Performed a first-time HomeCare visit for a new customer. Upon inspection of the system, I found that the supply and return plenums are constructed from duct board fiberglass and are showing signs of deterioration. Installed a cleanout tee on the drain line at no additional charge, to clear drain line. The system lacks adequate flood protection? Checked the indoor unit and found trace amounts of biological growth, the system does not currently have any active IAQ (indoor air quality) treatment or microbial solutions in place. At the outdoor unit, I found the system was undercharged. I performed a preliminary leak check using fieldpiece sniffer and soap bubbles, but no conclusive signs of refrigerant leaks were found at this time. The system was then charged with 410A refrigerant (2 lbs added with customer approval). I also cleaned the open-faced condenser coil and installed the customer-supplied thermostat. Previous visit found issue with tub waste and overflow for bathtub. Today we replaced the waste and overflow along with a section of the drain line. Also installed customer supplied tub and shower trim. Tested everything for proper function. Then sealed with silicone, please allow 18 hours for drying before usage. We started a job hanging a chandelier and replacing some switches. The chandelier was missing pieces from the factory so we will come back to hang it.

Replace p-trap in powder room

Main level system - Not cooling 9 year old builder grade Lennox gas furnace and AC. System not cooling due to low refrigerant levels. Homeowner had a different company out last week that put 5lbs of R410a refrigerant in the system. Observed that the evaporator coil is a Lennox C-33 model coil, these coils are know for rusting out and leaking. I performed a refrigerant leak search and observed multiple places on the coil leaking, 3 around the capillary tube connections. I brought the homeowner to the attic to witness the rusted coil and where it was leaking. I inspected the furnace and outdoor unit as well. The compressor failed the mega ohms test, compressor is weak. The dual capacitor is weak and the electromagnetic contactor is burnt and pitted. This is typical on a 9 year old builder grade system with a life expectancy of 8-12 years. The furnace blower wheel is collecting dust/dirt from minimal filtration and poor design on filter door. Replaced failed section of water service pipe. Added an isolation valve for yard hydrant. Valve was installed in a box provided by the customer.

The bare minimum basic repairs to get the system running today.

Installed Blue Tube UV Air Cleaner, APCO Ultra Air Purifier, and replaced weighted bypass damper with EWC Smart Bypass Damper.

For this job I completed a troubleshoot and replaced a breaker.

Cleaned condenser coil. Moved ac, so concrete work can be completed. Did this for no charge. Added value to job. Installed I-WAVE. Checked operations. Quoted return trip to cut down metal line set cover, install Airex line set cover and move ac back.

Performed a leak search to see if the water coming from inside the wall was due to waterlines. After opening up the wall I noticed they have an open P-trap inside the wall. The drain system is backing up and causing multiple leaks from the fittings as well as the open p-trap that is in the wall. Inspected all water lines in the basement and did not see any active leaks at this time. Due to the age of the home and copper I will be providing a whole home repipe. The repipe will consist of connecting new pex piping to the main where it enters the home to every fixture of the home. Highly recommend mitigation due to the leaks in the basement from the drain system.

Yard GFCI was not working. The GFCI would not reset. He outlets were not weathered rated. Replaced the GFCI, outlet, and bubble. Othe outlets are working great

We installed an outlet on the back deck and replaced the breaker for the circuit with a new smart breaker

Replaced smoke detectors and removed chandelier

NO cool on the min level system. Thermostat (nest) is blank and not getting power to the outside condenser. Bypassed thermostat and system works. Outside breaker was tripped. Reset breaker and system works. Inspected entire system. Heat exchanger is rusted and compromised, single capacitor and dual capacitor are weak, blower wheel very dirty, biological growth in the return plenum, inky one float switch devices installed in the drain pan. Also, head pressure is too high and compressor with low amperage. System is 19 years old, and still works with the old Freon (r22), Due to the be and conditions of the system, highly recommend to upgrade the system, and bring warranty, comfort, savings and efficiency back to the house. Humidity level is the house is higher, specially on hotter days. Upstairs system, is at same age and conditions. Completed 1 system inspection. Filters are clean. Recently changed. No water in the drain pan. Checked blower wheel, run capacitor, igniter, flame sensor, inducer motor and amp draw. Checked compressor, fan motor, condenser coil, refrigerant levels, Contactor, and dual capacitor. Compressor and fan motor amp draw are normal. Tested heat. Furnace is operating properly and flame looks good. Both zone board and dampers are functioning. System is operating properly under normal conditions.

Water in the drain pan is responsible for no cool. Likely due to the bypass damper that’s stuck closed. Biological growth on and inside the air handler, inadequate flood protection, and blower wheel dirty.

Service call for ac not keeping up, check system and found filter needed to be changed, remove filter and check pressures. Pressures are good. System is working well. Client is replacing filter today or tomorrow.
