Homeowner had leak upstairs which was fixed by another company. During this scope of work the pressure regulator was adjusted. When I arrived the water pressure was reading 20psi. In addition the thermal expansion tank was not functioning properly. Due to the age of the water I recommended replacing the relief valve for the water heater which is supposed to be replaced every 3-5 years. The garage disposal was said to be smoking during previous usage. Due to age these plumbing system components were replaced. After repairs were completed we tested. Verified with homeowner that they were satisfied with the completion.
Customer has an undersized electric tankless that was not producing hot water. Customer recently had his meter replaced by the county. I removed the cover and checked the impeller. I manually moved it and then tested the hot water. Hot water was restored. Left quotes to improve the water heater situation.
The customer was having an issue with the water heater located in the garage tripping the breaker in the main panel. The panel is a CH 150 amp main lug and the water heater is a 2p25 breaker located at bottom left of the panel board and is labeled properly. The breaker was in the closed position when I had arrived and I used an amp probe and did not see that any current being drawn. I noticed a disconnect by the water heater and it had a shut off switch and when I went to shut it off it started to sizzle indicating arcing was being produced. I shut the circuit breaker off and removed the cover on the disconnect and found burnt wires on the load side of the disconnect and the terminals were also burnt as well. This was caused by loose connections resulting in power loss, tripping breaker and damage to the disconnect. While the power was down I checked the termination point at the water heater and found that the wires were not twisted together and the bonding screw was not tighten do

Door bell transformer stopped working and wasn’t sending power to the doorbell. We replaced the transformer and the doorbell now had 18 volts

Replaced leaky stop valves underneath kitchen sink by turning off the water ti the house, draining and then removing old stops and supply lines. Replaced water line as far as possible in yard. Main line goes under garage and gas and power are in the way. Customer was good with work. Tested for leaks and function. No issues.
Arrived for one system inspection in attic. System is zoned with a Honeywell Zone board with 2 zones, 14" zone 1, 12" zone 12" and 10" bypass damper. There is currently insufficient flood protection with only a pan switch in place. Noticed dark markings around several screws on face plate directly in front of burners. Inspected heat exchanger which has failed with visible cracks that are documented. Tested zone dampers and zone board operation. Tested system cooling operation while taking pressure readings and amp draws. Liquid line temperature was very low at 79°on a 75° day. Saturation temperatures were low as well and condenser coil needs washing. Informed homeowner of today’s findings with recommendations. Homeowner is aware of cracked heat exchanger and will speak with his wife about today’s appointment. No repairs were made during today’s visit.

Returned to install pressure regulating valve and emergency shutoff.As well as expansion tank mounted to the water heater and install new spout with diverter and customer supplied kitchen faucet. Turned the water off and drained the house down. Started with replacing the customer supplied kitchen faucet with two new thirty inch supply lines. After that, I replaced the spout and diverter in the hallway bathroom. Then, went into the crawl space and cut out the old pressure.Regulating valve and emergency shutoff and installed a new one of both afterwards replaced the thermal expansion tank and bracketed.It to the water heater. Turn the water back on at the meter and then turned the water back on to the house and primed all of the air out of the lines. Tested for leaks no leaks. Installed a new main shut off from a cpvc ball valve to a brass pex ball valve. Replaced old 80 gallon electric water heater for a new 80 gallon hybrid water heater. Also installed customer supplied basement, kitchenette, and drain hook up.

Repaired leaking pipe in the yard to get customer up and running. Scheduled for Thursday to replace entire line.
Will return 11/24 to perform leak search in the home for a leak in the ceiling of the living room also must bring a tall ladder to access a crawl space in the ceiling of the garage and determine if a second leak is a result of any plumbing or the roof. (Homeowner suspects the roof )
Homeowner called us out due to moisture coming from flooring in the kitchen living area. The sink is located in the kitchen island. During the investigation I ran a pressure drop test to be certain that it was from the homes pressurized water system. The pressure was at 60 psi with the water on, and dropped down immediately below 20 when I shut the water off at the main. This indicated water loss inside the home. After the homeowner had a water loss detection company out, they pinpointed the issue near the back of the kitchen island, in the slab. We had to removed flooring, the back of the island, the bottom of the sink cabinet, and concrete to expose the issue. After exposing the loss, we discovered the failed piping. The pipe had ruptured from an extreme bend during the initial installation. We cut and removed the area and replaced it with new pipe and fittings correctly. Flushed standard gas water heater. Encountered a high water pressure reading in the home. Informed the homeowner and provided quotes to address the issue.

Homeowner is experiencing a leak from the toilet between the tank and bowl in the master bathroom. The homeowner also had concerns about the toilet in the hall bathroom leaking from the base. After checking the pressure, I found that it was over 80 psi, at 90 psi. Replaced master toilet with Kohler Highline, PRV, and pulled & reset hall bathroom toilet. Tested and checked for leaks. Pressure set to 65psi
Installed witches outlet, appliance cord and gfci breaker for disposal.
No heat, thermostat was burnt. No power to thermostat from air handler. There was a short at the air handler contactor and low voltage wire was connected to the top of the contactor, sending 120volts to the thermostat. Replaced contactor and thermostat. Heat worked as emergency heat. Turned heat ON. Outside heat pump works but not the compressor. Inspected heat pump, and it was wired as straight ac, not heat pump. I turned cool ON, at the thermostat, to checke the pressures, but compressor didn’t work, only the fan. Checked capacitor and it’s in range (reading 35 on a 35 microfarad). Will need to re wire the entire outside system, as a heat pump to do a full diagnostic and troubleshooting the compressor and the entire system. Other company installed this system (2023) and they didn’t wire as heat pump outside, consequently, house is using emergency heat only , to heat the house, and ac is not cooling due to compressor not working. Customer will contact company that installed the system

Their technician Cody did an excellent job diagnosing and fixing the electrical problem. He explained the cause and offered solutions to fix it. While here he took the time to explain other electrical things to me and “watch outs” to be aware of. He was very professional!
I upgraded my home theater and naturally wanted to protect the investment from dangerous electrical surges. After researching the best way to protect home electronics, I determined whole home surge protection was the way to go. I Googled the average cost (about $500 to $1500), submitted an on-line request for quotes, and TE Certified was the first to respond. They followed up more than once and set an appointment. Andrew and Justin showed up on time, gave a quote that met my expectations, I agreed and they went to work. Additional professional advice was given regarding my panel, to which I agreed.
