Came here to take a look at a faulty thermostat that was smoking. Once I arrive, customer showed me the thermostat and there were visible burnt marks on the terminals for the thermostat wires. I went ahead and diagnosed all wirings connections to the system, the zone board wiring and the wires coming into the furnace itself, everything was operating normal. I did not see any visible marking of over amping or over voltage. I did a full furnace and AC inspection, checked the pressures for the AC unit, check capacitor, check amp draws, and pour 2 gallons of water down the drain line and saw water come out from the outside. Customer did say that he would have ADP replace the thermostat. Customer also signed up for our home care plan.

No Cool- 2022 Rheem Package Unit. Arrived to system not cooling. Nothing was running at the package unit. I checked the high voltage and the correct voltage was present. Checked low voltage and had 26v but no signal for cooling. Checked thermostat and customer had ran the thermostat up instead of down. Cooling was set on 85°. I ran thermostat down to 75° and system started to run. I checked refrigerant pressures and filter. Also checked air temperatures. System is operating fine. Diagnostic charge only.

Pressure Reducing Valve (PRV) and Expansion Tank Replacement Scope of Work Performed • Installed a new 3/4" Watts Pressure Reducing Valve (PRV). • Shut off water supply at the main service valve and drained the home's plumbing system. • Removed the existing failed PRV and installed the new valve. • Secured and tested all piping connections for proper operation and leak-free performance. • Adjusted the new PRV to maintain a water pressure of 65 PSI. • Replaced the existing failed 2-gallon thermal expansion tank with a new properly pressurized unit. • Rerouted and securely mounted the new expansion tank to the wall for added stability and support. Service Details Upon arrival, we met with the homeowner and reviewed the concerns from our previous visit. During that inspection, we recorded a water pressure reading of approximately 130 PSI, which is significantly above the recommended residential range and can cause premature wear and damage to plumbing fixtures, appliances, and piping.

For today’s visit we arrived to complete previously quoted work. We replaced 50 gallon gas water heater and in recirculating pump. We also replaced the single wall vent piping since this is in an unconditioned space. We then installed all new fiber glass insulation on hot, cold, and recirculating pipes. For the outside, we installed a new black poly water service from the meter to the house. We installed a new double check, meter nipple, courtesy valve in its own box, and a new prv and main valve inside the home. We sealed the penetration inside and out and used a pvc sleeve to protect the new water service. We installed insulation on the new water pipe inside the garage and made sure to strap the pipe every 29 inches. We restored water and tested everything to ensure proper function. Customer called us out today because they just bought their house and the previous owner relocated the dryer circuit upstairs. They wanted the dryer circuit back to its main location. The existing wire was already in place and was just capped off in the panel. So today we replaced the breaker controlling the dryer.

Arrived on site to troubleshoot a 1 year old carrier heat pump not cooling. A few days ago there was a lighting strike nearby the home and after that occurred cooling was interrupted. Clients explained that thermostats had power and were actively calling for cooling and the indoor fan was running but no cold air was present and the outdoor unit wasn’t running. Clients checked breakers and none of them were tripped. The family comes from a long line of HVAC professionals so he opened the service panel outside and forced the condenser into cooling by manipulating the contactor but wanted us out to see if we can determine what is causing the issue. When I arrived I spoke with the homeowners about some history of the property and when we were upstairs I asked him to set the thermostats to cooling and by the time I arrived outside the system was running already. This is the first time it’s ran properly in days but I promised to look over the system in full, ensuring there are no ongoing iss

Excavate meter and install new meter nipple, and new dual check valve. In front of existing meter we will install a new courtesy valve box as per Georgia IPC code, and immediately after we will tie back into the irrigation system. Inside the front right hand part of the garage where the water heater Decides we will shortcut/jackhammer a 2 x 2 hole in the garage floor for the new water service penetration. We will then directionally bore between the existing water meter in the left-hand side of the front yard to the back right hand side of the garage adjacent the water heater next, we will sleeve the new water service from the existing water meter too the new penetration inside of the garage adjacent existing water heater. Inside garage we will tie into the existing plumbing system adjacent to water heater, and install a new watch 25AUBPRV along with a new three-quarter full port ball valve for whole home shut off. On today’s visit I met with the homeowner. The homeowner expressed an issue with a clogged washer box drain. I ran my cable 3 times to make sure I cleared the clog. We ran a cycle on the washer machine to verify restoration of flow. The washer machine is now draining . I also put a dose of endure down the drain as well. The homeowner is now satisfied with the work performed. Perform drain cleaning for laundry drain with cable machine. Drain cleaning only. Does not include repairs or main line cleaning. Homeowner called to have the existing electric water heater flushed. Due to the unit's age and condition, flushing was not possible. Replacement options were provided, and the homeowner approved a new tankless water heater. Installed the new tankless water heater, a new main water shutoff valve, and a new pressure reducing valve (PRV) because the home's water pressure was above the safe code limit. Tested the system, verified proper operation, and confirmed the homeowner was satisfied with the installation.

