Test system not cooling for the whole home. Found a very dirty return and filter installed. Outdoor unit with no power and condenser coil is dirty. Found the drain line has ran with half-inch PVC and is actively clogged. The breaker to the AC was off. Reset and tested, found the system is low on refrigerant by about 2 pounds. The control board is also shorted and sending straight power to the inducer motor. System has a poor installation issue, along with the age of the unit. Based on our findings today, it might be time to think about getting a brand new system.

Upon arrival the homeowner had informed me of the issue at hand. When being shown the equipment I had noticed that the heat pump valves did not have the caps on and noticed an oil residue near the valves. When inspecting the equipment I had opened up the heat pump and found the defrost board indicating a high pressure lock out. Reset system and began testing in cooling operations. As the system came on I noticed a drop in refrigeration pressures and began performing electronic leak search on the indoor coil, lineset, and outdoor coil. Electronic leak search did not indicate a leak being present. Informed the homeowner that inorder to be able to warranty the refrigerant or to be able to provide full repair quote a nitrogen leak search test would need to be performed. Due to caps being left off and electronic leak detector not indicate leak is present. Repair Toto 1 piece toilet in master bathroom. Toilet fill valve is running constantly and making noise. Water pressure is 45 psi. Technician installed new fill valve and tested good but the flush valve seal is leaking water which causes toilet to fill at times. Technician will order special Toto parts and return to make repair.

Add an additional receptacle on inside of the porch doing a back to back. Re-locate conduit work to create the space needed for the exterior blinds. I intercepted the conduit on the exterior of the porch to install a LB so that the conduit would not be in the way of the blinds.
