Arrived at the property and spoke with the homeowner regarding a powder room toilet that was continuously running, even after several internal components had been replaced. The homeowner mentioned that most parts inside the tank had already been changed, with the exception of the rubber seal. Upon inspection, it was observed that the rubber seal had begun to deteriorate, forming bubbles and allowing water to seep through. This caused the fill valve to cycle repeatedly, refilling the tank every 2–3 minutes. To diagnose the issue, red food coloring was added to the tank to trace where the water was leaking. This confirmed that the rubber seal was the source of the problem. The faulty seal was then replaced. After installation, the fixture was tested and monitored for approximately 10 minutes. Arrived at the property and spoke with the homeowner regarding an intermittent leak that has been occurring over the past two years. After inspection, we identified the source of the leak as the upstairs primary bathroom toilet flange. The leak was traveling down into the garage below. Upon further evaluation, we found that the existing flange was not properly secured to the subfloor. Additionally, the previously installed wax ring with horn did not create a proper seal due to the size mismatch with the drain. Upon arrival, met with customer and spoke with them regarding their issue. Customer is experiencing a loud noise from the disposal. Upon inspection I found a piece of metal stuck inside the disposal causing this noise. Once the metal was removed the disposal now sounds normal and is running properly. Whole house water pressure is at a safe level @70psi. While inspecting the customer’s water heater I discovered that the T&P valve is leaking and has a slow drip from where the pin enters the valve. I informed the customer of my findings and recommended that a sewer supervisor visits to provide the customer with options to repair the leaking valve and/or bring the rest of the water heater up to code such as installing a drain pan and replacing some of the corroded piping above the heater. Customer understands and a sewer supervisor will return Monday 8-11. Customer is satisfied.

Arrived on site for a no cool. The upstairs unit wasn’t cooling. Thermostat was calling for cooling, but the system wouldn’t respond. They haven’t had us out before and gave me the tour of the home so we could access system in the garage and in the attic. We discovered the 3amp fuse upstairs was blown, interrupting power to the thermostat. We traced around a short that was causing the fuse to blow and turned out it was the contactor outside. During our inspection we discovered a handful of maintenance items for each system that we recommended addressing. For the upstairs unit, the dual capacitor was out of spec and the condenser coil was completely obstructed by dust, dirt and debris. There is no flood protection and the filter hasn't been replaced in a long time. Blower was very dirty and duct work would benefit from being cleaned. 50 Gallon electric water heater was leaking from the tank when we arrived. Installed new Rheem 50 Gallon electric water heater. Installed new ball valve, expansion tank on bracket, water piping, relief valve piping, drip pan, and leak alarm. All exposed water piping is insulated. Homeowner had a high water bill. Mentioned the master bathroom toilet was constantly running. Shut water off to the toilet and checked the water meter. Meter was no longer running water. Returned to replace compressor. Refrigerant was first recovered and then nitrogen was flown while unbrazing and installing compressor and filter drier. System was then pressure tested and vacuumed to 500 microns. New refrigerant was weighed in and system was started up. Refrigerant levels were then adjusted to meet manufacturer specifications. Changed out 45/7.5 as a precaution. Upon startup is was discovered that the TXV was also bad. Talked to customer and we agreed to replace the valve for a discounted rate. Valve was changed and system was charged and verified to be fully operational. Changed out filter as well.

Upon arrival, met with customer and spoke with her regarding their issue. Customer showed me inside and to the main level kitchen. Customer states disposal is not working and she also purchased a new kitchen faucet that she would like installed. The disposal had rusted through and I presented the customer with options to install a new disposal and kitchen faucet. Customer agreed and after getting signature approval I began work. During the process I noticed the supply lines for the old faucet were integrated with the stop valves. Informed customer that the stops would need to be replaced in order to install the new faucet. Presented customer with add on price for the stops. Customer agreed and after acquiring the stops I replaced those as well. Finished installing new disposal and faucet. Thoroughly tested for leaks and proper function. No leaks. Cleaned work area. Customer is satisfied.

Customer called us out for a garbage disposal in the kitchen that was not turning on. I inspected the disposal and found that it was jammed from rust and also not draining. I recommended replacing it and the customer chose the 1/2 hp badger. I removed the old disposal and installed the new one. Tested it and checked for any leaks. I came out to check where the plug on neutral type breaker in the service disconnect was feeding. I used a toner and traced it back to the back porch which is feeding the lights and fans. I supplied and installed a new duel function breaker that is designed for the service disconnect that feeds power to the back porch. After installing the breaker I went to the back porch and turned all the switches on to verify that everything was working and issues are present.

Tyler came out to assess the situation with our water heater and gave us several options for repair/replacement. The easy and low cost option was to "bandaid" the problem, but given the age of the unit we decided to go ahead and replace it. He got us a fair quote and scheduled installation for the next working day and arrived and dug into the job. We can tell his workmanship was far superior to the builder's installation.