This option corrects some of the more priority items noticed on a home inspections. Replace gfi devices in kitchen, re place outdoor devices with a new sealed device and bubble cover, repalce gfi below panel, replace gfi in powder bath. We also recommend a panel restoration to clean up connections and separate neutrals that are doubled up on neutral bar, home switched from copper to pex and no longer using copper as ground, will need to update grounding system by coming off outside disconnect to two ground rods, we will also replace every breaker in panel with dual function breakers, removing gfi devices around home and offering afci protection, like having an electrician and firefighter living in your panel

The safety of the homeowner, property, and plumbing system was prioritized throughout the entire installation process. Water and Electrical Isolation Before any work began, the home's main water supply was shut off to prevent accidental flooding or water damage during the repair. In addition, power was disconnected to the 50 gallon electric water heater (manufactured in 2021) to eliminate the risk of electrical hazards while the plumbing system was being drained and serviced. This procedure ensured a safe working environment and protected both the equipment and occupants of the home. System Depressurization Kitchen and bathroom faucets were opened to relieve pressure and allow water remaining in the plumbing system to drain safely. This reduced the possibility of unexpected water discharge when the piping was opened and made the repair process safer and more controlled. I added an outlet for a garage door opener on a GFI protected circuit. I also reran the wire feeding the other garage door outlet because it was undersized. I replaced the outdoor outlet and added a bubble cover to protect it properly.

Tech is out for no cooling. . The following is what tech has came a crossed on this visit . Blower wheel is need to be clean. There is no wet switch in the emergency drain pan condensate pump is need to be cleaned due to all the sludge that’s built up. Capacitor on blower is failing this is needing to be replaced below specs. Outdoor unit capacitor has fail this is needing to be replaced . Contractors needing to be replaced due to the loud buzzing noise. Tech used a capacitor 45/5 to get the system. Running to check pressures and found system extremely low on refrigerant. There is not enough Freon in the system to perform electronic leak search would have to use nitrogen and 1 pound of refrigerant to look for the leak search with the electronic leak detector. Please note that the price for all repairs is not including the part that is leaking. This is a separate price and will be included with all the list of repairs once leak is located. For this job I conducted leak detection services for the homeowners. I introduced compressed air onto the main service via the front hose bib by the garage. Once the main service was full of air, I listened with my probe from the garage at the water heater outside onto the driveway where I discovered the leak roughly 24 inches off of the left-hand side of the driveway. Also air bubbles were shooting out from under the driveway in the saturated ground. Area is marked between two red flags. I also included a video with this invoice.

At arrival on 07/22/26 found upstairs system cooling with only 6 degrees delta T even though is was cooling ok on Monday. Checked the charge, and called Andrew to get a second thought. Per Andrew to add some refrigerant and see what it does. After adding 1lb of r-32. System was still not cooling properly with an 8 degrees subcool, system cooling at 48%. Went in attic and saw that the liquid line was freezing right after the filter drier. Filter drier is restricting the refrigerant flow. Confirmed issue with Andrew. Gave option to replace the filter drier, recover the refrigerant, clean the line set, and recharge the system back with new refrigerant up to 8lbs of r-32. Properly performed job. Tested system, system is back cooling properly with 18 degrees delta T, 8 degrees subcool.

Upstairs System - Zoned 20 year old furnace paired with 18 year old AC, system not cooling due to age related issues. The system is freezing up due to low refrigerant levels from a leaking evaporator coil. The evaporator coil is completely rusted out and leaking In multiple places. The condenser fan motor has been replaced and is the wrong motor, the motor is not sized properly, has leaked most of its oil out, and is spinning the fan blade in the opposite direction. The compressor is over amping and pulling LRA (Locked Rotor Amps). The blower wheel is dirty and the blower motor is seeping oil and over amping as well. The heat exchanger is cracked in a few places, has metal fatigue, rust, and is currently wet due to the evaporator coil freezing and leaking water when the ice thaws. This system is also single-stage, builder-grade equipment and is not designed to support a zoned application.
