Diagnostic Upon arrival, met with homeowner and he showed me flood issue in the basement. This is for the main level system. Upon visual inspection found soft condensate line to be completely not attached. Customer approved inspection on system and tested system. Outdoor unit has a condenser coil that is very dirty. Outdoor unit also has a capacitor that is testing 3.7 on a five. This is roughly a 30% failure and should be addressed ASAP. This will lead to a breakdown in the near future. Upon inspection of the furnace area found filter to be very dirty. Replaced it with filter that was sitting right beside the unit. Blower assembly is slightly dirty. The evaporator coil shows lots of biological growth and mildew on bottom. Pictures attached. The system has no UV protection. This will help keep this biological growth at bay. The system also has very minimal flood protection. An in-line drain safety is all there is. System has no drain pan. Recommend adding a wet switch to keep this iss

Corrected the issues on this zone system wiring. Also performed a condenser quote cleaning. At this time, the system is operating properly.

Changed out the stop in men’s restroom and the flush tower and fill valve

2 system check Make all repairs necessary to restore the unit to full health and eliminate all other concerns. Replaced capacitor on upstairs unit AC . Deep, cleaned both condenser coils. Hooked up flood protection on condensate pump. Move hanger on furnace under house vent was running down going up running into home. Pressures were good on refrigerant on both. Air flow was good on both furnaces. Temp difference was good on both. Both drains were draining correctly. Installed drain tablets on both.Checked heat outon both units. Made repairs everything is working proper now.

Return trip to search for source of water leaking into the living room. Cut access in the ceiling to inspect the area where the water damage is showing to potentially locate the leak. Once the ceiling was open, ran water, splashed water on the walls, overflow, and trim for extended periods of time. The homeowner had someone take a shower in the tub while we were here and could not detect any water leaking even though the drywall is wet, and evidence of leaking is present. At this time we have concluded that the plumbing is not leaking and the water must be either coming from the tile, roof, or outside wall. Just

The bare minimum basic repairs to get the system running today.

At arrival on June 12, 2025 found whole home system not cooling properly. After a diagnostics found that the system is low in pressure, search on the condenser couldn’t find any leak, leak searched on the evaporate coil and found a leak at the bottom of u-bent. I am not sure if system is under warranty or not.

Replace 3 prong dryer cord with new 4 prong dryer cord to match exis 4 wire dryer circuit.

Correct issues related to a filed inspection from another contractor for a basement finish.

Replace costumer supply led trims

We replace a breaker for the living room that was detecting a ground fault, we remove the wires and still faulty after installing new one it hold the circuit.

Installed new Kohler kitchen faucet. Secured fixture to the counter top and verified no leaks on any connections. Hauled away and disposed of old fixture.

Pulled toilet in master bath and removed temporary flange. Installed proper permanent toilet flange and Resecured to concrete slab. Remounted toilet with new wax ring and sealed the base with caulk. Also replaced failing Wilkins pressure regulator. Set pressure to 65psi.

System is not cooling due to a defective thermostat, condensate drain is clogged causing the ss1 to shut off the power to the system, filter is extremely dirty, blower wheel is dirty, and recommend replacing float switch with wet switch. Compressor is not starting up on its own. I started up the compressor with a hard start kit. Compressor is going bad. Customer only wanted to clear the condensate drain and add a hard start kit. Customer will replace his thermostat and filter himself.

Installed new laundry tub faucet in laundry room sink. Verified all connections were tight and no leaks. Also pulled cartridge from the outdoor faucet in attempt to identify/repair a leak coming from the handle. New cartridge will be required to fix. Advised client that if we are unable to track down replacement parts the faucet would need to be replaced. Left quotes for replacement and repair.

Install 60a 240v circuit in garage for universal Tesla charger provided and installed by TE. Circuit will be installed in PVC conduit in garage to preferred location near garage door. Breaker installed for circuit Mount/install charger at preferred location. Install whole home surge protector at main panel.

Upon arrival, customer advised that septic company had just serviced tank, installed risers, and said that sewer under concrete patio was bellied and needed replacement. Performed camera inspection of main sewer line through back patio cleanout. No belly under patio. Problem is at baffle tee. Advised contacting septic company to make repairs as issue is part inside tank.

Breaker for dishwasher was improperly sized. Breaker needs to be replaced for safety concerns. 2 pole 40 amp breaker had the common trip bar removed and had to be replaced. This breaker controls AC #1.

Troubleshoot outlet under sink for disposal not working. Found a loose connection. Redid the connection. Outlet now works. However, disposal is jammed, and homeowner is aware. Also discussed surge protection with the homeowner, and discussed non UL listed breaker in panel. Breaker also needs to be GFCI protected.

Warranty:sales Performed 1 system cooling diagnostics. We installed the system in 2023 Rheem 16 seer 2 stage zoned. Homeowner stated that upstairs was hot and not cooling and the downstairs was overcooling. I found that the zoning dampers and bypass were very old and the damper motors were not operating properly. After looking into the customer file I found that the homeowner had purchased the system from us and we never gave him the option to replace his damper motors or his bypass damper. I also found that there were holes cut into approx 4 ducts. Someone had tried taping the holes closed. The tape had come off. The mastic seal was coming off around the evaporator coil. The homeowner wanted the holes fixed along with sealing around the evaporator coil re-sealed. I called my supervisor and with their permission I gave the homeowner a discounted rate to replace his bypass and damper motors at a discounted rate (warrantied out bypass damper). No cool call for basement unit. Found drain line clogged. Homeowner signed up for home care and spring visit was completed today. Basement unit- cleared drain line. Added ss2 and wet switch flood protection. Main floor unit- cleaned blower wheel. Replaced blower capacitor and outdoor dual capacitor. Added ss2 and wet switch flood protection. Tested systems and both are cooling.
