s working now, but it wasn’t yesterday (according to the customer). Called the supply house for evaporator coil and they don’t have oil available. Sent estimates for potential repairs ( not recommend). System is 14 years , 5 tons and don’t have bypass, to relief the air pressure, when only one zone is calling. Also, compressor has high amperage. Du to the age and conditions of the system, the best option would be to upgrade the system and zoning system, and bring savings, comfort and efficiency back to the house. Set a lead to quote upgrading for the only system for today.

Found upstairs system has a failed compressor. The contactor and capacitor and refrigerant should be replaced with the compressor to increase life expectancy of the new compressor. The system is not under warranty. Emailed repair estimate along with estimate for better flood protection. The outdoor condenser coil also needs to cleaned as well.
