Arrive on site to look at repairing a damaged weather head caused by a tree limb. After discussing with the homeowner, she decided to upgrade her electrical system to today’s standards. We installed a new 200 amp meter/main disconnect on the outside of the home. We installed a new mast pipe for the power company to reconnect to. This is now located on the exterior of the home. We installed a new 42 space electrical panel in the panel room located in the garage. We installed all new safety breakers for this panel. These breakers are designed to detect loose connections, damaged wiring, and to help protect against shock. Upstairs system: I found a Lennox zombies system with a Honeywell eim board and thermostat. I Found a possible failing thermostat. Homeowner will replace batteries. If the thermostat is still having issues then homeowner will have me replace it. I emailed an estimate for new Honeywell communicating thermostat. The thermostat was operating when I left and so was the furnace.

Client is experiencing an issue getting water to the dishwasher, I checked the stop valve, water hammer arrestor, and faucet top strainer for signs of sediment. Everything is functioning as it should relating to plumbing. Tested the dishwasher and it was still not getting water. I think the issue is an internal electronically-controlled valve or solenoid. Client will be calling an appliance repair tech to look further into the issue. Tested water pressure is 45 psi Water heater is from 2013. Left some estimates to replace.

Completed furnace inspection. Heat exchanger is cracked and furnace has improper sediment trap installed. Replaced filter and performed courtesy electrical check on the AC.

Replaced under sink pump with new liberty 404 pump. Tested for leaks and function. No issues. Noticed small drip on dishwasher line and shutoff when operated. Advised homeowner of issue and left estimate for replacement.

Condensate pump working non stop, due to frozen condensate tubing outside of the house. I was able to thaw the tubing and insulated tubing outside of the house. No access where tubing go thru the side of the house, to replace for pvc drain line. Inspected system with no issue. We did home care inspection last month . Tested condensate pump multiple times with clear draining. No other issue at this visit.

Upon arrival, I was pointed to the gas meter outside where the second regulator had failed. The gas company had shut off the gas meter due to this failure. After providing options and upon approval, we replaced the gas regulator setting at an acceptable level between seven and 8 inches of water column We re-lit all pilot lights and gas lanterns, and ensure that the furnaces were working. Tested everything for leaks and proper function no further issues at this time.

Based on our findings today, it might be time to think about getting a brand new system.

Heat pump - Not Heating - Only System System not heating due to fan blades on outdoor unit were frozen to the the shroud, connected by ice. Thus caused the system to go out on a pressure sensor. I thawed the fan blades out and removed the ice. The current Amazon thermostat did not give an option to run the auxiliary heat. I recommended replacing the thermostat so that in case of emergency she can use the auxiliary heat and also so the system can run the auxiliary heat and heat pump simultaneously when needed. I replaced the thermostat and set up the new one. System is a little low on refrigerant, there is a refrigerant leak somewhere in the system. I recommended updating the equipment in the near future. Came in for a no heat call. System is over 20 years old. When testing syste, found that circuit board had failed and transformer was over heated. Also found biological growth on system and when testing system breakers notice that voltage was fluctuating. Let costumer know about this issues and presented options also recommended to replace breaker panel due to aged and breakers having issues.
