During the visit, technician evaluated the existing plumbing system and found multiple conditions requiring attention. The existing water heater is dated 2012, the thermal expansion tank has failed and is no longer providing proper thermal expansion protection, and the home’s water pressure was measured at over 90 PSI. Technician cut open the living room ceiling as discussed with and approved by the client. Client authorized removal of the necessary Sheetrock to expose the plumbing piping in the ceiling. All accessible plumbing associated with the bathroom above was tested multiple times in an attempt to locate and reproduce the reported leak. At the time of today’s testing, no active plumbing leak could be located or reproduced. Technician cut open the living room ceiling as discussed with and approved by the client. Prior to cutting the Sheetrock, protective plastic was laid down and taped in place to help protect the flooring and surrounding work area. Client was informed that the

Tech was out for no cooling. There is no flood protection on equipment how ever there is a float switch in emergency drain pan . This will shut system off when water is full in emergency drain pan. Duct work on return is lacking. Need to add 10 inch in hall way. Condenser is needing to be cleaned. Recommend Uv Ight and 4 inch filter to be added to system…. Compressor is failing , system is showing locked rotor amps this is needing to be replaced. Spoke with customer about every thing that needs to be done customer went with option 1 and 3 Tech added hard start to system for unit to run untill part arrives.

The outdoor capacitor failed for the main floor system, which resulted in the system not cooling. The equipment on the cooling side requires 1200 CFM’s and on the heating side requires approximately 950 CFM’s however the ductwork is only 780 CFM on the return side. As a result, the heat exchanger is cracked, which increases the probability of carbon monoxide being admitted into the living space when operating the heat. The system has poor flood protection for the location of the indoor.

Only System - Not Cooling System not cooling due to a clogged drain line, tripping the flood safety and a weak dual power factor enhancer failing to consistently bring on the compressor. I recommended to replace the dual starting component as well as clean and flush the drain line. Homeowner approved this estimate and also signed up for our HomeCare maintenance. Return to replace water service line from meter to inside home. Started by locating, exactly where the water service line comes into the home had to cut 2 pieces of sheet Rock in order to expose the water service line. Afterwards, we replaced the PRV and emergency shut off. Valve, after draining down the house. After that, we drilled a new water service line hole through the concrete where we exposed it. And then dug down to the new exposed hole from the outside underneath the front porch. From there we dug up the meter box and uninstalled and cut off old water service line installing a check valve And courtesy stopped with its own box. After trenching was complete, we laid down a line that's eighteen inches throughout and tamped and covered after pressurizing from meter to new emergency shutoff valve inside the house. I left the entrance of the new waterline and exit exposed so that we could concrete and tar. Once both layers were dry, we buried and beautified. The area and put down

For this job, I conducted leak detection service for homeowner. Homeowner has a 1500 foot waterline with multiple isolation valves roughly every 300 feet. I was able to isolate the valves and determine the leak was between the last iso valve and the home, I then put compressed air on the home via the front hose bib and was able to locate the broken section of the water service underneath the driveway at a previous repair. The homeowner already has a tractor and is repairing the line their selves. They do not want to quote they just wanted someone to come find the leak. They are starting the repair at this very moment.

Arrived on site to perform a 3 system Homecare. We completed comprehensive evaluations of each systems cooling and heating system, we changed filters, cleaned all drain lines and tested all motors, compressors, combustion and ensured systems were operating within manufactured specifications. We measured temp rise, temp splits, airflow and overall system health. Systems were cleaned recently during a service call and clients did approve us to install 2 wet switches in the attic for both systems up there. The systems are fully operational, are safe, clean and are performing within manufactured specifications. Call complete.

Client stated the far bedroom gets much less airflow than other rooms. Initial observations revealed a clogged 20x20x4 box filter and replaced with client provided filter. They moved in this year and filter had not been replaced yet. System is zoned and both zones are operating properly at this time. The duct feeding the room of concern could be modified if it has not improved and a quote has been emailed to you to review. System is cooling well at this time.

Customer had a main line blockage that was affecting the entire house before the clean out outside, so I ran multiple machines through the exterior cleanout to try to clear the line and I was pulling out tampons, as well when I was clearing the line the blockage kept getting caught in the yard, so I had to run the cable, both ways to keep pushing it out all the way to the city after multiple attempts of clearing the line I was able to clear the blockage. We have a camera inspection, this afternoon from 3 to 6.

The bare minimum basic repairs to get the system running today. ### Service Visit Summary Technician arrived to inspect the **Carrier 2.5-ton heat pump system, approximately 11 years old (2015)**. During testing, the outdoor unit was found to have a **failed capacitor**, which was preventing the system from operating properly. The failed capacitor was replaced, and the system was tested after the repair. The system was operating at the completion of the visit. ### Recommended Options **1. Repair – Replace the failed capacitor** Completed during today’s visit to restore proper system operation and prevent the failed electrical component from continuing to interfere with system performance. **2. Tech was out for no cooling. Condenser was completely impacted causing system not to cool properly. On the back side of condenser dirt has built up where there was no access to the service valve to hook gauges up. Tech was able to clear around to hook up gauges Also no caps on either valve. With the high pressure valve covered in thick dirt and no cap Freon can easily leak out. Also there is no flood protection on evaporator drain line , how ever there is a safe guard float switch that will detect water when emergency pan is full. Spoke with customer about issues tech has came a crossed. Customer went with cleaning out door condenser. Checked pressure. System is operating at this time. The bare minimum basic repairs to get the system running today.

On today’s visit I met with the homeowner. The homeowner expressed a issue with a leaking disposal. I wrote estimates to perform work and received approval. I installed a new 1/2 hp disposal with a new cord and a collar for the sink. I tested for leaks and proper function after the install. The homeowner is now happy and satisfied with the new 1/2 hp disposal installation. Remove existing garbage disposal, furnish and install new garbage disposal, connect electrical wiring, connecting all drain lines replace as needed, test unit, clean-up, product overview and maintenance care with customer. Customer requested to have a gas line ran for their grill that is outside of their back patio. Customer agreed to our quote. We started off by turning off the gas to the house and then unscrewing the union and unscrewing the old gas line. We drilled through a post to poke out our new gas line and put a shut off at the end of it. we tested our work with bubbles and ensure that everything was working properly. Today I came out to a system that was not cooling. When I approached the thermostat, I noticed it was set to heat mode. I switched it to cooling, and the system operated properly for approximately 40 minutes. While wrapping up, I noticed the thermostat had switched itself back to heat mode, causing the supply-air temperature to rise significantly and the system to begin heating the home. After further diagnosis, I determined that the Alarm.com thermostat had failed and was operating on its own. Because Alarm.com thermostats are connected to the homeowner’s security account, I was unable to access the app settings or verify whether a schedule or automation was causing the issue without the homeowner’s Alarm.com login information. I installed a new thermostat and tested the system. The system is now cooling properly with no additional issues. The indoor temperature was approximately 85°F, so it will take some time for the home to reach the desired temperature. I also found two supply

2005 Trane System 1 System Inspection on upstairs system. House is being sold and inspection was requested from buyer. Inspection of the indoor unit found an evaporator coil will multiple refrigerant leaks and heavily deteriorated with rust. Coil must be replaced. Inspected furnace and no cracks in heat exchanger, blower wheel slightly dirty. Inspection of the outdoor unit found an outdoor coil that needs cleaned. Refrigerant pressure ok at this time. Customer has been adding refrigerant every year and just had refrigerant added a couple weeks ago by another HVAC person. Due to condition of the unit, the current situation and cost of repairs, best option would be to replace equipment.
