Upon arrival, I met with the owner. Their sewer main recently started backing up into both showers both bathrooms. I inspected the crawlspace plumbing. Found the line clogged just after the two bathroom groups come together. The kitchen drain is the last tie in and is unaffected. Home is on septic with no visible outside cleanout. I was able to run a cable upstream from a cleanout in the crawlspace and cleared the blockage. I ran all fixtures to test. During my inspection, I noted that several sections of the drain system was either flat or back-graded. A supervisor is scheduled to further assess and provide options for long term solutions. Use large drain machine to clear line through interior accessible cleanout, and locate source of drain issue with sewer camera. Includes drain machine and inspection camera (no additional fee). Does not include digging, replacing lines, or repairs. Cleared lines may clog again without a permanent repair.

Sent by Eric miller in regards to finding another option for terminating condensate tubing that needs replacing. Found multiple options involving sinks. Spoke with customer in regards to best option. Chose to route new drain line into basement dining area sink. Purchased new sink down spout with dishwasher connection. Ran tubing through back of sink into storage area behind it. Supported new tubing with one hole straps and connected larger diameter hose behind basement air handler over drain pan. Tested pump multiple times also filled sink with water and allowed to drain. Verified no leaks are happening at this moment.

Upon arrival, I met with the tenants in Unit A. They recently started experiencing a mainline backup in their single bathroom, coming up the shower and toilet. I found there are two cleanouts in the backyard, for each unit. Unit A’s cleanout had overflowed and is holding water. According to the owner, each unit has its own septic tank. The tank for Unit A was reportedly pumped two years ago. I ran a cable down the cleanout and was able to clear the blockage. I pulled a lot of paper back but found no wipes or other debris. I ran water to test and confirm the line is open and flowing at this time. Price quote to move low voltage connection under the weather guard Upon meeting with homeowner, found the inspector for the buyer did not like the way wires were ran to the outdoor condenser unit. Did a visual inspection of this and this unit is about 40 feet away in the attic, and I cannot get to the portion of the attic where it runs into the wall and outside to unit. Running a new wire was not really an option today. Gave customer the option to do a repair outside and put the repair under the weather guard and insulate wire really well. This repair was approved. I did make customer aware. This will come with no warranty as we are not doing a thorough inspection. Customer just wanted the repair done that the inspector did not like. We did test in air conditioner mode after this and made sure the outdoor unit came on and the system is blowing. The repair performed looks much better than what was there. For this job the customer stated they were selling the house and one of the toilets in the upstairs guest bathroom was not flushing properly. Further inspection showed that the toilet was aged and flushing with very little volume. I advised the homeowner of the situation and recommended replacing the toilet with a new one. Came out to complete quoted work from the last visit to clear the basement toilet. Customer had the toilet pulled for me on arrival and I ran the flex shaft down the line successfully clearing the blockage. Homeowner suspected a leaking toilet in upstairs office. Pulled and reset the toilet, flange in good condition as well as wax seal. Found bolts for tank to bowl gasket were loose and had residue from dripping water. Tightened bolts, tested toilet, no leaks at this time. Homeowner is also experiencing hot water fluctuations in the showers. After checking the pressure and thermal expansion tank, I told the homeowner the water heater may need to be flushed although it’s not fully recommended. I also told the homeowner, the shower cartridges may need to be renewed.

Customer called us out for a clogged sink in the master bathroom and a toilet that would randomly run in the kids bathroom. The sink stopped up immediately. The toilet had signs of wear on the flapper. I recommended cleaning the sink trap and stopper assembly and replacing the flapper on the toilet. Customer agreed. I also looked at the kids bathroom sink but it was not clogging after 2 minutes. I’m removed the flapped on the toilet and replaced it with a new one, I also adjusted the water level so that it was not sitting at the rim of the over flow. I then removed the trap of the sink and the stopper cleaned both throughly. The washer joining the stopper assembly and the trap was missing. I had a spare so I put it in and cleaned up the caulk that was there. Tested throughly. Customer then wanted to change to doing a rebuild on the toilet. I removed the flush and fill valves and re installed new ones and reset the tank on the bowl. I tested the toilet multiple times to make sure it was

For this job, I conducted lead detection services as a TGL for original technician Cory. Throughout my investigation, I realized the water loss on the main once isolated between the meter and the shut off in the basement was intermittent and would release 1/10 of a gallon every 3 to 5 minutes. I put compressed air on the line and it held at 50 psi for over 30 minutes. When I checked the meter again, there had been no change. The main service has an irrigation master shut off valve about 36 inches off the meter I noticed this valve box kept filling with water even though the gate valve inside was completely shut. We dug up the irrigation master shut off valve and noticed water leaking from the irrigation line even though the valve was closed. We discovered the irrigation master shut off valve has failed and does not close completely. The irrigation line was leaking at a fitting about 10 inches off of the irrigation master shut off. This is an irrigation leak.

Customer called us out for a toilet that was randomly not filling the tank in the office bathroom on the 2nd floor. I flushed the tank 10 times and could not repeat the issue. I recommended replacing the fill valve, supply line and flapper to prevent future issues. Customer agreed. I drained the toilet, removed the flapper, fill valve and supply line, then installed the new ones and adjusted the fill height of the water. I tested the toilet multiple times with no issues. I cleaned up through and checked for any leaks. The toilets tank was also slightly loose so I tightened it up.

The easy and low cost option was to "bandaid" the problem, but given the age of the unit we decided to go ahead and replace it. He got us a fair quote and scheduled installation for the next working day and arrived and dug into the job. We can tell his workmanship was far superior to the builder's installation.
