Customer has 1 y/o WetherKing system that operates for upper level. System was experiencing moisture buildup on particular vent due to lack of airflow. Filter had not been replaced since system installment. Replaced 12x24x1 filter. Pressure levels were normal. Advised customer to signup for HomeCare maintenance program.

This job I conducted lead detection services for homeowner. During the investigation, I introduced compressed air onto a hose bib on the back side of the home and regulated it up to 50 psi. Shortly after the ground started to bubble at the end of the driveway about a foot from the gate in the backyard we used our sonar device and probed around until we discovered the exact location of the lake area has been marked with a blue flag.

Cleaned condenser coil. Tested the system in heating and cooling. Cleared the drain line and collected payment.

Replaced 50 gallon gas water heater with new Rheem 50 gallon heater.

Started with inside units, tested in both heat and AC modes, changed filters on both units( customer supplied), checked capacitor, blower wheels and motors. Checked drains for clogs. Checked outside units, checked capacitors, contactors, disconnect and tested pressures. No TE flood protection on both units inside. Customer signed up for homecare.

Cut and capped both hot and cold water lines to jacuzzi tub.

Removed Sheetrock to search for a leak in the ceiling. Ran every plumbing fixture multiple times and have not found a leak yet. Sheetrock and plywood where I made my cuts were dry as well. No signs of an active leak as of this moment.

Unit was frozen on arrival, the evaporator coil is a block of ice, the line set is iced over and as it thaw will start dripping on to ceiling the outdoor unit is frozen. Will return tomorrow to do leak search, did advised customer that unit would freeze during last visit, today after days of running it is froze over due to being low on refrigerant, outdoor unit has been shut off, indoor fans are on. Advised customer drain pan will fill with water due to underneath coil being frozen and system starting to thaw out. Came back today to do refrigerant leak search in system now that it was thawed out. Checked indoor unit and found several leaks at indoor evaporator coil, checked outdoor system and both service valves are leaking and the suction service valve is bad. There is a lot of corrosion on valve. Advised customer of issues with system, gave customer estimate on repairs. Customer did advise me to plug outdoor unit back in. Performed minor rebuild on main floor half bath toilet. Tested with no leaks or failures at time of service

SERVICE CALL: upon arrival homeowner stated the hvac system is not Working properly for the second floor. After complete troubleshooting I found the hvac system Lennox 2 1/2 ton capacity 2 years old with 2 zone Test all goggle thermostat test cooling mode test dampers. Test outdoor condenser unit is highly impacted and this condition reduced the efficiency plus refrigerant charge is little bit low. I do recommend performed routine Maintenance plus condenser coil cleaning and add 2 Te safety switches to Prevent water damage. Test cooling mode is working at this moment. Replaced old gate valve shut off for exterior hose bib with new 1/4 ball valve and reworked the cold water piping to the faucet.

Whole home inspection

Leaving estimates , (clearing shower blockage in the 2nd floor) Customer was experiencing a slow drain in the shower on the 2nd floor. Upon arrival I checked the cleanout to make sure we weren’t having a whole home backup, upon removing the cap there was no water holding. I tested the 2nd floor bathroom group for a mainline issue and after running water for a long period of time, only the shower was being affected. I then tested the other bathroom groups to ensure they had proper drain flow. I removed any gunk buildup around the shower drain and I ran my cable machine to clear up any obstructions. We were successful in restoring proper flow and I tested for backups and I didn’t see any signs of it backing up.

Install new meter base, run new service wire to panel and new grounding wire

SERVICE CALL: upon arrival homeowner stated the main floor system Thermostat nest is completely blank. After complete troubleshooting I found the wet switch inside the drain pan failed is open and cut off System but is no water inside the drain pan that’s indication of failed Wet switch is 8 years old . But customer request replaced and install New wet switch test switch is working ok. Test outdoor condenser unit The pressures are low homeowner is aware of the conditions and this system will be replaced completely next Monday and I just add some refrigerant due to customer will have family reunion this weekend I can’t guarantee how long will last the refrigerant.
