At arrival on 05/22/26 Issue: water leak System: whole home Finding: water in the return plenum, water in condensate drain pan, clogged up drain line, no ss1 safety switch, no wet safety switch, capacitor is going weak. Recommendations: address the above issues. Homeowner only approved to only clear their condensate drain line. Properly cleared their drain line. Tested system, system is working properly at this time.
Removed the hot tub whip, disconnected the conduit from the disconnect on the side of the home feeding the pool panel and hot tub and installed a back to back outdoor outlet closer to the gazebo to clean up the extension cords feeding the Gazebo Power.
Arrived on site to perform a no cool diagnostic. The shared that today the system stopped cooling, stating the outdoor unit would click but the fan / compressor wouldn’t run. Inside got up to the low 80s so we completed an inspection and discovered the dual capacitor was failed, prohibiting the outdoor fan and compressor from coming on. We also discovered the condenser coils were extremely impacted and dirty. We also spoke about Homecare and got signed up today for whole home inspections annually. We completed a dual capacitor replacement, replaced filters, flushed drain lines, deep cleaned outdoor condenser coil and completed a full inspection of systems performance, checking motors, compressor, zoning and refrigerant levels. System is fully operational upon completion. It will take a few hours to drop the home temperature due to the elevated outdoor temperature and high heat load in the home. System is clean, safe and good to go for summer. Call complete.

Customers shower head arm was leaking from the threads. We unthreaded it and applied tape and pipe dope to it and threaded it back in and the problem was resolved. The customers pressure was at 130 so we replaced the Prv. We also replaced the main shut off and hosebib with a quarter turn ball valve as a courtesy.
Customer called us out for a clogged garbage disposal in the entry way half bathroom. On arrival I tested the toilet and there were no signs of deeper problem. I recommended running a closet auger down the drain and the customer agreed. I ran the closet auger down and successfully cleared the blockage. I then tested and cleaned throughly.

Arrived at the property and spoke with the homeowner regarding a powder room toilet that was continuously running, even after several internal components had been replaced. The homeowner mentioned that most parts inside the tank had already been changed, with the exception of the rubber seal. Upon inspection, it was observed that the rubber seal had begun to deteriorate, forming bubbles and allowing water to seep through. This caused the fill valve to cycle repeatedly, refilling the tank every 2–3 minutes. To diagnose the issue, red food coloring was added to the tank to trace where the water was leaking. This confirmed that the rubber seal was the source of the problem. The faulty seal was then replaced. After installation, the fixture was tested and monitored for approximately 10 minutes. During this time, the tank maintained proper water level with no further seepage or cycling, confirming normal operation. Additionally, the home’s water pressure was checked and found to be withi
Arrived at the property and spoke with the homeowner regarding an intermittent leak that has been occurring over the past two years. After inspection, we identified the source of the leak as the upstairs primary bathroom toilet flange. The leak was traveling down into the garage below. Upon further evaluation, we found that the existing flange was not properly secured to the subfloor. Additionally, the previously installed wax ring with horn did not create a proper seal due to the size mismatch with the drain. As a result, each time the toilet was flushed, water was able to seep from the base of the toilet, enter the floor vent, and eventually leak into the garage. • Removed the existing toilet and flange assembly • Identified failed wax seal and unsecured flange • Installed a new flange and properly secured it to the floor using screws • Installed a metal repair flange to reinforce stability and ensure proper leveling with the finished floor height • Reset the existing toilet • Insta
Troubleshot power loss to the gate and post lights along the driveway.
Upon arrival, met with customer and spoke with them regarding their issue. Customer is experiencing a loud noise from the disposal. Upon inspection I found a piece of metal stuck inside the disposal causing this noise. Once the metal was removed the disposal now sounds normal and is running properly. Whole house water pressure is at a safe level @70psi. While inspecting the customer’s water heater I discovered that the T&P valve is leaking and has a slow drip from where the pin enters the valve. I informed the customer of my findings and recommended that a sewer supervisor visits to provide the customer with options to repair the leaking valve and/or bring the rest of the water heater up to code such as installing a drain pan and replacing some of the corroded piping above the heater. Customer understands and a sewer supervisor will return Monday 8-11. Customer is satisfied.
Arrived on site for a no cool. The upstairs unit wasn’t cooling. Thermostat was calling for cooling, but the system wouldn’t respond. They haven’t had us out before and gave me the tour of the home so we could access system in the garage and in the attic. We discovered the 3amp fuse upstairs was blown, interrupting power to the thermostat. We traced around a short that was causing the fuse to blow and turned out it was the contactor outside. During our inspection we discovered a handful of maintenance items for each system that we recommended addressing. For the upstairs unit, the dual capacitor was out of spec and the condenser coil was completely obstructed by dust, dirt and debris. There is no flood protection and the filter hasn't been replaced in a long time. Blower was very dirty and duct work would benefit from being cleaned. There are huge opportunities for indoor air quality enhancments as well. Both units are 2018 Rheem split systems. The main floor unit also had a heavily ob

Tyler came out to assess the situation with our water heater and gave us several options for repair/replacement. The easy and low cost option was to "bandaid" the problem, but given the age of the unit we decided to go ahead and replace it. He got us a fair quote and scheduled installation for the next working day and arrived and dug into the job. We can tell his workmanship was far superior to the builder's installation. Tyler is friendly, professional and a true craftsman to his trade, a quality you don't often see. We now have hot water almost instantly in our home. I would highly recommend Tyler and TE Certified to anyone needing plumbing work done on their home. Kudos Tyler!
