Found the the standing water pressure on the house is 55psi. However, when the water heater is in operation, the pressure goes up to 140psi. The excess pressure has caused the faucet to leak. Found thermal expansion tank to be defective. Replaced thermal expansion tank. Tighened the cartridge nut on the kitchen faucet as a courtesy.

The bare minimum basic repairs to get the system running today. Customer has 39 y/o Comfortmaker furnace matched with 31 y/o Amana AC that operates for main level. System is not cooling due to damaged low voltage AC wire. Repaired low voltage AC wire. Through inspection, found numerous issues, pertaining to the decline of numerous components. Informed customer of all findings. Based on our findings today, it might be time to think about getting a brand new system.

The bare minimum basic repairs to get the system running today. Added 4 lbs. of 410A refrigerant to system. Informed customer of findings. Based on our findings today, it might be time to think about getting a brand new system.

I am a landlord and usually try to use plumbers that are one man operations so I know who will be coming when I call. I expressed this to the customer svc person and she said she would make sure to send one of their seasoned techs out and if I liked them, I can request him for later jobs so I can have consistency in who is working on my properties. Nick Baumeister and his son came to my property to replace a small vanity and the valves that supply it. They did a great job and went the extra mile to make sure there were no leaks in the connections to the old drain pipe in the wall. They also replaced a pressure reduction valve for me at the same location. Once they finished the work, they even hauled away any trash created by their work. They did a great job at a fair price. I will be trying them again for my next plumbing needs.
