Reroute post light feed into basement with GFCI protection Install new outdoor outlet for new decking area
Replaced 80 gallon electric water heater with gas tankless water heater. We installed a new shut off valve with a check valve and new expansion tank. We ran the intake and exhaust outside with the correct level on it. We teed off a 1” gas line and ran TracPipe to the heater and added a new gas shut off.
We installed a 28kw Generac whole home standby generator and automatic transfer switch. We also installed new Gen cable and communication wires for the generator. Plumbing sold a water heater as well and we installed a quad outlet for them on an existing 20 amp circuit
Did a through inspection of HVAC UNIT ** upstairs / TRANE furnace is 2006 ** Indoor coil and outdoor coil 2014 ** / Client stated another company added 4 pounds at a minumim and found a leak @indoor and outdoor coils saw the work order from said so company to coincide what client relayed to me …regardless…4 pounds of refrigerant lost = leak ** still did a through inspection …blower extremely dirty / ECM blower, seems like fan is barely operating for AC …superheat was high ..even for a cold day , considering refrigerant was added a couple days prior **…board could be intermittently failing, noticed some wiring discrepancies at thermostat..blower would not run for AC …common was missing at thermostat terminal …..suction line would freeze… provided some options to replace JUST coil / indoor and outdoor only provided options to replace coils and other necessary repairs …system is R410a and I had conversation with client in regards to looking at system replacement for best benefit goin

Make all repairs necessary to restore the unit to full health and eliminate all other concerns. Wired up both Ecobee thermostats for 2 stage AC as it should ** tested heat and cool Replaced defective LPCO / removed bypass and tested system ** Humidifiers are operating found this out while conducting homecare I found out while conducting inspection **on both systems , filters are ok, was 55 degrees still verified charge for both units ** no error codes while running 2 stage AC at circuit board ..found no other immediate issues after completing homecare *** flushed drainages ** systems are operating **
Attempt to clear blockage in sink affecting master Remove old disposal and do kitchen repipe Customer was experiencing a blockage in the master sink. Upon arrival I tested the bathroom group for a mainline issue and only the sink was being affected. I tested the other fixtures in the home to ensure we had proper flow. Customer also had a concern on a sink in the basement for a leak. Upon inspection the leak was coming from the garbage disposal. We performed a pTrap cleaning in the master sink, I found gunk buildup in the assembly. We removed the old disposal in the basement and we replaced with a pTrap assembly with a new basket strainer. We tested for leaks and backups and we were successful in both services provided.
Troubleshoot for some flickering lights, discovered arcing breaker inside of panel, replaced breaker and switches.
I replaced 2 stop valves in the daughter’s upstairs bathroom. I also changed a fill valve as a courtesy. I thoroughly tested my work to ensure there were no leaks
Will install 2 new condensation pumps and run 2 new condensation tubes to the exterior of the back of the home by the outdoor condensers. Will have to break through some of the mortar where the refrigerant lines exit the home to run the new drain tubes. Will add pvc pipe approx 15 feet where the tubes exit the home. Did the work mentioned above. I showed the homeowner the work and it meet their approval. I verified that the systems and pumps were working when I left. The homeowner wanted the drain line mounted to the deck support beams (with brackets) about knee height and the drain line to be pvc pipe extended beyond the deck. I wired in the pump safeties. I primed the p-trap. Customer signed off on the work and said it was good quality wok.
For this job, I worked on installing a new outlet in the bathroom and replacing the hallway light.
I arrived to the customers home and they were in the process of buying the home. The customer requested we perform a sewer camera scope. I ran it from the outdoor cleanout up to the county tap and did not see any abnormalities or any defects to the piping. The customer was recommended to have a sewer popper cap installed on the outdoor cleanout. That estimate will be good for 30 days.
Conducted electrical troubleshoot.
Upon arrival spoke with current home owner/realtor about performing a pre purchase plumbing inspection on the home. Overall the plumbing system on the home is in good standing. A few minor issues were found. There is a small leak under the kitchen sink and the garbage disposal sounds like it is internally at the end of its life span. The main shut off valve and front hose bib shut off valve are cpvc and I recommend changing them to full port ball valves for ease of operation in the event an emergency was to occur. The water heater hot side piping is cpvc piping all the way to the outlet of the heater and needs to be replaced with copper piping 18 inches about the unit. Estimates were left to rectify all of the above. An additional estimate was left for a stream labs smart water shut off valve to monitor and have the ability to access your main water shut off valve remotely.

Arrive spoke with customer has been in the home about one year. Room above garage is colder in winter and warmer in summer. Has enough return and supply. Has two supplies and one return in room. Would recommend insulating ceiling above garage. So temperature doesn’t penetrate.

Remove the existing fixture and install a new customer supplied chandelier and a new dimmer switch for the chandelier. Label the main panel to be able to properly identify circuits throughout the home.
I install a new ceiling fan in the living room and left future estimate for a doorbell install.
My customer is experiencing an issue where his laundry drain lines can no longer support the demand of the washing machine discharging. There is still quite a bit of cast iron in the home, but the customer wants to focus on the laundry stack at the moment. I gave an option to replace this line with PVC, comes with a new washer box and connections. Remove the cast iron washing machine drain line and demo up to the stack San tee. New tee with no hub fittings, new 2 inch drain line and trap assembly. Replace the washer box and new connections. Replace washer supply lines as a courtesy. Check and confirm the washing machine drains correctly with no leaks. Moved washer box near the stack: we have 8” of line between the San tee and the trap weir and a 20” stand pipe. The customer and I tested the laundry drain sequence and confirmed it was flowing great. We tested all fixtures connecting to the stack for 20 minutes and verified there were no leaks. Completed homecare on both systems and checked all electrical, ignition and refrigeration components and the system is working at the moment. I changed the Merv 413 filter. Cleaned the washable filter. All refrigeration levels are ok,
We replaced the electrical panel. We installed all dual function safety breakers that include arc fault and ground fault protection. We installed smoke detectors per code. And we installed a whole home surge protector.
I came out to replace a bath fan that I had installed with a new bath fan. The previous fan I put in with reducer and it turned out that that fan could not handle a reducer. The pipe is only 3 inches so we needed a fan that would actually reduce down to 3 inches. I installed the new one that you supplied at no charge since I did not let you know before putting the reducer on that fan. I also installed a bathroom fan in the jack and Jill bath.
