Panel Replacement in Kennesaw

Did a buying inspection for this commercial property. The units are F and G. The property does not have any power at the moment. The power has been disconnected for at least a month. I was unable to test any electrical equipment. I performed a visual inspection on all electrical equipment. One panel is located in the bathroom. I discussed with the potential leaseholder about the potential hazards with this. I discussed moving this panel to a more suitable location. I also discussed installing new breakers throughout each of the main panels. I discussed install a surge protection system for each panel as well. I discussed installing a circuit for the bathroom gfci outlet that does not currently exist. I also discussed installing gfci protection for the bar outlet in the bar area of the unit. I talked to him about replacing a circuit ran in romex with a new MC cable. The potential leaseholder lives in Florida and was not present for the inspection

Service upgrade

Original toilet flange was leaking water each time toilet was flushed. Could not remove original toilet flange that was below the tiled floor. A small section of dry wall was removed below the toilet in the entrance foyer. Original 90 elbow was cut out and replaced it with a new street long sweep 90. Placed new toilet flange and secured it with flange screws. Placed back the toilet with horn wax ring. Tested for leak many times. No leaks. Caulked toilet and instructed homeowner not to use toilet for 4-6 hours.

Due to age and system leaking r22 in aluminum condenser coil I recommend replacement. Leak cant be repaired correctly. R22 is no longer in production since 2020 Install supervisor scheduled to come out and provide options on replacement tomorrow 5/1/24 with an arrival window between 2-5pm

Inspection of items from home buyers inspection report and replaced smoke detector.

Completed a 2 system home care inspection. Checked the heating cycle, blower motors, capacitors, refrigerant levels, water safeties, fan motors, zone system, flue pipes, and the contactors.
