Performed diagnostic on 16yr old r22 unit, upon arrival customer stated unit was leaking water from light fixture, upon going in attic found secondary drain pan full to the top, went to inspect outdoor drain line , found covered in dirt and leaves, removed dirt and cut line so it wasn’t touching the ground, water started to drain , gave option to remove water from drain pan, customer approved, removed all water from secondary pan, recommend TE flood protection wet switch, cycled tstat to ac mode, unit started up, checked filter, filter was heavily impacted also was the wrong size, spoke with customer and customer stated they haven’t replaced filter in 2yrs, explain 1” filters should be replaced every 30days, found evap coil impacted, recommend cleaning evap coil, blower wheel heavily impacted as well, recommend pulling and cleaning blower, found heat strips not hooked up, customer stated during winter unit does struggle to keep house warm, checked outdoor unit, recommend cleaning conde

Called out to install new 47 gallon lowboy electric water heater. Upon arrival, located water meter and shutoff water to house. Drained system and cut out old 38 gallon water heater. Installed new 47 gallon water heater with new pan and ball valve. Installed a new expansion tank with bracket as well. Restored water and checked for leaks. No leaks were found. Cleaned work area. Customer was made aware that if inspector requires sump pump one will be added at customers expense.

Our client reached out to us pertaining to a sewer ejection pump that had fell and was causing the basement plumbing system to back up. The pump was carefully removed, and no one was installed and tested for leaks and no leaks were found. A water pressure test could not be conducted because I left my test gauge at the previous visit SMH. The client also has a Navian tankless hot water heater in which I left a quote for future maintenance.
Jeremy and Chandler were very thorough and did a great job making sure my outdoor outlets were safe, along with replacing one of the breakers.

TESTED SYSTEM NOT COOLING FOR WHOLE HOME. FOUND WIRE TO THERMOSTAT LOOSE @ FURNACE CONTROL BOARD. REPAIRED WIRE TO TEST FURTHER, FOUND MANY ISSUES INCLUDING EVAP COIL FILTHY W/ DUST/DIRT BUILD-UP. SYSTEM IS 20 YRS OLD W/ MAJOR LACK OF MAINTENANCE ISSUES. BASED ON MY FINDINGS TODAY IT MAY BE TIME TO THINK ABOUT REPLACEMENT.

At arrival on 07/02/25 Issue: frozen coil System: main floor system Finding: found some trace of ice on evaporator coil, water in the secondary drain pan. Tested system and system was cooling properly. Leak searched system, no leak found. The subcool was a bit low. Gave option to add a bit of refrigerant. Capacitor is reading good. The compressor is not over amping. The condenser fan is also pulling right amps. I could not duplicate issue. Recommendations: homeowner mentioned that every year the system freezes and a technician has to come here during summer to do something on the outdoor unit in order for it work. It might be time to invest in a new system based on the above testimonial. Or to replace the evaporator coil due to a TXV malfunction from time to time.

Kitchen remodel rough-in. Relocated water and drain lines to the new location.Installed an ice maker box for the fridge and ran a new gas line for the stove. Also installed a utility sink in the laundry room.

Removed clogged water savers from master faucets. Homeowner approved of repair and satisfied with the result. Connected grill to gas line.

Customer was concerned about funky smells coming from the vents in her living room. Upon inspecting the vents, I found that the vents are not connected to her current HVAC system. At one point the vents were connected to an HVAC system that was in the utility closet. The smell that she’s concerned about is coming from the utility closet and going up through those vents. Went to home depot came back and performed the work for option 1. I sealed everything and checked for the smell and did not smell anything other than the silicone I added. The customer stated earlier in the conversation that the system works fine but she was concerned about the order.

Re run proper hot tub circuit that is gfci protected and to code.

Troubleshot lights flickering and not working. Recommend to replace fixtures.

Full panel restorations, Install surge protection, GFCI protection in laundry, repair broken conduit outside, and replace outlet.

Service plumbing had us come out to clear a blockage in the sink and bar island line that caused an over flow of water from bar island. Customer stated the overflow occurred when the kitchen sink was ran. I inspected the crawl space and located where the waste lines ran. I did note there was cast iron just above the crawlspace floor. Customer also had copper water supply line under sink that was very oxidized. I removed the p trap from kitchen sink and ran the k 400 successfully clearing the blockage. I put the p trap back on and tested throughly. Everything worked well.

Replace gfci

Installed new hose bib in storage space on the roof of the home. Tested with no issues

Installed a Tesla charger. Customer supplied the charger. Service is 300a and the load calc was 145.67 before the charger. Added surge protection to both panels. Charger is up to date and connected with the wifi

Electrical changes for new kitchen.

Replaced existing exterior receptacles and converted 1900 box in basement to except a GFCI receptacle.

Replaced old garbage disposal from a 1/2 hp to a new badger 5 3/4 hp garbage disposal.

Found system low on pressures. Freezing up and tripping wet switch. Found leak in evap coil with electronic leak detector

Completed drain line repair. Added p trap at system and union. Drain line has as much fall as what I could build. Do recommend replacing this unit with a mini split system. Verified system is draining at this time.

The bare minimum basic repairs to get the system running today. Defective capacitor for basement unit …burnt wires @ condenser unit …verified capacitor out of tolerance as a result …condensate pump prior to replacement didn’t have low voltage wiring to shut system down ..installed new replacement pump and wired for low voltage as it should …unit operating for AC at this time…as always thank you for choosing TE certified .,

Customer was experiencing mainline blockage. Ran k400 in exterior cleanout, found evidence of roots in the line. Supervisor visit scheduled for permanent repairs.
